Kini Resort - Luxury Beachfront Bamboo Resort

Great location perched on the hill overlooking the bay and Yo-yo's surf break - truly magnificent views. The primary structure is big and beautiful, constructed out of bamboo. We stayed in Kini Villa, a 2 bedroom villa further up the hill. Even better views (if possible) very comfortable beds. nice living area. and a good sized infinity pool. the path up to the vialla was steep and rocky - great for a leg workout :) the staff were pleasant and welcoming. Especially Rocky - helped us with lots of info and asks.

Our villa needed a bit of maintenance. zero water pressure - the shower and bathroom taps were not usable so it was not possible to take a shower for the first 6 nights of our 8 night stay. Requested maintenance every 2 days to fix it - eventually fixed on 7th day. No basic cleaning equipment in the villa, could use dishcloths, dustpan/broom, detergent A large glass panel on the main balcony was blown out of its footings... it's an 8 meter drop to a steep cliff below. this was repaired within 3 hours. the other balcony railing was very wobbly & would be unsafe if you put any weight on it. We arranged for 4 x scooters for our stay. 1 was not available upon arrival, the team arranged another within a day. the scooter i used had a broken surfboard rack after 2 days - it was repaired immediately upon request. Food/Alcohol was hit and miss. Lots of menu items were unavailable, leaving limited choice. Indonesian food was great (Mie Goreng, Nasi Goreng). Kini Chef could not cook a steak to save his life. Overall the food was very expensive compared to offerings from other resorts that were close by. We ate at the sister resort, "Kirana" one night - the service was very slow (90mins+ to get first plate of starters) and the quality of the food was below expectations. the monkeys in the area are smart and aggressive. Despite latches on the fridge they managed to break in, and eat/spill food and drink all over the villa. Pay close attention to your bill - we discovered numerous changes that were incorrect and often the 21% sales tax uplift was calculated at 50%++

Location and views

Very disappointed with the quality of accommodations and food. There were also safety issues. I left a day early. Ask not to be assigned lodge #6, the monkeys in that area are territorial and aggressive. One large one hissed at me two separate times and started charging the second time, right outside the entrance as I approached the lodge after breakfast. The landscape guy told me he’s scared of them and said one scratched his arm. Bathroom fixtures, shower, etc are deteriorating and need to be replaced. The restaurant was disappointing. Great views but low quality food and poor service. The staff are kind but need service training. Also has flies everywhere with seeming no attempt at abatement.

Il Kini resort è probabilmente l’hotel più accogliente di Sumbawa. Le ville sono molto belle e curate. Il bagno in perfetto stile indonesiano è incantevole. La camera, a doppia altezza, si apre su un paesaggio meraviglioso. La posizione del Kini Resort è unica, anche lo spazio ristorante/bar gode di una posizione privilegiata. Il luogo ideale per guardarsi un tramonto sorseggiando un buon drink.

Una volta finite le belle parole su posizione e struttura, passiamo alla nota dolente: il ristorante. Abbiamo soggiornato 2 notti. E abbiamo provato il ristorante sia a cena, che per aperitivo, che a colazione. La vista? Meravigliosa!!! La qualità un po’ meno. Il ristorante è di scarsa/media qualità, nelle zone limitrofe troverete ristoranti per colazioni/pranzi/cene molto più interessanti e decisamente molto meno cari.

There was honestly so much to love about our stay. When we arrived at our villa, we were blown away! The view was breathtaking, and the villa just perfect. Genuinely one of the most relaxing stays we have ever had. A special mention to Rocky, who is one of the best managers we have ever encountered, incredibly attentive, friendly and genuinely committed to making sure guests have a wonderful stay. We would also like to mention Angi, Aji and Eben, who all provided amazing service and made us feel so welcome. And the food! Absolutely next level, so fresh and full of flavour. We absolutely loved our stay and will return!

Honestly, there's very little we can fault. If we had to find something, the plunge pool was too cold to use, but we stayed in July when there wasn't much sun heating it, so that's not anyone's fault! It certainly didn't take away from what was an amazing stay.

The room was very dirty and dusty when we arrived. There were a lot of ants and dead insects on the couch outdoor. I had an accident on the first night of the stay because a huge gecko jumped on me when I opened the curtain and my head hit the bamboo bed frame when I was trying to run away from it and ended up getting 3 stitches on my forehead. There shouldn't be any animals in the room and the staff should have checked everything during cleaning or prior check in. I understand that the hotel is surrounded by nature but this could have been avoided. We couldn't sleep well throughout the stay. That incident really spoiled our stay in Sumbawa. But luckily enough the hotel moved us to a different room on the other side but still we were traumatised by the incident.

O design do quarto é fantástico. A vista é soberba, Poder abrir a porta e ter vista direta para o mar, as montanhas e o por do sol é o melhor de tudo, inexplicável. Com acesso direto a uma boa extensão de praia. Nas imediações, durante a noite, era possivel observar geckos e sapos o que é espetacular para quem aprecia vida selvagem. Muito bom para estar só a relaxar e apreciar a natureza.

A comida, ainda que boa, acho que não correspondia ao elevado padrão que tentam passar. No primeiro pedido enganaram-se. Demora algum tempo até o staff aparecer para check in e check out. Não há atividades no hotel. Encaminham pessoas para outro hotel que fica 20 minutos a pé e também não dispões de grandes atividades.

L’emplacement est excellent et le cadre est magnifique. En revanche, les chemins d’accès pourraient être mieux entretenus. Avec un peu plus d’entretien, l’expérience serait encore meilleure.

What could be improved: - Everyone is very kind, but the team needs to get the opportunity for more training. Service in both restaurants (Kini and Kirana) was extremely slow. - The overall cleanliness could be better. - It was kind of weird we couldn’t charge anything to our room and had to pay for everything in the moment. Overall, both resorts have so much potential because of their amazing location and views. But seeing how it’s currently being managed, we’re not sure we’d be back.

The staff communication was extremely disappointing, the food was very ordinary & overpriced. 👎🏼👎🏼👎🏼 We were overcharged on our mini bar, staff didn’t print receipt only demanded we pay amount shown on calculator. 👎🏼👎🏼👎🏼 What I thought was a $65 AUD boat ride across ended up being $520 AUD. (one way) 👎🏼 They say they have a nice boat & at last minute change to a 3rd party boat & drop you off on sand at Maluk Harbour, then you have to contact again for pickup. 👎🏼 We only slept there as we hired motorbike though a lovely local & ate at nearby restaurants & coffee shops. We also sourced our own boat transport back to Lombok at much cheaper price.

Superbe architecture en bambou. Les bungalows ont de très belles terrasses toutes orientées sur la mer,avec une petite piscine et sont bien isolés les uns des autres.

La plage est très belle mais impossible de se baigner… paradis des surfeurs. Pas d’ombre et très sale (plastiques et autres déchets jonche la plage de bout en bout) quel dommage. Le fait qu’on nous ait envoyé plusieurs messages WhatsApp la veille de notre départ pour régler nos repas et consommations pris sur place… cela nous a mis vraiment mal à l’aise.

From the moment we arrived the staff were unorganised. The room we had booked was not available and we were sent to alternative room until we were finally given the correct room. The beers were warm. The food was average, the staff were unorganised. Would not return.

Die Aussicht der Beach Front Villas ist fantastisch. Leider sind die Villen, aber unterteilt in „Ocean Front“ und „Meerblick“, was sehr irreführend ist, weil die selben Bilder für beide verwendet werden! Die Privatsphäre, das Outdoor Bad und der Pool sind aber toll!

Der Ausblick der „Meerblick“ Villa ist in echt ein Blick auf Bäume, Baustellen und die anderen Villen, das ist nicht klar erkennbar in der Anzeige. Dort werden die selben Bilder für alle Zimmerkategorien verwendet, man wird hier defintiv getäuscht. Der Service ist sehr langsam und nicht zuvorkommend. Wir haben gegen einen Aufpreis unsere Villa gewechselt, was zwei Stunden gedauert hat, da das Personal erst ewig mit dem Manager diskutieren musste. Auch auf die Getränke die wir bestellt haben, mussten wir 40 Minuten warten. Für die schlechte Aussicht und den miserable Service ist die Unterkunft den Preis nicht wert, vor allem im Vergleich zu anderen Unterkünften in der Gegend.

Private pool is fine, although the noise of continuous water flow was loud enough to ruin the night’s natural quiet.

The view from the beachfront villas is impressive. The villa was spacious and well-maintained, though it lacked a few minor items, like normal glasses and a towel or such in the kitchen. Sufficient potable water was provided via a gallon with a pump. The beds were magnificent.

We only had two mugs for coffee, tea, water, sodas or beers: it felt poor. Also, "normal" beach chairs or the like were missing, so you could enjoy the magnificent views from the private terrace. Only a stone sofa, which wasn't that comfortable. The food in the restaurant wasn't up to par. We had our own transport, so we could go wherever we wanted. However, if you're stuck at the resort, you might find it disappointing. The staff was great and super friendly.

Food was decent, especially for an underdeveloped island. Staff were very helpful and allowed us to order off the menu, and also from their sister hotel so staying a week food was decent

Overall fantastic. We stayed in the 2 bedroom villa with private pool. Very comfy beds, nice bathroom, good common areas, a comfy hammock, a pool that's not just plunge pool but you can actually swim shorts laps in it. Beautiful ocean vide, dramatic sunsets, good food at the different restaurants. Staff are very friendly and communication via WhatsApp easy.

Bit room for improvement: At arrival, there should be (via QR) a hotel overview/explanation. As they have several properties and restaurants in the area, at the beginning it's a bit confusing what's where and how it's related. The hotel offers a shuttle transfer from the villa to the different restaurants. From the villa it is actually possible to walk to Sapphire restaurant within a few minutes but the footpath below can be slippery and muddy after rain. I feel a little investment on small stairs and footpath (similar to the one leading down to beach from Sapphire Restaurant) would be worth it, so guests don't have to use shuttle (impact on environment!) all the time. At the beach, the "entrance" to the footpath up to Sapphire Restaurant could use a sign. Sometimes it's a bit hard to find between all the drift wood (and unfortunately quite a bit of trash). The mini bar of the villa is stocked with Bintang and SanMig. Not the greatest beers. However, Indonesian craft beers (e.g., Black Sand Brewery) are available at the restaurants (Sapphire and Kirana) of the property but need to be ordered separately if you want to enjoy them in the villa by the pool. Why not just include those craft beers in the mini bar as well?

We never write negative reviews, but this experience was so shocking that we feel a responsibility to warn other travelers. The location itself is beautiful, and the local staff are clearly trying their best with what they have. Unfortunately, the problem here is very clearly the ownership, who seem completely uninterested in maintaining even basic standards for guests or supporting their own staff. During our stay we experienced multiple serious issues that made the accommodation extremely uncomfortable and at times unsafe. There were repeated periods without running water and no hot water at all, which meant basic things like showering or even using the toilet were sometimes impossible. Hygiene was also a major concern. From bathroom, towels and personal items constantly covered in ants, to the overall cleanliness of the facilities. It was far below what you would reasonably expect from a place charging these prices. What was most disappointing, however, was the complete lack of responsibility from the owners. Instead of taking accountability, the problems were repeatedly ignored or brushed aside. It became very clear to us that the staff on site were left to deal with unhappy guests while management simply did not step in to solve the underlying issues. Eventually the situation became so unacceptable that we had no choice but to leave early. Traveling often means accepting that small things can go wrong, but the level of neglect here goes far beyond that. A place can have an amazing location and beautiful concept, but without responsible management that actually cares about guests and supports its staff, it simply does not work. We sincerely hope the owners take these issues seriously in the future, because in its current state we unfortunately cannot recommend staying here.

Красивый отель с невероятным видом. Останавливались на два дня — всё прошло просто прекрасно. Атмосфера очень уютная, персонал дружелюбный . Нам посчастливилось увидеть потрясающий закат — один из самых красивых в жизни. Обязательно хочется вернуться.

Our villa had a very beautiful view to the open ocean. The room was quite big and comfortable. We loved the open air bathroom and our private plunge pool. The staff was superb and helpful, they made sure we had a very nice stay.

The only downside was the path in the property and down to the beach got really muddy after the rain.

For a premium-priced resort, basic standards of cleanliness, bedding hygiene, and guest safety should be non-negotiable. This was not our experience. We booked nine nights and left early on the third day. On arrival, the path to our villa was extremely muddy (ankle-deep in places). Within minutes of sitting on the outdoor couch, we were painfully bitten and found it infested with ants. We reported this to the resort, and bug spray was dropped off, but we were left dealing with the swarm ourselves. We also attempted the advertised private "beach access." Due to a steep rocky section, my wife and I could not safely use it (only surfers were attempting it). We were told there was another access point about a 10–15 minute walk away and that many guests use their free transport to the sister property for actual beach access. The first night, the bedding (duvet/pillows/mattress) had a strong musty/mold smell. We tried to manage it (including drying pillows in the sun the next day), which helped slightly, but it was still present that night and simply returned the following day. Why we left. While in the room, we saw a large snake moving through the bamboo ceiling near our bed. Staff responded promptly and searched, but the snake was not located/removed at the time of the inspection. After that, we did not feel safe sleeping in the villa and decided we could not continue the stay. We reported these issues during the stay. We requested a refund for the unused nights, but it was declined. I do not recommend staying here, nor will we return.

This is truly the most luxurious stay in the area. The private villa with its own pool and a direct view of Yoyos is absolutely stunning and within walking distance. For us, it was the perfect luxury escape over Christmas. Everything feels very private, beautifully designed, and high-end. The option to order food directly to the villa adds a lot of comfort and convenience.

During the rainy season, the access road was quite muddy and could be better maintained and signposted for the price level. Check-out took slightly longer than expected, so guests with tight schedules should plan a bit of extra time.

J'aurais mis un 10/10 tellement ce lieu est sublime si je ne m'étais pas faite voler 2'000'000 IDR dans mon sac qui était dans ma chambre fermée à clef. (100euros) Malheureusement cela a gâché mon séjour Néanmoins je n'ai jamais vu une construction en bambou aussi somptueuse. Le restaurant est très bon, Le personnel au top, merci Zainal 😊 Allez y les yeux grands ouverts mais garder votre argent sur vous. L'accès à la plage se fait par un joli chemin Et ils proposent une navette gratuite pour manger au Kirana, c'est aussi parfait et délicieux

This was the most amazing accomodation I’ve ever stayed. The view was incredible to wake up too, the staff were so friendly, accommodating and would help organise extra things for us. They made our stay even better. I could watch my partner surfing from bed in the morning. Right on Yo-Yo s surf break. Just breathtaking here, we would definitely recommend and I can’t wait to come back and stay again one day.

El sitio es precioso y el personal muy servicial y amable. El contacto con la naturaleza es brutal, tanto, que no lo recomiendo para personas con algún tipo de fobia a los insectos y demás vida... no olvides que estás en medio de la naturaleza, con todo lo que ello implica. Personalmente, no hubiera podido pasar más de tres noches ahí. 🦎🐍🕷 Aún así, es un lugar que debes visitar al menos una vez en la vida. Kini ❤️

The views were exceptional ! We loved our bamboo house overlooking the beautiful ocean and the waves. It felt magical. The bed was extremely comfortable and everything worked perfectly. The pool was a good addition. They took care of the laundry, and the bonus was that you could also enjoy the facilities at their sister hotel Kirana (for snorkeling, kayaking) Notes for improvement: it would be great to have more vegan options at Kini restaurant

La location è pazzesca, probabilmente una delle camere più belle in cui io abbia mai alloggiato. La vista è spettacolare e addormentarsi con il rumore del mare è davvero una sensazione impagabile.

Purtroppo i servizi non sono minimamente all'altezza della struttura: lo staff educatissimo e gentile ma facevano mille errori (es: abbiamo prenotato la colazione in camera, è arrivata 25 minuti in ritardo rispetto all'orario concordato e solo perchè l'abbiamo sollecitata; il team di pulizie veniva a bussare prestissimo anche se c'era il cartello "non disturbare", e se li mandavi via non tornavano a meno che non lo richiedevi espressamente in reception; ci mancava un telo in camera, l'ho subito chiesto in reception ed è arrivato il giorno dopo solo perchè l'ho sollecitato). La strada per andare in spiaggia è pericolosa, è una scalinata fatta di pietre messe a caso e anche traballanti, ogni volta avevamo paura di cadere. Sembrano piccolezze, ma per una struttura di questa qualità ci si aspetta il massimo. Tra i servizi proposti era presente un insegnante di surf. L'ho richiesto con 2 giorni di anticipo, non mi hanno mai risposto. Il giorno prima della partenza ci hanno detto che il capitano della barca era malato e non saremmo potuti partire, senza darci alcuna soluzione alternativa. Alla fine, dopo che tutti noi abbiamo insistito molto, hanno trovato qualcun altro, ma immaginate l'ansia che ho avuto tutto il giorno sapendo che rischiavo di perdere i miei voli per l'Italia... Aggiungo che il cibo non era il massimo e che dover fare l'ultima ordinazione entro le 20:30 è molto limitante perchè obbliga ad ordinare tutto, dolce compreso, appena seduti al tavolo. Peccato anche che la colazione non è inclusa nel prezzo (tra l'altro una mattina abbiamo aspettato ben 30 minuti per 3 brioches). Nonostante tutti i disagi - non li ho riportati tutti - non ci è stato nemmeno proposto un minimo di sconto che sarebbe stato gradito.

Geweldig hotel, een echte wouw effect. Uitzicht vanuit de bungalow is onvergetelijk! Lieve mensen, lekker eten en een mooie omgeving!

Schoonmaken van de kamer was niet top, maar Sumbawa is gewoon nog ver weg van de toerisme die je ergens anders vind dus ze komen er wel.

Perfect location and amazing staff (Efan, Harry, Andy, Yan, Sefi and anyone I missed including the kitchen crew). Despite going to surf, I was injured so couldn’t, but was still had a great time and the restaurant was the perfect place to chill, swim, and watch everyone rip Yo-Yos to pieces out front.

We spent four magical nights and days at Kine Resort, it has the most beautiful chalets we have ever stayed in. The views are breathtaking and everything is stylish. The staff are extremely professional, helpful and kind and we had excellent healthy meals. We had the best massages ever! And the big plus point is that you can spend your time at the sister resort 1 km away, Kerana. This is where we did yoga, snorkelled, did paddle boarding and played volleyball and ate some more! Kini is a gem!!!

Most amazing place we’ve ever stayed. The view is incredible, the structure of the bungalows are beautiful and unique and it truly felt like we were in a jungle paradise. The staff were also beautiful and always here to help. Shout out to sefi and lalu for being so friendly, always having a smile on their face and always happy to help. We will 100% be back! Thanks for the most relaxing holiday.

The view is literally the only good thing about this property

Bamboo units are in desperate need of maintenance, the hammocks are completely torn and a massive safety risk and they don’t tell you this online. they wait till you arrive after already paying and then if you complain they just say sorry we forgot to tell you the hammocks are broken. They don’t take any feedback well and make up lies about guests when you complain on google reviews . Total and complete misrepresentation and we feel conned out of our hard earned money as we couldn’t use the facilities and the room wasn’t cleaned at all. We had to get angry first before they made an effort. The owner is super arrogant.

Far exceeded our expectations

The design, the view, the location, the big comfy bed, the outdoor bathroom, the great WiFi, and so on.

The monkeys that raid the outdoor kitchen when you leave something out. House keeping that purposely wakes you up from your nap to ask if they can come in.

We stayed there for 7 days and found our stay very relaxing, and you get stunning views of the sunset every night. The room, views, restaurant/bar, and the staff were so kind! Lula and Sefi in particular were so lovely and caring. Renting a scooter was easy and you can access Kirana retreat for food and beach activities.

It is quite isolated so if you want to get around, a scooter is your best bet, although they do offer shuttle services to Kirana. FYI, if you want to scuba dive, it is about a 1.5h drive away.

Most beautiful place I have ever stayed at… A dream! We had the best time in our villa. The staff was the nicest you can imagine, especially Sefi! Restaurant is good and there is a free shuttle that takes you to their twin hotel / restaurant where the food is amazing!

View is incredible. Bungalows are so clean and comfortable. What an amazing place.

The food was a little over priced at the restaurant on the resort as it wasn’t the best quality. But just down the road is the partner resort and the food was flawless there!

You cannot beat the location! It is expensive for Sumbawa but the location and the view make it worth it. The design is beautiful too!

There is definitely room for improvement in terms of service, amenities and maintenance but hopefully they will get there. The staff were lovely but still in need some training, which I think they were getting when we stayed. Being in the jungle, with a rainy season, things deteriorate quite quickly, so it’s in need of a little maintenance. Since it’s an expensive resort for the area, I would have expected things like a sponge, dish soap or a tea towel in the kitchen area for example. All this being said, we had a lovely stay! We will definitely be coming back!

Dream stay - on the cusp of a beautiful Long Beach, that is peaceful and almost entirely empty (except for a few surfers), with sound of waves. The hotel was amazing - the lodges are modern and were designed so well that every detail is user friendly. The food at the restaurant is amazing. The staff are all very nice and accommodating. Thank you for a memorable and such a unique stay!

The location is exceptional, food is amazing and the staff are very friendly and helpful.

Such a gorgeous place. The villa we stayed in had the most amazing views over yo-yo’s beach. We are a family of 5 adults. The staff were lovely, very kind and helpful. Ulle, especially was amazing, she was the house keeper, who was fun, helpful and nothing ever too much of a problem and Thammy too, who was always helpful. I would say not to be in a rush when you go into the Kirana restaurant, take everything as it comes and you will eventually get your lovely food, the waiting/ kitchen staff are all so friendly, I think there may need to be a little coordinating between the two, as it was often an hour before you’d get your food, however sitting with a cold beer watching the sunset was no hardship! Fresh food was delicious. Loved the yoga with Sophie, this was a real treat. Sumbawa was so relaxing. I would definitely go again.

Peacefulness

The team from Kini Resort is extra kind and helpful, we can definitely recommend this place and will come back soon! It is very quiet and peaceful, the bamboo lodges are amazing and the food was great!

Photos do not do these villas justice! Walking into our beachfront villa took our breath away everytime we returned back to our accommodation. Being able to check the surf from bed and watching sunsets while soaking in the pool was a dream. The service we received at Kini Resort was fantastic. The staff went above and beyond to ensure we were comfortable and always had everything we needed. Nyoman was always available & lovely to chat to, & other staff including Ahyer, Gusti, Yuli & Bagus were also incredibly friendly & helpful. We will definitely be returning - Thank you everyone!!

Room service could be faster as it was quite a long wait for food sometimes, but was always delicious so worth the wait.

Location, staff, facilities were incredible. Had a brilliant honey moon! Staff really looked after us and were so friendly!

Room service was our only problem. Food came from Kirana up the road which isn’t a problem. It was just the time from ordering to coming to your room. 2-3hours is rubbish.

Best view onto Yo-yos, from bed and terrace. Beautifully designed bungalows with private (and cool water) pool.

The place is new, and food service still needs to smoothen a little bit. But this is something minor.
