Provider-sourced guest reviews.
Nice and comfortable room, staff were lovely.
Cleanliness not perfect - carpets a bit mucky and armchair in the room heavily stained. Being part of a lively pub, was woken a few times at 1/2am by guests coming upstairs shouting.
didnt gave any checkin details i spent whole night in my car , because of them had no money to book another room and they also never answered any call and no refunds yet
The thick, fluffy, big, new white towels.
The room was clean and well equipped.
There was not running hot water at sink. And the hall way is very tired looking
Location
Dirty, scruffy, disgusting place
Location
Pictures from the site are obviously from when first built- very rundown, they’re trying to improve but place is generally tired After rain during night a leak appeared in ceiling
Everything was good
Toilet was not properly clean
Location
Felt like i was staying in a hostel. Corridors crooked and not all hallways carpeted. Felt dirty. Wont stay again, which is a shame as i visit Stokesley frequently.
Handy for local amenities.Room and bathroom were clean.
Dated and run down.Barely luke warm water from shower. Cracked double wall socket with wires exposed, health hazard.
Location
Very dated but clean. We booked a room with extra fast WiFi and allocated parking the hotel had neither!! Only public parking. Tried to take this up with booking .com and hotel neither are interested, in our over payment.
Comfortable
Na
The location was perfect for where I needed to be
Stained duvet/bedsheets, freezing room despite window being closed, broken electrical sockets with exposed wiring, shower was dirty, pubes in the sink, cobwebs and spiders all over, old water left in the kettle, so it’s clear things hadn’t been cleaned to a decent standard. All of this could’ve been forgiven if the pictures of the rooms reflected what you get. It feels like false advertising.
Very clean, quiet area
Socket loose and wires showing
The room was quiet, the bed was comfortable and the towels were clean
If you're going to provide shampoo/conditioner dispensers, then put some shampoo/ conditioner in them. If you're going to provide tea/coffee, then provide a cup. Please make sure that electrical sockets are not damaged and unsafe. I'm happy to stay in cheap accommodation, but please pay attention to the details. For me that's really important.
NO BREAKFAST
Location
No housekeeping poor state of the hallway and loud music, people shouting until 1 am and no staff. We booked for two nights only stayed for one booking.com not interested.
The staff
Not a lot really, room was clean.
The building overall wast tatty and needing some love and attention. Bed was poor mattress had a big dip in the middle! No shampoo in shower or had soap in sink.
All doors were locked when we arrived. There were no reception staff for the duration of our stay. No room cleaning staff. The room we were given clearly had not been cleaned. The whole hotel looked and felt tired.
Convenient location in the heart of Helmsley. Staff were very helpful and friendly.
We stayed at this hotel due to its location which is close to our relatives.
The room was extremely small. We asked if it could be changed and was informed that no other rooms were available. There was no wardrobe ( just a coat hook!) no dressing table, a small double bed. We had to ask for another bath towel. Even the tea and coffee station only had 1 biscuit! The communal areas leading upstairs are dangerous with carpet coming away from the stairs and several trip hazards.
The location is very good.
The room was dirty. Mould/ dirt was found in the bathroom. Hairs everywhere! The pillows are like sleeping on a piece of plywood. The carpets throughout the 2nd floor are ripped, and the whole floor needs some work. The bathroom had half used miniauture conditioners (no body wash or shampoo provided) and My window had to be wedged open with a coat hanger—no staff on the desk in the morning to complain to. Half the room lights didnt work. The shower was cold and pathetic. Could have washed myself better pouring a water bottle over my head.
clean room.
poor storage for hanging items. no maid service no breakfast option failed to tell us the hotel had no on-site parking.

Central location
Old and in desperate need of a renovation carpets in passage way lifting up loss and causing a tripping hazards beds uncomfortable and pillows were none existent
Our second stay. Friendly staff. Great location. Spacious room (no. 2)
The room is in need of an update (this didn't spoil our stay).
Good location
Only one towel in one room, none in the other. Rooms were noisy. All looks very tired.
Great value, room clean and comfortable
Not much, a little odd that no staff and keys in envelopes, but all good!
It was clean
Couldn’t find anyone to check in, Shower didn’t work No hot water Lights didn’t work
Nice location
Nothing all good
Nice and central friendly staff Doing a great job of updating the place Will come back Thanks
Great place as a base to visit the Area
Really clean
Basic. Clean. Friendly staff.
Nothing
Location
Our room has no heating and it was freezing ended up getting moved to a double room with a heater, we wanted a twin room so was disappointed 😞
The room was warm and reasonably clean.
No breakfast facilities.
Nice room
Paid an extra £5 on booking.com for car park space and fast wifi, this was alreaded included
As always really friendly staff, nice cosy bar area for a few drinks. Quiet hotel right in the centre of stokesley with a super comfy bed.
Excellent facilities very comfortable bed and good sized rooms
Some of the hallway carpets are worn but theirs a sign saying they’re doing refurbishment so all good!
Excellent position. Nice clean room
No lift and shame no breakfast available but still good value
Great location
Tired
The bedroom was lovely very nice bed was exceptionally comfortable
The fact it was over run with gypsies only made us use another pub and restaurant the hotel carpets were rotten and threadbare the only saving grace was the bedroom overall I wish we hadn't of travelled very disappointing like my old teacher said must try harder
Blood on the quilt, couldn't close windows
Great location cheap and really clean.
Nothing would stay there again..
the downstairs was lovely well decorated and welcoming, staff where very helpful and nice location was fabulous
The rooms where dated and tired. It was cold during the night. The bathroom was in poor condition black between the tiles and around the bath the shower was also very poor just trickled out.
Location of where we wanted to be
Renovations still ongoing after 4 previous visits
Wonderful location in the heart of the town so easy to get around. Just watch out for Friday morning parking restrictions on the market square . Warm welcome from the on-site staff.
It’s up and down stairs so maybe not suited to anyone with mobility issues or maybe ask not to be at top levels
Perfect location right in town. Great bar and staff were helpful & friendly. Fabulous Sunday lunch. Always lovely and warm and the bed was very comfortable.
It’s in the middle of light renovations which are needed especially in the common areas. A little more TLC required. But all in all it was perfect for our needs.
Clean room
Everything except the clean room
Great location! Good sized rooms. Clean.
I wanted a glass of Merlot before we went out. There was only Shiraz and I had the last glass. When we got back my husband & I asked for an Expresso Martini each because they were advertised at the bar. Couldn’t do that because no Kaluah in stock.
Bedroom was great, clean & comphy bed. Lovely view across the square
It is obviously having a refurbishment so quite tatty in the hallways, but the shower was quite bad. Mould in between the tiles & round the shower door
Location
A bit tired in the corridors and cold in public areas
Good location
Not really clean in the hall way in the hotel
Warm welcome local knowledge and info about the area and dinner.spotless room, excellent location and parking free. VERY GOOD VALUE FOR MONEY
Location was great. Room was recently refurbished and a decent size but no wardrobe. Bathroom was large with seperate bath and large shower
There is virtually no staff, no housekeeping. Although new the basin taps were wobbly and shower taps were not great. The shower water ran cold by the time both of us had showered. There is refurbishment going on but some of the carpets are at least a decade overdue for replacement
Location was excellent in the heart of the town
Room a bit cold at first
Location
Corridors to room ratty and smelt of smoke - had to hold breath to get to room. The room we booked was not a recently renovated room (as showing pictures) but in desperate need of renovation. No mattress cover on the bed.
Vriendelijke personeel. Goede locatie.
Badkamer heeft wat onderhoud nodig.
The room was Clean and tidy, the only down side was the room was cold, the shower was nice but took way too long to get hot, the bed was comfy.
Good communication and friendly staff Lovely room true to picture added bonus of large bath with plenty of hot water good water pressure for shower Very comfortable bed and a great night's sleep Lots of tea & coffee supplies and nice touch of added biscuits. Room was a great temperature with extra heater if needed without having a radiator on.
Floors a little uneven but forgiven as it is to be expected in a building with age and character. Wouldn't put me of staying again.
Amazingly friendly welcome. Heading up to the room through a fog of cigarette smoke did not bode well, but, happily, the room was immaculate. Service was second to none. Free parking in market square roght outside the hotel was a great bonus. Will definitely return to The Leven.
Staff were very pleasant and very helpful. The hotel was easy to find and the parking was good
Bath room could do with a bit of TLC
Lovely hotel in a beautiful area
Hard bed
good clean room. lovely shower room ensuite. no lift. very pleasant staff. easy check-in. pity no breakfast but plenty of good eateries nearby. overall a good basic hotel and would stay here again
Kamer had voldoende comfort. B&B was mooi gelegen in centrum.
Was onduidelijk waar de receptie/ontvangst was. Hotel was duidelijk aan renovatie toe. Badkamer had vocht en schimmelvlekken. Verder schoon. Geen ontbijt, wat niet heel erg was (in winkel aan overkant gekocht). Wifi was alleen bij receptie te ontvangen.
A friendly, warm welcome and great location. Priced fairly.
Hotel is an old building and rather tired. Although our room was clean, it looked as though stairwells had not been vacuumed in ages. The stairs up to our room seemed endless — do not plan on carrying much heavy luggage up to your room! Our sink was cracked. We could not figure out how to switch on the electric shower and there were no instructions so we were unable to shower.
We’ve stayed here before and know the ongoing refurbishment situation, but the value and it being in such a good position, outweigh the negatives.
The fact that it’s taking so long for the refurbishment.
Breakfast would be a huge plus
