Sedat was such a welcoming and helpful host. He gave use great local recommendations and was so responsive when we needed help with getting around the city. We felt secure and taken care of throughout our stay. We would definitely come back again!

Lulubay Rooms et Suites est magnifiquement bien géré par Sedat. La localisation est plus que parfaite, le confort est irréprochable. En termes d'équipements nous n'avons manqué de rien. Nous avions même droit à des serviettes de plage. Sedat a pris le temps de discuter avec nous, de nous donner des conseils pour les différentes sorties et restos. Je recommande sans hésiter et d'ailleurs j'ai mon adresse si je devais revenir la prochaine fois.

Чистота номеров. Расположение. Хозяин гостиницы очень вежливый, общительный. К сожалению завтрак не включен, но рядом стоящие рестораны делают скидки клиентам данной гостиницы. Помощница Фируза - милая и отзывчивая палочка выручалочка. По возможности создавали все удобства для нас. Мы были проездом на 2 дня. Если в следующий раз попадем в Кошадасы то только тут остановимся. Ещё так совпало: свое день рождение я отметила в этой гостинице. Хозяин гостиницы среди ночи заказал и подарил мне торт. Очень мило!

Sedat is a gentleman and couldn’t have been more helpful, from local restaurant recommendations to phoning up the bus company in Izmir for me, and lots in between, not forgetting the wonderful breakfast me prepared for me one morning. Fabulous location stones throw from the beach. Spotlessly clean with a very comfortable bed. I highly recommend!

Lo mejor fue, sin duda, el anfitrión. Fue excelente desde el primer momento: muy atento, servicial, flexible y siempre dispuesto a ayudar. Nos recomendó muchísimos lugares en Kuşadası, mantuvo una comunicación perfecta y además habla muy bien inglés. Realmente fue un amor, lo amamos. Las instalaciones también fueron impecables y de lujo, con aire acondicionado y todo lo necesario para una estancia cómoda. Además, prestan sillas, toallas y quitasol para la playa, lo que fue un gran detalle. La ubicación es fantástica, con la playa al lado y muy cerca de negocios, supermercados, bares y todo lo necesario. En general, una estancia maravillosa.

Realmente no hubo nada que no nos gustara. Todo fue excelente, desde la atención del anfitrión hasta las instalaciones, la ubicación y la comunicación. Lo único negativo fue tener que irnos.

El trato fue excepcional. Vistas al mar excelente calidad precio.

Alles sehr sehr gut. Unglaublich gastfreundliche Menschen, die zu jeder Zeit(!) sehr hilfsbereit waren. Zum Sandstrand (glasklares Wasser) sind es gefühlt 70 Meter, dazwischen liegt noch das Super-Restaurant 'Be Soul', das leckere und preiswertes Gerichte serviert - und wenn man rechtzeitig kommt, gibts auch noch einen wunderbaren Sonnenuntergang zum Essen dazu.

Der Strand ist etwas schmal,, früh da sein lohnt sich. 😉

Sedat was wonderful host doing his best to make you feel welcomed and valuable as a guest. He connected via WhatsApp as soon as we arrived and was responding promptly at all times, whatever we may have asked for, from providing advice if we asked about anything, to preparing morning coffee on request. The property is a minute walk from the public beach and the walkway along the beach with plenty of places to eat. The Old town and fortress are about 30min walk if one needs bigger crowds and shops. Taxi station is 5 minutes walk and bus no.5 provides for an easy ride back from the old town stopping just above the property. We also had a car for exploring the wider area, Dilek National park with its 4 beaches is a must, so it was great to have the parking space available at the property.

The wi-fi was good at the terrace but struggling a bit inside the room, though once the signal locked it worked.

Structure, moderne, propre et bien entretenue. Hôte très sympathique, prévenant et disponible.

Serat fue el mejor anfitrión, ayudándonos en muchas cosas y siendo muy atento. Tiene excelente ubicación, en la misma cuadra que restaurantes y bares, frente a la playa, pero al mismo tiempo no se escuchaba ruido y era tranquilo de noche. El baño era grande.

The room was spotless and just a 1 minute walk from the beach perfect location right by the ocean. Sedat is an outstanding host, always available and so welcoming. He gave us a full plan of recommendations for places to eat and things to do, and even surprised us with complimentary fruit , nuts and coffe. Completely safe and comfortable for girls traveling. The most memorable stay! Thank you!

Was very clean and even though there was a plumbing problem when we arrived on the Sunday the owner was truthful about it and said it would be fixed the following day and it was - the owner was very nice- the terrace was large and eating outside was not a problem with the outdoor furniture- and literally 1 minute to the beach

Het is echt een prachtige locatie, heel dichtbij een fijn strand. Eigenaar doet er alles aan om het je naar de zin te maken. Grote schone kamers. Fijne plek met kinderen! Wij gaan absoluut terug als we weer in Kusadasi zijn!

The boardwalk with restaurants, delicious ice cream shop (must try) is a minute from the hotel. You can catch the blue line 5 bus a couple of minutes away from his house for a downtown Harbour side experience. And Sedat gives great local recommendations.

Me gustó que estuviera todo muy limpio y nuevo. El pintor que nos recibió fue muy amable. El cuarto fue muy cómodo, el tamaño estuvo muy bien.

Que quien nos recibió fue un pintor que estaba trabajando. La persona encargada del hotel no estaba, sólo estaba la persona de limpieza y los trabajadores de mantenimiento. El hotel estaba en mantenimiento y habían muchos trabajadores, no nos dijeron nada.

Идеальное местоположение: море буквально в минуте! Рядом много заведений на любой вкус, все с прекрасным видом на море. До центра лучше добираться на машине, пешком 45 минут Очень комфортные номера: все новенькое, чистое, удобное, стильное. Постельное белье, кровати, подушки, сантехника — 10/10! Обязательно вернусь в это место в сезон Машину оставляла на парковочном месте перед отелем. Это было бесплатно, но я путешествовала в несезон. Подозреваю, что в сезон там не хватит мест для всех постояльцев и это может быть проблемой. Лучше уточнить перед приездом

Я была в начале марта, и основного менеджера заменяла очень милая турчанка, но она не говорила по-английски и не могла принять оплату картой. Пришлось снимать наличные, это было не очень удобно

Super clean room with everything that we needed for our one night stay. The room was great for this price point.

Good location close to the beach and lots of restaurants/shops. Room was clean and comfortable and had everything we needed. Lovely view from our balcony overlooking the sea.

I was given no instructions regarding checking in. I eventually met two lovely ladies inside the gate who had zero English (I think possibly the cleaners) and they let us enter. They were on the phone to someone and couldn’t find our booking for about 10 mins and eventually we got sorted. Not great communication from the host

La habitación era muy espaciosa y la cama muy cómoda, contaba con calefacción así que no pase frío y en el baño había shampoo, bálsamo y jabón. El dueño me dejó quedarme una hora más del check-out y guardar mis maletas porque mi bus salía en la noche.

La ubicación es lejos del centro, son 40 minutos caminando, pero está al lado de la playa, no es algo del alojamiento pero para tener en cuenta.

Habitación amplia, limpia.

No es un hotel, solamente alquilan habitaciones por lo cual no hay servicio de recepción y la comunicación con la persona responsable se hacía por WhatsApp. Decía con vistas al mar pero frente a la ventana había un tejado.

Camas muy cómodas y estaba muy limpio. La calefacción tenía fuerza, funcionaba muy bien. A segunda línea de mar.

Nagyon jo helyen van, volt parkolóhelyünk is, bár főszezonban nem biztos hogy mindenkinek akad. A szezonon kívüli árat kétség kívül teljes mértékig megérte.

A fűtés csak akkor megy ha a szobában tartózkodsz. Így mi kisgyerekkel inkább nem fürödtünk minekután későn érkeztünk. Csak ennyi volt a negatívum.

Fantastic location, with lots of water-front restaurants and bars just steps away. Easy 2.5km walk into the town centre or there is a frequent minibus service running back and forth (25TL each way). Being a bit out of the centre means you’re not competing with all the cruise-shippers and value for money is better. The rooms are clean and comfortable and the hosts are the nicest we’ve met on our 8 week trip. Couldn’t recommend this higher for a place to stay in Kusadasi.

Sehr freundliches Personal, schöne Aussicht mit Meerblick in den oberen Etagen, zudem war die Unterkunft sehr sauber. Wir kommen gerne wieder.

Einziger winziger Minuspunkt ist, dass die Fernseher etwas ältere Modelle haben und Apps wie Netflix nur mit nem Stick unterstützen.

Coincido 100% con la descripción de los anteriores inquilinos. El alojamiento ha superado todas mis expectativas en todos los sentidos. Destacaría la amabilidad y atenciones recibidas antes y durante nuestra estancia, nos hemos sentido como reyes, a la vez como amigos y familiares y gracias a esto hemos descubierto y disfrutado muy intensamente Kusadasi

Muy sinceramente tras darle varias vueltas intentando encontrar algo que mejorar o criticar, no se me ocurre absolutamente nada que criticar o mejorar.

The location very good....close to beach and restaurants. Owner,, Sedat, went all out to give me information about were to go, best restaurants and how to get around using taxis etc. The property is kept clean and tidy, nice and quiet. Leila who assists with all daily needs is very helpful and friendly. Thank you both for making my stay very pleasant and enjoyable.

It was well positioned. Right on the beach pretty much and close to a good range of restaurants. The suite we had was spacious, clean and functional. We also had a patio as well as use of a small private garden that had been beautifully decorated with Mosaic by the owners.

There was nothing I didn’t lie about the property itself. I did make a few suggestions to the owner about how the room that we had could be more easily accessible for people with mobility problems such as hanging the door so opened into the room and not the bathroom enabling better access for wheelchairs.

V ubytování jsme strávili spokojené 4 dny. Má skvělou polohu 50 m od písečné pláže. Pokoje jsou čisté s klimatizací, účelně zařízené. Není sice prováděn každodenní úklid, ale na požádání vám kdykoli vymění ručníky či doplní toaletní papír. Majitel pan Sedat je vstřícný (např. bez problémů vyhověl našemu požadavku na oddělenou postel pro každého z naší 11členné výpravy ubytované na 3 pokojích) a má zjevný zájem na spokojenosti svých hostů. Ochotně nám poradil, kde se dobře najíst i kam vyrazit na výlet, pokud se zrovna nechceme proďírat davy turistů v Efesu. Někollikrát během našeho pobytu se ujišťoval, zda je vše v pořádku a zda něco nepotřebujeme. Milé bylo jeho pozvání na čaj nebo kávu hned při příjezdu. K dipozici jsou osušky na pláž i venkovní sprcha na opláchnutí nohou od písku. Z terasy, spojující jednotlivé pokoje, je možno sledovat nádherné západy slunce do moře.

Loved absolutely everything about the property! Great room, great aircon, great service and hospitality! Sedat and his team go above and beyond to make your stay amazing. Sedat helped us from the moment we booked, from providing advice re getting to property, supporting us with airport and our lost luggage, providing local knowledge to make our experience even better, the cleaning team providing us amazing coffee and homemade sweets every morning ( best coffee in town promise)!!! Their service is better than 5 star hotel! They are the best hosts and beat stay in our 2 week journey in Turkey!!! Will highly recommend to anyone going to Kusadasi!!

Le personnel est aux petits soins. La plage est vraiment pas loin. Le petit déjeuner n'est pas inclus mais le restaurant a 1 min à pied propose des bons petits déjeuners avec une remise de 10% pour ceux logeant à lulubay.

Pas de place de parking mais les rues à proximité permettent de stationner sans difficulté.

The room was clean, modern, and very comfortable — with a cozy bed, quiet atmosphere, and thoughtful touches throughout. The best location, the beach and restaurants are pretty much at your door. We arrived quite late, but Mr. Sedat welcomed us with genuine warmth he truly went above and beyond in every way, and we can’t emphasize enough how much his hospitality made our stay a perfect 10/10

Literally everything. Sedat greeted us at the door, gave us the tour of the place, and helped plan our following three days. The hotel was very clean, modern, the WIFI worked well, and he was always a text message away for any help. The hotel is a 20 second walk from the beach which is great. If you want a beach vacation with a great host, clean hotel, and a fantastic location, go here!!!

The location was fantastic, situated right near the beach and taxi station. Additionally, the hospitality was exceptional.

Lovely owners and staff, very helpful, hospitable and attentive. The owner greeted me and helped with my luggage even though I arrived very late at night. The room is very large with all you need. There was a huge couch and a chair. A coffee table would have been nice, but no problem as I used the stool from the desk. Nice outdoor space and a view of the ocean. The discount at the local restaurants was a great addition and the staff make you feel welcome like family. I would definitely return.

Very good location. 2 minutes to the beach, the promenade with all restaurants and small shops. The owner was very attentive and friendly. He gave us a lot of advises about restaurants, closest sightseeings and support us in any question. We booked a Family room. It’s more spacious than Std, has 1 comfortable bed, the coach, nice sea and sunset view. The liquids in the shower have very good quality, I even didn’t used my ones. Good option that hotel has a parking. We had a lovely time there.

Mr. Sedat was an excellent host to his hotel. He was friendly, helpful, knowledgeable, not only about Kusadasi but also on Turkey the country on a whole. Lulubay is a very comfortable boutique hotel situated walking distance to the beach, restaurants and all other facilities.

The parking is expensive if you want to park in front, but you can easily find parking in the street above (at least on the low season)

The place was amazing and close to the beach and some amazing restaurants along the beach with a few offering discounts to guests at Lulubay... The highlight is the owner, Mr. Sadat... he is an absolute gem of a man and trusts7hw his recommendations on food and things to do... we were directed to a local restaurant close to Pamukkale, and the wood fired slow cooked lamb was out of this world...
