I have stayed there before and it has always been a well maintained condo/hote. Great location.

Excelente opção. É a combinação perfeita de um apartamento com serviços de hotel. Apartamento muito limpo e confortável. Equipe muito prestativa. Recepção 24 horas. Atendimento muito rápido para qualquer solicitação feita à recepção (padrao 5 estrelas). Disponibilidade de diversos serviços pela recepção. Academia muito boa. Ambiente muito agradável.

La ambientacion del apartamento, los muebles, las camas, las utensilios de la cocina, todo en muy buenas condiciones, cómodo y funcional. La seguridad del lugar era muy buena, la tranquilidad del espacio, la piscina muy práctica, la ubicación cerca de la peatonal y la avenida, con muchas tiendas y restaurantes.

A pesar que el hotel está cercano a la playa, no la pudimos utilizar prque todo Playa del Carmen estaba lleno de zargazo. Eso no tiene nada que ver con el hotel, es algo de la naturaleza, pero si uno visita la zona en esta época del año, la única forma de disfrutar de la playa es contratar excursiones a otras islas o espacios controlados.

Ubicacion justa, entre lo ruidoso de la quinta avenida y transito vehicular, nada de ruido y todo muy accesible, aparte la piscina precisa y muy comodo todo el lugar.

Lamentablemente, el sargazo no perdona, y el olor llega justo a las areas comunes, pero muy debil, una cuadra mas al mar y es horrible el olor, por eso como dije, esta justo en el limite.

The jungle look of the outside of the property was nice! The water cascade from the pool was very pleasant. The inside of the condo was nice in size and clean.

I didn’t like that the pool was small. Also, I think re-stocking of the hand soap, body wash and conditioner should have been done accordingly as needed.

We liked everything about the accommodation.

The concierge was very helpful but the staff in the reception not so much.

Nos gustó mucho la ubicación, la comodidad del departamento, la decoración, las facilidades que nos entregó el hotel como toalla y sillas de playa, y traslado a playa Mamitas para disfrutar una playa con menos sargazo. El departamento, tenía lavadora y secadora y hasta se preocuparon de dejarnos detergente para lavar.

El horario de la piscina y el jacuzzi, podría ser hasta más tarde. La escalera del departamento podría tener gomas sobretodo en el nivel inferior, porque tuvimos varios eventos en esos escalones.

Le logement est tres spacieux et propre. La piscine et le jaccuzzi invitent à la detente, c'est tres agreable !

L'hotel n'a pas de beachclub contrairement a ce qui est indiqué. L'hotel se situe à 500m à pied du front de mer : un front de mer, très joli, mais qui est en fait un port de petit pecheurs où la baignade n'est pas possible. Cependant, l'hotel vous depose gratuitement en voiturette de golf à la plage du centre ville.

Staff from front desk to Eric the porter to maintenance and housekeeping were great. Quick response to some issues eg plumbing issue and a burst pipe. Nice apartment. Gd location.

Some minor plumbing issues but quickly addressed by staff. For people with mobility issue, there is no lift. Check in is a couple of blocks down but no problem.

We stayed at Maya Villa Condo Hotel for 9 days together with a few other families, and overall we had a very good experience. The rooms were excellent—clean, comfortable, and well-maintained. We especially appreciated having a private hot tub in the room, which was a nice addition. The location is a major advantage. The hotel is in a great area of Playa del Carmen, very close to Quinta Avenida and within short walking distance to the beach. For those for whom it’s relevant, it’s also about a 13-minute walk to Chabad Playa del Carmen. Aside from the issues mentioned below, everything else about our stay was very good, and we truly enjoyed our time there.

The private hot tub in the room was a nice feature, but unfortunately the water did not appear clean, which made it less enjoyable to use. The swimming pool in our specific building was quite small—noticeably smaller than it appears in the photos online. Additionally, although some previous reviews mentioned that guests could use pools in other buildings within the same complex, we were not allowed to do so, which was disappointing. Another issue was the interaction with staff around the pool. On several evenings, a staff member came to the building and spoke to the kids in a very unpleasant and threatening manner, warning them about playing in the pool (for example, splashing water that went slightly outside the pool or hot tub). This felt unnecessary and negatively impacted the atmosphere, especially since we only used the pool for about two afternoons during our 9-day stay. Overall, this is a great place to stay with an excellent location and comfortable accommodations. However, the small pool, restrictions on using other facilities, and the way staff handled situations with children were drawbacks that could be improved.

Wie auch in Cancun. Die Rezeption wirkte wenig fähig, weder interessiert. Kundenorientierung Fehlanzeige. M.E. ein Pseudo-Hostell, was auch entsprechende Gäste anlockt. Schall durchs Gebäude. Yoga Lehrerin wirkte gestresst. Vor dem Hotel (wie fast überall) Taxifahrer, welche dich für absurd hohe Beträge bereit sind durch die Gegend zu fahren. Ein ernster Blick/strenges Wort und es gibt schon 50% (!) Nachlass. Das Hostel duldet dies wohl. Der Gast als Ware.

The apartment, which was more like a small house as over 2 floors with a roof terrace above these, was in an excellent location. Really close to the town, 5th Avenue which is the lively area, but without the noise from there and close to the beach. The Asi Restaurant, which is the place's favoured restaurant, is in a lovely spot by the sea from where the fishermen go, and you can book a trip to go fishing with them if thats your thing. years away. Parking is easy as in the basement and free and if the car park is full, you can park on the street so that fine. We have access to access to a huge gym, The Gym which is 100 yards away and we used twice. Great apartment,great facilities, very big, and in a great location.

Over all price & location was great.

Lack of Front Desk following through with requests during our stay. Washer leaked water everywhere when washing clothes as this was brought up to front desk immediately when happened. Maintenance Guy was sent to fix & clean up water. He stated it was fixed as it was ok to wash clothes. Tried washing clothes as washer continued to leak from bottom everywhere again...called front desk about same issue within 2 hours apart. They only brought us a handful of big beach towels to clean up water ourselves a 2nd time as we asked for Maintenance Guy to come back to our room. Waited a good 45 mins as no Maintenance guy came by yet. Called front desk as they stated Maintenance went home at 10pm. Unexcectable & inexcusable service by property personnel. The property needs renovations to tidy up old appliances/furniture for sure!

Accueil rapide et efficace. Nous avons bénéficié d'un appartement spacieux avec rooftop. Le logement étair propre. Bon emplacement à proximité du centre et à quelques minutes à pied du ferry.

Certains équipements comme le jacuzzi du rooftop mériteraient un rafraichissement.

The condo was beautiful, set among lush gardens with a waterfall pool, lots of colourful art work, nicely furnished, well equipped kitchen, comfy bed. It was nice to have a 2 bedroom condo, lots of room to spread out. Only one block off 5th Avenue with a lot of good restaurants and shops, but our street was pretty quiet.

There is a set of stone stairs up to the condos. We were on the 1st floor but there are 2 levels above us, so steps could be a problem for some. The couch wasn’t very comfortable. Playacar is expensive and pretty busy, lots of people, buskers (fun!) and vendors (not so much fun)

The location, the service, the facilities were amazing. I had an issue with the hottub and they were on it quickly and resolved the same day. It was perfect for a family of four. My child loved the pool.

The installations are good and comfortable. The pool, even if its small, is nice and calm, most of the time is empty. We rented the penthouse that on the roof you have an enormous terrace for yourself with jacuzzi. The apparemment was big and spacious with good sound proofing. Free parking and close to Quinta Avenida and beach. Overall we had a pleasant stay

Some tableware looked a bit dirty and the kitchen devices a bit old and over used. Nothing to worry about, but still.

Geen lift helaas (veel trappen) En 1 gebeurtenis waar ik niet heel te vrede over was. Na de 1ste dag ging ik boven op het terras liggen en had mijn buideltasje op de keuken tafel laten liggen De dag ervoor had ik geld gewisseld en ik miste 1500 pesos ( 3 blauwe briefjes van 500) Ik zag de persoon die mijn vuil opruimde naar beneden lopen met vuil. Liep naar hem toe en vroeg hem zijn naam en deed net of hij mij niet verstond. Ik vertelde hem of hij in mijn kamer was geweest en dat ik 1500 pesos miste uit mijn tasje hij deed net of die me niet begreep. En zei reception reception. Hij was niet al te groot en rond de 20 a 25 jaar naar mijn inschatting. Ik heb het erbij gelaten en ben niet naar de receptie gegaan omdat ik wist dat ik het toch niet kon bewijzen. Heb vervolgens wel de dagen erna me geld goed bij me gehouden.

La réactivité du personnel. L’emplacement est top car calme mais à deux pas de la 5 eme avenue. Le complexe est hyper sécurisé avec garde de nuit. Le jacuzzi et la piscine sont un plus bien agréable. Le logement était très bien équipé.

L’humidité et odeur de renfermé lors de notre arrivée mais avec un moment d’aération, ce problème a été vite réglé.

muy cerca de la 5ta avenida, pero a pesar de eso en un sector muy tranquilo. Ideal para viaje familiar, tiene piscina y jacuzzi, excelente para pasar el día. Es cerca de la playa, pero para ir a sector donde se pueda nadar en el mar hay que caminar. Restaurantes con convenio con el hotel excelentes, muy buena atención, sin duda volveremos!

Se deben subir escaleras para llegar al edificio (para nosotros no fue problema pero se debe considerar).

I really liked that. The property was secure with a gate that you scanning, and it also had a covered parking garage with the Scanner as well. The staff is also so very friendly. And the room was big and clean. The location was perfect.

L’établissement est globalement très bien : appartement spacieux et confortable, belle piscine, cadre agréable. Nous avons passé un bon séjour sur ces aspects. En revanche, plusieurs points ont terni l’expérience : • L’attitude de la personne à l’accueil a été particulièrement désagréable, jamais souriante, donnant l’impression que nos questions l’embêtaient. • Aucune information claire n’a été donnée concernant le petit-déjeuner : nous pensions qu’il était inclus, mais avons découvert au moment du check-out qu’il était facturé 17 $ par jour, ce qui a été une mauvaise surprise. • Une coupure de courant de six heures dans le quartier a entraîné une panne de Wi-Fi dans notre appartement. Cela peut arriver, mais le plus gênant a été le manque de suivi : malgré nos demandes répétées, on nous assurait que le problème serait réglé, sans jamais nous tenir informés ni résoudre la situation. En résumé, un bel établissement et de bons équipements, mais un service d’accueil perfectible, qui a malheureusement gâché en partie notre séjour

Le lieu est bien situé, l'endroit est beau et les équipements sont conformes à la description.

Nous avons séjourné dans cet établissement en pensant que nos affaires seraient en sécurité, compte tenu des mesures telles qu'une porte métallique accessible via un badge et la présence d'agents de sécurité. Malheureusement, ce ne fut pas le cas. Notre chambre a été visitée à plusieurs reprises durant notre séjour. Des affaires personnelles ont été fouillées, plus de 100 euros en cash, des AirPods et le contenu du minibar ont été volés. Bien que nous ayons signalé ces incidents à l'établissement, on nous a répondu qu'il n'y avait rien d'anormal sur les caméras de surveillance. Pourtant, nous avons reçu une notification indiquant que la position de nos AirPods avait changé à une certaine heure, ce qui corrobore notre version des faits. Nous recommandons vivement de faire attention à la sécurité de vos affaires personnelles, en particulier vis-à-vis des agents de sécurité sur place. Cette expérience a malheureusement gâché notre séjour et nous amène à penser que la sécurité de l'hôtel n'est pas à la hauteur.

Muy buena ubicación y al mismo tiempo, aislamiento del ruido. Las instalaciones super bien equipadas y el personal muy amable. Eric fue quien coordialmente nos ayudó con el traslado de equipaje y con el funcionamiento del departamento. Volveríamos 100% a este lugar.

The flats are big, clean, centrally located and well equipped even for a long stay with a big group. There is parking in the building and a pool in the common areas.

Maybe it was just this flat, which was on the ground floor and didn't get direct sunlight, but there was a strong and constant smell of dampness. Clearly is not casual as there were dehumidifiers set in each bedroom and air freshener in the ac vent.

Great location, a 2 minute walk to 5th Avenue but still quiet with little to no noise from the surrounding night clubs. The suite my partner and I stayed in was incredibly spacious with clean facilities. The bed was massive and had a great sleeps every night. Pool and courtyard surrounds are tranquil.

There was little natural light and it was very dark in the suit however this is likely due to our room being on the ground floor. The bathroom was incredibly clean and well kept, however it would be great to see the shower head updated.

Location is great and the room is spacious

There was a foul smell in the apartment that smelled like sewage. We called to complain and ask for a solution and, after an employee checked it was *really* bad, they temporarily moved us to another room– and not to another permanent room as would make more sense. We had to deliver the key to the temporary room at the reception (which is not in property) before we caught the early ferry to Cozumel. At noon, we got a message it was fixed and it was not: we went into the room to find a milder but still very present bad smell. Maintenance folks incidentally told us the sewage smell "sometimes happen". They finally moved us to a different unit, on the other side of the property. That smelled decent, but we found a cockroach by the shower, and plenty bathroom flies. We had to spend ~5h dealing with hotel personnel, moving and all – precious time when you are on needed and insufficient vacations. The main person as desk couldn't care less, but his peers tried to help. We ended up losing time, and got absolutely no reparation for all the issues the hotel caused. This was a horrible experience and no one should choose this hotel. For short: foul smell, cockroach in the shower, flies and employee at the desk who couldn't care less.

We were pleasantly surprised to see that the rooms and the outside were exactly like the pictures on the web. The Wi-Fi was excellent which is always a challenge in Mexico and the staff was super friendly. The room was comfortable and clean and at a perfect price point. We will definitely be coming back to stay within this hotel group again. We travelled together as a family three different times this year and found that very , very few places look like they do online or are as described but we finally found one that was an outstanding match!

Great location, no need for a car to walk around and get to the beach. Lots of nearby good restaurants. The suite was very spacious and well maintained.

Not a big deal but the pool was kind of weirdly situated on the property and if anyone was swimming in it, you'd likely get wet walking to you room. But absolutely not a big deal at all.

The location is PERFECT! It was clean, quiet, and we were very comfortable there. There is a “pool” but we didn’t use it.

Upon arrival, there was no power. Not their fault, as the whole town was blacked out. But after 9 hours of no power, in MX heat, it gets HOT and it was pitch black in the room once the sun went down. I wish the hotel had accommodations for this (fans, flashlights, something).

La localisation

Nous avons réservé un penthouse 2 chambres description donné 188 M2 mais a notre arrivée surprise !! L’apparemment fais a peine 80 M2....il manque donc plus de 100m2 d’après l’hotel cela correspond a la terrasse ou se trouve le jacuzzi qui est situé a l’extérieur de l’appartement et où n’importe quel résidant peux y accéder...donc en gros on paye pour le bonheur de tous le monde!! D’ailleur il y'a a plusieurs reprise des fêtard qui on utilisé notre jacuzzi sensé être un espace privatisé cepandant le portillons étant cassé tous le monde pouvez y avoir accès, malgré nos plaintes au front desk rien a été fais....pas d’excuse rien....nous n’avons pas pu profiter de notre jacuzzi qui était sale et utilisé par d’autres personnes....bref inacceptable !!! Autres problèmes que nous avons remonté et qui n’a pas été résolu = -Clim bruyante, obligé de l’éteindre car impossible de dormir..... -Odeur d’égouts permanente ! Une forte odeur d’égouts se diffuse avec les climatisations, rien a été fait.... -Rideaux transparent donc impossible de dormir si vous êtes sensible a la lumière du jour (ce qui est notre cas) L’hôtel est vétuste et dans sont jus...tous le mobilier date d’un autre temps, ça se voit qu’ils n’ont jamais investi dans le mobilier depuis la création de l’hotel (voir photos) Pour résumer le rapport qualité/prix est exorbitant au vue des prestations qu’ils proposent, ça nous a gâché le séjour !! Nous allons faire une réclamation a booking.com car cet hotel est tous simplement une arnaque ! Pour le même prix vous avez beaucoup mieux ailleurs !

The pool is beautiful, the building is clean and secure. Parking is available, and the rental is ideally located, just a short walk from the city center.

between beach and quinta avenue, so exactly in the sweet spot. 2 nice pools, garage for the car, towels for the pools & beach. We had the apartment at ground floor, 2 bed rooms, 2 bathrooms, kitchen & the private jacuzzi!

minor detail but the boys at the associated beachclub maybe. Waiters there weren't sharp at all, 2 wrong orders in 2 days and still demanding 20% tip afterwards.

Door problemen met de airco in Maya Villa werden we bij aankomst meteen omgeboekt naar een appartement in Porto Playa. Dit appartement was vergelijkbaar en helemaal perfect voor ons. Voorzien van alle faciliteiten en het dakterras is zo'n fijne toevoeging! Locatie is perfect t.o.v. 5th avenue. Relatief rustig, maar toch om de hoek. Ook een perfecte parkeergarage voor de huurauto.

Het zwembad had wat achterstallig onderhoud en de waterval/het riviertje werd helemaal niet meer schoon gemaakt, dat was zonde.

Great location and friendly staff.

A bit worn down

It was just gorgeous! So comfortable, well laid out and super clean the maids were brilliant and all the staff were so friendly. We wanted solidarity and weren’t bothered but they were always there in an instant when we needed. The location couldn’t be more perfect either. Just brilliant would 1000% go back! Supermarket was a 10 minute walk also

Overall clean property and good location

They gave us a single double bed for 3 people and gaslit us into thinking that it’s what we booked - the free 10 minute massage is non existing.
