MAIAM Homestay

A lovely homestay in a great location in District 1. This is my third time staying here because every time I come back, it feels a little like coming home. The rooms are clean and comfortable, and the hosts are very friendly and welcoming. It has everything you need: a washing machine, dryer, microwave, cooking facilities, and free drinking water refills. The kitchen is also great if you prefer to cook your own meals. Great value for money and definitely recommended!

First of all, I need to mention something important: the owner of this homestay, Mie, saved me from a difficult situation I encountered with the taxi driver who was taking me from the airport to the city upon my arrival in Ho Chi Minh City—even though it was late in the evening. Her help was invaluable. From that moment on—even before I saw my room—I knew I could trust her and that I was dealing with honest people. And that, to me, is the most important thing when you’re alone and arriving in a new city on the other side of the world (especially if something unpleasant happens the moment you set foot on the ground). The room is exactly as shown in the photos: simple furniture, a bed (very, very comfortable), and a good enclosed shower with good water pressure and hot water. There’s a fridge, air conditioning, and good Wi-Fi. Cleanliness could be better, but it’s absolutely up to Vietnamese standards. All in, the accommodation offers everything you need and has no problems or deficiencies. Perfectly central located. Situated on a quiet, inner alley, just a couple of corners away from a main street that takes you anywhere. Extremely close to the Ben Thanh bus station, the one located in the park. As is often the case here, there’s no reception desk at the entrance—just a lobby leading to the elevator (and the whatchman’s room). There’s a code for the building entrance and a code for the room. Be aware that the building closes after a certain time at night (a roll-up gate is lowered—a very common practice in Vietnam), but you just need to coordinate with the night watchguy, who is very kind and attentive. Both he and the owner lady speak excellent English; and in addition to being a great help upon arrival, she has always been very responsive on WhatsApp and gave me excellent advice, specifically the important stuff upon arrival (where to exchange money with a good exchange rate, etc.).

Positiv zu erwähnen ist lediglich, dass am Eingang Zahnbürsten sowie Zahnpasta zur Verfügung standen und der Manager nach meiner Schadlingsmeldung recht zügig erschien, um das Tier zu suchen und mir ein Ausweichzimmer anzubieten. Zudem funktioniert der Zugang zum Gebäude und den Räumen schlüssellos über Zahlencodes.

Ich kann die vielen positiven Bewertungen absolut nicht nachvollziehen und vermute, dass diese nicht echt sind. Schon vor der Anreise begann das Chaos mit widersprüchlichen Nachrichten über angebliche Probleme mit dem Balkon, was zu Verwirrung bei den Check-in-Zeiten führte. Vor Ort zeigte mir die Reinigungskraft zuerst ein noch bewohntes Zimmer und betrat dieses sogar. Im eigentlichen Raum gab es keinerlei Einweisung oder Informationen; wichtige Hinweise erhielt ich erst nach mehrfachem Nachfragen als Foto per WhatsApp. Das Zimmer entsprach nicht den modernen Fotos, sondern war stark abgenutzt, uneinsehbar vom 4. Stock (weshalb die Vorhänge stets geschlossen bleiben mussten) und bei der Ankunft derart aufgeheizt, dass man kaum atmen konnte – die Klimaanlage musste stundenlang auf 16 Grad laufen. Hygiene und Sauberkeit waren eine Katastrophe: Das Badezimmer ist extrem klein, ein Handtuch war dreckig, die Bettwäsche wies Flecken auf und im zweiten Zimmer war das Bad voller Schimmel und eine Duschwand fehlte komplett. Besonders unangenehm war, dass der Manager unangemeldet klopfte, meinen Pass fotografierte und das Geld ohne Quittung kassierte, ohne dass klar war, wer er überhaupt ist. Durch die Gemeinschaftsküche im vierten Stock ist es zudem extrem laut. Das absolute Ekel-Highlight war jedoch ein riesiger Tausendfüßler oder was auch immer es war, der unter der Bettdecke hervorkroch und unter dem Bett verschwand, was selbst nach dem Zimmerwechsel ein extrem unwohles Gefühl hinterließ. Ich habe dann nach kurzer Zeit storniert und das Hotel gewechselt.

Dans une rue calme, chambre confortable et bien équipée avec un balcon. Lave linge en libre service avec un balcon permettant de faire sécher après. Ils ont acceptées de garder nos bagages toutes la journée.

L’évacuation des eaux dans la douche était défaillant, nous avons faillis tomber plusieurs fois.

Nothing it was perfect

The location was nice and quiet close to everything you need in Saigon. Awesome little rooms with all the facilities no keys needed staff responsive always and really kind and helpful. They even allow you to use the washing machine and kitchen etc. super cruisy and not pushy about payment options. I had the room upstairs with a beautiful balcony and the room was immaculate. Great value

広々としていて快適でした。ホストの方が若いお兄さんでしたが、親切で安心して滞在することができました。

お湯が出ないことがありました。昼間は問題なく使えたので、それだけ残念でした。

Chambre très propre à l’arrivée(mais le nettoyage se fait à la demande). Literie confortable. Climatisation. Pression de l’eau très bien. Machine à laver et sèche-linge disponible gratuitement, ainsi qu’un espace cuisine avec frigo dans un espace commun. Bien situé. Personnel charmant et réactif en cas de besoin.

L’espace commun n’est pas toujours très propre (plan de travail, sol, poubelle non vidée). Manque d’insonorisation des chambres attenantes à cet espace commun.

The location was very convenient and we were able to walk to a lot of the places we wanted to go to. Room was clean, comfortable, and spacious and toiletries were provided. The staff were very responsive and answered our questions quickly. A big thank you to them for making our vacation worry-free :)

They told us beforehand so it was no trouble, but it would be better if we could pay with card instead of cash.

Good location, room was small, but comfortable. It was clean, AC worked well. Staff was nice, everything worked as it was supposed to. There's a shared kitchen with washing and drying machine, so you can do your laundry there. There was a lot of different restaurants and cafés nearby, center wasn't far even on foot.

It was a bit loud - an issue I encountered in literally every building in all of Vietnam, so I guess it's normal here. Some guests used the kitchen even at night (which you're not supposed to do) and since I had the room right next to it, it was a bit uncomfortable as I could hear even normal sounds very loudly in my room. Also the AC was aimed right at the bed and I had issues moving it so that it wouldn't blow ice cold air directly at me. Might not be an issue if you like cold, though.

This was my second stay at Maiam Homestay, and this time I stayed for 8 days. Once again, everything was perfect. The apartment was clean, comfortable, and fully equipped with everything I needed. The location is central yet quiet, and the quick WhatsApp support is excellent. It really feels like a home away from home. I would definitely stay here again.

Ich war von Anfang an sehr begeistert von der Unterkunft. Die Besitzerin sowie das Personal sind sehr zuvorkommend und freundlich. Zum Check In bekam ich eine Liste mit Empfehlungen von Sehenswürdigkeiten bis hin zu Restaurants. Generell die Kommunikation verlief super, da man in einem Gruppenchat mit der Besitzerin eingeladen wird und jederzeit reinschreiben kann. Die Waschmaschine sowie der Trockner konnten kostenlos verwendet werden und die Zimmer waren sehr schön und sauber eingerichtet. Zudem gibt es viel Stauraum. Die Unterkunft liegt in einer sehr guten Lage mit vielen Restaurants und Läden in der Nähe. Hier habe ich mich wirklich sehr wohl gefühlt und würde immer wieder kommen.

Es gibt nichts was mir nicht gefallen hat.

Everything! I love how this homestay is located in a quiet, clean and safe alley woth lots of stores around.. (if only we can stay longer, i would!). Of course, the owner, Mie is so kind .. i really appreciate her! my parents liked her so much. She went above and beyond service to welcome us and send us off 🥹 she even drived me to the bank so I can withdraw cash.. The homestay is also super clean and smells good. The rooms are also clean and spacious. There’s even a free laundy .. just bring you own bath soap and shampoo coz the containers in the bathroom are empty (but we didnt ask coz we brought ours) so we didnt have any problem with that. I also love that there are mirrors everywhere in this homestay haha so nice I must say that this homestay is soooo worth its price. You should book this!

Замечательное уютное гостевой дом в самом центре. Все необходимые удобства в номере имеются, а также прекрасный персонал и владельца, они нам помогли с поздним заездом и дали рекомендации по посещению достопримечательностей и вкусных кафе рядом. Если возникали вопросы - персонал и владелица всегда были на связи. А ещё у нас был большой классный телевизор в номере и ванна.

Das Zimmer war groß und hell. Die Gastgeber waren sehr nett und wir haben viele Tipps per WhatsApp für Restaurants, Frühstück, etc. erhalten. Die Lage war gut, da das Homestay nicht an einer der lauten Hauptstraßen von Ho-Chi-Minh-Ciy liegt, sondern etwas versetzt in einer schmalen Nebenstraße. Hier gab es auch nebenan ein leckeres Banh Mi zum essen. Das Homestay lag aber nicht direkt im Zentrum der Sehenswürdigkeiten, innerhalb von 15-20 Minuten zu Fuß hat man die wesentlichen aber erreicht - oder man nimmt sich ein Taxi/Grab. Für alle Partywütigen liegt etwa 10 Minuten in der Gegenrichtung eine Partymelie mit Bars und Clubs. Des Weiteren steht in der Unterkunft eine Waschmaschine zur Verfügung, die gratis genutzt werden kann.

Die Betten waren leider nicht so gemütlich. Bei der dünnen Matratze habe ich doch deutlich die Federn gespürt. Außerdem waren sehr sehr viele Tauben vor dem Fenster, die da gefühlt Boxkämpfe abgehalten haben. Es hat da leider immer wieder etwas gerumpelt, aber dafür können die Betreiber ja nichts. Der Balkon ist groß, hier hätte man aber villeicht noch etwas mehr draus machen können. Allgemein sieht man mancher Einrichtung an, dass sie schon etwas in die Jahre gekommen ist (z.B. Duschvorrichtungen), funktioniert hat aber alles. Allerdings muss man sagen, dass es für den Preis und die Lage in Ho-Chi-Minh-City wahrscheinlich ein faires und ausreichendes Zimmer ist, vermutlich muss man für mehr Komfort preislich ein Regal höher greifen.

I had a wonderful stay at Maiam Homestay in District 1, Ho Chi Minh City. The apartment was very clean and had everything I needed for a comfortable stay. It truly felt like being at home. One of the best things was how well-equipped the place was. There was a washing machine with dryer, a microwave, an air fryer, pots and pans, and a stove for cooking — all free to use. This made my stay very convenient, especially for a longer visit. Communication was also excellent. Any questions I had through WhatsApp were answered within 5 minutes, which I really appreciated. The price-quality ratio is excellent, and the location is perfect: very central in District 1, yet surprisingly quiet. In the morning you can hear some pigeons, but it is not disturbing at all and actually adds to the local atmosphere. Highly recommended for anyone looking for a comfortable and homely stay in Ho Chi Minh City!

スタッフ不在。チェックアウト時にスタッフ不在のため、チェックアウト時に返金されるはずのお釣りをもらえなかった。3000ベトナムドンだが、金額の問題ではないと思った。その後連絡が来たが、謝罪の内容ではなかった。本当に信用問題にかかわるのでこういうところはキッチリするべきだと思った。

Das Homestay liegt zentral und trotzdem ruhig. Der Kontakt mit den Besitzern verlief super unkompliziert über WhatsApp. Antworten kamen sofort.

Posizione perfetta, comodo per tutto. La stanza in cui abbiamo soggiornato aveva un balcone molto comodo che affacciava su un vicolo tranquillo. Camera sempre fresca ,pulita e ampia. Mini frigorifero, bollitore e bagno ampio .Consigliatissimo

Perfect stay close to the centre! Far from noisy street. The host Mie was super kind and had sent super detailed instructions how to get to the apartment. The room was clean and conditioned!

Mai is lovely and full of helpful recommendations & advice. The property is in decent location, only about 10-15 min walk from the main city center

Great location! Very accommodating and friendly staff. Clean and comfy room for solo traveller but also for couples if you plan to be outside most days. Love the bed and pillows!

L’emplacement est extraordinaire ! Vous êtes a coté de tout mais dans une petite rue donc pas de bruit de circulation, l’hôte est très gentille par message vraiment elle nous a beaucoup aidé :) les chambres sont tres biens aussi très confortables surtout avec une bonne literie !

立地・オーナーが親切・自由に使える洗濯、乾燥機・コスパが良い・シャワーに独立スペースあってトイレの床が濡れない。クーラーばっちり暑いお湯もたっぷり。エスカレーターあり。何より清潔！！

あえて言えば、部屋が小さいのでクーラーの風がベットに直撃。無理に探すとすればそのくらいです。

La chambre était super propre, le service de Check in en autonomie est vraiment un plus. Toutes les portes sont sécurisées par des codes. L’hôte est réactive sur Whatsapp. Ils gardent les bagages si besoin. Il y a des supermarchés autour ouverts 24/24 très pratique.

The location was perfect, walking distance to the main attractions of HCMC, shops, cafes and restaurants. We liked the room and all the commodities available. Everything was clean and comfortable. Additionally, Mie was an incredible host, providing nice recommendations.

We had an amazing stay at Maiam homestay! Such a lovely host! Went above and beyond to help us… sending recommendations for loads of local places to eat drink and explore. Super handy washing/drying machine located on the top floor (Even helped us with taking our drying to our room whilst we were out one day) and sorting out our luggage on our last day when we had checked out to keep it stored and safe for us! Great central location Couldn’t recommend enough! 10/10!!

Our room was large, clean, comfortable and well priced . The huge balcony was a bonus. It was great having free laundry available as well as an area to cook if you wanted to. The homestay was located down an alley away from the main busy street making it much quieter but easy to access restaurants etc. Mie was so welcoming and eager to help with anything needed.

There wasn't a thing to not like.

Our stay was perfect. The location is very good, in the centre but there is no noise as in the main street. The room has all the needed items. La ubicación estaba genial, muy cerca del centro pero lo suficientemente apartado para que no hubiese ruido por la noche, muy agradable el señor que estaba allí, instalaciones buenas y muy cerca de todo, muy felices por haber elegido este sitio.

Die Inhaberin, die uns schon vor der Anreise kontaktierte, war sehr hilfsbereit und freundlich. Gemeinsam mit ihrem Onkel, der sich vor Ort um die Zimmer kümmert, sind sie sehr nette Gastgeber. Das Zimmer und vor allem der tolle Balkon haben uns sehr gut gefallen. Auch die Lage ist super. Wenn wir vor die Tür gingen, waren wir mitten im lebendigen Getümmel der Stadt. Wir haben uns hier sehr wohl und gut aufgehoben gefühlt. Ungefragt wurde uns ein großer Wasserkanister bereitgestellt. Weitere Handtücher haben wir auf Nachfrage ebenfalls sofort bekommen. Außerdem konnten wir eine Küche nutzen, wenn wir das wollten. Alles in allem eine tolle Unterkunft.

Die Dusche ist nicht extra abgetrennt vom Rest des Bades. Wenn man da duscht, flutet man das ganze Bad. Es dauert einige Zeit, bis der Boden dann wieder ganz trocken ist. Das hat uns allerdings nicht so sehr gestört.

I like that there was an elevator. Everything worked with codes and that was a good thing because I don't need to carry a key. Whenever I had any questions, I got immediate response from WhatsApp. The bed was comfortable and amenities were good. A good point from other stays is that they provided hand wash. There was a washing machine right outside my room along with a small kitchen. That was very helpful. The uncle at the stay was very helpful as well. Thank you

This is not a con of the stay itself but there was construction going on for the road right Infront of the stay. There was no noise but when it rained, it was a bit uncomfortable.

For the price, Miaim was EXCEPTIONAL. Clean, quiet, safe, it's all I look for as I travel and attempt to get cost effective accommodation. What I did not expect the additional FANTASTIC, prompt service I got from the manager and her staff. I was accommodated in all ways requested, the location is great with lots of good eating and sightseeing options nearby and the homestay is down a quiet a quiet but clean, tidy and friendly laneway in the heart of a busy city. For the price, it just doesn't get any better.

No downsides to report!

Ich hatte einen angenehmen Aufenthalt im homestay. Mein Zimmer war im hinteren Teil vom Gebäude und deshalb war es Nachts auch ruhig. Das Zimmer war sauber und es gab Pflegeprodukte. Frau Mie ist sehr freundlich..Sie hat mir Tipps für meinen Aufenthalt gegeben. Ich kann die Unterkunft weiter empfehlen.

Demaneu explícitament que no us donin una habitació del tercer pis: són al costat de la cuina d'ús comú (no gaire neta) i fan olor de menjar. Nosaltres ens vàrem queixar i les dues darreres nits ens van traslladar (sense càrrec) a una habitació una mica més gran, i amb balcó al segon pis. Les habitacions i el bany força nets.  L'espai comú que es veu a les fotos serveix de pàrquing per motos. És un bon lloc, tranquil, per allotjar-se si  vols estar a prop del Districte I (cosa que no recomano gens). El millor de l'allotjament és el cafè de la cantonada (Co Ba Thi Cafè), i que és molt a prop del Tao Dan Park (Công viên Tao Đàn), on és imprescindible anar a primeríssima hora per veure passar la vida. La comunicació amb Mie, sempre per WhatsApp, perfecte.

Pulizia, camere spaziose e posizione centrale per un ottimo prezzo. Mie, la Proprietaria e lo zio sono stati gentilissimi e mi hanno indicato un luogo per il cambio moneta con un tasso di cambio OTTIMO. Forniscono al check in tutte le informazioni utili per il soggiorno, non potevo alloggiare meglio. Grazie mille Mie ! 🙏♥️
