Maybe a bit of a refurb

The room was good well laid out and quiet
Nothing
We loved the hotel, it's location and the free parking. The room was excellent, it was very hot when we visited and the fan located in the wardrobe was very useful. The bed was comfortable, the room was clean and the shower was brilliant. The staff were all fantastic.
The one niggle was the breakfast - in all honesty we were not too worried as it was included in the price of the room so we had not exactly paid extra for it but the continental selection was really rather poor, my wife had the Smashed Avocado toast which was supposed to come with Cherry Tomatoes and Harissa Jam but instead came with a sort of combination of the two that meant the whole dish was covered in an incredibly spicy tomato sauce. I should stress we both eat spicy food with little issue but the tomato sauce on this made it near inedible. Has we paid £20 each I think we would have likely sent it back or asked for a refund. This was not enough to take aways from the rest of the hotel which was fantastic but in all honesty the breakfast side of things needs looking at.
Good location
Room was a little small but okay
Have stayed before , location fabulous and always had very modern bright sea view room
Our room was small loft style, bathroom v dated with a curtain rail shower curtain..u had to be v careful not to fall over getting in n out . Disappointing
Location was perfect for our stay
Traditionelle englische Austattung de Hotels, Still und Charakter, nicht 0815. Wunderschöne Eingangshalle
Frühstück vergleichsweise teuer
It is located fantastically close to everything and the sea.
There was a garden party on Sunday, and the music incredibly loud, to a point I could not stay in the room to rest.
Very good stay good service breakfast a bit dear
Restaurant 1865 is great!
Very convenient location with car park. Good selection of food and drink. The warm welcome and helpfulness of the reception staff who advised us how to keep our bikes safe. The friendliness and professionalism of the bar, breakfast amd dinner staff. The staff in this hotel are great.

I stayed in a non refurbished double room as cheaper than those updated. It was a competitive price with other hotels in the area. The room was a good size, decor good (starting to look tired, especially the bathroom but totally acceptable) and the bed was very comfortable. The room was quiet and did have a view across the rooftops. The hotel is so pretty inside … a real wow factor. It’s minutes from the beach and restaurants/cafes. The staff are all really friendly. I would totally recommend.
Convenient location across the park from the hovercraft port, our main reason for visiting Portsmouth.
Single beds were very small but comfortable. Bathroom somewhat outdated but functional. Overall, nice hotel for its age (1865) but still needs a little polish here and there. Looks like they are doing just that!
Understaffed , staff seemed tense, room smelled stale , chased out of restaurant by staff for room number ! Embarrassed! Great night staff for organising taxi … expensive restaurant!
My son and me have been enjoying the stay. All people were absolutely friendly, the staff did everything for feeling welcomed. The food was deliciuos.
+ Location of the hotel itself, walking up the road the seems a bit 'rough' but we never felt unsafe and did see some stunning graffiti/murals in the surrounding area. The hotel is close to the beach, promenade (which seems to have had a refresh) green space, eateriesand transport options. There is parking available on hotel grounds. + Being able to leave your luggage prior check in to and after check out. + Quick resolve of some minor issues in the bathroom. +Good strong and warm shower. + Friendly staff. I had a good chat in the middle of the night, when I had to get some fresh air. +/- If you enjoy soft bed this is a good option for you. The hotel seems populair for events, we did see a good few people come by to register interest or book their meeting or event. The central and common areas are well kept and nicely restored or rejuvenated. The (beer)garden is lovely as well. Oh and don't forget to check out the ladies downdtairs toilets, grand in the sense of the space and decoration is a good description. I do believe some parts still need to be updated, but am not sure.Looking at th3 facade from the streaeside it seems that way. We did not hear any noise in relation to works going on. Would we stay again? Maybe, we however would make double sure to ask for a room away from the road.
The room, nothing majorly wrong, doable for a night. The issues that could be fixed did get looked after right quick : Faucet and plug in the bathroom sink. The air quality in the room. Granted some of it is was outside of the hotel their controle. The room, for us, was very warm as was the hallway. We changed out the bedding for just a sheet, since a heavy duvet was on there, this after coming of a heatwave. We found the room not as clean as it in our opinion could have been dust wise; it is an older building with carpet. The window can be opened to air through, but keep in mind that will let in traffic fumes and more noise. It is also not a window to be left open with smaller children in the room. Busstop seems to be very near to ourroom as was deliveries etc. As a person with lung issues this was a toss up between two not great options. Unfortunately a request for a room that would suite those needs was not picked up prior to arrival. Since or stay was for one night we stayed. Which seemed to be due to booking through a third party platform. The water from the faucet over the sink ran to warm. What ever we did it would not run cooler. This room was 'an upgrade' from the one we booked according to the person at the reception. That I do not agree on, I think it was what we booked and that is fine. Accessibility entrance could be better signposted. It looked like a forgotten service entrance. Hence was overlooked on arrival. Might still be on the to do list for a refurbbythehotel.?
Tolle Lage. Großes Zimmer und Badezimmer. Zimmer eigentlich sehr sauber.

Everything was fantastic
Good location
Very pricey
Location
lovely main rooms, reception, bar area, reception etc. nicely styled and in keeping with the historic building. excellent location and parking was good.
parts of the hotel were dated, no aircon on a hot day, the lifts are small and very hot along with our room. We couldn't open our bedroom window very wide, it was restricted opening so our room became like a sauna resulting in us not sleeping ver well. the fan provided in the room was not very good either so it did not cool us down much at all.
The hotel itself and the location. Free parking
Very poor service at Breakfast , 45 mins wait. Poor cleaning of the room, had to ask for it to be checked. Security lights streaming into room and no way of shutting them off.
All the staff were very helpful and polite
Excellent all round.
The Staff all excelled in delivering an amazing service!
That breakfast isn’t included when making a booking through Booking . Com!! Needed to pay an extra £20 per per per day!!!
Top Lage
Beautiful well situated hotel. A little off the beaten track but a great view of the channel. Food and drink was pricey, but where is it not?
Good location great garden and everything was easily accessible
Not a negative but there were steps to the garden which would not have been suitable for some. Did not see other access but there may have been
Room 101 was perfect for me. My friend stayed in Room 102 next door, it was her birthday 🎈 & the staff had kindly made the towels into a pair of swans 🦢, & scattered artificial rose petals on her bed, and added a lovely touch with a birthday card too. . . Really lovely ☺️. The staff are all friendly and efficient. Karen who worked on the Breakfast room was really lovely & we had a chat and a laugh with her 😆✨. The hotel is in a good location. Thee beds were comfortable & the pillows were literally like clouds ☁️!! A beautiful stunning classy hotel. Which is actually also Dog friendly. We will definitely return!!!! Thank you to all the staff.
decent breakfast. Convenient location
I can't blame the hotel for the heatwave, but our room had not been prepared, for example by opening windows in advance. In the end I had to go and request a fan (about 1 am) which did not do the job. Then the whole hotel was awakened by a fire alarm at 4 am and we had to evacuate our rooms.
Beautiful old building
The ambiance and the historical nature of the property made everything extra special.
There was no air-conditioning, but we survived. The room was huge with three beds, wonderful windows. Nothing was lacking.
Comfort and style
Great location with excellent facilities.
Location
Expensive food and bar.
Food was very good, staff were very helpful and the atmosphere of the building was exceptional. Walking distance to restaurants and cafes as well as the cenotaph to pay respects to my great uncle
Cant really say there was anything to not like. Maybe an extra fan as being summer the room was a bit warm
Great location in Southsea looking out to the Solent & IoW, with many restaurants and great cafés only a short stroll away. Good modernised bathroom.
The grand old property, whilst undergoing considerable positive refurbishment has limited air-conditioning and with the prolonged high temperatures, corridors and rooms were very warm. The older style double-glazed windows do open wider but the press-levers were difficult to operate by hand alone.
The interior of the building is stylish, ,comfortable and clean. Reception were welcoming and helpful. The Dining Room is very elegant and the restaurant offered a good choice of delicious food.
Nothing
Beautiful hotel and lovely, friendly staff. Food was excellent.
Great location
No air conditioning, no in room safe and no fridge
Good size room for a single room. The bed could have been a bit bigger but good stay otherwise.
Sometimes the water was cold but it was during a heatwave.
Tasteful
Lack of air con in bedroom
Clean and all staff very friendly
Was warm in room. A fan was provided. However not hotels fault as was in another heatwave.
Location and staff
Interior decor needs fully finishing and restoration. The building is like an apple with a rotten core.
A beautiful location
No AC in the room I can’t sleep , is tooo hot
Efficient check in and out. The room was small but clean & well stocked with toiletries & tea, coffee & water!
No AC.
Lovely staff. Gorgeous hotel. Beautiful room
The bed let you down. Awful mattress very lumpy and sagging.
We have stayed here’s number of times. On the whole it’s a nice hotel.
We had a very disappointing issue with the en-suite however the manager was extremely apologetic and it was resolved amicably.
The staff were so helpful from reception through to housekeeping, absolutely fab stay.noth
Great position. Lovely rooms Nice garden with Music ( on a Sunday) Excellent bar Very friendly staff
Lovely old hotel with so much character. We enjoyed a lovely dinner.
Difficult to comment on the breakfast as we did not have it. Though for the price of the room we felt breakfast should’ve been included.
Location was chosen for a family wedding in Southsea Castle which is very nearby. Hotel looks out across the Solent. Public areas are beautiful, and well maintained. Good breakfast which costs £20 per person.
Room was small and narrow, with a small double bed which was difficult for two people, so we were uncomfortable, and relieved to leave. There was almost no space between the end of the bed and the wall, which made the room awkward to use. Would be fine for one person, but for two getting ready for a wedding it was a test. Very jealous of our adult kids’ family room, which was huge, and had a huge bed! Our room wasn’t cheap, and we did feel a little let down by what we were given.
It was very good location good food nice staff very clean
The hot water was boiling in the shower and the sink as soon as turned on very dangerous burnt my hand in the sink
Maten
The location is good.
The decor in the room was a little shabby in places and we had to pay for a larger room as when we had stayed previously the room was very small.
371 lovely views, old world elegance. The welcome at reception. The last drink of the day in the lovely bar before retiring. Lovely.
Breakfast service was poor.
Location and friendly staff. Great food and cocktails at the onsite bar. Close to restaurants and shopping. Nice walking path along the water to great historic points of interest.
Excellent location. Lots of parking. The staff was friendly. The outside seating area was vast, with plenty of seating and background music that was not too loud.
Lack of electrical sockets
Great location, beautiful building inside and out. Every staff member were so friendly and welcoming. View from our room over the memorial and the sea in the distance was lovely.
We were in a twin room. The mattresses on the bed need to be replaced. They were extremely soft and bouncy, that you could feel the bed springs, which sadly led to a very uncomfortable sleep. The bar was full which was fine as you could take your drinks into the foyer. It did took a long time to be served as only one person serving. I would recommend more bar staff at bust times.
Lovely staff, comfortable bed, clean room, comfortable bed
No fiid available after 21.00
Vista
Room was not "Superior", just ordinary and bog standard. Price was astronomical. Plus despite boasting of £4.4 milluon refurbishment, no air conditioning! Overall crap, plus would not accept tedponsibilty for their damage to my car in their car park, whuch wilk cost me circa £1k! Altogethet, a very poor and expensive break!
Clean, good location, staff
Very very hot room , no air conditioning
The staff very very friendly and helpful. The breakfasts were really great with plenty of choices and served to the table as well as the buffet table. Rooms were well equipped and very comfortable. Location was perfect for what we wanted. On a direct bus route to the main attractions.
Nothing.
Beautiful hotel, great location
Upgrade to Seaview room without asking.
Awful breakfast music in restaurant.
Breakfast was great. Staff very helpful
Our room was very hot after a day that wasn’t exceedingly hot. We could only open the windows a little, the support arms needed maintenance. The bed which was only a double I suspect was old, the old springs type which was quite bouncy. Sleep quality poor. Staff did not want to move us to another room.
Lovely old hotel. Beautiful grounds - great receptionist .. really helpful.
Bedroom was HOT
Each member of staff was curteous, friendly & helpful
No refriderator in room & way too few electric sockets. an additional chair would have been useful.
Easy to find and a lovely location. All the staff on reception, the bar and the dining room were very friendly. Breakfast was good. Loved sitting in the bar with a view of the garden and the sea. The room was very clean and the bed comfortable. The shower was good, and it was nice to have big bottles of soap, and body lotion.
Individual pots of tea at breakfast would have been better than having someone pour a cup of tea from a pot that had been stewing for a long time. Squeezing the last drops of tepid tea out of the pot, is not the same as a good, hot fresh brew. Admittedly we travelled in the heatwave, but the heat in the bedroom was unprecedented. It was stiflingly hot even with a fan, and the windows open. It was cooler in the corridor than the bedroom.
Location.
Room was small, not a good view. Could do with aircon, very hot.
Close to the sea front
Had no air condition in the room so very hot. Fan made an awful noise so could not have that going all night
Near the beach
No air conditioning
Lovely hotel, great staff room was clean and comfy but in the heat of July needed at least a fan for the room, would stay again
The staff was excellent and very cooperative.
The rooms were small and extremely warm for the current weather in UK.
Beautiful old worldly decor
Nothing
Lovely hotel in a central area, entrance is beautiful. The staff we spoke to were nice and helpful. Water coolers on each floor was useful.
Our room retained a lot of heat and only one window opened. There was a small fan but this did not really help and so we got little sleep. It was cooler to be outside. Sadly, we only come to Southsea in the summer and this would put us off returning.
Immaculate. Stunning. Cleanest, most beautiful hotel I’ve stayed in. Food is super, I mean really super. Everything is pristine and special. The shower en suit was so good. I absolutely loved it. I was a lone female traveller on a Harley Davidson, I was worried because I didn’t bring my bike locks. They let me put my bike behind locked gates so I could rest easy. Staff are friendly ….. I’ve recommended to all my friends. Thanks
You cannot find fault unless you’re the type of person to look for faults!
Allt
Spacious and very comfortable
Nothing to say
Lovely short stay, everything was great
Location
Unable to access garden and out door space directly from the hotel. Despite there being doors from the restaurant to the balcony and terrace. We were told we couldn't use them by restaurant/ hotel staff. The alternative was to take our own drinks out of the bar, through the foyer, down the main stairs, through the carpark enter the beer gardrn via closed gates and then back up the stairs to the balcony / terrace. 🤯 In this beautiful heatwave we were stuck in the bar with no aircon and no open windows.... Needless to say we didn't use the hotel bar or restaurant again during our stay. What a pity as the outdoor space was the reason we chose the hotel.
The location was great, very clean room and looked like a new bathroom. The staff were super and helped when i asked for it. The breakfast was nice but would have liked more fresh fruit on offer.
The bed it was hard and not comfortable.
lovely hotel and great location
nothing
Fantastisch personeel. Zeer complete kamer inclusief mini fridge en strijkmogelijkheid. Uitstekend ontbijt en diner.
Kamer was vrij klein.
