Apartments Niederseer

The location is convenient and is certainly one of the strongest points of the apartment. The surrounding area and views are beautiful, and the apartment itself is well situated for enjoying the region.

Unfortunately, our stay in the Zwölferkogel apartment at Niederseer did not meet the standard we expected for the price. The bed was very uncomfortable and made it difficult to sleep well. The apartment also became quite warm, while leaving the windows open at night was not a practical solution because of the large number of mosquitoes. The accommodation is presented as a calm, peaceful and yoga-inspired environment. Unfortunately, this did not correspond with our experience. The sports café directly above the apartment regularly played loud music. In addition, a chainsaw was used in the garden directly below our balcony for several hours. We understand that maintenance work is sometimes necessary, but the timing significantly affected our ability to enjoy the balcony and the surrounding view in peace. There was also considerable noise from the apartment above, particularly early in the morning and again in the late afternoon, when there was repeated loud knocking. We reported this issue several times during our stay, but unfortunately it was not adequately resolved. We fully understand that some everyday noise, particularly from children, cannot be avoided. However, the level and persistence of the noise affected our ability to enjoy the apartment as paying guests, especially given its positioning as a peaceful retreat. We also heard other guests independently mention similar concerns during their stay. The bathroom ventilation was another issue. Although a ventilator is provided, it did not appear to function effectively. After showering, the bathroom remained damp until the next shower. The welcome and departure also felt rather impersonal. Taken together, the issues above gave us the impression that there was insufficient attention to the comfort and experience of guests.

Wir waren rundum zufrieden mit unserem Aufenthalt. Das Apartment war sehr sauber, modern und hochwertig eingerichtet und es hat uns wirklich an nichts gefehlt. Alles war genauso, wie man es sich für einen entspannten Urlaub wünscht. Besonders angenehm waren die schöne Atmosphäre, die Ausstattung und der unkomplizierte Aufenthalt. Wir haben uns vom ersten Moment an sehr wohlgefühlt und würden jederzeit wiederkommen. Klare Empfehlung!

Es gab während unseres Aufenthalts tatsächlich nichts, was uns negativ aufgefallen ist. Für uns hat alles gepasst.

Wir hatten einen rundum gelungenen Aufenthalt in diesem Apartment. Es hat uns an nichts gefehlt – die Unterkunft war sauber, gemütlich und bestens ausgestattet. Wir haben uns vom ersten Moment an wohlgefühlt und waren zu 100 % zufrieden. Wir würden dieses Apartment jederzeit weiterempfehlen und kommen gerne wieder. Vielen Dank für den tollen Aufenthalt!

Tolles hochwertiged Apartment. Hier wurde mir Herz und Köpfchen ausgestattet, dass keine Wünsche offen bleiben. Der Balkon vom Zwölferkogel ist ein echtes Highlight.

Bernhard is een uitstekende gastheer, attent en behulpzaam. Het appartement is luxe en voor zowel zomer als winter van alle gemakken voorzien. Van ski-locker tot een heerlijke tuin als de zon schijnt. Voor zowel skiën, mountain biken als wandelen zeer geschikt.

Wirklich sehr hochwertige Ausstattung, es war alles vorhanden in einer super Qualität. Es hat uns extrem gut gefallen. Selten so ein durchdachte schönes Apartment gebucht!

Matratzen sind leicht zu weich für uns, aber das ist natürlich subjektiv und Jammern auf höchsten Niveau!

Detta är lägenheter så man ordnar frukost själv men nära till affären. Lägenheten va fantastisk med oerhört hög standard och värden Bernhard levererar en service utöver det vanliga. Allt är rent, fräscht och ordning.

First of all, I didn’t want to post this review in order to gatekeep this hidden gem. Nevertheless, I believe the hosts deserve the recognition. The attention to detail, the facilities, the quality of the finishes are all top notch. Beyond the value of the property, there are so many things to say that just wouldn’t fit into this review. My suggestion is book it, and take my word for it!

We had a great stay, The apartment is absolutely lovely, very clean and comfortable, and in a perfect condition. The personal attention and friendly service made the experience even better. Highly recommended!

Ein perfekt geplantes Haus. Der super gemütliche und einladende Saunabereich, der geräumige Skikeller mit beheizbaren und verschließbaren Schränken, der im Flurbereich (für alle 3 Appartements) aufgestellte Schrank mit Akkustaubsauger und Putzmitteln sowie ein weiterer mit Spielen und Büchern. Unser Appartement „Schattberg“ hatte ausreichend Schränke und Ablagemöglichkeiten- sogar im Winter mit 6 Personen. Auch die Mülltrennung war super organisiert bzw. vorbereitet. Das ganze Haus war gut schallisoliert.

Jammern auf hohem Niveau: Im Winter muss man entweder mindestens 600 Meter laufen oder den Bus (Haltestelle direkt vor der Tür) nutzen.

Ruhig gelegen. Sehr nette Besitzer. Sehr durchdachte Wohnung, mit allem was man so braucht. Viel liebe zu den Details. Hochwertige Elemente/Materalien verbaut.

We spent a week here with mountain bikes and it was brilliant - can't fault it or the owner Hans. The apartment was very smart, new and clean. The Joker card which came with the room allowed us to use the cable cars with the bikes for free, saving a small fortune in lift passes

The accommodation is really beautiful located in a picturesque alpine village. Everything was clean. The great advantage is that the accommodation is dog friendly. The owner is very helpful and friendly. I recommend the accommodation to everyone. I believe that one day we will come back!

Brilliant apartment in Saalbach We (couple from the UK) stayed in the Zwolferkogel apartment for 2 weeks in June 2023 and we had a brilliant time. Hans is a perfect host, really friendly and so helpful. The apartment was immaculately clean, has a luxury finish and it had everything we needed for a relaxing holiday. The whole house is kept immaculately clean and tidy and was quiet and peaceful during our stay. We really felt like this was a home away from home and were sad to leave! We are road cyclists and attended a cycling event in Saalbach during our holiday. The apartments are great for cyclists with a large, secure bike room, a locker for storing shoes, helmets etc. and there’s a washing machine for sweaty kit too! This all helped us to enjoy our stay even more. If you’re a mountain biker you’ll know about Saalbach but it’s also a great spot for road / gravel riding and we got out on some great rides. Saalbach itself and the wider valley and region is amazing for an outdoorsy summer holiday. The Joker card included with the accommodation gives free use of lifts, buses and the pool which is a short walk down the road which is such a bonus. Overall we absolutely loved our time here, we would definitely recommend and we can’t wait to return!

The only thing I would suggest is getting some drinks coasters and table place mats - we were worried about damaging the natural wood tables!

Great apartment, great location, very clean and with every equipment that was needed. Bus stop just outside so it is very short to go to any direction. The host was very friendly and helpful. Highly recommended.
