-wir hatten Villa A3 und diese war stark renovierungsbedürftig und in die Jahre gekommen. Bilder auf Booking entsprachen nicht ganz der Realität und sind wahrscheinlich schon älter -Frühstück wird bis 10:30 serviert, allerdings muss ein bestimmter Slot vorher reserviert sein, damit das Frühstück frisch zubereitet werden kann. Ist der Slot vergeben, muss man einen anderen wählen. Problematisch, wenn man es wegen einer Tour zu einer bestimmten Zeit braucht

Private, very spacious & great location. We loved our stay & would go back in a heartbeat. The air cons worked well, pool was fabulous & couldn’t fault the staff.

The bed not so practical with a timber border around it, however was still comfortable.

The villa was absolutely incredible, we could not believe how massive it was, the pool was beautiful and ended up spending most of our trip there relaxing, beds super comfortable, we got a floating breakfast delivered and that was delicious. From the moment we were picked up from the airport to the moment we left the staff were lovely and attentive to everything. It is also a very short walk down the road to Seminyak beach

We loved the location, the staff were welcoming, helpful and always happy. We really enjoyed the floating breakfast on our last morning. The villa was clean as was the pool. The bed and pillows were super comfy and the villa itself was just the right size. We will definitely be recommending to our friends and family.

Breakfast was excellent and on time every morning ,the villas were in a quiet area no noise and only a short walk to beach and restaurants.

Ontbijt was goed. Hele ruime villa van alle luxe voorzien, eigenlijk te groot voor 2 personen. Privé zwembad wat lekker koel was. Heel aardig en vriendelijk personeel.

Toch wel een beetje eenzaam, je ziet helemaal niemand van de andere gasten, daarop is het hotel ook ingericht. Misschien prima voor anderen, ik zal zoiets niet snel opnieuw boeken, maar voor mensen die complete rust en privacy willen is dit top.

The villa is very spacious, in an excellent location and was clean. We liked that the pool had shade, so didn’t over heat.

The hospitality was incredible. Extremely happy workers which made it very comforting to feel welcome. The food was really nice which introduced me to some foods I wouldn't usually have too - always a bonus finding nice food internationally to create memories. The set up of the villa is so nice. I made sure to use every area to experience the true sense of relaxation in this villa.

The toilet stopped flushing every day I was there, which meant I had to avoid using the toilet at some stages. The fridge door stopped closing fully shut after 2 days, after moving everything out of obstruction.

직원들이 친절하구요! 조식은 아침에 방으로 가져다 주는데 미고랭이나 나시고랭 먹는게 좋을것같아요! 요거트볼같은거 신청했는데 별로 입맛에 안맞아서 바로앞 편의점 가서 신라면 사서 수영하면서 먹었어요! 개인 수영장이라 너무 좋고 비와도 운치있어요! 다만, 계단 부분에 무릎이 까졌어요 ㅠㅠ 처음에 계단이 있는지 몰랐거든요! 수영장과 욕실문이 이어져있는데 그곳에 계단이 있으니 다들 조심하세요

The property was well located and very convenient to access places we wanted to go to.

The property would have been lovely in its day however the room was in need of some cosmetic repairs and updated. The mosquitos were terrible - if the sliding doors closed properly wouldn’t been an issue but unfortunately that was one of the repairs that needed to be rectified.

The security guard at the front was very nice and always welcome to meet with my name.

However, I do believe the other staff could’ve been a bit more welcoming. The breakfast was a huge letdown. It was either cold and every time you try to make changes to the menu whether it’s take some sauce off on pork sauce on, they would always forget. For the price you pay for the villa I don’t think it was worth the money.

The villa was very nicely layed out, very quiet and very secure .

Although the villa was lovely, it could do with touching up, a lot of the outside paint needed sorting out and there were a lot of issues with the outside lighting that kept switching off. Also, there were a lot of light bulbs that needed replacing. Pool lights didn't work, garden lights with missing wirels and bulbs . It's a shame as the villa itself is really lovely, these small touches makes such a difference. I'm also a bit OCD but I notice these things .

Lovely private villas, a 10 minutes walk to main shopping/eating location. Staff are exceptionally lovely.

My old bones didnt like the japanese style couch on floor and the comfortable bed was also a little difficult. A microwave in the kitchen would be handy. After 10 days the breakfast choices became monotonous but then we just went out.

Absolutely loved this little villa. Was great having our own privacy and space. The breakfast was fantastic, tried abit of everything and they didn't disappoint. Staff were lovely and helpful. Wasnt too close to town which was great for not too much noise.

Our Villa was clean and comfortable. The staff provided excellent service. They were all genuinely kind and caring. The hotel food was delicious as well. We definitely recommend this hotel and the floating breakfast.

Perfect location if you want to be close to the beach and restaurants but not disturbed by the noise of a busy street with cafés and bars. It is a little oasis in Seminyak, North of Kuta. Walking, it is 2 minutes away from the beginning of the restaurants street and exactly 7 minutes away from the closest beach access! 2 types of villas to choose from, we took the biggest one "Royal Villa". All villas have their private pool and garden with sun beds and a covered 'day bed'. Very friendly staff. Nice breakfast choice (delivered in the villa at your chosen time). Very comfortable bed. Very clean: the villa was fully cleaned everyday (thank you Uda, very friendly and kind ;-) You can also book a private driver at the reception of the hotel if you want to make a tour on the island and visit other locations. We stayed 12 nights and were very sad to leave this oasis.

There is really nothing that we disliked in this lovely boutique hotel. But if I had to make one comment: for people who have back problems and cannot "go/sit low on the floor", be aware that the sofa in the living room and sun beds on the terrace are "Japanese-style", meaning 'tatami'-style so quite low on the ground which makes it less easy to get up for some people.

The pool area was lovely and the bed, although firm, it was comfortable.

I had a broken toilet. After a couple of days of it working to then not working, they finally put me in another room which was an upgrade. I did have to be quite firm about moving rooms. Breakfast was okay, but certainly nothing special. I love a dark room. My first room was very light at night but second room upgrade was better.

The location was prime!! The villa was beautiful and comfortable.

Everything was fabulous. The couch was a little hard to get on and out of. However with the Japanese theme we understood why the style it is.

Firstly the photos showed on website page are old most likely from when they opened. Our villa is tied I had call the mgr to show him the build up of urine at the back of the seat. The broken boards on the deck. The couch is a futon style if you are elderly or have mobility problems once down you can’t get up no other seating in the room. The same for the sun beds all at ground level and I wouldn’t lay on them they are wet in side and stink. The kitchen you only get two of every thing. You couldn’t prepare anything, also the gas cylinder is in the cupboard how dangerous if you had a gas leak. Breakfast was of you have to place your order every day. This is not a 5 star way from it maybe 3 star. The room that has the curtains over the bed haven’t been washed for a long time. Based on our villa if the rest are the same I wouldn’t recommend a stay here. The pool was great the aircon worked well. As you look around you ca see poor workmanship on patch up .

We absolutely loved staying here! Anggy and the staff were amazing! Couldn’t do enough for us and made the stay wonderful! We had a special cake and celebration for my fiancés birthday and it was beyond expectation. Pool was excellent. Breakfast was delicious and the banana pancakes to die for! Yum enak sekali

The property is well managed and is v close to sunset beach. Perfect bed to spend night and spare time. We did experience malfunctioning of AC but was repaired next day. Over all good experience.

Malfunctioning of air conditioning

A very private and convenient location close to all amenities, convenient store and a short walk to local shops and beach. Staff were very courteous and helpful at all times and offered a high level of service. The bed was huge and offered a high level of comfort. The private spa bath with a door leading straight out to a private pool was a nice feature to this villa.

We stayed in room B-1 which was an upgrade. Upon arrival I noticed the outdoor shower wasn't working. Unfortunately they weren't able to fix it. Also half the outdoor lighting was off. That was an easy fix after they checked the circuit breaker. In addition there was a faulty floor lamp with damaged insulation and exposed live wires. In general the villa itself was nice but a bit dated and in need of a new coat of paint and some aesthetic touch ups especially in the bedroom where there was some water damage on the ceiling in several areas. Finally there were a couple of questionable electrical wires in the pool submerged in the water with electrical wire over the terminals. Similar electrical wires on wall lighting with exposed wires and electrical tape.

The receptions staffs were friendly

Pros The front desk staffs were well mannered and friendly. The location was good and easy to access alot of places. Cons The tv batteries was not working, when i requested for new ones, they said they will be sending someone to the back entrance to pass the batteries, when i saw them, i took the battery from them and said thank you but then they wanted the faulty batteries. So i went in to get them the battery n told them to wait at the door. However they just walked into the room. My wife who was in her swimwear felt very bad. So after they left, i tried to talk it down as the language barrier and told her to rest. Soon after 2 ladies were in the villa and forcefully opening the doors. When i saw what was happening and confronted them, they said they were the managers of the villa and they were informed its not occupied and wanted to look around. I told them this was bloody rude and i was super pissed about it. My wife and i felt that there was no privacy and unsafe. When i spoke to the front desk staff on what happened, they were apologetic and were trying to do service recovery but i was so mad at the level of training and blatant disregard for privacy that i refused to accept their service recovery. Then we found out there is no hot water in the shower and the water trickles. We then wanted use the jaccuzi bathtub. When we switched it on, we felt like vomitting. A pungent sewage smell came out and black particles came out of the jacuzzi water holes. Alot of the taps are outdated rusty and not functional. We booked this villa to celebrate my wife's bday but we left with disappointment and eager to leave. Charging a premium rate but providing a less than backpackers inn standard was appaling. Would i ever revisit? Not even if its free. Why? Hotels/Villas are all about providing you a temporary home and home is where you are suppose to feel safe and we didnt get that. I cannot be 2nd guessing safety in a foreign country.
