The room is described as an 'apartment without kitchen', but this does not match booking.com's specification of an apartment, which must have a kitchen. It doesn't even have a fridge or coffee-making facilities, though it claims the latter. Coffee-making facilities were simply a kettle and two cups, not even what you would expect in a normal hotel bedroom. The light on one side of the bed didn't work. No desk though the room claimed to have one. All communications came from an AI assistant, which is fine for simple queries, but there was no person at all to answer more complicated queries. The reception desk was not manned at the times indicated. After using a keycode to enter the hotel, individual rooms are found unlocked and the keys are inside the rooms. So once inside the building, there is nothing to stop people from choosing another room. Someone arrived at the same time as us and found their door locked. They tried to telephone but got no answer.

Ascensore rotto! Climatizzatori assenti mentre sulla foto della camera su Booking era ben in vista un grande condizionatore a parete! Finestre che non si potevano aprire perché davanti ad una c era il letto e l altra era sigillata per la presenza di un tubo di un condizionatore portatile che comunque buttava solo aria calda! Accesso alla stanza da incubo, perché si trovava in un area privata di un altro Host e ho dovuto litigare per entrare nella mia stanza. Alla fine ho anche trovato un cartello alla mia porta dicendo che mi avrebbero addebitato una penale per aver fumato nella camera….. peccato che io non fumo !!!!! Allego foto… L ultima è come si presentava la stanza su Booking. Ho scritto miliardi di messaggi ma non hanno fatto niente né per l ascensore né per il climatizzatore… nonostante io abbia comunicato di avere problemi certificati a salire le scale!

The location is exceptional! The set up is good, beds are comfortable. The instruction to get in is very detailed.

Communication is terrible. I've got AI generated answers and NONE has been done to fix the issues. The coffee machine was not provided even though it must be there by the description. The wall AC unit did not work and the portable AC had the hose stuck out of the window without proper insulation. The cold air escapes the room and temperature couldn't be lowered to the acceptable level. Multiple messages returned by AI generated replies and nobody has lifted a finger to resolve the issues. The temperature was +40C for the whole duration of our stay. End the cherry on the top - elevator was not working and we had to go up to the equivalent of the 4 floor with baggage and multiple times during the day. Beside this, it was not easy to find the room because of the elevator status. Stairs are on a different side of the lobby and lead to a different place in the hall. It was quite a quest to find the room.

Загалом варто врахувати кілька важливих моментів. Кодиціонер в арартаментах відсутній. Ліфт не працює, тому фактично доводиться підійматися на четвертий поверх пішки. У номері є кавомашина та чайник, але кава і чай не надаються. Також при заселенні стягують заставу в розмірі 100% вартості проживання, яку повертають лише приблизно через сім днів після виїзду. Тому, якщо вартість проживання становить 300 євро, потрібно бути готовими, що на картці тимчасово буде заблоковано або списано загалом близько 600 євро. Це важливо враховувати під час планування бюджету.

Materasso e cuscini non proprio il massimo della comodità, un mini frigo in camera sarebbe stato ben accetto. Il team Arbio che supporta la richieste ed i dubbi non è molto aggiornato sulla situazione degli alloggi ma, in compenso, la reception ha risolto ogni perplessità.

Pequeño, caro, no hay personal, nadie soluciona los problemas, el aire acondicionado no funcionaba, las paredes y el techo estaban extremadamente sucias y con humedades.

Das gebuchte und bezahlte (340,69 €) Appartement war versperrt, kein Schlüssel hinterlegt. Noch dazu von jemanden anderen bewohnt, so waren die geplanten 2 romantischen Wien Tage und Nächte der volle Reinfall! Danke Booking.com!

Dass niemand von Booking.com uns geholfen hat, nur geredet und uns hilflos vor versperrter Zimmer Türe stehen ließ. Das Geld wurde flott von meinem Konto abgebucht!

The location is amazing right in the center of Vienna. This is the only pro .

When we arrived , we had 3 booked rooms, there was no reception and there were only some cleaners who did not speak a word of English !! We were showing them the room numbers and they were saying no no . A few days before our arrival I had asked the host - Arbio if our rooms had air-conditioning and they said , yes, we do have in order to make your stay comfortable. I was so relieved because I had seen that the temp would be high around 32-35 C . When we finally managed to get into our rooms, we had multiple surprises waiting for us!! One room did not have an a/c device at all , while our 2nd room did have an a/c but there was no remote control. The 3rd room had an a/c and a remote. I talked to the Arbio team again and they were telling me all kinds of lies, like there is a hidden air conditioner inside the wall and there might be a fan in the room , playing dump and that they would try to relocate us. I naively believed them !! After 3 hours with no success , I found mr Thomas who was not responsible for our rooms but thankfully agreed to help us relocating us to a room with an a/c the next day. The room which we were relocated to, had an a/c and a remote but the remote did not work ! Thankfully with the remote of our other room it worked so 2 out of 3 rooms had a nice temp. On the contrary, the a/c device in the 3rd room never worked and I was calling and texting Arbio since our arrival Wednesday until Saturday night but no luck , there were lying to me again that I should search for a fan and they would tell me how to turn it on and they were supposedly searching for another room , while it was obvious that they did not want to help . From the comments I see that many people have encountered the exact same problems with the a/c and the hotel never bothered to resolve them.. I cannot describe how frustrating it all was.. Arbio is the worst host I have ever encountered.. Never coming back.

Le personnel adjacent est très désagréable, à plusieurs reprises nous avons été viré par ce dernier… Un comportement vraiment hostile pour quelqu’un qui possède les mêmes type d’appartement. Le côté autonome du service est plus que décevant, en cas de soucis aucun personnel n’est à disposition et vous êtes laissé à votre sort advienne que pourra. La climatisation sur les photos est uniquement pour le décor, elle ne marche pas, même si il fait 37 degrés dehors, aucune télécommande pour la piloter, j’ai eu beau batailler avec le service d’aide, uniquement des messages généré automatiquement, de quoi bien vous énerver… Et le départ a 10h du matin sans aucun service de gardiennages de vos bagages, bonne balade avec toutes vos valises… Puis les 40€ de frais de ménage, qui servent à nettoyer le bazard du précédent usager uniquement, ne vous attendez pas à voir votre lit fait pour ce tarif. Bref en deux mots : « à fuir ! ».

I would not recommend this property, especially for families Upon arrival, I was told by a staff member named Thomas that my child was not allowed to stay in the room because the reservation was allegedly for only two people and that Austrian law prohibited it. This was extremely stressful, especially since I had entered my child's details during the booking process. I even offered to pay any additional fee if needed. Later, I found screenshots proving that my child had been included in the reservation all along. The communication from the property was vague and unhelpful throughout my stay. Questions were often ignored or answered very late, leaving me without clear information. The most concerning incident occurred when people knocked on our door at night claiming that the room belonged to them and they stayed outside the room for quite sometime!!! As a guest traveling with a child, this was frightening and made me feel unsafe. Despite contacting the property for clarification, I did not receive a meaningful response until around 1:00 AM. Also, I was given a room other than the one promised in the foto ! The condition of the room also added to the discomfort. The mattress appeared unclean, which made it difficult to relax and sleep comfortably at night. Combined with the uncertainty about our reservation and the safety concerns, it created a very unpleasant experience. What should have been a simple stay turned into an experience filled with stress, confusion, poor communication, and concerns about safety. Future guests, especially families with children, should be aware of these issues before booking !

TV was not working. The app which was recommended for communication did not work. It was not fixed!! The telephone number here on booking.com did not work either!! Almost couldn’t enter at night when the keypad panel did not work with no possibility to contact anyone!!! There is a night club / bar at the basement but with closed windows the noise is absolutely ok. Great location! Nice room! But if something is not working - you are on your own!!! The majority of answers comes from AI 🤖 obviously. So if you are not scared that you could potentially need to sleep on the street, great choice.

De locatie ligt perfect, meer centraal kan bijna niet.

Ik heb een andere kamer gekregen dan geboekt. Wifi was echt slecht, daardoor lukte het bijna niet om ‘s avonds een serietje te kijken oid. Op mijn tel ook meer geen connectie met wifi dan wel.

No remote control for the air conditioner, therefore no heating. TV did not work, Netflix did not work. Raised with online help many times. No resolution to either issue over 2 nights.

Die Lage ist sehr gut.

Bad und Toilette als Vorraum und Durchgang ins Zimmer. Eine Disco irgendwo im Haus, von der man die Bässe bis 4h früh hört. Kein Personal. Überteuert.

Die Lage war sehr gut. Das Preis Leistungsverhältnis hat gestimmt.

Wir taten uns bei der Ankunft etwas schwer, den Eingangscode zu entschlüsseln. Zum Glück war gerade jemand da, der uns geholfen hat. Das Zimmer war sehr sauber, aber der Eingang , das Stiegenhaus und der Lift waren sehr desolat. So schade!

Die Lage war super. Die ÖV-Anschlüsse waren ebenfalls sehr gut gelegen. Der St. Stephansplatz ist sehr angenehm und war superschön.

Ich persönlich fand das Einzige schade, dass es kein Duschvorhang gab, und der Duschdruck nicht so stark war, dies sind jedoch Kleinigkeiten.

1. No tienen un front desk para atender las necesidades de los huéspedes. 2. Las habitaciones se ven modernas, pero no lo son. Las paredes son en drywall y se escucha todo lo que ocurre en la habitación contigua. El baño no tenía ventilación, así que los malos olores permanecen y se expanden por la habitación. La televisión no funcionó y como no hay front desk no había alguien a quien pudiera pedir ayuda. 3. El Palacio Palffy es un edificio del siglo XVI, y ellos trataron de adecuarlo para un hotel y darle apariencia de modernidad, pero en realidad no lo consiguieron. 4. Si tienes sed o necesitas algo en la noche no tienes a quien acudir ni siquiera una máquina donde comprar algo. 5. Pagas el precio de un hotel 4 estrellas pero no recibes más que una cama limpia en una habitación decorada para parecer nueva sin amenidades ni servicio al huésped. Yo no volvería y no recomiendo este lugar. Menos aún si viajas con niños, cómo fue mi caso.

Είχα κλείσει το δωμάτιο τουλάχιστον 6 μήνες πριν με προπληρωμή κανονικά.Πήγα εκεί και δεν υπήρχε το δωμάτιο.Απαραδεκτο!!Αναγκάστηκα να κλείσω άλλο δωμάτιο τελευταία στιγμή.

It’s a SCAM. Don’t book this place. They took your money + 250€ for deposit. I’m sending information to booking.com and my bank.

Excellent location in the heart of Vienna; the soundproofing is excellent, which is especially appreciated since the building hosts shows and performances. I also liked the small kitchen, and although this accommodation doesn’t have a front desk, the Arbio Team Vienna responds very quickly to messages and requests.

Logement bien situé. Si vous avez la chance d'avoir une chambre du côté de la cour intérieure, vous serez au calme.

Beaucoup de choses sont en mauvais état (prises qui se détachent du mur, lampes cassées et faux contacts électriques, meubles mal bricolés, etc). La propreté est discutable (poils, linge de cuisine mal-odorants, vaisselle rangée encore grasse). La cuisine est sous-équipée (pas de machine à café, très peu d'ustensiles, four impossible à faire fonctionner, etc.).

Beste Lage, man kann alles zu Fuß erreichen. Das LogIn mit Code war allerdings etwas kompliziert, aber machbar . Wir kommen gerne wieder

It was nice, comfortable place. Location was top. It was a bit confusing how to get in but they have left very clear instructions to follow. They sent us a message interrested in feedback, which was nice.

The WiFi was slow and unstable. The hairdryer was not the best. It was unable to dry my hair, but I have very long hair. The pillows were not very good and there were no spare pillows.

Siamo rimasti chiusi fuori dall'appartamento, il numero di telefono fornito risultava inesistente e non c'era personale sul posto; l'unica assistenza è stata una voce al citofono che ci intimava di andarcene. La situazione è diventata un'emergenza medica perché i farmaci salvavita del mio compagno erano bloccati all'interno della stanza e lui ha iniziato a sentirsi male. Di fronte alla totale assenza e negligenza da parte dell'host, sono stata costretta a chiamare la polizia. Un comportamento inaccettabile.

No nos gusto que como estaba señalizado era muy confuso, nos pasamos media hora buscandolo en el mismo edificio donde estaba aunque nos facilitaran la informacion por booking, así mismo aún entrando casi 40 minutos tarde nos comentaron que teniamos que esperar 20 minutos, cosa que no nos hizo mucha gracia. Porque les escribimoa un día antes para solo dejar las mochilas y nos dijeron que no, por lo que tubings que hacer tempo Durante una hora.

negativ - Küche, aber keine Töpfe / Pfanne, kein Wasserkocher, Mikrowelle hat nicht funktioniert - auch sonst spärlich ausgestattet für eine Woche (kein Handfeger, kein Putzlappen) - keine Möglichkeit vor Checkin und nach Checkout Gepäck zu deponieren - Laut Angabe des Anbieters gibt es einen Satz Handtücher, in der Realität besteht der aus einem kleinen Frottiertuch, wie es üblicherweise als Duschvorleger benutzt wird - man konnte flaws über eine app melden, aber leider wurde nichts gefixt und ausser der bestätigung, dass das Ticket raus war, kam auch nichts mehr zurück in den 5 tagen.

Desde varias semanas antes estuvimos avisando de que íbamos a llegar antes de las 3, hora del check-in por si fuera posible entrar sobre las 2, más o menos nos dieron a entender que sí y si no que había la opción de dejar las maletas en la recepción mientras, nada más entrar en las instalaciones un hombre que estaba allí que sería el responsable o similar nos dijo que que hacíamos allí que esto era la parte "elegance" que nosotros no pintábamos nada allí, (habíamos reservado la mejor habitación que había que por supuesto era "elegance", de hecho la propia habitación se llamaba "habitación elegance" pero que nada, que nos fuéramos no nos quería ni escuchar, que está no era nuestra parte y que buscáramos por el edificio cual era la nuestra, le enseñamos la reserva y la conversación en la que decía lo de entrar antes y que podíamos dejar las maletas en recepción, nos dijo que para ir a recepción teníamos que coger el ascensor, subir una planta, cruzarla y bajar las escaleras de nuevo a la planta 2, cuando cruzando por el hotel no habia más de 10 segundos andando, nos tuvimos que ir de nuevo cargando con las maletas. La habitación un auténtico despropósito tendría en las paredes en total fácilmente 80 roces, a lo que hay que sumarle cercos de humedad en forma de goteras que había debajo del aire acondicionado el cual no tenía el mando, en la habitación otro cerco de unos 25cm pintado de otro color, reservamos esa habitación porque tenía cocina y no había ningún tipo de menaje de cocina, ni una sartén, ni una olla ni una espátula o cuchara de madera para mover la comida, además también pillamos esa habitación porque tenía 45 m² que serían más bien 20 o 25 m² Sinceramente un auténtico despropósito de reserva.

No hubo nada que no me gustase. Leer bien todo, cobran un deposito de fianza de 250€. Que lo devuelven en cuando dejas la habitación.

The location is unbelievable. The view out of my window was as good as anything in Vienna - over the national library and Burg. And Arbio, who administered the place for my booking, was excellent. They sent crystal-clear check-in instructions, and answered all my questions very efficiently.

The layout of my apartment was a bit strange - you had to go through the bathroom to get to the main room. The fittings were fine, if not luxurious.

The location was exceptional and the bed was so comfortable.

In my opinion the hating was a bit low so I was cold at night.

the only problem was the location of the room inside the building. the location of the building was perfect, but the room was very hard to find. the instructions were not very clear and i was searching for my room for 30 minutes before i found it.

The building and location is nice — I did NOT enter a room nor get to see as they failed to provide me the required info to do so.

Their contact number has too many numbers so you are unable to call. They failed to provide a check-in link in time to check-in as paid for. They never gave a room number nor way of entry. They were very unresponsive on Booking. And without providing a reason, they said they could no longer accommodate me after taking my payment and confirming my stay. They stole my money and left me anxious and in fear being in a foreign country without a safe place to stay.
