The staff were lovely. The food was exceptional.

The foam mattress was very uncomfortable. It was really noisy, with maintenance, and dogs barking at night.

The staff were friendly.

Upon arriving at the hotel, I noticed a strong smell of cat urine. I love animals and have no problem being around them. In fact, I really enjoy it, but the smell was quite overwhelming. The overall cleanliness of the accommodation was also below expectations. In addition, the bed was not comfortable, and the fan was very weak.

- The male bartender and chef is really nice and makes a great Singapore Sling and chocolate fondant is definitely a must if you have a sweet tooth. - Short walk to Kep National Park which is the only reason I did not give a 1

- I would never stay here again and I stay most places again. - Staff allowed a tuk tuk driver to stay in front of my entranceway to my room for over an hour even though I had told staff I was not going on a tour (hence why not safe for female travellers). - No air con and no hot water and no wifi in the room despite booking stating there is wifi throughout so if you book the cheapest accommodation then expect to get below poor service and lack of amenities. It does not state anywhere there is no hot water and owners have responded to others stating ‘what do you expect for the price’ but I have stayed in over 20+ accomodations in south east asia and have never had no hot water even when rooms were cheaper. - The beach it is near is not very nice and very dirty brown water

It was cheap and the location is great

No hot water (cold showers) No air conditioning No toilet paper No WiFi in the room Skinks (lizards) in the room Bed was a thin mattress on top of a board An actual chain and padlock on the room door If I'd known any of this I wouldn't have stayed here. If I hadn't paid for my stay in advance I'd have gone elsewhere after the first night.

Nice vibe close to the beach , would like to come back again in the future.

Personnel francophone

Client européen saisonnier qui cherche la bagarre. Il s’est excusé de son comportement auprès de la proprio mais jamais auprès de moi. Situation mal gérée par la propriétaire. Sable de la plage correct mais l’eau est polluée et j’y ai vu des déchets de toilette flotter.

Le logement est bien situé juste en face de la mer. Il était propre et fonctionnel. Le personnel est vraiment très sympa. Il y a un restaurant sur place donc c’est pratique. On nous donne un petit classeur avec les activités à faire.

À savoir: le papier toilette est sur demande à la réception. Je n’ai pas eu d’eau chaude dans la douche.

Pas d’eau chaude (mais la patronne dit « oh ça va »), pas de papier toilette et les serviettes pour s’essuyer après ses besoins ne sont pas changées tous les jours, des fourmis , des draps propres mais tachés

The hotel is extremely well located, very close to the beach, shops, restaurants and places of interest. Staff are super friendly and helpful! The room was excellent value for money. We highly recommend this place for anybody visiting Kep!

We liked everything!

It's situated in an excellent location, easy to find, everything is within walking distance, the staff are excellent and you feel welcome, food is good but somewhat limited in choice, my third stay here and will stay again.

The bed is very uncomfortable, and toilet seat broke, but apart from that good value for money.

Le personnel était très agréable, souriant, sympathique et à l écoute. L’hôtel est idéalement situé.

Nous avons été déçu de la soirée tapas. La nourriture était très bonne mais froide et les quantités trop faible par rapport au prix (7$ une assiette de tapas)

The hotel is pretty good but the toilet is a little smelly. Apart from it, everything is fine but make sure all the bookings things is confirmed before you confirmed it.

A great room, but unfortunately it’s not for the live and let live, there are lots of strict rules, & there placed everywhere in the hotel. it’s quite sad to see the hotel run by a French authoritarian . it really spoils the experience of the authentic Cambodia experience , as they are very relaxed people

Location is perfect, however when we arrived there were numerous stains on the sheets and had to move. Owner was lovely but this is not good enough. Also insects in the room but what can you do!

No real positives stood out

The mattress was the worst that I had come across in Booking.com . The springs had collapsed from people sitting on the side of the bed and the sleeping area of the mattress was lumpy. The bath mat was worn and torn and it looked dirty and grubby.

Staff were friendly. Apart from the owner. Said hi to the owner and she blanked me andy wife and walked away. From talking with others, they have said the owner is very rude. Other than that it was good.

The staff were so friendly and helpful. Breakfast is tasty! Right across the road from the beach and a 15 min walk to the crab markets.

Food can be pricey

It was an amazing stay. Centrally located at Kep beach, with less then a minute walk. Staff of the hotel was absolutely incredible, and helpful. They let us leave the luggage for a few days and gave all the needed tips for traveling to Rabbit Island. And in the end, they asked a bus company to pick us up from the hotel, instead of the regular meeting place , that was 10 minutes walk from the hotel. The rooms are spacious and has all you need for the stay. Recommended!!!

Owner is aggressive. I woke up covered in bedbug bites. Owner refused to refund or even change rooms. Window does not lock, valuables are not safe. Filthy bathroom. I'm pretty sure this review will lose you a lot more than the fifteen bucks you refused to refund. Smart.

Position in relation to the beach. They gave us fresh beach towels every day. The staff were pleasant.

We booked a basic room and really got basic. No hot water, no place to hang your clothes, we had to ask for toilet paper. We didn't expect Aircon, and didn t get it, but the fan did work well.

I extended my stay via online booking platform, and was given a lesson by the owner in front of new customers for not doing it live. Hard to do so when it's 6am and there's no one at the reception. Also, wanted to enjoy the happy hour, but the staff behind the bar have no clue how to make 3/4 of the drinks, which is quite unusual for happy hour. And they wanted to charge me a glass that their dog spilled on the floor by chasing mine, after I cleaned the mess all by myself. At least, they agreed on not charging that one after I complained.

We initially booked for 2 nights but stayed for 4. great location, lovely decorated comfortable rooms, amazing staff and wonderful food! this is the best place to stay in Kep!

Location, across the road from the beach, 1 min walk to bus , eating. Can hire Scooters at hotel.

My bathroom walls were pretty disgusting, i actually wrote the word "CLEAN" thru the grime. No screens or bars on window so had to keep closed and after awhile, room was so muggy and smelt very mouldy. But for the money, cant ask for much more i guess.

The staff were welcoming and very helpful and Bon cooked me an amazing off menu meal of chicken and roast potatoes. The location is perfect, situated in the very centre of Kep, a minute from the beach.

There's nothing to dislike, but some of the choices of decor in my room were interesting. It feels like a small investment in the fittings and details would elevate this very good hotel to something really great.
