There was a water cutoff so we couldn’t shower ( they said they were working and the whole floor didn’t have water) When it came back our unit being the last one there was no water pressure ,

It took 4 room keys to get into our room. Except for our arrival, we never saw anyone at the reception desk. If you wanted a question answered, there was no one around. Even if you pressed the reception buzzer at the desk.

This is great boutique accommodation near the main railway station and with a nearby metro station to access the city centre. We arrived late but got clear instructions on how to access the room. We had a friendly welcoming the next morning and could choose what we had for breakfast which was brought to our room. The room was clean and comfortable.

It was hard to find the door to the property especially in the dark. It is in effect a converted apartment in a block with a door and brass plaque on the street frontage.

El desyuno delicioso, la señora de lentes súper amabable ! Está en una buena zona enfrente está para subirse al metro. Alado está un market y puedes comprar comida. Creo que el cuarto está un poco chico. Nosotros éramos 3, 2 adultos 1 niña . A y aparte te hacen la limpieza en el cuarto 10/10

lo elegimos por la situación cerca de la estación y acertamos.La zona nos gustó porque era tranquila y se podia salir a cenar despues de todo el día caminando despues de pasar por el hotel a darte una ducha. La habitación bien climatizada y la cama supercómoda,proporcionando un buen descanso.Un acierto tambien el tener en la zona común una cafetera y agua incluido dentro del precio.

El baño era un poco estrecho y eso hacia q solo se pueda usar de uno en uno....no es grave pero a tener en cuenta. Nos costó dar con el portal,no se ve muy bien el num de la entrada y no hay cartel que anuncie el alojamiento.Es verdad que llegábamos de noche....pero alguna placa indicativa más grande ,estaría bien.

Domus Domas è una ottima base per visita Roma. Camera climatizzata, con i comfort necessari. letto molto comodo, e soprattutto il cuscino in memory! Ottima colazione, si fa in camera ma si può scegliere tra molte opzioni. Quartiere multietnico, assolutamente nessun problema in qualsiasi orario della giornata. Comodo a metro e bus. 10 minuti a piedi da Termini. Ottimo lo staff, Dolma e la collega (di cui non ho chiesto il nome) davvero persone squisite.

Insonorizzazione è buona ma si sente lo stesso il traffico, forse si può migliorare? abbiamo avuto un piccolo problema con l'acqua, che è stato risolto. magari metterei un frigo in camera.

Great location, 7 min walk to the Rome termini station. My host was very sweet and helpful, she was extremely responsive and tried to help whenever I needed anything. Only downside was my room was the only odd one without AC truly cooling down the room so it was a bit warmer compared to the rest of the hallway and the other rooms, seems like it was just my luck as I was staying there over the weekend and the AC guy works weekdays. Overall good stay, rooms are not soundproof though (I could hear my neighbors phones ringing at times). Very clean location!

would have hoped my AC worked but it wasn't the end of the world and unfortunately you can't get the AC guy to work on the weekends. seems it was a one room off thing since the hallway was pretty cool and i have not heard any other guest complain their AC wasn't functioning.

Great location near Termini train station, but be prepared to meet the corresponding contingent near the hotel. There is a subway, bus stops, supermarket and cafes which you can get to in 5 mins. Pretty good breakfast, helpful stuff, clean room with amazing AC (I almost froze in Rome in August). There is a common kitchen available for guests with snacks, coffee machine, kettle, etc - and it's a huge benefit.

Lack of some toiletries - having separate shampoo and hair conditioner could make our stay more pleasant.

From the very beginning, the communication with the staff was outstanding. They were kind and accommodating, and even helped us change our booking dates, which I really appreciated. The room had AC, which is definitely a necessity in Rome, especially during the summer. The bathroom was very clean and looked completely new. They also cleaned our room and provided fresh sheets and towels whenever we requested them. Dolma is a very lovely lady and extremely easy to communicate with. She took care of our luggage even after check-out and was always ready to assist with any request. Her kindness and helpfulness really made our stay more pleasant. The location is perfect, just a 5-minute walk from Roma Termini and only 2 minutes from the metro station. It was very convenient for getting around Rome. Overall, we had a very pleasant stay and would definitely recommend this place!

There’s nothing I wouldn’t like but I suggest having a look at the breakfast options before you book.

I really liked the location, close to the train station, and it was also easy to walk to the main attractions. The room had everything we needed, and the staff was very friendly and pleasant. Overall, a great stay!

Llegamos en la hora q habíamos planeados pero no encontramos las llaves nadie nos solucionó lo problemas nos quedamos na calle hasta las 5 horas da mañana cuando Boonking nos canceló la reserva sien más explicación mucho gasto e molestia procurando otro lugar para dormir com dos personas maiores no recomendó a nada mucha falta de profinalismo e responsabilidad .

Our stay at this place was absolutely perfect. Location: Being so close to Termini station made our airport transfer effortless. It’s also right next to the Vittorio Emanuele metro station, making city exploration incredibly convenient. Cozy Charm & Cold AC: Although the building has a lovely historic character, the interior is decorated so warmly and felt exceptionally cozy. The powerful air conditioning in the dining area and every single room worked like a dream—a true lifesaver to return to in the scorching summer heat! Bonus: The booking description noted no washing machine, but we were thrilled to find a washing machine in our bathroom! It was a total game-changer for our multi-day stay. Outstanding Hospitality: The staff went completely out of their way to provide useful help and a warm welcome.

Отличный мини отель в двухстах метрах от вокзала Термини. 15 минут пешком до дворца-музея Барберини, Колизея, Капитолийского холма, Испанской лестницы, фонтана Треви и др. Достопримечательностей. До станции метро Витторио Эмануэле одна минута. Удобно добираться до Ватикана. Отель находится на 4 этаже, есть лифт, доступ быстрый и безопасный. Красивая входная группа и зона отдыха в холле. Уютная рецепция, всегда можно выпить чай, кофе, воду. Номер уютный, свежий, современный ремонт, стол, телевизор, с множеством программ и YouTube, два удобных кресла, холодильник, открытый шкаф, вешалка, есть мини холодильник и сейф, чай и кофе пополняют каждый день. Много различных подсветок, и осветительных приборов! Кровать просторная. Матрас очень удобный, постельное белье белоснежное. Уборка очень качественная, каждый день, меняют полотенца. Санузел не большой, окно, современная сантехника, душевая полноразмерная, со стеклянной стеной, что было очень комфортно принять душ после долгой прогулки. Предоставляют отличные гель, шампунь, в диспансерах, зубные щетки, бритва ! Просто супер и огромная благодарность менеджменту отеля🙏! Прежде все Лоренце и его помощницам! Персонал очень дружелюбный, готовы помочь в любых вопросах! Очень приятная, внимательная, улыбчивая и любезная девушка на рецепции, к сожалению не знаю ее имени! Мы оставили багаж До вечера и она нас ждала, не уходила, чтобы отдать багаж. Мы забронировали на сутки нам очень, но мы уже уезжали. Вернемся обязательно еще, если поедем в Рим. Рядом масса хороших ресторанов. Из достопримечательностей Папский кафедральный собор Санта Мария Маджоре и ряд других знаковых соборов. Раньше в районе Термини было много подозрительных элементов, сейчас это вопрос контролируется полицией и в районе стало намного спокойнее, даже в вечернее время. Мы себя чувствовали безопасно! Подводя итог, хочу сказать, что с полной ответственность рекомендую данный отель для проживания! Желаю всем приятного время препровождения в вечном городе!

The lady at reception was really kind and welcoming. Location is good.

The room is situated in a large apartment transformed into a BnB. This was a surprise to us but apparently this is very common in Rome.

The hotel staff were very accommodating and nice. We arrived quite early and they did everything possible to help us check in early, especially with our jet lag. The hotel was very, very clean. We loved the mini fridge and we found it to be very safe and easy to enter with the elevator and multiple door locks.

The beds were quite hard for us. And the two pillows: one was rock solid and the other contained almost no fluff, so there was no medium type of option. These are our only "complaints" otherwise we were very happy and appreciative.

Das Personal ist SEHR freundlich, entgegenkommend und hilfsbereit. Wow, sogar zur Bushaltestelle (eigentlich nur schräg gegenüber) wurden wir begleitet um den richtigen Bus zu erwischen! Wer ein nettes kleines und sauberes Zimmer in praktischer Lage sucht, bequem und ohne schlechte Gerüche (in Italien hatte ich das schon häufiger), ist hier richtig. Nur ein kleines Stück zur Kirche Santa Maria Maggiore; ca. 15 Minuten zum Kolosseum , knapp 10 Minuten zum Termini und somit auch flott wieder beim Zug (und bei Bedarf beim Flughafen). In der kleinen Teeküche steht durchgehend alles für Tee, Kaffee oder einen kleinen Snack bereit.

Ich hatte nur ein kleines Zimmer zum Hinterhof, dessen Fenster nur wenig Licht in den Raum lässt, aber wer ist schon in Rom um lange aus dem Fenster zu schauen ;-)

Location is perfect. Close to the train station and all everything else. Rooms are clean. Clear communication from Lorenzo. Breakfast was also good. Barbara has been amazing ready to help always with a smile.

I liked the nice cold air conditioner (but there wasn't an air conditioner in the 2nd bedroom), the apartment had a lot of space, internet tv, free wifi (but was really slow 5 mbps was the max), beds were decent and firm, had a fridge/freezer, laundry machine, etc it was well equipped (cutlery, cups, dishes etc)

The apartment was dirty (sofa cover was disgusting and dirty, floors were dirty) and musty smelling, could use some remodeling and a new coat of paint. The shower was extremely small and there was terrible water pressure, The soap caddy in the shower was falling apart and there was no breakfast. Attached are photos of the apartment from my stay.

Wonderful hotel. Very friendly staff. The rooms are very clean and cozy, with thoughtful attention to detail. Comfortable beds. Good air conditioning. Delicious breakfast delivered to your room. The location is also excellent: within walking distance of the train station. The metro is 5 meters away. The Colosseum is a short walk away, and the area is fine. We were able to leave our luggage after check-out. Coffee, tea and snacks are available for guests. The common space is decorated with love, cozy and clean. I recommend it!

The location is a little bit far from most of the main attractions in Rome when travelling with young children (0, 3 and 5). It's a long walk for little legs. Otherwise great!

Единственное, с чем не разобрался-лампа с датчиком на движение. Когда один ночью пользуется уборной, по пути к ней автоматически включается свет, и второй человек вынужденно просыпается. Решение так себе. В остальном все хорошо. Спасибо большое!

Заселение очень сложное без присутствия хозяев жилья. Это не отель, это не бутик-отель. Это квартира с отдельно закрытыми комнатами на ключ. Ванная комната очень маленькая, мужчина среднего роста в душе не развернется. Душевая кабинка каждый раз протекала и образовывалась лужа. Стены в комнате заляпаны пятнами и брызгами от предыдущих жильцов, что создает впечатление антисанитарии в комнате. Завтрак нужно каждое утро заказывать в буфете на входе в квартиру. Выбор очень скудный, в основном это сладкая выпечка из пекарен. Приносят в номер, что очень неудобно. Крошки сыпятся на пол комнаты и завтракать приходится прямо на кровати где спишь. Фотографии подобраны лучше, чем все выглядит в реальности. Такое жилье подойдет только тем кто планирует лишь ночевать не глядя на комфорт в комнате. Стоимость такого жилья считаю завышенной, даже при том, что мы бронировали больше чем за месяц до поездки. Впечатление было испорчено в самом начале поездки.

The hotel is conveniently located near Termini Station. It’s about a 15-minute walk to the Colosseum and around 20 minutes to the Trevi Fountain and the Pantheon. There are bus stops and a metro station nearby, and having so many reasonably priced restaurants in the area was a big plus. The staff were all very polite, and we loved having breakfast served in our room. We especially loved the high ceilings, and the air conditioning worked perfectly, which made our stay very comfortable. We also loved the diffuser in the hallway—it smelled amazing! Thank you for a wonderful stay!

There were just a couple of small things that could be improved. The fridge could use a deeper clean, especially the brown marks inside. It made us hesitate to use it for drinking water. Alternatively, replacing the fridge might be worth considering. We probably wouldn’t have minded if it were in someone’s home, but because everything else was so clean, it stood out. Also, leaving our luggage in the corridor for several hours after check-out felt a little worrying. A more secure luggage storage area would give guests greater peace of mind. That said, every guest we came across was so lovely, and we really enjoyed our stay overall.

The only good thing about this place is that it’s close to the Tran station. Place looked good from the pictures. But let me tell you it was further from the truth.

I’ll try to make this as quick as I can. 1) there was no one to greet us. Not a soul. Knocking at the door and no way to get in. You book a place and there is no one. It’s the year 2026. It’s not like we didn’t play 250$ to stay in a subpar place in a terrible dirty and dangerous train station area. Reminder when you have someone coming make sure there are people at the lobby. Unprofessional. The excuse from either the cleaning lady or some manager who finally showed up around 1 hour later after staying outside in the hot sun was that the owner had a family emergency. This is the ultimate excuse an Italian will give you when they either forgot or were probably taking a nap. 2). The bed is super uncomfortable. 3) there is no service anywhere. Nothing. It’s like walking into a higher end youth hostel. 4). You don’t get breakfast unless you are on another floor. You can’t make this stuff up. After I emailed the owner about all these issues he replied back with no apologies just a the coffee is free in your room. This guy is what we Italians call un cafone. Zero zero zero class. I’ve probably booked over 250 stays in Italy within the last 10 yesrs. It’s the worst place I’ve stayed at. I wouldn’t recommend this place if it were for pigs and chickens. Stay away. Btw. Whatever your name is , you have no professionalism. Grazie per niente.

As there is only one chair, it is not very comfortable to eat breakfast in the room for two people. Overall, the room is quite small, especially the bathroom. The AC made some weird noises sometimes.

The HK was not perfect. Spots in unused towels that wasn't removed during our stay. Room floor was dirty even after the HK service done.

We watched the FIFA 2026 World Cup matches thanks to Dazn TV subscription. On addition, room was clean.

The interior of the main building was very old and eerie.

It was incredibly hard to find. Once we entered the courtyard after help from a near by merchant. It so nasty dirty dirty and looked like a slum residence. We proceeded up an ancient elevator. Office so tiny & stinky. Police presence advised us another group to leave area. No taxi service at present time

The room was very clean and tidy. The location is normal, quite close to the terminus. Almost all the attractions could be reached by foot. Metro exactly 2 minutes from the apartment. Breakfast is normal, but I would have liked more. Overall, I would rate it positively.

Οι φωτογραφίες δεν ανταποκρίνονται στην πραγματικότητα. Το διαμέρισμα που μας έδωσαν δεν εμφανίζεται σε καμμία φωτογραφία και ήταν δύο υπνοδωματίων. Το τρίτο δωμάτιο ήταν οντάς μέσα στο 2ο υπνοδωμάτιο, με μια πολύ απότομη και δύσκολη σκάλα. Δεν σκεφτήκαμε να πάρουμε φωτογραφίες, αλλά ήταν στον 5ο όροφο , στο 2ο (εσωτερικό) κτίριο, χωρίς θέα, παρα μόνο σε εσωτερικές αυλές.

Proximity to the train station and easy access to city buses system

The staff was extremely friendly, welcoming, and always willing to help. The property is just a few steps from the metro station and close to Termini, which made getting around the city very convenient. The breakfast setup is a bit unusual, as there is no common dining area and breakfast is served in the room. However, it works well and was a pleasant experience overall.

The check-in must be completed on the fourth floor, but no instructions were provided upon arrival. Also, I think I was unfortunate to stay at the property during the days when there was no water supply.

Tutto perfetto! Cammera molto accogliente e pulita. A breve distanza dalla stazione. Posizione tranquilla e abbastanza vicina al centro. Ottima comunicazione con il gestore.

No início me assustei com a porta de entrada, a forma de acessar o hotel, mas ao entrar no quarto, ver o conforto da cama, a limpeza de tudo, me senti muito bem. Ao se hospedar na Europa deve-se saber que a maioria dos hoteis não tem elevador, e se tem, é minusculo e antigo, como no caso. Mas o quarto nos atendeu muito. A proximidade com as linhas de metrô, até daria para fazer muitos pontos a pé mesmo. O café é espetacular, você pede o que quer e ela traz no quarto, com muita disposição para entender o nosso idioma. Adorei e com certeza volto a me hospedar lá.

O único ponto é não ter um espelho no quarto, mas nada que lhe diminua.

This small hotel pleasantly surprised me with its cleanliness, excellent room facilities, and attentiveness. The accommodation is in an excellent location, just a few meters from the station and the airport bus stop. The metro station is in front of the building. Monuments and important buildings and places are also accessible on foot. The hotel staff is very kind and helpful, I felt great here. If I come again, I will only stay here. Very nice, decent size room, clean and very pleasant scent in the room. It's located in an apartment house, so not a typical hotel. The staff was very kind and contacted us to give the check in instructions. Location is good, close to the train station and metro.

The only downside was that the room was facing the street and it was very noisy even late at night. Earplugs are a must otherwise it's hard to sleep.

Muy buenos amenities en el baño ( q pesar de que es chiquito), sale bien la ducha y es buena la ropa blanca. Sirven un desayuno directo en la habiatacion que es muy completo. No tiene balcón, pero tiene una ventana que da a la calle.

No está muy cuidada la habitación, o sea, las paredes un poco manchadas, el piso flotante medio descuidado..pero supongo que es también porque la gente no lo cuida.

Everything - Luca and Lorenzo on reception were very helpful and informative. The room was exceptionally clean, the coffee in reception was excellent, we had everything we needed. The location was perfect - Metro station Emmanuel Victoria was just outside and one stop from Roma Termini.
