Late arriving people right above my room kept me up till the early hours..
The host was super helpful and friendly. The room is quite basic and fine for a night. Not far from the mian sights.
Hard bed (like really hard), though some may like it that way. The room is tiny with little space for luggage. The room overlooks a construction site, so not really exciting. One floor to walk up, as elevator goes only to 5th floor. Water drain on the opposite side of the bathroom, so after taking a shower water is literally all over the floor.
Great Apartment!!! Lovely size. Great Bathroom with Bath and Shower. Comfy bed - But Squeaky! Use of Kettle, Microwave and Fridge. Nice sized desk for writing. Safe and Secure Accommodation in a Safe area - although you will have to walk past a few 'Girly Bars' etc... to get there! But I felt very safe and Welcome!!! Van (Lady who worked there -was VERY Helpful, Kind, Welcoming and Polite). Easy Check-in and Check-out Procedures. Overall, Very Happy and I would DEFINITELY stay here again!!!
The Only Complaint I have is that the Bed was Exceptionally squeaky when you moved! Other than That I could Not have been Happier!!!
Really clean and spacious, really good value for money with its great location in district 1. Although off the main road down a few alleyways, completely safe. Great having a kitchenette too.
Spacious, quiet, fairly clean, decent work area, very good internet, reasonable price, friendly staff. Only complaints were that I (maybe mistakenly) thought that there was a washing machine, and it’s a little tricky to find down an alley in the red light district of Japan Town. They have a paid laundry service though. It was one of the very few places that I’ve stayed in Vietnam where I could work reasonably comfortably and had zero problems with the WiFi. The place is a little run down, but given the price and the location, it’s great value for money. I’d definitely stay here again.
Convenient location good rates and very secure
Cushion for desk chair nesesidies
Good shower, friendly staff, comfortable bed, close to tourist attractions.
Can hear other guests slamming doors in the middle of the night. Needs better soundproofing.
Nice comfortable room, in central region. I was very satisfied.
space, clean, windows, quiet, safety, location convenient for everything. staff is so friendly. we were really enjoy to stay this place. highly recommend. 🥰🥰🥰🥰
nothing…
Kitchen is very practical, location is very fonctionnal, very calm at night even near the big street. We were able to leave our bags in advance in a very safe place. Free water is a must.
Nice bedroom and comfortable bed. Central location. Responsive, friendly, and English-speaking host. Lots of restaurants, shops and cafés nearby. 15min walk from popular shopping markets.
Shower got cold quite quickly, and the shower head was small. No plates, knives or forks - only bowls, one spoon and some chopsticks. No dustbin in the kitchen or bathroom. Window opens a meter away from another building - limited natural sunlight. Seems to be surrounded by 'adult work' establishments/bars. Noisy air-conditioning unit.
The place is hidden in some small streets, so is very quiet.
Dark room, room had window, but less than a meter from the window was another building with window. So I also couldn’t get some “fresh” air.
Really liked everything.Great location for shops, restaurants and bars.
Very helpful personal, they can also do laundry for you if needed. The hotel is located behind a bar wally, so many invites to bars and to massages when you go to or from the accommodation. Elevator goes only till 5th floor.
Not much of a view even from the top floor - an ongoing building construction site in a way...
Nice and a spacy flat on an area with a lot of bars and restaurants. Still very quiet at nights.
Not suitable for remote work since there's a noisy repair store right behind the window.
The staff is super friendly and helpful. Location is perfect and very calm and quiet.
Lovely clean apartments (cleanest we’ve stayed in the whole of SEA). The apartments were lovely & spacious compared to other rooms we have stayed in. Bathtub in both apartments we stayed in which is rare! Both rooms were lovely & light with huge windows. AC worked great. Host super responsive, receptionist so kind & lovely. They also did our washing for us & it came back perfect. Cannot fault!

nice room with window, quiet area
no private entrance, no frying pan , bed was a bit hard
The staff here are friendly and attentive.
Central location so convenient to travel to tourist attractions, very satisfied
Everything's fine
The staff is enthusiastic and supportive, very good
Really comfortable and flexible hours
We had the perfect stay here, quiet and good for sleeping.
The building has an elevator, just what I expected.
The house is quiet and everything is kept clean
Good customer service, I got a cute gift from them
Perfect. Very close to the American consulate.
Good location, easy to find accommodation.
Great location. Comfortable room. Excellent service. Highly recommend.
Third time staying here. Nothing to complain given the price and location 🥰
Great location, nice and simple room and very cheap! Free water and very friendly staff, would definitely stay here again.
You are right next to Japan Town/Red Light District so something to be aware of but it never detracted from the stay
The staff was super helpful and kind. The air conditiong was good.
The bed had ants which made it uncomfortable to sleep in it.
Very lovely owner
In the bathroom, there was a 10-20cm gap between the bathtub and the wall, with a lot of mold
Good location in district 1, within walking distance to most things and close to some nice Japanese restaurants and craft beer/brewery pubs. Air conditioning and tv worked fine and there was the option for room cleaning (free) and laundry (charged) every other day. Staff were friendly and allowed us to leave luggage when checking out. I really liked that they had large water containers to use to fill smaller plastic bottles which is the only place we stayed in Vietnam that did this. Room was nice and looks like in the pictures but it did feel more like a hostel than a hotel. There was a lift and our room didn’t get light in the morning so we could sleep in
It was a bit hard to find as it’s down a back alley but we found it ok using Google maps (it’s down the alley across from the haargen -dazs restaurant). As other reviews have mentioned it’s in Japanese town which looks as though it’s a red light district which could be a bit off putting for some people.
It is close to everything..it's also quiet very nice ..nice stuff .. very helpful.. if I visit Ho Chi Minh city again .. would stay here again
Stuff is very helpful it's quiet nice and clean and it's close to everything
The hotel was very mediocre, reception staff was nice when around. There is free drinking water at reception.
The room was quite small and a bit dirty. The area is questionable - walking distance to main sites but also surrounded by lady bars which can be uncomfortable. The door has a window to the hallway so the light wakes you up every time someone enters the hotel.
Staff were great
Was very hot on top floor Bed was not great Got poor nights sleep
I like its location cause of its location is situated in the centre and very easy to go to the foremost places in Saigon.
It is near to HCMC business district and many delicious street foods and nice cafe along the roads
Spent a bit of time to locate the apartment, thanks to the two young ladies at the shop who guided me to the apartment...
The staff were absolutely fantastic. Location is also good.
We booked a deluxe double room and were given room 16, top of the building up an old fire escape in the attic. Opposite laundry with a glass front door to room 16 so every time someone switched on the light it was a bit like daylight.
Great value, very comfortable clean apartment... Enjoyed my stay... Everything was great, staff, check in v quick.... very happy with everything and would, stay again!
The Vivian is undoubtedly very good value. It is very conveniently located and the staff competent. friendly and helpful.
This is very basic but for the money you really can't expect more. We stayed here last year, so knew what to expect.and for a couple of nights is quite acceptable.
The property has all the necessities and is perfect if you are travelling on a budget. Also, the location of the property is very good and located in a prime area. The owner is very accommodating and represents Vietnamese hospitality culture. She helped us in every way possible, even helped us after we checkout and we had an emergency situation.
Everything is perfect.
Good location and nice staff. The room was ok but a little dirty and looks old. The wifi is fast.
I moved from the basement room to the room (for more money per night) to the very top (7th floor) and was there for 6 nights. The lift only goes up to the 5 floor, so there are at least 30 steep steps to the top floor. The views were of an unfinished building (nothing special), the air conditioning worked fine and it was a quiet place apart from hearing people slamming doors below during the nights. Overall, a good value for my money considering the negatives (see below)
The kitchenette was complete empty, only a kettle was there. It could be a noisy place (see my comments above). It could be a very intimidating place due to the fact that the whole red light district is all around it, get ready to be asked for a massage (or, for more than a massage, if you are a man) at least 50 times a day as you walk around
The only good thing about this hotel is location.
We were given room at 6th floor that elevator didn't reach. During first night we found a small lizard on the wall. The balcony door had some ventilation hole so all insects from balcony could easily go inside. During our last night there was a gigantic cockroach in the bathroom that crawled from some hole in the wall. Besides the room was terribly dirty. In the fridge we found empty cola bottles of previous guests. The dishes weren't washed as well
The staff were really friendly and responded very quickly and super helpful!
In district 1
Dark, musty smelling, in Japanese prostitution area, poor shower. It seemed like a room that should charge by the hour to be honest.
Great location in a quiet alley. You will need to take your luggage the last couple of hundred metres from the road, the alley is motorcycles only. We checked in late on NYE without any difficulties. Very helpful staff. The bed was a little soft but the room was clean and the AC was ok.
The room is not new but clean. Although it's a budget homestay but the room is quite and smells fresh. I mean no smell of air freshener, no musty humid smell, just smells fresh. The bed is comfortable. There is also an elevator so you don't have to walk up the stairs.
The kitchenette in the room has no stove, no dishes, no glasses nor cups, no utensils. You have to ask for it. However, there's a microwave and a kettle. The homestay is deep inside a long, winding small alley, it will be difficult to find your way there if you don't speak Vietnamese to ask for directions. Best to write the address on a piece of paper and show it to people there.
Good location, great stuff, clean. All kitchen utilities.
