Host and staff are lovely
small bedroom with no toilet door.Ac is not working properly.i had book twin room with Ac but on arrival host said there is no Ac on twin room.just given a small fan
El trato del personal
The breakfast was brilliant, and started off the day really well. The host was super good at organising all the things we wanted to do, and recomending us great places and things. The restaurants and the tours they recommended were far better than the one which we organised through Get Your Guide.
The location. Good communication with the host prior to arrival
The room was tiny and claustrophobic. No separate bathroom just a half wall with a shower curtain . Lots of disturbance from the family on site into the early hours. Breakfast was poor - no juice or coffee only mint tea offered.
Very friendly hosts Beautiful riad All facilities available Nice location Cute cats
Cleanliness could be improved
Beautiful riad, the room was spacious and the owners are so friendly and helpful! The breakfast was always super tasty, they host cooking classes there too. Lovely terrace on the roof and ideal location!
Lovely staff with lots of advice. Rooms were not the best and shower sinks would take forever to drain the water. The bathroom shower and toilet are in the same space and only separated from the bedroom with a shower curtain. Decent for one night stay.
This riad is hosted by a beautiful and very welcoming family. You feel immersed in Moroccan culture when staying here and it is easy to walk from the riad to some of your favorite destinations in Marrakesh. My room and bed were very comfortable and the rooftop terrace is a great place to hang out in between activities.
We've had a great stay in Riad Sultan. Mr. Yassar helped us organized transfers for us from and to airport, and printed us a boarding pass. Breakfast is amazingly tasty and rich. When we would leave before breakfast they would leave it for us to pick it up in the morning.
On one day some other guests took the breakfast that our hosts left for us :(
The Riad was very nice and mrs. Fatima along with her husband and the rest of the staff were very nice! We had a bit of a problem with the sink getting clogged, but the staff quickly fixed it. The breakfast was delicious and very cozy as there weren't many other visitors at riad at the time of our stay. The riad is close to most of the main tourist attractions in Marrakech and the medina is only about 15 minutes away by foot. Over all it is a very nice place to stay.
We loved our stay here, everyone was extremely helpful, welcoming and the Riad is pretty nice! We had dinner at the Riad twice, best food of our holiday so we really recommend trying it!! As vegan/vegetarians we appreciated a lot the effort of cooking something with lots of flavour for us ♡ They helped us choosing excursions and what to visit during our stay and we were not disappointed!
The staff was friendly and the location was ok.
220 Euro for two nights and 4persons. The room was so tiny, you literally sleep next to the toilett. The room was also not clean. Worst price value accomodation I have ever stayed, and I have travalled to almost 60 countries.
Great location within walking distance to everything but far from the hustle. Lovely decor and great breakfast. Very good heating in the room.
Everything was great. A bit difficult to find but I haven't found anything easily in Marrakesh 😀
Friendly riad owners. Helpful, too.
I was unaware of what a riad was prior to booking, which is a stay in a residence, which means your essentially sharing a space with a family. There is not much privacy and you essentially hear every conversation taking place in the residence. The family tended to stay up late having conversation into early hours of the morning. So, although everyone should experience what is like in a riad, it's not for everyone. I also felt cramped in my room. The location was also a little too far from the historic square.
Beautiful old riad, well equipped and cozy. Couldnt ask for more
The family who run the Riad are very nice. Jaffer helped set me up with a SIM card upon arrival and was always communicative via whatsapp. Their hospitality was greatly appreciated. We also did the cooking course that is held at the Riad twice a day. It is run well and my daughter and I enjoyed the 3 hour session.
We had the twin room on the ground floor. I don't know what all the other rooms a like so can't really comment. It is one room that is literally subdivided with 2 single beds, a shower, sink and toilet. For privacy, there is only a curtain so you can literally hear and smell everything that is going on when the other person is on the loo. Lucky I have noise cancelling headphones! I suppose for £35/night for 2 people it is relatively good value so this is more of a warning rather than a complaint.
Our stay at Riad Sultan was absolutely incredible! The location is perfect—just outside the craziness of the medina but close enough to walk to everything. It provided the ideal balance of calm and convenience. Yasser, the host, was truly exceptional and made us feel like part of the family from the moment we arrived. He went above and beyond, organizing an amazing excursion to Ourika Valley and booking a hammam experience at Les Bains de Kabira, which we highly recommend. The food was another highlight. Breakfasts were delicious, and whenever we couldn’t make it, Yasser thoughtfully packed them up for us to take on the go. Dinner at the riad was equally fantastic—every meal was a treat! If you’re looking for a warm, welcoming place with outstanding service, Riad Sultan is the perfect choice. We can’t wait to return!
The riad was quite nice, the staff was attentive, welcoming and accommodating.
Nothing to point out really, it was all good.
The staff were nice
It’s old dated, the location was difficult to find.
We enjoyed our breakfast on the roof top - tea and olives were delicious. I wouldn't describe this place as 'fabulous' but for a budget stay it is fine especially if you are a solo traveller. The decor in the communal area was lovely.
My mum and I stayed in a twin room that was on the ground floor and off the reception area and we were disappointed when we first saw our room. It was like they had converted a bit of corridor space into another room as the doors were glass and did not feel private and the room was REALLY small. On top of this I would advise you to look closely at the pictures particularly at the toilets in the bedrooms as you will see half the toilet wall/wet room is open to the bedroom area and there is no door just a shower curtain to separate the toilet space to the bedroom.. meaning you can hear and smell everyone's business. So if you're up for a laugh and comfortable with the person you're staying with (or you are alone) then it is fine. I am just glad I was with my mum and not a partner so we could really laugh about it! The shower drain had hair in it, the floor under the beds and the inside of the cupboards were dirty - so could do with a deep clean between guests! The experience of the hosts didn't match the raving hospitable reviews said about them. Overall we were disappointed as the pictures and the reviews didn't match the reality.
The owners were very kind and welcoming, making us feel at home. The place was clean, and the breakfasts were delicious. Highly recommend!
The family that own the riad are lovely people, very welcoming and happy to help with anything you need.
Great hospitality and friendly and helpful staff
The room on the ground floor, the toilet with the clocked basin and shower curtain only, noise coming from the next room. This room shouldn't be rented out for the guests.
The hospitality and breakfast were top. The Riyadh is located near the medina and the Bahia Palace.
Unfortunately, the 'room' on the ground floor they gave me was totally unsuitable for accommodating tourists. Since the owners themselves lived on the ground floor and the room was separated from the courtyard only by a very thin glass door and two thin glass windows. This allowed you to literally hear everything that was happening in the courtyard and in the rooms next door. Like the very young baby who occasionally cried at night. Also the front door that was opened and closed by guests late in the evening or at night did not provide a fixed night's sleep. There was a shower and toilet in the room but these were not completely separated from the sleeping area. Which in itself is very amazing since in the Muslim tradition a place where you do your need is considered unclean and should be separated from all other spaces. If I may give advice: do not rent the room on the ground floor anymore and stick to the rooms on the first floor. This shows dignity and respect to your guests and avoid negative reviews in the future. Especially because you were very welcoming and the breakfast was excellent.
Very nice people, good vibes, feels like home of a close friend. Also very clean and original.
The host was really helpfull and relaxed guy. He helped us with Everything and we felt very welcome.
Yasser and his family are fantastic people, very kind and always avaibale for every problem/desire of the hosts. the riad was little but with every comfort and the breakfast was rally delicious!
The people are really nice. We received welcome tea and they let us keep our lugagge before check in and after check out. Location is in quieter area near Jewish souks. They also helped arrange for our transfer from bus station. Walkable distance to souks and Jem El Fnaa square. Breakfast was plentiful. There was hot water and shampoo and body wash were provided.
We stayed in 3 rooms and the drains in all showers were not draining.
They were like family. They always tried to accommodate our requests. I really appreciate them, thank you sm for breakfast box! I enjoyed the tour for desert!
Yusuf was nice and charming
It was a great disappointment. For 40euros per night, here in the algarve, in october, i can have a room with a private bathroom. This place sold us a room with private bathroom that was … inside the room, divided by a barrier but inside the room nevertheless. Whenever me or my partner had to go to the bathroom, it was unconfortable to say the least. The bathroom should be completely indipendent by the room. Plus whenever we showered it filled the entire bathroom with water and it tool time before the water would go away. The Wc was inside the shower aerea. Really disappointing. At this price you get better places in Europe same time of the year. And breakfast without coffee. Not nice at all.
Charming Riad in the heart of the Marrakesh medina, next to the Bahia Palace. From the moment you walk through the door, the hosts make you feel at home, always with a smile and ready to help with whatever you need. The breakfasts are typical Moroccan, very good and complete. In addition, we received very good recommendations for eating and visiting in the surrounding area, as well as tips to keep in mind when shopping in traditional markets. I would definitely stay here again.
Nothing to complain about. Everything was fine.
Fatima and his family are the nicest people ever. They are really friendly and they treat you as a member of their family helping you in whatever you need. The riad is a typical house, warm and comfortable. Highly recommended. Thanks Fatima 🙂
Authentic Moroccan experience. Superb location close to everything.
None
Riad was clean, breakfast was okay. Host promptly prepared our room on arrival and allowed us in early.
Room was small, bathroom not isolated from bedroom so shower steam and toilet smells mix into bedroom. No access to rooftop (unless participating in cooking class). Location quite far from main attractions in Marrakech. Host was a bit distant compared to other riads.
beautiful place with a homely atmosphere, very warm welcome from lovely staff. Great breakfast, comfortable, quiet and clean. All the staff are extremely helpful and thoughtful. They made us feel part of the family and safe in the big city for our first trip to Marrakesh . I will definitely stay there again. So glad I chose this Hotel. even though we were leaving early In the morning before breakfast, they packed a breakfast ready for us to pick up and take with us, they also booked a taxi to take us to the airport. comfortable and relaxed terrace to sunbathe and chill.Wonderful place to stay
This was a great place to stay whilst visiting Marrakech. The hosts went out of their way to help us and were very welcoming. The location is perfect and only a short distance away from the medina. We would highly recommend Riad Sultan.
Nothing
Good location. Very close to Bahia Palace. Nice and clean inside. Air conditioned Room. Yasser and Fatima were a great hosts and very helpful. We also get nicely prepared breakfast on the Rooftop. We were staying there only one night, but it was good place to stay. Definitely will recommend to my friends if they will visit Marrakech.
It was in the medina ..a bit of an alleyway but clean
pity the alley way is not painted, would make it so inviting
I loved the breakfast, the family were really welcoming and they helped me in any way possible where they could.
Riad Sultan was wonderful! We had the inconvenience of needing a late check-in, and they resolved the issue immediately, always assisting and helping us in the best possible way. The manager was the best! Always attentive to all our needs. The room was very comfortable, with a private bathroom, air conditioning, towels, soap, shampoo, etc. The place was beautiful! And the best part for me was the breakfast. Each day, a new delight, abundant, and made with lots of care. We couldn't be more grateful for this experience. Thank you once again to all of you, thank you Riad Sultan!
Nice Riad and friendly owner .Helped me out alot even I was there for late check in . Greetings to my brother .
Really enjoyed my stay at the Riad Sultan. Yasser and his family were warm and friendly hosts. The riad serves breakfast from 9am on the rooftop terrace. If you’ve got an early start for an excursion, they will kindly pack your food up to take with you. Yasser also organised my transfers to and from the airport (€15 each way), which meant I didn’t have to worry about getting ripped off by an unscrupulous taxi driver! The riad is located a 15/20 minute walk from the main square within Medina, the old city. It’s not far from the action. I highly recommend this place.
Everything! I felt I was in family. Yessan and Fatima are lovely, affectionate, helpful persons. They help me a lot since my trip from GetYourGuide was cancelled. They organized another trips for me. Fatima and her family cooked a dinner for me and it was delicious. I highly recommend this place to stay in Marrakesh and I’ll stay there if I came back, for sure. Thanks guys! I’ll never forget my experience in yours house. Lots of love.
For me the location was a bit confuse, as Marrakesh has many small streets that crosses. Although in positive ways I can say the Riad is very central located, closed to everything.
+ The staff is great, very kind and helpful people + It has a great location (just 10min walk to Bahia Palace) + Very cheap compared to other hotels in Marrakesh
Even though the owners were great people and it was very cheap I wouldn’t come back simply because of how uncomfortable it was. - The room was extremely small, I had never seen such a small room before (it was so small that I literally couldn’t open my suitcase because there wasn’t enough space on the floor). I never have issues with the size of the room (I’m not very fussy) but in this case it was a bit too much even for me, one person had to stay on the bed for the other to be able to pass through, very claustrophobic. - The bathroom was extremely uncomfortable too. There is just a niche in the corner of the room without a door. The sink, toilet and a shower head are all in the same place (so when u shower the water splashes on everything). The drainage system was working so poorly that after showering for 5 minutes everything was floating (imagine the toilet brush floating in the same water as you’re showering), so basically one person can take a shower and the other has to wait for the water to go down (which is extremely slow, you literally have to wait an hour or two to be able to go there again because the drainage system simply does not work!). - Third thing that was the cherry on top was the noise. The doors and the window to the room are wooden and do not provide any soundproofing at all and since it’s a riad it’s all very compact, the rooms are very close to each other and very close to the main entrance doors too so you can hear every single noise in your room. The biggest issue for me was the owner’s child, because he was very loud throughout the day and we could hear the screaming all the time (sometimes even late in the evening at 11pm or later and then again early in the morning so we couldn’t get a proper sleep at all). Overall, I don’t want to bad-mouth this place because of how kind the owners are but I have to warn other travelers because at the end of the day these things can really ruin your stay.
This was the first accommodation of our week long trip around Morocco. However, in the end we concluded that this was the riad with the greatest hospitality and kindness of the hosts. Delicious tea on arrival, comfortable furnishings, excellent Moroccan-style bath in the room and delicious breakfast on the roof terrace... I definitely recommend this accommodation!
You can’t imagine how nice it was here until you’ve experienced it! First of all the staff is very friendly and kind, you feel like a part of their family. Also they help you with everything you need. The riad is cutely furnished and very authentic moroccan. I honestly can’t understand the reviews about how small the rooms are because there are rooms which are smaller and also rooms which are bigger. You just have to book the right one for you. I booked a smaller room because I was travelling alone and for me it was perfect. I can’t say anything bad about my stay here. I absolutely loved it. Thank you Yasser for this wonderful experience 💛
Gorgeous place, we loved the breakfasts on the roof and everyone was so helpful!
The atmosphere was vibrant and local, plenty of traditional options for breakfast. And the bathroom had an ancient marrocan vibe, I absolutely loved it. The staff was kind, helpful and stored my luggage for more than 1 day free of charge. What could you whish more? Thanks to Riad Sultan team🤍
The owners were super and guided me to the riad.very old Moroccan style riad, authentic.
Nothing
The staff. They are amazing! Also, if you are staying the night, book a dinner. Best cooking in town!
The shower was a bit rusty.
Yasser and his Family are very nice people with good service.
If you want to feel the real Morroco, dont hesitate to stay in this wonderful Riad, Fatima , her brother and her husband are amazing people and of course dont forguet the child Sultan! They will take care of you as part of their family
Everthing was perfect
The staff was extremely hospitable and attentive. We had to leave very early in the morning to catch our flight, and they made sure we had breakfast to take with us to the airport. They also helped us book a transfer to the airport. In general, the Riad was clean and nice and we would stay again in the future.
Some things to bare in mind is that although it's located quite close to the centre, to actually get to the Riad we had to go through a series of small alleyways which did not show up clearly on Google maps and we wished there were more signs. Also, the room we had was very small, but it was clean, and it was an ensuite.
The building looks very beautiful and the staff helped me book a taxi for me to get to the airport during the night which was nice and helpful
the breakfast is honestly quite terrible especially considering this place offers cooking classes: those looked fun but there is clearly not the same effort in managing the rooms. my room was dirty and there were some confusing details. also the immediate area doesn't feel very safe for a female solo traveler, heads up if this is you
Excellent host and very good breakfast. Very friendly family run place. Riad Sultan is is 5-7 minutes walk from Bahia Palace and 15 minutes from Jemma Al Fana.
Difficult to find when you arrive.
Fatima was wise and really accommodating Breakfast was amazing!
Wifi was constantly weak, so not recommended for remote workers
The hosting was above and beyond
Bed a litrlw hard and not e oygh hot water for a full. Bath but not an issue. Easy tonehs either guests but not an issue either
The owner's smile. But it was of no use. It was said on the Internet that parking was free, but the owner said it would be more convenient to pay 10 MAD, but when I left, I was forcibly charged 20
There are no photos of the rooms on the first floor on booking. If you are given this room, it is recommended to leave immediately, otherwise you will experience a terrible night. Customer reviews of this inn should give this room one point. I don’t really care about the size. I can tolerate the humidity and darkness without windows, but what I can’t tolerate is: First, it was extremely dirty. The sheets were stained. Although I asked to change them, the smell of oil from the kitchen was still there. Secondly, the mattress is slumped and tilted outward. I have to work hard to balance it all night and not slide down. I didn't sleep all night. I thought of a way in the early morning and put a pillow next to the bed to block it, but the 1.5-meter bed is even narrower. . The scariest thing was that there were unknown bugs on the bed, and I was bitten by several large ones, which caused unbearable itching for the next few days.
Yasser and his family are the perfect hosts, extremely helpful and nothing is too much trouble. Breakfast was really good. And location wise you're literally only a 5/10 minute walk from the centre. Special mention to Redouan for helping sort our boarding passes at literally the last minute as we were unaware they were required.
Nothing.
Great

Yessir and all of his family were amazing throughout the stay. They were always available if we needed anything and they gave us very good recommendations for where to go for food. The location is really good, central but out of all the chaos. The Riad is basic but very good value for money. Breakfast was really good.
The only thing is the bathroom, it gets very wet as the shower is in the same space as the toilet so you need to be careful. It's also not very intimate if you share a room with someone as the separation is only a curtain but we got used to it after the first day
Nice and friendly staff.
Free parking on the street. Poor breakfast.
Such a nice place.
The host was friendly polite and helpful The Moroccan design was nice Very quiet on a night time
Booked a family room, its was the size I usually get when I travel alone. No room to pass each other as very narrow. My bed medium and pillow medium(very nice) the sofa was rock hard and the other 2 pillows which caused poor quality sleep.
The hosts are incredibly nice and eager to help in any situation, e.g. like planning trips, helping organizing taxis, recommendations on things to do in the city and around.
Lovely Riad with amazing hosts. Everyone is super friendly.
If you are looking for an authentic experience this Riad is for you: you will find a very kind family ready to immerse you in the Moroccan culture. From the typical Moroccan breakfast to the possibility of taking a cooking course inside the Riad itself with various typical courses that at the end of the course you can eat on the terrace at the sunset. Fatima is a such a lovely person and the little Sultan warms the environment even more. We will definitely be back in the future, THANK YOU!
Friendly welcome, was met at the car park after my taxi driver rang ahead, then greeted with tea and information once at the riad (a 1 minute walk, not visible on Google maps) The bed was very comfortable & the shower was hot & all linen ect felt very clean Nice relaxed atmosphere at breakfast Riad Sultan is charming and homely. As it is like staying in a home, do be aware there is noise from the family in the central room until around midnight/1am - wasn't a problem for me as after this it is a very quiet location but bring earplugs if you are looking for an early night.
As a solo female traveller, I think a location closer to the main square/souks would have been more suitable as I was followed by both a car and a man on foot down the final streets when returning at night - the only time I felt nervous having been out and about in the busier areas
Yasser, Fatima and her husband's kindness, care and hospitality, very helpful in all aspects. Great freshly made breakfast every morning. The room was cosy and clean. The location is just perfect, few minutes from Bahia Palace and 10 minutes walk to Jemma Fnaa Squqre. Had dinner on out last night and Chef Fatima cooking was really exquisite. Surely we will be back, highly recommended.
The Riad is located in a back alley and an indication sign, visible from the street, would be much appreciated. Limited number of simultaneous Wi-Fi device connections!
The BEST place to stay while exploring Marrakech. The hosts are wonderful and will make sure you get the most authentic Moroccan experience. Close to all main attractions (15min to Jemaa el Fna) but quiet at night. Delicious breakfast, will return there again for sure :)
Very warm and welcoming arrival. Fatima and her family are very friendly and make sure that you are comfortable during your stay in their home. Exceed our expectations. Make sure that you have dinner or a cooking class- The best food we had during the 2 weeks in Morroco. See you all soon💛
