Kings Beach Village

The 32-unit property was very picturesque and well designed. Although the buildings were constructed over 20 years ago, they have retained much of their original beauty, albeit with a somewhat dated appearance. The availability of a lovely beach within walking distance makes this property ideal for relaxation. The housekeeping staff was very friendly and accommodating.

There was no starter pack of toiletries - bar of soap, shampoo, conditioner, shower gel. The A/C was only available in the bedroom, which rendered the rest of the unit - living room, kitchen unbearably hot.

It was beautiful and quiet and right next to the beach!

The location was great. Walking distance from the beach, bus stop. The pool was a good size. The property was modern , clean. Staff were attentive and friendly. Thank you to Sonia & Fuzzy for looking after us.

Love the place. Close to some beaches that can be reached just by walk. Excellent place to stay. Everybody was so nice. There are few restaurants nearby but I would suggest to get an Uber/taxi and buy some food at the 2 10mins away supermarkets.

The property is beautiful, well appointed and provides the space and amenities to ensure a comfortable, effortless vacation stay.

The pillows need refreshed. Seriously, I had to think long and hard about this one. All things considered. The property is perfect.

The proximity of the swimming pool to the room and the size of the swimming pool. I like to swim lengths and was able to do so. The pool area was always relatively quiet and plenty of sun-beds available, The apartment itself was clean, spacious and had a lovely outdoor terrace with a nice view of the sea. A 5 minute walk to several beaches, 2 minutes to the main road to get buses and a 15 minute walk into Speightown. A number of places to eat within walking distance.

It is a shame that some basic items like salt and pepper were not available to use. The apartment did not have any toiletries provided to get you started apart from one toilet roll and no items left from previous visitors in the kitchen or basics like salt & pepper. In previous places I have stayed these items have always been available.

It was so peaceful and quiet, no children around and all amenities in the villa. Well lit, patrols done by a guard, staff friendly and the villa was spacious with lots of Closet space!

WiFi is a little wonky if you go upstairs , shower is a bit small

Keine Klimaanlage in der Küche und Wohnzimmer, nicht genügend Kochtöpfe bzw. zu klein. Baustelle bzw. sehr großes Gebäude, vielleicht Hotel, mitten vor der Anlage. Versperrt die Sicht auf das Meer. Wir haben extra einen Aufpreis bezahlt für ein Blick auf den Garten. Wir fühlten uns betrogen , weil er von jedem Haus zu sehen ist. Überall ist es gleich. Und für den höheren Aufpreis haben wir noch die Baustelle vor der Nase gehabt. Wir müssten den Aufpreis eigentlich zurückbekommen.

Location was wonderful, 5min walk from Mullins beach, petrol station where you could get grocery's a few mins walk away. Speightstown, 15min walk and caught the yellow buses to Bridgetown and Holetown. We had breakfast on the balcony most mornings.

No flags, great value for money. Didn't use the pool but only because we prefer the beach. There was a dog that barked for a few nights of our stay and a rooster waking us some mornings but not the accommodations fault, I had earplugs.

Absolutely nothing provided for when you arrive. No reception on site. The bar hasn’t existed since 2015 so shouldn’t be on the details. No information on where and what to do in Barbados or for any emergency. Everything is online.

Location, room / villa, pool (super clean), staff - friendly and accomodating. We had a very late flight bsck to London and I asked if we could have a late checkout. For the room we stayed in, that wasnt possible but they allowed us to stay in another room, provided us with towels etc while we were ready to leave. Room has aircon. We stayed in Villa 9 (1 bed apartment), it had a lovely view of the sea and is a few minutes away from the pool! We made a few new friends with the birds and friendly Rooster and his Hen! They are very cute and add to the charm of this place. Its really an authentic, lovely stay - not luxury but definitely not "basic". There is a petrol station a frw mins away with a 24hr shop which is handy.

There are staff onsite, however there is no office in use. You have to text and communicate with them via text to give them a nudge. The rooms are slightly dated but not a huge issue, more an observation. There is a pool bar and it would be a great opportunity to sell drinks and some light snacks here.

Good location. Staff on the site were lovely and helpful. Really struggled though with messaging and calling when had questions with the villa. Pool was nice, pool bar was never open though. Nice and quiet, mainly older couples.

Big tip is to pick a good villa, it makes all the difference. Pick one with a pool view, we didn't and had #15, which had a view of the side of the opposite villa. Nice big patio but not great place to sit tbh. Make sure to upgrade your netflix plan to one without ads otherwise there's nothing to watch. This may alter depending on the villa.

The location for us was very good

Very old and tired. Didn't see staff apart from very first day when cleaner was finishing. Didn't even see anybody when we left. Showers broken and poor No clean throughout 2 weeks or change of sheets Dogs constantly barking locally throughout night

The pool. The room size - very spacious. The shower water pressure and water temperature great. The staff were great, maintenance team were great , dealt with issues.

As a self catering apartment the facilities were insufficient. Not enough pans, size of the pans for 8 inadequate. Chairs for the tables insufficient. The upstairs patios were not able to be used as there was no outside furniture. Air con erratic in bedrooms, some too cold and some too warm and couldn’t change the temperature . One of the bathrooms upstairs keeps locking and locking people in it. It would have been great if the bar had been open one night - perhaps a weekly barbecue and punch night . It’s a shame not to use the facilities.

The location of this apartment was perfect for us - just a few minutes walk from two great beaches, including Mullins Beach which has lots of great bars and restaurants (Cici’s was our fave!). It’s also within walking distance to Speightstown which has a supermarket, bars, cafes, restaurants and more beaches. The staff were hugely accommodating allowing for a late check out on our day of departure, cleaning the apartment upon request and dealing with one small issue we had with the drains incredibly quickly. The communal pool was perfect for lazy mornings or afternoons, and was never too crowded. There were also monkeys running around!

The only minor piece of criticism would be that the sofa in the living area isn’t the most comfortable for relaxing and watching TV - but who needs that in the Caribbean! Oh, and a cockerel woke us up each morning but we didn’t mind the natural alarm clock.

The facilities are clean, quiet and very comfortable. The staff was extremely kind, attentive and accommodating. The bedroom a/c broke during our stay and they were able to work with us to have it replaced within 1 day. Thanks again to Chloe.

Villa was clean and well equipped.

Being woken up at 6am by the cockerel every morning at sunrise. Barking dogs in the area very frequently. Also asked host for late checkout who promised to message me on the morning we left but did not. Nowhere was offered to put our luggage all day and nowhere to shower to get ready for our evening flight home. A shame.

The 25 meter pool is amazing. The whole property is so well designed- villas placed around the pool but with private shrubbery screened patios. While the villas are not recently renovated, they are very clean with comfortable beds and everything functions.

As we had a unit that had adjoining doors to make a larger villa the noise travelled and we could hear every word of business calls all day not awful but felt obliged to be very quiet. Nothing worth complaining about as everything else was perfect.

The location and size of the accomodation was very good. On site parking was a bonus. We felt secure at the property. It was clean and tidy and the grounds were mostly well kept.

The safe was not working and had to be replaced. The upstairs shower knob came off and had to be repaired. We had to ask for a clothes airer which all the other villas seemed to have. All of these issues were rectified quickly, however should have been noticed when the cleaning was done prior to our arrival. Sitting/dining area chairs were a bit dated and uncomfortable and some of the cushions had marks on them. However, the beds were very comfortable and enough linen/towels were supplied.

A most attractive venue with a beautiful pool. A shame the pool bar is not open. I would think there would be a market for selling beer, a few cocktails, and a small lunch menu.

Most unfortunately there was a large party of uncouth Canadians staying who took over the place and were awfully loud, swearing, shouting, and yelling, which spoilt the serenity of the place. They turned the village into their own party venue. These people could be summed up by one of the ladies wearing a cap saying 'I pee in the pool'. Horrible guests, but no fault of the management, who could not have imagined these guests would be so frightful. I am surprised they booked Kings Beach, there being no bar, no entertainment, karaoke, etc.

This property is a gem! The villas are in a gated community (no gate, but you don't need it, as it's very safe and it has 24/7 security staff). Very well kept, with lots of vegetation and fauna - we saw green monkeys, parrots, colibris. We didn't have problems with mosquitoes - neither inside the villa or outside, which is a big plus. We received the villa spotlessly cleaned and everything worked well. The pool is also very big and well maintained, plenty of sunbeds. The villa was well furnished, we had all kitchen utensils we needed. We got the villa for a highly discounted rate, well below the price of similar properties. If it were at full price it would have been "very good", but considering the amount we paid it was "excellent" and we were very happy with the choice! The beach is 4-5 min walking away (not Mullins beach, but the one in front of the property) and we enjoyed that beach a lot - wide and very secluded (never more than 2-3 people on the beach) and very photogenic. The water is perfect for dipping/swimming as there is not much swell or currents.

Around the property towards the forest there were a couple of piles of garbage (construction materials and old kitchen appliances). I suppose it's not their fault, but it's bothersome and they should do something about it. A very small thing, but we could have used an instructions leaflet - had to ask for wifi, garbage disposal, etc. And the option to get cleaning service during the stay (event if paid extra) would have been very useful. Also not their fault, but there aren't that many dining options around - a couple of better ones are 10-15 min walking.

The room was tired and old. There were cockroaches and it was impossible to sleep as a cockerell crowed incessantly, to be clear, it crowed all night long.

It wasn’t made clear about the housekeeping service. We spent 6 nights and no one came to change sheets. We went looking for staff and took our dirty towels then they gave us clean ones.

Complete lack of contact with Chloe on arrival. I messaged to say time of arrival as requested the day before. I also messaged in the taxi on the way from the airport. When we arrived I still had no response advising which villa was ours or how to obtain the keys. The taxi driver called the telephone number I had. No reply. A very lovely couple who own a property on the complex were very helpful and also called Chloe. No reply. They called the maintenance man too but no reply. They then went to have a look around and found a cleaner in the villa who said it was our one. She was very helpful and showed us around and gave us the keys. This was an extremely stressful start to the holiday. I did not hear anything from Chloe until I messaged her the night before we were leaving to find out what the checkout procedure was. Also on our first day the door wouldn’t lock when we went to leave. Fortunately I found a maintenance man you came and fixed it. Again not sure what would have happened if he had not been there. Upstairs shower was useless so we used the downstairs bathroom

The location was close to several beaches and to the town. It was spacious and had a nice pool

The internet didn’t work for the first 3 nights. We couldn’t contact family on Christmas and couldn’t watch movies in the evening . Extra bath towels could have been provided so when we washed the towels we had a spare

The location was excellent. Easy bus/ taxi to either Speightstown or Holetown. About 15 mins Safe environment with 24 hr security. Clean pool large and great for end of day cooling off and a bit of a social. Spacious property Beds were comfy.

This is more for guidance on what to bring with you. Earplugs- you need these the frogs are loud at night. Toilet paper and basic supplies. Coffee tea and defo chocolate as this is super expensive in Barbados. The accommodation provides a small amount of toilet paper and you’re not near a shop without a taxi/ bus. If you’re there for a while bring washing powder again not provided and no shop close To give this property 10/10 they need to supply basic provisions on arrival. Enough toilet paper for stay and cleaning products. We stayed in other. Similar properties were all provided. no WiFi in villas on some days. So if you can organise a sim free set up before you arrive I would. Was available at reception. Also sofas not the most comfy to sit on for 4 people. But we were out most nights. So this wasn’t a problem for us.

The only challenge was finding the property - even my father and friends who live locally drove past it several times. The villa is on an unnamed road set back from the main road with no visible sign. More specific directions or clearer signage would be helpful for future guests.

The location and amenities.

De rust en het personeel was erg betrokken. Bij vragen staan ze klaar! Ook schone handdoeken waren geen probleem.

Es war ein schöner Aufenthalt. Die Küche und der Wohnbereich waren etwas spärlich ausgestattet, sowohl mit Möbeln als auch mit Küchenutensilien. Der Poolbereich ist wirklich super, die Angestellten sind sehr herzlich und hilfsbereit! Die Lage ist sehr gut, Parkplätze sind reichlich vorhanden und somit kurze Wege. Sehr gute Restaurants in der Nähe.

Uns haben ein paar Basics in der Küche gefehlt.

Schöner Pool und nur 5 Minuten bis zum Meer. Das Haus war komfortabel und sauber.

Im Wohnbereich gibt es keine Klimaanlage. Das man bzgl. Toiletten Papier und Müll dem Personal nachlaufen musste.

A szállás tökéletes, családias, tiszta, mi autót béreltünk, így könnyen elérhető volt minden (Jordan supermarket, vendéglők, strandok), autó nélkül azért korlátoltabbak a lehetőségek. parkolás nem gond a szálláson.

a nappaliban nincs légkondi csak ventilátor, amennyiben délután a szálláson maradsz (csak a hálókban van légkondi) csak egy kemény kereszthuzatot segít. Ha európai vagy, ne felejts el vinni hálózati adaptert... persze lehet vásárolni, de egy másfél dolláros eszközzel tényleg kedveskedhet a szállásadó, megszabadítana egy felesleges pániktól :) én mindenesetre ott hagytam amit vásároltam a Jordan-ben. Ami nem a szállást illeti: európai szemmel nagyon rossz utak vannak...

Amazing location, short walk to beach and easy access to Speightstown & Holetown. Villa was spacious and comfortable. Chloe was really helpful before and during our stay and even offered late checkout, a massive bonus as we had a late flight. We enjoyed it so much that we booked another visit for next year.

Eine Mappe mit notwendigen Infos (z.B. zur Unterkunft oder umliegende Gegebenheiten) wäre Vorteil oder mit der Erreichbarkeit von Jemandem der Verantwortlich ist Es gibt am Pool nur 14 Liegen und 4 Schirme... In der Küche könnte Kaffee, Tee, Salz und Pfeffer als Grundausstattung bereit gestellt werden. Ventilator auf der Terrasse wäre von Vorteil sowie im Küchen/ Wohnbereich eine Klimaanlage Reinigung findet kostenlos nur 1 x Woche statt, es könnte dennoch die Mülleimer täglich bzw. jeden 2 Tag geleert werden und Handtuch Wechsel (wenn man verlässlich jemand antreffen würde, hätte man es gerne auch selbst erledigt..) Die Sauberkeit auf der Anlage könnte etwas besser sein, da es einige freilaufende Hühner gibt

Fantastic location in Mullins. Our favourite part of Barbados. 4 minute walk to Mullins beach and the excellent 'Adrians Corner' Beach Bar. 2 min walk to the nearest beach by St Peters Apartments. 2 mins to the convenience store at the petrol station. 10 min walk to Speightstown. Apartment was great. Quiet Air Con in the bedroom. Really good kitchen. The pool is really nice. Lots of sun beds. Very peaceful.

There were no Sun umbrella if though they advertised they had some. None of the staff informed us that they had cushions for the sun loungers we found that out ourselves. They advertised a bar but it wasn’t in use. Trying to locate staff to ask anything was a nightmare.
