Very very convenient location and staff

It was very noisy as our room was just by the highway

Strategic location to almost everything to enjoy a short stay. Exceptional assistance from Staff from Security to Reception Desk personnel.

No available lift for Senior guests and the moment they noticed their IDs indicating that they’re SC an option in providing lower floor accommodation will be in placed.

The food choices were quite limited compared to other hotels, and adding more variety would enhance the guest experience.

Aircon was not cooling during our stay

Property is nice but some fscikities was not maintain well..like aircon, they off water hearer at night..bidei is leaking on that day

The flooring looked a bit dated, with some dark areas visible in the corners of the room.

The staff are exceptional. Very attentive and always ready to go the extra mile.

There could be more options available for breakfast, but the provided food was always fresh and good.

There’s only one socket/outlet in our room and it is damaged so we called the operator and they gave us an extension wire. The flush in their toilet is very slow so you have to press it longer and wait for the water to flush the bowl

Buffet breakfast, some toast and jelly, as well as a bit of fruit and cereal, but mostly Filipino style. Rice or garlic rice (alternating), egg, some kind of dried fish and various highly processed meats. Some kind of soup. Really decent coffee..

It would be nice if the Filipino breakfast had a couple of healthier options – less processed meats, one or two veggie dishes instead.

Not the fanciest but it nailed the fundamentals! AND IT IS RIGHT ACROSS SM CITY LIPA!

The property is really old a few upgrades would help like the shower takes a while to warm up; same with the sink not draining the water fast enough

Close to Lipa SM, great location and good breakfast. Everything ok considering the options, probably best or second best hotel in area.

Room very small but ok

The location is great, it's an overpass away from SM. The staff are also very attentive and fast. Aside from the pool, there's a billiards table, something to be busy with.

Coackroach in the toilet, some broken and moldy tiles in the toilet, there was a certain smell in the room which made me get an air freshner.

Friendly staff, great location. Near the small and other establishment.

Steep stairs, facilities. No WiFi during our stay. Not their fault but they should have a backup plan. Everything has service fee. No conditioner, only shampoo. You need to buy if you need one. Even if the room is available, early check-in charge is 250 pesos per hour. They have cold water on the fridge but when we requested for a normal water, they provided it but with service charge. Only 2 flat pillows, no coffee on standard room. They should have an option whether guests would like coffee or juice as a welcome drink as it was raining when we arrived and we prefer coffee than juice.

The location is just across from SM Lipa. The food is good, and the staff are approachable. Value for money

The pool looks dirty

A clean and tidy premise with helpful staff that provided a convenient location to stay when visiting Lipa for an event.

The buffet breakfast had a reasonable selection but was generally rather bland. May be better to simplify and provide a small selection of set breakfasts.

The hotel is near to major city stablishement such as malls, f&b, bus terminal and etc

Since the hotel was undergoing some minor renovations during our stay, I would like to suggest placing a poster indicating that the paint is wet. As my son walked by, he accidentally came into contact with the wet paint on the wall, resulting in a stain on his jacket.

staff are nice and even gave us a welcome drink also accomodate our request and quickly provide service when we need help and it got good breakfast. It an old hotel but bed is okay and aircon is cold. they also have affordable karaoke and a small swiming pool not bad..

The hotel was very wholesome, and far better then the previous hotel we stayed at in the same city.
