No chairs in the room. Only one reading lamp. Long access to the room with heavy suitcases and being older.

This is a beautiful spot and the B&B accommodation and outside areas are lovely. I only had a very brief overnight stay as I was working in Otorohanga the next day so I didn’t meet Trev. However, he was very responsive on the phone and really helpful and kind.

I have nothing negative to report

Such a beautiful place to stay. Everything is so clean and Trev and Jack the dog made us feel so welcome.

Das Familienzimmer war sehr klein, wenn man bedenkt, dass alle 4 Personen einen Koffer mithaben. Wir mussten durch den Garten zu unserem Zimmer gelangen, da es keinen direkten Zugang gab. Im Garten lag Hundekot, was bei Dunkelheit nicht zu sehn war.

Good view, easy check in, clean, warm, comfortable accommodation and fabulous breakfast.

Lugar cómodo con personal amable, entorno muy bonito. El lugar está algo alejado de cualquier nucleo urbano, lo que lo hace especial pero se necesita coche para todo, también para salir a cenar ya que allí solo se desayuna. La habitación tenia una pequeña cocina, es buena idea llevarse cosas y disfrutar del lugar para no tener que salir.

It had a spa pool to use. The room had an ensuite. The view was terrific. The host was lovely. Great breakfast included.

The spa pool was straight in front of our room so other guests using it could look straight into our room.

Trust! Nice to be trusted to make ourselves at home! Beautifully layed out with everything you need to have a comfy stay! Beautiful gardens! Home owner was lovely and welcoming. Hardworking young man!

Lovely place in a great location

The property was clean and well maintained. Staff was welcoming we enjoyed the jacuzzi. The views are amazing.

Bathroom facilities were great, everything was neat, tidy and well presented.

The tv was too small and there was no remote for the tv in the common room.

The location of the property is so nice, the nature around is beautiful and it’s peaceful. The facilities were clean and comfortable. There were a lot of breakfast options to choose from. The owner is super nice and friendly.

The owners living room, kitchen etc. can be seen through the glass door in the breakfast room so it kind of felt like we are invading their privacy.

Nice large room with own bathroom which was also large. Good shower pressure. Great outlook of the countryside. Tv. Fridge. Yea making facilities in room. Heat pump was a saviour in the cold. And the spa was a bonus!

The owner was very friendly and helpful but also gave us space to enjoy our stay. We loved the view and enjoyed our accommodations overall. The corner room was perfect! I also was grateful for the hot tub!!!

We enjoyed the rural setting and the rooms were very clean. Our children enjoyed the interactions with the resident pets.

Didn’t stay at the place. 1.Two dogs of the owner is freely moving around everywhere.Its understood that the pet dogs are common in many places but may not fit to all the guests. 2.The room advertised as a double room and when we checked in they said it was a room with common bathroom.This is misleading.Then we phoned to the owner and he said if we are not happy with the room, he can cancel it and can give to another since some are waiting in the queue to book a room and he can refund.I said to cancel it. I phoned again and then he said that he can refund only if the room sold again to someone else. It’s against his phone conversation and misleading for the 2nd instance. When I said I’m reporting this to booking.com he phoned back to after another 15mins and said he will cancel and refund. Overall experience with the place is very poor and we had to search for another place in the night due to the misleading information. Please get the details checked with this property carefully before making a reservation. My experience was frustrating.

Great location, cute place with all you need for a stop overnight or a reset. Quiet, stunning views and Trev was really nice and accommodating. Lots of choice for breakfast- cereals, breads etc

Wasn't that I didn't like anything. Just a tea towel and dishcloth not in our room so we could clean up. Bed was just a little firm for my back.

Great location if you want to visit the caves. Quiet with a beautiful view. The staff was very friendly. Delicious breakfast and 2 beautiful, sweet, well-behaved dogs, who were the best hosts to welcome you. The jacuzzi was definitely a bonus. Thank you very much for our stay and we would recommend it to everyone.

The view is so so so spectacular. Really breathtaking view especially when you wake up. We were in room 6. The owner is really friendly and also hospitable. You can eat in the breakfast room whenever you want. Beds are good. And the room is well equipped. The doggies are so sweet. And the garden is lovely. There is also a jacuzzi which is really nice. Eat ice cream for sure by Big Azz cream.

Lovely warm welcoming on arrival. Spa pool was excellent and the bed was very comfortable. Fantastic continental breakfast with a large variety of cereals and fruit to choose from.

Loved everything about the property

Orchard Estate is in a great location to visit Waitomo Caves. We were in the Queen room which was very nice and comfortable with ensuite, kitchenette and the spa on our patio. The views in the morning all around the property are beautiful and the B&B property has lovely flowers and trees all around. Overall the property is great value.

Comfortable, close to Waitomo, friendly host and dogs, cosy, breakfast, sunny room.

Clean and comfortable accommodation. Smelled fantastic and enjoyed the tester products. Loved the layout of the entire cottage especially the bathroom.

The only negative thing is there isn't a microwave. Everything else you could think of was provided including an air fryer.

We received free Wi-Fi; in regards to above bonus question. Hassle free and lovely host. Even got a free upgrade from the kindness of his heart, thanks Trevor!

We were upgraded to a wonderful room with a private bathroom. The surroundings were absolutely beautiful and quiet.

While I appreciated the decor, the silk plants and lamps really needed dusting weekly. They all had quite a layer of thick dust. The duvet had dog hair covering the top but we were able to remove all of the silk plants and took off the duvet because of my severe allergies to animal dander and dust. In any case, it was still a lovely place that can use more housekeeping care

The rooms were lovely, the owner was kind, and it was overall a great stay. Breakfast was nice, and checkout was very easy. The view was absolutely breathtaking! We would definitely stay there again.

Check-in was a bit confusing in that the sign telling us what to do to get into our rooms wasn't easily noticeable. Luckily, another guest walked by and was able to instruct us. We were at opposite ends of the home from my mom, who was travelling with us, so that was disappointing but not a deal-breaker.

Couldn't see the view due to the weather but the room was very comfortable and there was a great selection of cereals, breads and toppings for breakfast.

Unforgettable B&B! What a setting, what a view! Big extra clean rooms. At your leisure, breakfST Foods available 24/7. Super friendly staff, always available.Have stayed at hundreds of B&Bs over five decades of travel and I don’t remember many of them. I’ll never forget this one!😀

Everything here was lovely, we went for the larger room because our two children were with us. The host and staff were excellent, helpful and personable!

Trevor is so friendly and helpful. We did everything in the area that he suggested and had a great time! Breakfast was fab, the bed was nice and cosy and the view from our room was top notch.

Would be helpful to have a couple hooks in the bedroom and back of bathroom door to hang wet towels on.
