Kokotel Cebu Adira vs Similar Hotels

Shower was a bit weak in my room.

Older property but well maintained.

Several issues reported: rooms noted as large but with very limited natural light (tiny window), at least one downgrade to an inferior room, problems with water temperature and TV signal — room comfort and reliability are below expectations.

The hotel is pretty old, which means some areas are breaking down or lower in quality.

Hotel is safe and clean.

Mixed reports: several guests explicitly praised clean, well-kept facilities, while at least one review stated 'room isn't clean as advertised' — overall slightly below average cleanliness consistency.

Standard quality for this hotel tier.

Great location, very convenient to nearby amenities.

Strongly positive: repeatedly described as 'great location', quiet street in an artist neighborhood, close to action and historical sites; one brief negative mention but overall a key strength.

Staff tries really hard to make up for the hotel's shortcomings with excellent service and friendliness.

Staff goes beyond expectations to accommodate.

Predominantly positive mentions: multiple reviews call staff 'attentive', 'friendly', and 'excellent service'. There are notable isolated failures (refusal to adjust rate after a downgrade, unhelpful during a power-out incident), but the volume and strength of positive staff comments justify a high score.

Standard quality for this hotel tier.

No free breakfast.

Limited F&B options noted: hotel restaurant lacks vegetarian/vegan choices; otherwise not heavily discussed, so modestly below neutral.

Standard quality for this hotel tier.

No breakfast provided, but amenities are standard for the hotel.

Mixed: pleasant touches (small koi pond, generally well-kept facilities) but practical amenity failures (almost useless WiFi, no TV signal for days, mini-fridge only provided after request) lower the score.

Good prices for what is offered.

Overall value is good, despite some missing amenities.

Headline claims 'Good value' but complaints about being downgraded without a rate adjustment and being told the hotel couldn't modify a direct payment reduce perceived value somewhat.
