El alojamiento es un 10, relativamente cerca de todo, supermercado enfrente. Muy limpio y con todo lo necesario en la cocina que está en la misma habitación. Sin ruidos. El gym es un puntazo y estaba genial. Ambas piscinas cuidadas y bonitas. A destacar la seguridad que tienen para acceder al edificio, muy bien todo😊

A acomodação não oferece café da manhã. Existe local que serve café da manhã nas proximidades. A acomodação possui cozinha equipada para fazer o próprio café da manhã e refeições

I stayed at Menesse from March 12 to 24, 2026. By March 18, no one had changed out the 2 towels I was provided, provided more toilet paper, or emptied the garbage (or given new garbage bin bags when I emptied it). After contacting them they brought said items. I asked for one more towel change before I left and they never arrived or provided explanation. The shower and toilet did not work properly. They came to look at the shower and cut a hole in the wall to access the hot water tank but did not cover the hole. I had to open the toilet tank and push a botton to refill the tank for the entire stay. There was mold in the bathroom. I awoke to the fire alarm intermittently beeping at 300 am. It needed a new battery, as such, I advised that if they dropped of a new battery, I would install it. They ignored my message. Outside there were large garbage bins that were not closed for a couple of days and the entire building smelled of garbage. I had my rented bike chained up outside and it was one of three bikes stolen that day. I had to pay the replacement cost of the bike. The bike rental place notes they had rented almost 1000 bikes this year and almost all the stolen bikes went missing from this apartment complex. There is a gap in the video camera area where the bikes were taken, of which Menesse was aware. The staff informed me that a bike had been taken from inside the locked garage, and it was chained up. I have travelled to almost 40 countries and have never left a negative comment. The owner of this unit particularly are non- responsive and don't provide even the basics, nor are they concerned about your safety.

- Appartement bien situé, dans un quartier calme idéal pour partir en visite, juste en face d’un grand supermarché et proche des boutiques. - Cuisine bien équipée, avec café moulu, filtre, sel, poivre et huile : très pratique. - Le grand bidon d’eau minérale de 20L est très appréciable surtout que l’eau du robinet de Tulum nous a rendu malade (ne pas l’utiliser pour se laver les dents ni pour faire la vaisselle). - Le rooftop est superbe et la piscine y est très agréable. - La literie est confortable.

- Pas réellement de parking à disposition : il faut faire une demande préalable sinon c’est parking dans la rue. - Il y a d’énormes jours entre les parois de la douche. Résultat : salle de bain inondée systématiquement même en faisant très attention. Et pas toujours d’eau chaude… - Les rideaux ne sont pas complètement occultants : ils laissent passer beaucoup de jour. - Nous n’avions ni petite serviette ni torchon pour la vaisselle : nous avons fait la demande 2 fois sur booking mais cela n’a jamais été pris en compte. - La salle de sport est très petite, humide et les tapis de course ne fonctionnent pas. - Contrairement aux photos, la décoration et la qualité des matériaux de l’appartement laissent à désirer. - J’ai dû demander la procédure de sortie car 1h avant le check out je n’avais toujours reçu aucun message. - Je ne recommande pas le studio 226.

Très bel endroit avec une très grande piscine sur le toit. Le studio était très bien et donnait à l’arrière de l’édifice, ce que nous avons apprécié. Nos hôtes ont été très proactifs dans leurs communications et nous ont accommodés pour une nuit. Merci

Comme nous mangeons souvent à l’appartement, un minifour et quelques outils supplémentaires seraient un plus.

Wir waren sehr enttäuscht von unserem Aufenthalt im Menesse Apartments. Während unseres Aufenthalts gab es mehrere ernsthafte Probleme: Ameisenbefall in der Unterkunft, starke Sauberkeitsmängel und am Ende sogar sichtbaren Schimmel im Badezimmer. Trotz mehrfacher Meldung wurde sich nur sehr oberflächlich darum gekümmert und insgesamt hatte man das Gefühl, dass es niemanden wirklich interessiert.

Great apartments and rooftop pool I. Excellent location

I had the best stay here. Stayed three nights and wished it could have been more. The apartment was so lovely and clean with everything you wanted. The pool on the roof was a beautiful spot as well. Communication was always fast and very helpful. Would recommend 100,%

Great big and specious room, include everything you need. And close to the car rental areas which was a plus for me. The building is really fancy and include gym pool and spa, and the room has kitchen with amenities and great balcony.

The wifi password was incorrect so we couldn't use it for our stay, but I have to say the team was very responsive and tried to help, but they needed access to the room to fix it, when we were outside so we didn't allow that.

Camera spaziosa e molto silenziosa. Ottima la possibilità di avere un parcheggio a disposizione per la macchina. Posizione strategica sia per raggiungere il mare che il centro. La ragazza alla reception, Alena, è stata molto gentile e ci ha dato un sacco di informazioni. Non abbiamo usufruito delle piscine. Check in flessibile e automatico.

Parkplätze sind super eng, man muss immer erst an der Rezeption zum öffnen der Garage nachfragen. Zimmer wurde nie (3 Nächte) gereinigt oder zumindest Müll geleert.

Appartement exceptionnel en plein centre de Tulum. Très propre, spacieux et parfaitement entretenu. Accueil au top à la conciergerie / réception du bas, personnel super agréable. Nous avons adoré cette expérience. Seul petit bémol : la literie un peu dure, mais au vu de la qualité de l’appartement, cela reste un détail. Rien de négatif à signaler, nous recommandons sans hésiter.

La piscina es una pasada, se ve el sunset. Gimnasio completo para poder disfrutar gratis. La habitación es muy amplia, cocina equipada y todas las facilidades. Supermercado en frente.

Super schönes, modernes Apartment! Tolle Lage - nicht weit zum Zentrum und allen Restaurants, sowie zum Beach - ein großer Supermarkt ist direkt gegenüber - generell ruhige Lage. Parkplätze draußen findet man immer. Sehr schöne Anlage. Kommunikation war super & problemlos! Wir waren wieder kommen :)

Der große Kühlschrank in der Nacht war etwas laut.

Apartament prawie jak nowy. Czystość i bardzo fajne udogodnienia w budynku.

Zwróciłbym uwagę na stan techniczny rowerów do wynajęcia w budynku, bo za tę cenę można wynająć dużo lepsze rowery na mieście.

Logement moderne, calme et bien placé à côté d’un supermarché pour faire ses courses. Lit immense et confortable. Il y a 2 piscines pour se rafraîchir ou flâner toute la journée. Salle de sport avec climatisation. Parking fermé.

On a loué des vélos auprès du gardien mais ils étaient de très mauvaise qualité

החדר היה גדול ונוח, אזור עם ספה וארון נפרד עזר בארגון. המטבח היה מאובזר די טוב חוץ מקרש חיתוך שהיה חסר לנו מאוד. מלון הדירות היה מרשים ומתוחזק היטב, עם לובי מרשים ונוח. המענה מהמארחים היה מהיר והורגש הרצון הטוב שתיהיה לנו חוויה טובה. איש הקבלה של הבניין ששמו לואיס היה ממש מקסים ושירותי ועזר לנו למצוא פתרון לבעיית התניידות.

לא היו מים חמים במקלחת. בשנייה שכתבנו למארחים הם הביאו את הצוות לבדוק פעמיים, אבל נראה שלא הצליחו כל כך לתקן את הבעיה והמקסימום היה פושר שהתחלף בקריר לפרקים. דבר נוסף שקצת ביאס אותנו זה שרק כשהגענו גילינו שהבריכה בגג של הבניין בשיפוצים ולמיטב ידיעתי לא הודיעו לנו לפני על כך (אני תיכננתי את היום שלי לחזור מוקדם מהים כדי לראות שקיעה בגג וגיליתי שהבריכה ריקה ואין מקומות ישיבה עד שבוע הבא). יש בבניין עוד בריכה בקומה הראשונה שהייתה קרירה יותר לכן לא נכנסנו אליה. המיקום לא במרכז העיר, אפשרי בהליכה אך פחות נוח והעיר בכללי יותר מיועדת לרכב/ATV/ אופניים/אופנוע. אם זה מתאים לכם אז המיקום אחלה. ליד המלון יש סופר ענק ונוח.

la ubicación, la piscina espectacular, tiene parquing gratis en el mismo edificio, apartamento de lujo con todas las comodidades para una perfecta estancia de varios dias, todo estaba muy limpio, la iluminación del apartamento excelente. todo nuevo e impecable, el detalle de tener cafetera, café, aceita para cocinar y un supermercado cerca.

Supermooi en schoon appartement. Ook erg fijn dat er strandlakens waren! De host was superaardig en behulpzaam, en kwam zelfs nog even langs om een extra theedoek te brengen.

Very clean, comes with amenities. Good Location, vice versa a huge Grocery store, close but not at main street to the Beach, National park, 10 min walk to the main tourist shops and restaurants. The Staff was very responsive even from before my journey has started. Top-notch cleaning, 2 times, during the stay. The Apartment was in building "B", which is located on a very quiet street, so that was amazing as well. Best WIFI, very good for digital nomads.

The Mattress was too hard for me - but that is a personal point, some like it, I didn't. No information about an ongoing Pool renovation. The Rooftop Pool and Deck isn't usable for at least another month, the facility has another pool, but that can never beat a nice Rooftop. Those are temporary and personal taste points, I still recommend booking here.

The accommodation was beautiful and very spacious!

Unfortunately, the lady at the reception didn’t seem very interested in helping, and even greeting seemed difficult for her.

Struttura costantemente presidiata. Piscina molto bella e servizi interni ottimali (anche garage bici e una piccola sala palestra). Camera grande e spaziosa con bagno pulito e terrazzo ampio.

Potenzialmente il mancato ricambio asciugamani, ma non è stato un problema stando solo due notti.

La ubicación es buena, la atención es de calidad y la limpieza excelente, ni dan ganas de tocar nada de lo limpio y organizado que está. La cama es cómoda y el espacio es el adecuado. No tuvimos la posibilidad de usar la alberca, pero se veía muy bien. La verdad es que si recomiendo este lugar, la próxima vez que regrese a Tulum, me volvería a quedar ahí.

L’adresse est incorrecte sur booking nous avons dû chercher par nous même quelques minutes le gps ne donne pas l’adresse exacte mais dans l’ensemble parfait !

Las Instalaciones del apartamento, la limpieza, la ubicación, en verdad el lugar es muy confortable, cuenta con todos los servicios, definitivamente es muy recomendable, es una de las mejores estancias que se puede encontrar en Tulum.

The apartment was easy to find, close to a massive supermarket and the road to the beach, and the facilities including the rooftop pool and gym were great. Please note that the bikes in the photo are not included - you have to pay 200 MXN extra a day for the push bike. Having cooking facilities in the studio was also very handy.

It was a shame the bikes weren’t included, and the gym didn’t have AC. There also wasn’t an extractor fan in the apartment when you were cooking. Otherwise a great stay!

The apartment is nice, comfortable and clean, and the owner is friendly and promptly reactive to inquiries. We were pleased to find ample drinking water available in the apartment. We would be happy to stay there again!

Some utensils could be added in the kitchen (bigger strainer, salad spinner, fruit bowl), which is otherwise well equipped. There are many doors and locks to get through inside the building, great for security but also somewhat elaborate.

The place was amazing. Everything was clean and comfortable. I cooked twice as the kitchen had everything. I also went to both pools that were great! At the hotel I also rented a bike and motorcycle which was easy and helped me get through Tulum.

The water was going outside in the bathroom when you take a shower, even if the doors of the cabine were good closed.

We enjoyed our stay in Menesse, everything was perfect and spotless. The staff were very nice and helped us get a parking place. You have to ask them for availability everytime. They were also responsive when we needed anything. We loved how you have all the basic utensils in the room to cook and Chedraui is just on the other side of the road. It's a little walk to downtown and a little away from the beach, but we had a car.

Lovely apartment and perfect location near a massive supermarket, downtown bars and the main road down to the beach.

It was modern & comfortable and the location was ok; the kitchen was well equipped and filtered water was useful.

Balcony door wouldn’t lock when we arrived. We contacted the host and they fixed it that day but we wasted our first evening in Tulum waiting for it to be done. There was some construction directly below the apartment, though we were lucky that it seemed to stop on Saturday and Sunday. Some party noise from other guests in the building late at night/ early in the morning

Very nice and spacious apartment with a couch for extra comfort and even a kitchen with plates and pans and different tools to make sure you could eat good if you wanted to eat in. It was a great place to relax and reset and also was close to everything. Really enjoyed my stay and liked how clean it was.

Tulum

Perfect location and recent building. Close to downtown Tulum and yet super quiet, as the apartment’s balcony faces a small alley. A supermarket is just nearby. The Wi-Fi is fast, the bed and linens are comfortable, and the shower pressure is excellent. The residence is very quiet and safe, and the rooftop pool is perfect. Luis at the reception is fantastic, and the landlord is excellent at communication.

The apartment was spacious. I appreciate there was a big bottle of water. The neighborhood was quiet and there's a big supermarket across the street. The bed was very comfortable, including good quality linens and pillows. Overall the quality of the apartment was a good match for the price. The AC unit was quiet. The internet speed of was good, which is rare in Tulum.

The door lock was not working correctly. I had to call the receptionist to get inside. He also struggled a little to open the door but managed to open it for me after a few tries. I'm afraid I would not be able to enter the apartment again on my own without calling for help. I took away 2 points from the review because of this. Perhaps other rooms don't have the same issue. It's very frustrating when you're tired and sweaty after travel and cannot get inside. This was the only downside.

This Apartment was, without a doubt, a 10/10. It really fit our part of the Mexico Vacation to have an apartment like this to be able to make breakfast and diner for us here. Everything was pretty brand new, clean and comfortable. I would definitely recommend this apartment to anyone. For some relaxing after the Maya ruins in Tulum, we used the pool. The staff was really helpful and nice all the time.

It would be cool to have some bikes available, like other apartments, for getting around. We did not ask for this and therefore, just a tiny recommendation for the future.
