The property is beautiful with lovely furnishing and an lovely garden. We saw many birds in the morning. The staff goes above and beyond.
The staff and property tranquility
Pawan was exceptionally helpful and made our short stay very memorable
The air conditioning in my room was very ineffective as it was not adequate for the room and placed in the wrong position in relation to the bed
Beautiful property with an amazing cook and staff! Absolutely loved my week stay, the menu is all tasty. Quiet location and peaceful atmosphere.
The pool cushions held water and were a bit dirty
The hotel is in a beautifully restored Portuguese bungalow. The food is freshly prepared and was delicious. The staff were friendly and went the extra mile to help us, in particular Kimi and Lovely.
Top villa met vriendelijk personeel. Fantastische ervaring. Een aanrader. Wij komen zeker terug

The property is located in a very quiet and beautiful part of the village, close to a church as well as a 5 min walk from a very poplar bar :) The food cooked up and served by the in-house chef Bijoy there was absolutely fantastic and an absolute surprise , from a European, to local Goan , to local any part of Indian...all was top notch. The staff there with Kimi and her assistant was absolutely fantastic? very caring and hospitable The property manager Kishan was absolutely fantastic, very attentive, caring and hospitable. Its like staying in your private villa! The property is better looking than the pictures on the site, it is very well maintained and the staff training is amazing. We had an absolutely fantastic stay and will definitely be back for a longer stay next time.
Difficult to say! everything was so good. But if I have to be critical, maybe the facets in the bathroom areas could be replaced for something more functional.
We stayed for 3 days . Hotel is beautiful . Staff and service excellent specially Pavanji Kishan
Peaceful environment with beautiful historic architecture.

The resort is very beautiful, and the place is over a hundred years old, rich in art and beauty in every detail. The doors, windows, and plants surround the area, making the experience even more enjoyable. The service was excellent, and the staff were very friendly. It’s a quiet place with kind people. I am happy with this experience and recommend visiting this resort. A huge thank you to Pawan, who took care of all the details and worked to ensure our comfort for an enjoyable experience. He helped us choose the tourist spots.
No thing
The staff and facilities . Breakfast very good Very pleasant for kids.specialy thanks to Mr pawan to take care of us and his polite behaviour. Definitely we will recommend this place to family and friends 😊 we had our good time here between nature, it was awesome 👌
All was good
Property was great, the aesthetics were great, room was well done.
Breakfast items were out of stock. Despite confirming the same one night before, we were disappointed and left waiting for breakfast. Payment was a huge challenge, not sure why they struggled to charge the card. Had them follow up with me to complete payment the following day, despite swiping my card twice at checkout.
The house was beautifully renovated. Location in the village of ucassaim was too good. The staff were courteous and always on call. Special mention Satpal and Pi Ho
The plumbing The kitchen hygiene
Beautifully restored Portuguese home
Lamrin Ucassaim exceeded all my expectations. The moment I arrived, I felt the warmth and attention to detail that this property is known for. The rooms are elegant, very clean, and thoughtfully designed for comfort. The ambiance of the entire place is serene — ideal for anyone wanting privacy and relaxation. The staff deserves special appreciation. Their hospitality was exceptional, always prompt and genuinely caring. The quality of service, cleanliness, and overall experience felt truly premium. I thoroughly enjoyed my stay and would highly recommend Lamrin Ucassaim to couples, families, and solo travellers looking for a peaceful and luxurious stay in Goa. Definitely one of the finest boutique properties in the area!
Slightly premium pricing, but the, service quality and ambiance justify it
I had an amazing experience at Lamrin Ucassaim Next to Moira. The property is beautifully designed with a perfect mix of Goan charm and modern comfort. The rooms are spotless, spacious, and very well maintained. The location is peaceful, ideal for relaxing, yet still conveniently close to the main attractions. The hospitality was outstanding — the staff was warm, attentive, and always ready to help. Every request was handled with professionalism and a smile. The food was delicious, and the service quality was truly top-notch. Overall, Lamrin Ucassaim delivers a premium boutique stay with exceptional comfort and hospitality. Highly recommended for anyone looking for a calm, luxurious, and memorable experience in Goa!
Nothing
Great Staff, Comfortable & luxurious stay which calm my mind, Food was finger-licious with any time buttler service. Great experiance, I always recommend Lamrin Hotels.
Nothing.
It's in a quiet neighborhood, done up tastefully and is comfortable and spacious. The chef makes anything you request. I had a Goan curry with rice.
It’s very beautiful property and staff and very supportive and always attentive for service. Food was delicious. Rooms are neat and clean.
All good
The biggest charm of Lamrin Goa is its location. Tucked in behind the lovely Elizabeth Church in Ucassaim, in the quiet village of Moira, it feels far removed from the buzz of touristy Goa. You’re surrounded by silence. I simply loved walking in the quiet neighbourhoods in the evenings and gushing over the gorgeous indo-portuguese bungalows. This is an old heritage property with just six rooms - so it doesn’t feel like a 4-star hotel - and honestly, calling it that is a bit misleading. It’s more of an intimate homestay experience. The staff are polite and helpful at all times, most notably the hospitality of the manager, Mr Prathamesh. The in-house chef cooks some really delicious meals. Though the menu is limited and the food is surprisingly expensive. I’d definitely recommend stepping out to eat at the lovely cafés around Moira and Mapusa. The garden and landscaping are a highlight — beautifully maintained and adding to the calm, homely vibe. Come here only if you’re looking to unwind, disconnect from the world, and don’t mind being away from constant Wi-Fi and city conveniences.
Room Maintenance: Basic upkeep is overdue. In our room, the washbasin was cracked, the hand towel holder was broken, the almirah didn’t open and close smoothly, and the shower had almost no water pressure. These are small fixes, but they matter. Cleanliness: Daily cleaning was done, but not thoroughly — tables weren’t always wiped, and things were left on sofas and surfaces. Room was not cleaned daily, but only done when asked - maybe that's their policy to not disturb the clients - but the staff should at least ask if room cleaning is required. Stocking Essentials: On the first day, we were told there was no basil for pasta and no cereal for breakfast because it was “off-season.” That’s not an excuse when guests are staying — basic pantry items should always be stocked. If these issues are addressed, this place could easily be a 10/10 stay.
The location is beautiful, peaceful quiet. Lovely neighborhood. The old Portuguese home is gorgeous. Lots of green around and great walking paths.
I think overall the cleanliness, the property is beautifully done up but it’s needs an upkeep , need to spur up the bathroom. Also the breakfast was below average. The English breakfast didn’t seem anywhere close to it.
I loved the ambience, food and above all the team members. Will definitely visit again. This is a must visit place
Beautiful courtyard, neighbourhood. Very friendly staff and excellent breakfast. Offered early check in and late check out which is very kind.
The fixtures in the bathroom need some work or an upgrade.
The property, is extremely beautiful and they have exquisitely restored 18th‑century Indo‑Portuguese villa which combines vintage furnishings and carved teak with thoughtful modern touches. Staying here felt like being immersed in a Portuguese manor, with all the comforts of luxury. I would for sure recommend this and the best thing about this property is location, which is in North Goa, still so serene, the butler service is top notch and food is delicious.

Lovely heritage property in North Goa. Beautifully restored. Very comfortable room. Good food. Thoroughly enjoyed our 2 day stay. Recommended.
The staff is great, especially Salma!
Wasn't very kicked with the maintenance of the rooms and the remote location of the place.
It's a beautiful old Portuguese Hotel with amazing interiors and decor. Staff is brilliant with their service and food. And 10 on 10 for location wanted a quiet place close to assagaon and airport .
I had a wonderful stay at this Indo-Portuguese style hotel. The atmosphere was peaceful and calm, perfect for a relaxing getaway. The food was delicious and well-prepared, and the entire property was kept clean and neat. It truly offers great value for money. Highly recommended for anyone looking for a serene and culturally rich experience.
Lovely, tiny boutique hotel near Manohar airport. In the middle of absolutely nowhere & slightly hard to find. Beautiful and I do mean beautiful rooms, nice garden & a small pool.
The restaurant was insanely expensive. Like crazy. And no alcohol, obvs fine but worth knowing.
The property is situated in a quiet neighborhood, it's for those who want peace and quiet yet 15 min drive to assagaon. Perfect location and true goan vibe ..
I liked the dinner, beautiful place, well maintained & ornate. Very comfortable, and lots of good books. Staff were helpful & interesting.
I came on an unfortunate night-- the manager was sick and the staff when I arrived didn't speak much English! I wasn't sure if I'd arrived at the correct place, but once that was established, it was a lovely place to stay.
Very quiet lovely place
The food is waaaay to expensive.
Very charming house and nice staff
A bit too far from the beach and interesting sites. Could be cleaned better
It was picture perfect
More food options and a mini bar....
Quiet surroundings, unique styling and decor, friendly and attentive staff, great food cooked to order.
Nothing to report.
Wonderful reception, dinner and breakfast. Great location for the airport.
Beautifully decorated and the staff were very attentive.
Good location and excellent service
Beautiful villa, staff attentive and super helpful.
They didn’t have a bar or sell alcoholic drinks though on asking they said they could get a delivery if I wanted any alcohol.
Stunning interior design, and restoration of a traditional Goan style home. The included a la carte breakfast was outstanding and the staff are very kind, caring and friendly.
The swimming pool is not built to be very practically usable but it's a minor drawback.
The old Portuguese Villa is exceptionally well restored and if you love design, history and old features, you are in the right place. The staff is very attentive and wants to help you in every way possible.
The Hotel has no alcohol licence, so don't expect to find it there. Bring your own.
The property was beautiful and the staff was lovely!
I wish they had better coffee and slightly evolved breakfast options
My stay here was wonderful, the food, ambience, service and the staff was up to the mark. My overall experience was satisfying and I am looking forward to future stays.

We had 5 nights here and completely switched off. We had a half board stay and we loved the dine anytime policy. The food was superb. Some of the best food we ate in India. We lolled around the villa reading and listening to the rain pattering on the roof. The staff were incredibly attentive and there were lots of small touches to make it special.
We visited during the rainy season so had to tolerate a few drips through the roof. Even though it was the rainy season the pool area needed a bit of regular tlc so that guests can throw a towel down and go for a dip to cool off.
Perfect for a short vacation to unwind in the quiet of the small yet beautiful property and truly experience another side of Goa! The room and bathroom was spacious with all the necessities provided with the hospitality, warm and inviting! The food prepared was always fresh and served with a lot of love. If you’re looking to slow down and revel in the sounds of birds and the nearby rivers, this is undoubtedly the place for you!
Beautiful old villa with historical details. Nice swimming pool and surrounding nature. There was a beautiful nearby church. The taxi driver that Lamrin recommended was excellent and really made our trip, with great recommendations and care<3 The food was good!
Our room was very dark, which made it not so nice to stay in, even though it was beautiful. The internet reception was barely working, and not at all in our room. Basic things that you could expect that a resort would have like a soda they didn't have.
Beautiful decorated, ambience loverly The chef incredible (thankyou ) Not in walking distance to much except the most incredible church . Go stay and enjoy
Nothing
All amazing, especially Reshmi, that is a super host. Thanks for everything.
Everything. It was all that we could possibly have hoped for.
There was nothing we did not like.
It’s been mindfully and aesthetically restored with all key elements and materials of the past retained. And the location was fabulous - temote and tucked away amidst beautiful trees
The bathroom could have been done up better from an interiors point of view - and the sink was not great. The health faucet was also not great
I loved everything about this stay! The property is so beautifully decorated, and the staff was very friendly and helpful. I felt like I had someone to check in with at all times, and they were very responsive. There is a chef onsite who makes all the meals, and he was also so friendly. The food was delicious, eating breakfast in the garden was really lovely. This place feels a little secluded, so it's very peaceful. I will definitely stay here again if I cam back in this area.
Nicely renovated Portuguese colonial house converted into a homestay style hotel. Friendly staff. Good food.
Nothing do in the local area. Noisy at night with barking dogs for hours. We felt the hotel did not live up to expectations and is over priced.
one feels at home right away , due to the small size of this hotel, only a few rooms, the paintings on the wall the superb restoration of this old house makes one wander back into the 18the century. The large veranda in the back is where we had dinner and breakfast, which was excellent , truly remarkable place to stay The people who manage the location are very kind and friendly.
Although difficult to find something negative, maybe one could say that we always needed a car to get there, but as taxis are really cheap in india it was not rely an issue.
Lovely propert in a quiet neighbourhood. Courteous staff and good food.
Room can be slightly bigger
Lovely aesthetics great food
Room was a bit small
The breakfast options were good. The staff was very polite and always available. The property is beautiful and I loved the calm surroundings.
The location is a bit far, you have to drive at least 25 minutes via Mapusa to get to Assagao and another 15-20 minutes to Vagator or Morjim. So even if you're looking for a quiet stay you'll still have to drive a bit to get to the nearest good restaurant and that for us was Assagaon area.
Special thanks to Reshmi and the staff for making our stay very comfortable and enjoyable.
During my recent stay at Lamrin Ucassiam in Moira, I was thoroughly impressed with the overall experience. The staff exhibited remarkable friendliness and accommodation, contributing significantly to the memorable nature of my stay. The rooms were not only impeccably clean and spacious but also offered a breathtaking view. Lamrin Ucassiam's strategic location struck a perfect balance, allowing for a peaceful retreat while remaining conveniently close to the vibrant energy that characterizes Goa. For those in search of an ideal getaway in this beautiful destination, I wholeheartedly recommend Lamrin Ucassiam.
It’s a jewel tucked away in the tiny village, away from the tourist hustle of north Goa. If you are looking for a relaxed holiday, you will sure like the home like warmth of this small boutique villa.
The genset that sits right next to one of the guest rooms :)
It has been beautifully renovated. Very comfortable and lovely garden. Staff very helpful. Dinner available if pre-ordered.
You need a taxi to go most places.
Ambience and decor
1) no availability of food , no near by restaurant , no Zomato . 2) in case of lunch dinner , pre order to be placed 4/5 hours back 3) no near by beaches or place to visit . 4) without own car , no way of commutation
Quaint
Rooms have poor sound proofing - can hear everything in the neighboring rooms - not helpful when there is a family with a baby next door. Had to sleep with ear plugs and still could hear the crying.
My recent stay at Lamrin Ucassaim Goa villa was a delightful experience from start to finish. The attention to detail and exceptional hospitality truly set this property apart. The villa was not only impeccably clean but also tastefully designed, providing a cozy and welcoming atmosphere. The lush surroundings and proximity to popular attractions made it a convenient yet secluded retreat. I can't wait to return and relish the serenity of this hidden gem.
Lamrin Ucassaim Goa is undoubtedly the best villa in North Goa! My recent stay surpassed all expectations, making it a truly unforgettable experience. The Portuguese-style villa exudes charm and elegance, providing a unique and immersive Goan atmosphere. What sets Lamrin Ucassaim apart is not just the stunning architecture but the exceptional services offered. The 24-hour butler service ensured every need was met promptly, adding a touch of luxury to our stay. The pet-friendly environment made it even more special for us, as our furry friend was warmly welcomed. The culinary experience at Lamrin Ucassaim deserves special mention. The food was simply outstanding - a perfect blend of local flavors and international cuisine. Each dish was a culinary masterpiece, leaving us wanting more.
Wonderful ambience with excellent hospitality … the staffs were very helpful during our stay and the food was exceptional… host Reshmi is always a call away to help you with anything you may need during your stay.
Renovated old Portuguese home stay. Felt like you were staying in a house which was nice and different. The decoration was top notch and authentic.
Location is off the beaten track. You need a car or organised taxi. We organised taxis ahead of time which was easy enough once you got the numbers of a few drivers. You can’t really walk anywhere apart from a quaint church near the location.
To destress and enjoy the beauty of the villa with private pool staying there was like living in the past with all the modern comforts. I must say I made a great choice to stay in this Moira and specially in Lamrin Goa as they have all the modern amenities. Service was great and the room was splendid. Staff is friendly and adhere to small details. Highly recommended
A magnificent 18th-century property with timeless memories my family and I will always savour! Whether you are an avid traveller, a frequent adventurer, or someone looking for some well-deserved relaxation, Lamrin Ucassaim more than ticks all the boxes! We would like to dearly thank all the hotel staff for allowing our family trip to go as lovely as possible. Everyone went over and beyond to ensure we felt at ease throughout. We are especially thankful for the hospitality showed all throughout, be it through the lovely meals, the patience and understanding shown in assisting my children with stomach upsets, and helping us navigate through Goa! Perfect to visit in large groups!
I had an incredible experience at Lamrin Ucassaim in Goa! The serene ambiance of an old restored indo Portugese bungalow nestled amidst nature was breathtaking. The staff were incredible hospitable. The rooms were beautiful old world charm and offered a stunning view of landscape. The food at the property was delicious offering a wide variety of local delicacies and comfort food that tantalised our taste buds. I highly recommend Lamrin Ucassaim to anyone looking for a peaceful retreat in Goa. This place is close to Beaches Airport and Assagao( Dining Experience )
