It is said that hospitality makes people come back. This is certainly the case with this accomodation. You are welcomed with great service, genuine smiles and all your questions about Marrakesh answered.
Staff extremely friendly , helpful and very kind hearted , full of information . Made my experience in MArrakech extra special . It was my birthday and they provided me with a cake to celebrate . Every staff member was friendly and always willing to help. The hotel location was amazing , i walked everywhere ! . Kitchen staff were lovely and the food was delicious
Loved it all !
It was a perfect place to stay: a fully equipped room with thoughtful decor, delicious welcome tea and breakfast, and incredibly soothing (if extra-charge) hammam and massage services. Above all, the staff's warmth and kindness made my Marrakech experience truly memorable. Thank you!
Location the reception people did their best!
The property is in a good location, but it’s not suitable for older guests or anyone with health issues. The stairs are extremely narrow and steep, making them quite difficult to navigate. The rooms are also quite small—though I understand that’s typical for a traditional riad, especially being from Marrakech myself. What really upset me, however, was the attitude of the staff. The kitchen staff were particularly odd. I ordered dinner and clearly mentioned that I’m allergic to paprika. Despite this, the tagine was full of paprika. When I pointed it out, one of the staff just casually said (in Moroccan) to take a spoonful of cumin and I’d be fine—but he didn’t even bring it. I ended up getting really sick on my journey back to Belgium.
The kindly and lovely atention.
Staff. Abdul was top notch! Food was great too.

A Hidden Gem in the Heart of Marrakech – A Truly Unforgettable Stay! I had the absolute pleasure of spending my holiday at Riad Francine De Marrakech Boutique Hotel & SPA, and I can confidently say it was one of the most memorable and enchanting hotel experiences I've ever had. From the moment I arrived, I was welcomed with warmth, hospitality, and genuine care that instantly made me feel at home. What truly sets this place apart, though, is the incredible staff. I must give special thanks to Fakhreddine and Ibtissan, who went above and beyond to ensure my stay was perfect. Ibtissan was always attentive, kind, and ready to assist with anything I needed – from local recommendations to organizing excursions. her professionalism and genuine friendliness made a huge difference. Fakhreddine was equally wonderful – always smiling, helpful, and full of positive energy. His attention to detail and warmth added an extra layer of magic to the whole experience. Every interaction with the staff felt personal and sincere. They clearly love what they do, and it shows in how effortlessly they make every guest feel special.
Evry time friendly.
The location is absolutely perfect—just a minute's walk from the heart of Medina and the Big Square. The room is exceptional, and the staff are incredibly attentive and friendly!
The lighting in the room is not sufficiently bright.
The Riad is located on walkable distance from a lot of places, on a quiet street which make it ideal for exploring the city. Also, the staff is great, friendly and very welcoming. Their recommendations were very good.
It would be nice to have a chair in the room.
staff from Shaker and Abdulmunim and the cleaning staff also the breakfast staff
no TV in the Room, also if the shower area can be a bit wider
The local breakfast served was really enjoyable. It was the same thing everyday but I enjoyed it. The staff were extremely helpful and always willing to help. They arranged a walking tour for us and coordinated our Agafay tour which was easy-breezy. The location was superb, easy walks to the Medina, square, food places, old city, new city. We loved the fact that rooms were cleaned daily and our room was on the top floor where we joked and called it the pent house. :)
In the shower there was no holder to store shampoo, soap, etc.
Well cleaned property, very kind staff expecially for Fakhereddin and abdelmounaim. The food was really good. I strongly recommend this Riad, that is 5 min far from the main square but not in the noisy Medina.
The stuff was amazing helpful and the location
Superb RIAD. This Riad is on a great side of the Medina. Very easy to reach the main square. Only 4 minutes away without the madness of crowds and motorbikes. The rooms are not huge but more than adequate for tourism. Excellent en-suite and great shower. Breakfast was on the roof terrace and was very traditional. I cannot understand how this property is only scoring 8.5 on Booking.com. I stayed in another Riad that had an 8.9 rating and it was far less comfortable and not as clean. One or two very negative and unjustified reviews are ruining this rating. It is definitely a 9.5+. This is an old traditional building that comes with all its quirks. There is a narrow stairs that is very elegant but some may find difficult if you have mobility issues. If you have, book an hotel with a lift. Ask for a room on the 1st floor if possible. Would definitely stay here again. I particularly loved the soap and the great WIFI.
Absolutely nothing. I wanted a clean traditional Riad and I got one.
The riad and its rooms are really beautiful and clean. The friendly staff at the reception did everything they could to make our stay a success. They helped us arrange the airport shuttle and gave us advice how to get to our desired destinations. The breakfast area on the roof was lovely and the freshly squeezed orange juice was really good. The gentleman who took care of the breakfast was also very nice and friendly.
The entrance to the riad from the alley is very modest. We walked past it once while looking for the way there :D I wish more storage space for my belongings. This would be good, especially for a multi-day visit.
Location
Room very small without at a chair. There is a lot of noise near the terrace rooms
We had an incredible experience at this Riad, largely thanks to the outstanding service provided by the staff. From the moment we arrived, the team went above and beyond to make us feel welcome, even sitting down with us to share insightful recommendations about Marrakech and activities to enhance our stay. Every member of the staff was exceptionally kind, attentive, and helpful, ensuring we felt well cared for throughout our visit. The Riad itself was a perfect blend of traditional charm and comfort—immaculately clean, cosy, and ideally located for exploring all the highlights of the city.
Sweet clean petit rooms with excellent smiley staff always to help you. Very good spa prices and facilities.
Good location.
Small rooms. Bugs in the room.
The Riad was directly in the Medina and everything important within walking distance. Very nice and kind staff Very nice like being home feeling in the Riad. Nice and cosy rooftop restaurant / terrace A place for calming down.
We have no negative points to mention
Location and hotel were amazing. Staff were very kind and helpful. Great shower!
Maybe more choice at breakfast
It was well located for visiting all the local points of interest, staff were welcoming, spoke good English and were helpful
It was very noisy with outside traffic, people were coming and going all through the night and early morning, I’m not sure if this was clientele or staff! The only place to eat was the open rooftop terrace which was very cold in the mornings and evenings and could be reached by a very steep and dangerous staircase.
Great value, very friendly and helpful staff.
The breakfast was moderately good. The location was somewhere else another building.
The building where the breakfast was was where we thought we were staying described as a spa who was nice and spacious but we weren’t staying there we were staying in a small Cramped building full of rooms
Well presented, bang in the middle ,friendly staff that nothing was too much trouble
People should be warned about the stairs.
Fantastic place in the Marrakech medina. We loved it. The staff was great, with a vibe of a 5 star! Everything on the room was carefully chosen and functioning perfectly.
It was very clean
Location
That I was able to checkout after first night
New riad which doesn’t have their shit together. From the beginning - phone number they have on booking reservation was not pickup up by anyone hence meeting at the place where yaxi can go coudnt be arranged. And no, you can’t find it on Google Maps either - you just have to hope for the best and rely on a map from Booking reservation Room is the smallest I ever been to, and super small for riads as well. Furniture non existent, if I don’t count one “closet” falling apart. Bathroom moldy and stinky. Bed super super uncomfortable, and that in a combo with me hearing everything and everyone showering all the time made to me to checkout after first night. To their credit, they were ok with me paying for one night only.
Extremely helpful and friendly staff. Abdel went above and beyond to organize my activities and be helpful.
The stairs might be a bit much for some people, but I loved being up at the top of the building.
The location is perfect. Walking distance to the market and many restaurants. Very easy to get a taxi to travel to attractions outside the medina. The staff are very professional and helpful as well.
There is nothing to dislike!
The room is perfect for two, very cosy and everything we needed. The bed is a bit hard but we liked it that way. The location is great! Every thing you want to visit it is in walking distance. The staff was so friendly, when arriving in Marrakesh they fixed a taxi for us to pick us up and after drop off the night clerk came to look for us even tough it was already after midnight but always with a smile. We felt so safe and happy to be there. Shout out to Abdel for making us laugh and giving useful tips. They take the time to share their experience and the must do’s of Marrakesh. Even after three days we felt like “going home to the riad” after a busy day in the center and the room was always so clean. The breakfast is good and you can enjoy it on the terrace with great coffee and view of Marrakesh. Would definitly recommend going here! When we’re going back, we will again stay at riad Francine.

Good location, flexible check in. Staff are nice
Rooms are very small, can’t even open the luggage.
Muy recomendado
Staff was good, especially Saeed, who served us breakfast. There was another big guy at breakfast who was looking at watch because we arrived 10 mins before close of breakfast and was not very welcoming.
We were on a mother and daughter trip! Amazing, staff, location and Riad! Will definitely be back!
We loved pretty much everything... but a heads up, the beds are firm!
DO NOT BOOK UNLESS YOU CAN SPECIFY NOT ROOMS 1 TO 5 . NOISE AND DISTURBANCE. NO FOOD ON SITE.
