Breakfast was good. We love the basics.

Everything was good!

1. The location was very good.

1. The toaster did not work. 2. One half of the electric blanket in the back room did not work. 3. One of the racks in the lower shelf of dishwasher was broken. 3. Black couch in lounge was extremely uncomfortable to sit on and could not be used. 4. The floor of the shower was spongy to stand on. Elderly person could fall.

Location was pretty good looking at the lake. Well stocked kitchen for breakfast and snacks

Bit of a list but main issue is the description on booking. Com is confusing and the owner in messages agreed. We had three people and seemed we had to book two rooms but reality was one room sufficient. Owner agreed. However no refund was forthcoming and we did not use the 2nd room at all. The owner has ghosted me on this issue. The place could be so amazing but is seriously in needn't maintenance

I liked the view of the lake, being able to try kayaking for the first time and how much your home was welcoming to me and my family super clean.

The web site and booking were a bit confusing as we thought we had booked the view room but had instead booked the outer unit, although a bit more per night it was not clear what the additional cost was for. It appeared to me it had to do with the cancellation policy not the different units so we had to move mid day to the view room. The place was very nice but moving was a bit of a pain. Thanks

I booked this stay for my wife’s aunties and uncle visiting from China. They had a wonderful experience—the home was spotless, perfectly situated right by the lake, and offered a very relaxing atmosphere.

The single beds make a lot of squeaks if you move in them or bump them, but that was a minor thing.

Just an AC but only in summer , it gets realy hot sometimes.

The location was great as we were on bikes and it was very near the cycle path.

Photos are a bit misleading and shows the unit as being on the water but isn't. Access to the lake is via a public walkway.

Really good location with a nearby popular trout fishing spot & lakeside walk 2 minutes away. The carport parking gave a feel of security for your vehicle and the house itself had all the amenities you would need.

The location was beautiful, next to the Lake. There was lots of space inside and out.

The additional bed for the 5th person wasn’t made up when we arrived. It also smelled a bit musty.

Het uitzicht is fantastisch! Je kijkt vanuit de tuin en de woonkamer uit over het meer. De ligging is goed. Vlak bij Rotorua en allerlei wandelingen en fietstochten. De eigenaar is super vriendelijk.

Het was echt niet schoon. De keuken was zo vies en vettig dat ik eerst zelf ben gaan schoonmaken. De wc was niet schoon. De deuren en deurknoppen viezig. De slaapkamer was wel schoon en de lakens de slaapkussen ook, maar de deken en de sierkussens roken muf en stoffig. De ramen waren vet. In de wasmachine zat schimmel op het rubber. Het meubilair is verouderd. De bijzettafel wiebelde, de picknicktafel in de tuin daar durfde ik niet op te zitten. De bank zat niet lekker. De rode stoel wel. We zouden een code toegestuurd krijgen en mochten eerder inchecken. Bij aankomst hadden we de code niet gekregen. De bovenbuurvrouw was gelukkig thuis en behulpzaam. Via haar kregen we de code. Al met al heb ik me nooit helemaal fijn gevoeld in het huis omdat het niet schoon was, maar het uitzicht en ligging maakte wel echt heel veel goed!

Yes the Communication from the Property was a little slow, but worked out all good in the end. If you don't communicate Ie send the arrival details the day before , It is a little nerve racking. The spa had no instructions and only half full. No encouraging to use.

The cottage provides all travellers needs.

The information and photos on Booking.com related to two different properties as one. It was confusing. especially around lake view.

It had everything we needed. Cozy, comfortable, warm easy to find. They had little things already available at the home when we arrived which just made the stay extra nice. Wood & stuff for the fire, milk & eggs, toiletries etc. easy nice stroll to lake front. Small park next door our kids loved. Would stay here again.

The only thing was the pressure of the shower. But it’s not a major. And there was someone’s dirty sock in the couch when we pulled out the pull out sofa bed 😅. Not enough to ruin our stay. Still great accom & would book it again!

lovely place, very clean, well kept and cozy like a home... bedroom n living space has views of the lake to wake up to.. overall very comfy & was really easy to locate, good spot for a stroll outside with lovely views of the lake and a great place to sit by the lake and enjoy the silence...

one of the main reasons to book the property was the jacuzzi. but the jacuzzi didn't work and when we messaged the owner, there were no comms from him around how to start it.

The house is very comfortable and beautiful. Facing the Ngongotaha lake is a plus point! With the cold weather, the heater helps a lot. Love it!

Friendly staff and the fireplace kept the whole house nice and warm. The house was kept very clean too.

Neighbours were noisy and blasted music past midnight and it was difficult getting the kids to settle down to sleep

Little touches were appreciated, such as a new paper towel roll, a big collection of toilet rolls and the wood stove all ready to fire up, plus eggs in the fridge.

A couple of power points weren't working, and the apparent lack of motion sensor on the verandah, with dark steps down to the carport, nearly led to disaster.

Plenty of large spiders inside. Bathroom fan and fireplace not functional - host offered for his extended family to attend to fix bathroom fan and provide heaters however for a short stay we did not choose this.

Very good location. The room is clean and warm with a fireplace.

An unexpected change to our whanau plans meant having to book an additional night. Sampson was really good about it. We used the fireplace during our stay. So glad we had it as whanau who were with us from Perth, really felt the cold.

Nothing to dislike.

The place was perfect for my family. The firewood place was perfect to keep the place warm and the milk, eggs and cookies + tea and coffee were much appreciated.

Extra bedding was poor. Fold out sofa was broken and rock hard.

The management (owner?) was very responsive to our needs and even found a wallet we had left behind. Service and friendliness was top notch but the facility could be so much better with just small improvements.

The toilet is broken and could be easily fixed. Instead a make-work solution was in place and wasn't an appropriate fix.

The view was amazing, we had everything we needed. It was cozy and warm, and the shower was accommodating to my 6ft 2 partner who struggles to find showers that he doesn't have to bend to get under 😊

Our host was very accommodating and easy to get ahold of. We greatly appreciated that. The house was spacious, clean, and well equipped. The location was great, close to the beach and river.

A fan for each bedroom is needed. We spoke to the host and he agreed to get one. Also, the home is not right on the water. You're a block away. So don't expect a view from the home of the beach. Other than that, it was a fabulous stay!

Great location with easy access to the lake and beautiful views. Good value for money.

The house's facilities are slightly outdated and had a bit of a smell. Improving ventilation and using some room air freshener would make the stay even much better.

Loved the location away from the main city and right on the lake. The fireplace was an added bonus.

A single listing on booking.com is used for 2 very separate properties. Although we were aware we were getting the property that did not face onto the lake, the position was disappointing. It was impossible to know for each review which property it was for.

Many aspects not set up to welcome guests - leftover and old decomposing food on the kitchen shelves. The kitchen cupboard smelt musty. Only 1 bedside table. Toilet seat fixed with sticky tape. Rusty stool. It’s falsely listed as a ‘Lodge’ - in reality it is someone’s apartment and felt uncared for and in need of a makeover before listing on Booking.com

Great space with wonderful view of the lake, must see a sunrise! The trail along the water was so nice for walks. Easy communication with hosts and very accommodating when we asked to stay an extra night! Little touches such as fresh flowers on arrival was greatly appreciated!

It may not be the nicest part of town but price reflects that and is a great option if you have a car to drive into town.

The waste disposal on the sink unfortunately had not been cleaned properly and not long after we arrived we a noticed the maggots all through the sink and over the kitchen bench. It was quite disturbing and icky. Unfortunate I suppose. The oven also hadn’t been cleaned. The floors creaked very loudly and one of the bedroom doors did not shut easily meaning everytime someone got up in the night everyone in the house woke up. Outside of this it was a lovely place though and clean and tidy otherwise! Just for the money spent was expecting slightly better

Kitchen was very well equipped and had everything we needed. Owner was kind to give us some oranges from the tree in her backyard.

The windows needs some cleaning. Unfortunately the grass is all overgrown and obscured the lakeviews, so we are disappointed as it differs from the pictures.

Amazing location ! Watching the sun rise in the morning across the Lake Rotorua at our doorstep was the highlight of our trip! The home was clean and beautiful! It was wonderful to have a comfy and clean home to return to. We loved it.

We had an amazing stay at this property! The view was absolutely stunning, making every morning feel special. The place was impeccably neat and clean, which made us feel right at home. The kitchen was fully stocked with all the utensils we needed, so preparing homemade meals was a breeze—perfect for anyone looking to cook their own food during their stay. Overall, a fantastic experience, and I would highly recommend it to anyone looking for a comfortable and well-equipped place to relax.

We loved it here! It was like home away from home. It was great to have some staple foods provided, like milk and margarine which are hard to travel with otherwise. It was spacious and clean. Nice to be so close to the lake and local shops - a great location on a quiet street.

Perfect stay which is close to the main town of Rotorua and surrounding activities. The view of the lake is perfect and you get the morning sun. Ammenities were great and the accommodation was clean. There is also parking available on site.

Location is great. Quiet. Good find around Rotorua. Private. Cosy. Brilliant modern kitchen, even if it could use a little TLC. One of the best we have seen.

Surprised about the wood burner being the only option to heat. Floor is noisy and creaking, causes stress if we have to get up at night for a pit stop.

Had most things we needed, was mostly quiet and relaxing.

Could definitely do with a fire guard around fire. There was also smoke smell throughout the house.

The accommodation has a beautiful view over the lake. The kitchen is well-equipped.

The cleanness in the bathrooms could be better. The flat was very cold when we arrived and took almost 24hrs to warm the living room and the both bedrooms up with the AC and the small heater. But that is almost everywhere in NZ the same...
