Ongelooflijk mooi verblijf, ruime kamer, super vriendelijke eigenaars. Niet twijfelen om te boeken, gewoon doen. Zeer verzorgd en lekker klaargemaakt ontbijt!! Locatie ligt redelijk dicht tegen zeer lekkere restaurantjes.

Tout était fabuleux, un endroit pour décompresser, être au calme et se reposer. Le petit déjeuner est fabuleux, Roxana est venue me chercher et me déposer à la station de bus ADO gratuitement, j’ai pu laver mon linge gratuitement. Toute l’équipe est d’une gentillesse sans nom. Je reviendrais avec grand plaisir. Un grand merci à cette jolie famille mexicaine <3

Très bon accueil des gérants. L’appartement était parfait, très propre, et très bien situé (il faut la voiture pour tout déplacement). Le petit déjeuner est délicieux et les hôtes très réactifs.

We had the most incredible stay at Casa Kobaab. This was our first time in Mexico, and from the moment we arrived, Roxy and Ramon made us feel completely at home. Their warmth is instant and genuine. You walk in as a guest and leave feeling like family. The space itself is beautiful, thoughtfully designed, and spotlessly clean, but what truly makes Casa Kobaab special is Roxy and Ramon. They go above and beyond in every way, and their rooftop breakfasts were absolutely delicious! such a lovely way to start each day. The service throughout our stay was outstanding, and every detail felt personal and cared for. We can’t recommend this place enough, it’s rare to find hosts this genuine and a place this special. We’re already counting down until we get to go back and see them again!

O café da manha era muito bom, mas preparado somente após as 9 horas, o que acabava impactando um pouco quando tinhamos passeios agendados.

A home away from home 😊I was going to stay for 3 nights, but ended up a week and a half 😊 It is a beautiful place, the owners are friendly and helpful ❤️ the rooms are big and clean, and it is in walking distance of everything you need - and if you don’t like walking, you can rent a bike or an ATV. The atmosphere of the hotel is amazing, with the grand kolaab tree in the middle of it all, and I strongly recommend the tachitas breakfast on the roof ❤️

The owner was an absolute highlight — genuinely helpful and warm throughout the stay. The room was enormous and full of surprises: a giant hammock was an unexpected treat, and the pool was a perfect way to unwind. Exceptional value for what you get.

The property is hard to find on arrival — there's little to no signage from the street, which made locating it tricky (though this may be intentional). Breakfast was included and appreciated, but felt a little basic in presentation; that said, it was home-cooked and a lovely personal touch.

Great host, rooms and cleanness. This is hosted by a family that is very friendly and helpful, the rooms are spotless and cleaned daily (not sure that is even needed!).

As in all reviews, the roads to this location are somewhat bumpy, it should be no problem for a normal vehicle to drive here. - If this is the only downside to this location it must be good!

Przepiękne miejsce, przemili właściciele! Obiekt pięknie urządzony, w stylu marokańskiego riadu, absolutnie piękny. Dobre śniadanie. Idealnie zlokalizowana klimatyzacja (co rzadko się zdarza), która nie wieje Ci w plecy, gdy śpisz, a idealnie schładza pokój. Możliwość parkowania pod obiektem. Wygodne łóżko i przestrzenny pokój. Cudowni właściciele!

Mieliśmy lekki problem ze zlokalizowaniem miejsca - warto wiedzieć, że na budynku jest numerek "6", co może być mylące.

Die Betreiber des Hotels tun wirklich alles, damit die Gäste sich wohlfühlen. Roxana und Ramon sind total nett, sehr sympathisch und äußerst hilfsbereit. Zudem hatten die beiden tolle Tipps für Aktivitäten und Restaurants. Wir kommen definitiv wieder. Die Apartments waren sehr sauber, sehr geräumig und mit allem wichtigen ausgestattet.

La tranquillité du gite, la propreté et l'accueil du propriétaire.

Juste deux remarques, le petit déjeuner est bon, cependant seulement à partir de 09h00 c'est un peu tardif. Le petit déjeuner sur la terrasse est sympathique mais du mobilier plus récent et plus confortable serait un plus, peu de places sont abritées du soleil, des parasols seraient les bienvenus. Une dernière remarque, les routes pour accéder au gîte sont en très mauvais état.

Die Zimmer waren riesig und super sauber. Das Frühstück wurde jeden Tag a la carte frisch durch die Inhaber zubereitet und hat gut geschmeckt.

Die einzigen Optimierungsbedarfe: Die Hotelzufahrt führt über Schotterstraßen mit heftigen Schlaglöchern…die müsste man noch asphaltieren. Außerdem wären andere Handtücher hilfreich…die vorhandenen waren sehr weich und haben einen kaum getrocknet. Aber das ist wirklich das Haar in der Suppe gesucht. Sonst top!!!

Connexion wifi ne fonctionne pas bien. L’emplacement: on doit toujours prendre la voiture pour bouger. Les routes ne sont pas fonctionnelles et dangereuses pour les vélos.

El alojamiento es increíble. Todo súper bonito, limpio y no le falta detalle. Ramón súper amable y te ayuda en todos lo que necesites. El dormitorio súper grande con su parte de cocina/comedor y la parte de la cama. La cocina bien equipada, tiene de todo, nevera, utensilios de cocina, microondas, etc. El baño amplio y limpio.

Lo único negativo que pondré, por poner algo, son las piedras decorativas del lavabo. Cuando llegas al alojamiento los caminos no están asfaltados.

sehr familiär. wir wurden herzlich empfangen und haben tolle Tipps bekommen. Parken direkt vor der Tür. Nicht abschrecken lassen von der Straße. Ums Eck ist ein kleines Restaurant Mama xxx. alles frisch und super günstig. Die Hauptmeile ist zu Fuß ca 10 min entfernt. Wir waren bei den Ruinen und haben den Tipp Parken im Beach Club Ikal befolgt. trinkt etwas und ihr könnt Liegen und auch den Pool kostenlos benutzen. Zum Eingang von Tulum sind es circa 10 Minuten zu Fuß. Falls ihr ein Taxi nehmen wollt, müsst ihr es am Eingang vom Park bereits bezahlen, sonst werdet ihr nicht mitgenommen. Manchmal bedarf es einer Reservierung im Beach Club, damit man im Park durchgelassen wird. (fragt in der Unterkunft danach, die wissen Bescheid. Sie haben uns auch innerhalb von 2 Minuten per WhatsApp geholfen) Wir hatten die Suite mit Terrasse. Sehr groß und alles super sauber und schöne Einrichtung. Haben einen Blick in die anderen Zimmern geworfen und ich kann nur sagen, die hätten vollkommen ausgereicht. Schön hell , geräumig und schöne Einrichtung. Das Frühstück auf der Dachterrasse ist ein Genuss. Ich kann die Unterkunft wärmstens empfehlen. noch ein Tipp: vor dem Beach Club Ikal gibt es ein super Schnorchelgebiet. Wir haben Rochen und Schildkröten gesehen. Am Strand kann man eine Tour dorthin buchen für 1 Stunde.

Exceptional staff. Roxana and Ramon made us feel like we are at home. They answered to all our needs. The breakfast was really good, the healthiest food we had in mexico :) The room got cleaned and tidied everyday, no questions. The hotel itself is also very beautiful, green, esthetic. Everyday when we arrived the room, we were feeling extremely happy.

I would not say it as downside but we got the deluxe apartment with private pool. We have not used the pool - it seems a little dark- but apparently the water comes from a cenote and that is the reason- we swam in real cenotes instead. It is not a completely silent area, neighbors are partying regularly. You hear usually music almost every night. We could still sleep perfectly except one night.

We had an amazing time staying at this family owned Hotel. The Apartment was spacious and clean, we had pur own private Pool and the public one right in front of the door, the bed was very komfortable and we enjoyed every minute! The breakfast on the roof terrace was delicious and looking over the jungle while drinking a coffee was just spectacular! But the best thing was the Hosts. They helped us so much with choosing the best restaurants, beachclubs and getting around in general. It soon felt like staying with friends! Highly recommended!

Nothing Casa Kobaab could change, but in a perfect world the road to the Hotel would be a bit easier. We had no 4WD and sweated a lot the first time going there. But it is absolutely doable to get there with a regular car, don't let the road scare you!

We spent three weeks at Casa Kobaab, and it was a fantastic choice. From the very beginning we felt we had found the right place. In fact, we enjoyed it so much that we would have happily stayed even longer. The hotel has a great location - it’s slightly outside the busy part of Tulum but still close to the center. Because of that, it’s quiet and peaceful, which makes it a perfect place to relax away from the noise and crowds of the town centre. The area also feels very safe. The rooms are large and spacious, beautifully designed with a lovely boho vibe that fits Tulum perfectly. The beds are very comfortable, and the rooms are cleaned daily to an impressively high standard. Another big highlight is the breakfast. It is fresh, delicious, and made from organic products. Roxy prepares it specially for the guests, so everything is made just for you. And the coffee is excellent! Breakfast is served on the rooftop, which is a beautiful and peaceful place with great views - a really wonderful way to start the day. But the biggest treasure of this place is Ramon and Roxana. When we arrived, they told us they wanted to be our “Mexican family” - and that is exactly how it felt. They are incredibly friendly, kind, and helpful, which gives the entire place a very warm, home-like atmosphere. During our trip we had a few unexpected adventures, and they always did everything they could to help us. It’s also definitely worth following their recommendations - as locals they know exactly which places and restaurants are truly worth visiting. And of course we have to mention Hendrix, the owners’ cat - we already miss him <3 Ramon, Roxy- we would like to thank you both for everything. You made us feel truly at home. We honestly couldn’t have imagined a better honeymoon, and a big part of how special this time was is thanks to you.

Dans les chambres il n'y a pas de volet. Il faut s'habituer à se réveiller en même temps que le soleil.

The hotel is actually more of a bed and breakfast, in the sense that it is a family-run business and the owners live on the property and personally provide service to the guests — which can sometimes be an advantage and sometimes a disadvantage. Roxana is a wonderful and welcoming host, with a genuine willingness to help and pamper her guests. The room is huge and beautiful, with a large window. Guests are offered small and thoughtful perks — complimentary water refills, access to a workspace, and even mosquito spray. The surroundings are very quiet, in a new residential neighborhood.

As others have mentioned, although the neighborhood is already built, none of the roads are paved yet, and the access roads are barely suitable for a standard family car. This also makes walking to and from the city inconvenient and unpleasant. While this is obviously beyond the owners’ control, it is something worth taking into consideration. The area is probably very new, because when we ordered food through an app, the delivery driver got lost and had trouble finding the property. The kitchenette in the room is charming, but it did not include a microwave or a coffee machine. Roxana kindly brought us a coffee maker when we asked, but we didn’t feel comfortable repeatedly asking for additional items that were missing. There was no cutting board, no bowl for salad or pasta, and no serving spoon or teaspoons. Although there is a frying pan and a pot, I don’t think it’s really possible to prepare a proper meal there. I’m sure Roxana would have gladly provided anything we needed, but when I travel, I prefer to be as independent as possible. The room was lovely and the house itself is stunning. However, it is designed in an open-space style with large windows covered only by white curtains and with almost no sound insulation from neighboring rooms. When we stayed there, the other guests were wonderful and it was quiet, and we are not particularly sensitive to morning light. Still, this is something to be aware of for anyone who is sensitive to light or noise.

We had the pleasure of staying here in Tulum and really enjoyed every aspect of the trip. The host was incredibly welcoming, friendly, and made sure every aspect was taken care of. Quiet location (away from the main streets of Tulum), healthy delicious breakfast and spacious, clean rooms! However, very fast in the city center by car/bike/scooter!

As in most parts of mexico, the curtains were pretty thin, allowing for light to get in in the morning.

the host couple were really great. their personality is in a class of its own and they are very helpful. we felt this place as our second home right from the start. we got good tips about restaurants and attractions in the area. and their cat hendrix was really lovely. if we ever come to tulum again we will definitely come here again.

This is a wonderful hotel, spacious, beautifully designed, comfortable and spotlessly clean. Ramon and his wife went out of their way to make our stay special - nothing was too much trouble. It was just a short walk from the restaurants and shops of 7 street, although - be warned - many of the roads are rough and unmade. Breakfast was included and was served on the roof terrace. I can highly recommend Casa Kobaab

Everything about our stay was exceptional. Roxy went above and beyond to make us feel welcome. We truly can’t thank her and her family enough for making us feel so at ease in such a short time. The location is fantastic, and our bedroom was as comfortable as it gets. This is a very special place run by truly wonderful people, an absolute must-stay if you’re visiting Tulum. Route un peu défoncée pour l'accès aux bâtiments, un grand classique du Mexique. Préférable d'être véhiculé pour accéder aux restaurants de la ville.

Magical and cozy place. We had a spacious room with a balcony and a lovely view of the trees - so romantic! The guys who run the place truly became our friends. They are kind, welcoming, and always happy to help. On our very first day, they sent us a list of the most beautiful places along with their personal recommendations, which was incredibly helpful. Super tasty breakfast 😋 Renting bicycles there was also very convenient. If I ever come back to Tulum, I will definitely stay here again. ❤️✨

Roxana y Ramón son encantadores. La habitación muy amplia y muy cómoda. Todo muy limpio.

Ubicación mejorable. Las calles no están ni asfaltadas ni niveladas. No hay aparcamiento en el hotel, aunque sí en la calle. El desayuno estaba muy bueno, pero tras varios días se echaba de menos más variedad.

Mi experiencia en Casa KOOBAB fue simplemente increíble. Desde el primer momento, se siente el cariño y la dedicación con la que fue construido este lugar: cada detalle de la arquitectura y el diseño está pensado con buen gusto y armonía. La construcción es excelente, moderna pero cálida, perfectamente integrada al ambiente natural de Tulum. Ramon y Roxy te reciben como si fueras parte de la familia, te hacen sentir en casa, aunque estés lejos de la tuya, son de lo más amable y atento que he encontrado en mis viajes. El ambiente general del lugar es tranquilo, acogedor y muy especial, perfecto para descansar y disfrutar. Definitivamente recomendaría Casa KOOBAB a cualquiera que busque una experiencia auténtica y confortable en Tulum. ¡Gracias por hacerlo tan especial!

Colazione buona ma solo salata e servita a partire dalle 9 del mattino, cosa un po insolita per europei. Inoltre le strade dissestate de La Veleta rendono gli spostamenti un po scomodi (non è ovviamente colpa della struttura ma vale la pensa segnalarlo)

Das Bett war sehr hart, ohne Lattenrost. Die Strassenverhältnisse sind sehr abenteuerlich und nur mit Scooter oder Quad zu bewältigen. Leider ist Tulum total überteuert und spiegelt nicht das mexikanische Leben dar.

No hair dryer and when we asked, the host said they are away so it had to be delivered the next day. The last block of the road to the hotel was really bad condition and there were no lights. That made it really hard to find the entry

Roxana és Ramon nagyon figyelmes szállásadók, mindenre odafigyelnek. Nagyon kedves gesztus tőlük, hogy ők személyesen készítik a reggelit.

A magas páratartalom miatt a ruhák nem száradnak meg a lakásban. Továbbá, az utak, amelyeken a szállás megközelíthető, nagyon buckásak, lankásak, ezáltal rendkívül nehezen járhatóak kompakt gépjárművel.

Everything was perfect! From Ramone’s hospitality to the space, it truly felt like home :) everything was functional (shower, AC, Wi-Fi) - the place was very cosy and gave me the relaxation I needed. There is so many space inside a single unit, I loved the fact there was so much light!

Die Gegend war zwar ruhig, abends jedoch wurde über uns täglich so laut Party gemacht, dass wir es als störend empfanden. Das Zimmer war groß und sauber. Das Bett ist gut. Klimaanlage vorhanden. Der Anbieter ist sehr freundlich, fast überfreundlich. Es ist ein Kühlschrank und eine Küchenzeile vorhanden.

Auf der 3. Etage des Hausbesitzers, d. h. über uns fanden täglich laute Partys oder Spieleabende statt, die um 22 Uhr endeten um ca. um 17 Uhr begannen. Das Waschbecken war mit Kieselsteinen gefüllt, was wir sehr unhygienisch fanden, da dadurch eine Reinigung des Waschbeckens defacto unmöglich war. Der Deckel der Toilette machte sehr laute Geräusche beim Öffen und Schließen. Die Dusche war anstatt mit Fliesen mit einer speziellen Spachtelmasse beschichtet, deren Oberfläche bereits Spuren von Unsauberkeiten aufwies (Instandhaltungsstau). Bei Ankunft hat der Besitzer die Koffer nach oben getragen, bei Abreise jedoch nicht mehr nach unten. Der Service ist also begenzt. Die Zufahrt zum Haus ist über eine extrem schlechte Straße mit Löchern. Parkplätze sind vor dem Haus nur begrenzt verfügbar, sodass bei voller Belegung aller 4 Appartements ein Problem entsteht. Auf das Frühstück, welches um 9 Uhr stattfinden soll muss man sehr lange warten (20min).

Sehr schön eingerichtet und in perfekter Lage. Nähe zur Stadt und zum Strand gegeben. Die Zimmer sind stilvoll eingerichtet und sehr ruhig. Die Gastgeber sind sehr herzlich, hilfsbereit und sehr freundlich. Des Weiteren haben die Gastgeber uns sehr gute Empfehlungen für Beach Bars, Restaurants und Unternehmungen genannt (perfekt von der Besitzerin vorbereitet!!). Das Frühstück war exzellent und ein super Energie Spender um in den Tag zu starten. Ebenfalls besteht die Möglichkeit Quads und Fahrräder zu mieten. Wir haben uns sehr wohlgefühlt und würden immer wieder kommen. Es ist eine absolute herzensempehlung.

Sehr freundliche Gastgeber, alle Tipps gab es quasi ungefragt; Zimmer war toll, inklusive Privatpool und großem Aufenthaltsraum; Frühstück mussten wir aufgrund früher Abreise leider ausfallen lassen, wären definitiv länger geblieben;

Etwas versteckt gelegen, Zufahrtsstrasse sehr holprig (wofür aber die Gastgeber nichts können und es auch mit normalem PKW zu machen war)

Nous avons passé un super séjour avec ma compagne, la villa est vraiment magnifique et très bien situé. Proche du centre en voiture. Les chambres sont vraiment spacieuses et lumineuses. Ramon et Roxie, nos hôtes, ont largement contribué à rendre le séjour exceptionnel : accueillant, serviable et d’une grande gentillesse. Le petit déjeuner maison à la carte était fabuleux !

La route du lotissement pour accéder à l’hôtel. Comme beaucoup de rues à Tulum, elle est très abîmée, avec de gros nids-de-poule.
