Leaky toilet, poor cleaning services and I had a couple of marks on the bedding which they tried to charge me 6000 bhat for. After I refused they said they would accept 2750 which I paid after they threatened to call the police and I had a fling to catch. I have not received an invoice from the place saying I still owe them 6000 bhat after paying. Staff must have stolen the money. I have contacted my lawyer who will be reaching out if they contiue to try and scam me. AVOID LIKE THE PLAGUE.
Great location, 5 min walk to the nightlife.
The staff was really nice! The location was pretty good. We could walk to most things. However, the hotel it's self is a little run down and the bed was pretty uncomfortable. Super hard and springy.
Horrible experience! I booked through Agoda, and both Agoda and the hotel confirmed the booking by email. After driving for 6 hours I reached the hotel, only to be informed that they had cancelled the booking and that the hotel was full. They had only one room left with no windows and smelling awfully from moisture and fungus. The staff was unfriendly and unhelpful, and only explained that it was the booking system's fault, which is not very probable since the booking was already confirmed by the same system.
I was at this hotel for a week between December and January 2023. Our room was only cleaned 3 times during a week, because we asked for it, as they do not provide this service. The bathroom fills up, turns into a pool every time someone takes a shower and the water doesn't drain, you have to use a towel to remove the water and wring it out until the bathroom is fit for use again. I spoke about it at the reception and they told me that there is nothing to do, since all the rooms have the same problem. I cannot understand how this hotel receives positive reviews, because spending a week without room cleaning and having to drain the bathroom water wringing towels is the end. There is no hygiene, nothing! If I could I would give zero
This was booked by a travel agent in Bankok.... So we didnt review first... Mistake To be honest....... Nice area, quiet, good air conditioning, clean... good area for walking sightseeing and food.... But hey food is everywhere in Thailand... No bed.... Mattress on the floor... But it was comfie... Just a mid 60s bit of a job to get up and down... 😂😂😂 Stayed 7 nights... Room got cleaned 4.... Shower.... OK but the water went no where near the drain hole.... So bathroom underwater... All the time...Thai builders I guess... Breakfast..... No... Just go out... Overall you get what you pay for....just off the ground would have been nice....
Spacious rooms. But no real armchairs. Stains on the walls. Good matress but dirty sheets. Unuseable outlets. Clogged shower hole at arrival. No view second floor, feels cold and stern.
浴室的水太小,洗頭髮的時候感覺沖不乾淨。
The hotel is in a great location. Clean and tidy. It is very quiet at night except for the street dogs barking. The hotel
Aircondition didnt cool although runnig on highest cooling setting. Felt sick after 1 night in this room, sour through, went check the aircondition air filter and saw dirt and dust which was there probably since 1 year, so nodody cleans aircon filters in this hotel letting customers beeing exposed to air bacterias. Never booking this hotel again, it isnt worth
Overall it's a great location for where I like to be. They have an excellent staff who are very warm and helpful. My room was unique in that it's one that is set up for those who like to not utilize the normal tables, chairs or raised beds. So, there's wasn't a chair in the room, which is apparently not the case for all of their rooms. I'm a yogi, so I do like sitting cross-legged on cushions on the floor, but not always for doing extensive work on my computer. So, be prepared to choose the type of room you work well with. I didn't even notice (when scouting out the room) that it didn't have the normal furnishings.
Very friendly staff and excellent location. It was right in the middle of all the action in Chiang Mai making it very easy to go to old as well as new town. Loved watching the squirrels over breakfast
Room was spacious and clean. Nice clean bathroom. Staff werd very welcoming and helpful when we had some questions
The room (including bathroom) is modern. The staff are friendly and helpful. The breakfast was good although basic. Some fresh fruit would have been appreciated. Will be staying there another night after completing Mae Hong Son loop.
Room is so big with living area. The garden is nice. Location is nearby several attractions.
If you are looking for block drain and had flooding each shower time. Then I guess this hotel will be the best option. The customer service is good however the issue of the drains is really bothering us.
Comfy mattress and nice room with good air conditioning. Drying rack on the balcony and nice and helpful staff. No pool though and the room was very dark as was hard to work out the blinds. WiFi also not great and was opposite a school which was loud sometimes.
The best part of our stay was that the staff was very helpful, generous and courteous. They helped us plan our trip to major attractions at Chaing Mai. Very friendly staff. Another best part was that the car/bike/cycle rental was adjacent to the hotel. The rooms were neat and clean and very spacious. Hotel located within walkable distance to most of the temples. We could explore the saturday market and the sunday bazar at walkable distance from the hotel. Breakfast was decent with not much varieties. May be they can include some more varieties or fruits to the menu. The only issue was with the bathroom. There seemed to be some drainage issue. The water was getting accumulating and not getting drained. This was informed to the staff and they said, they will fix it. May be this issue was with our room. Cant say. But overall a great experience. BZ!!!
Very good experience staying there. Highly recommend to others.
シャワーの水圧が極端に低い。チョロチョロしか出ない。他はすべていいのにこの水圧の低さでまた泊まるか考えてしまうくらい。

the location is fantastic and the staff are amazing. beautiful property. tremendously hospitable and helpful staff. every time i’m in Chiang Mai, i’m staying Here!
I stayed at this property during my business trip to Chaing Mai. I booked with booking.com and I found 2 surprised. First, the check out time is 11 instead of noon as indicated on the website, secondly, the hotel charge 3 percent if you like t pay the rent with credit card. I was pissed because I didnt know any of this information before arrival. I let booking.com solved the problem so they could let us stay until noon but they insisted the charge of 3 percent. They also offered me the free cancellation if i did not want to stay here anymore. But you know it's too late for everything and I got job to do and didnt want to do things over again so I told them I had to stay. I could feel that the reception didnt happ that I chose to stay. Every morning that I came down she looked away and never ever say hi. They blamed it booking.com but I dont think that i was the first case why cant they let booking.com fix it pr let me know. I have stayed at ,any places and the property would email direct to guest if there is anything incorrect. Or maybe because I'm THAI so they did not want to welcome me. And another things is that they asked me to check within 15 minutes after check in if anything in the room was broken. I was confused that it should not be the housekeeping or engineer job ? Why would I be responsible to check if everything in the room was working fine ???
Had a wonderful 5 night stay at the Sabaidee. Had been recently renovated so rooms are great. The included breakfast was among the best I’ve had in Thailand, and Koko at the front desk was very helpful and spoke English well.
nice room
Nice and clean and simplistic- zen. Very nice staff, very helpful. No hot water the last night :( Breakfast very minimal, no phone in room
A little away from most of the tourist areas, necessitating a rental bike for us. That was ok, but without the bike a long walk to anywhere. There seems to be no insulation in either walls or ceilings as the noise from other rooms is excessive well into early hours of some drunken mornings. I think it would be better if they had some signs reminding people to respect other guests, and stop excessive shouting to people from distances, and children running around shouting and playing in the corridors. Some people have no concern for others and care little for their privacy, everything can be heard by everyone in proximity to them. Woken many times by inconsiderate guests.
Good clean hotel in old city. Very friendly and helpful staff. Average value. Limited choice for breakfast but coffee was good and hot dish offered each morning was good. Reasonable value.
リニューアルでキレイな感じだが、排水の問題なのかシャワーのお湯が流れてくれず、毎度トイレまで水浸しになって辟易した。設備のチェックをお願いしたい。
I think the pictures above are outdated, I’ll include a new one in my review. I was just there in January 2019 with my boyfriend and they must have just undergone a renovation because the whole place looked brand new and very clean. Same address though and same furniture as before. Anyways, the hotel itself was nice, the room was spacious and well organized. It included 2 free water bottles every day and breakfast was included although the options weren’t varied. The location was excellent, inside of the old city, close to everything within walking distance. We ended up extending our stay for a total of five days due to the location and the cost (great price for what you get). All of the staff are helpful and speak good English. We only had one upsetting encounter and that was when we were asking one of the ladies at the reception how we could best get to Doi Suthep. She recommended either one of those red trucks in Chiang Mai or a taxi. She said she could call a taxi for us so that we wouldn’t have to flag one down and we agreed. She said the taxi would arrive in about 15 mins. After about 2 minutes we told her that actually we had changed our minds and we would go to Doi Suthep another time, if she could please tell the taxi to nevermind. The receptionist became extremely angry and told us that now we would have to pay her 200 Baht for her to pay the taxi driver for the inconvenience. We asked her why if the taxi had never even showed up and she said because we made the taxi driver waste her time and not pick up other guests? We think this was a lie and it must have been a friend of hers. Anyways my boyfriend was adamant that he was not going to pay for a service he didn’t even receive and she finally let it go but she was rude to us for the rest of our stay.
スタッフの対応はすばらしかったか
Excellent location in the Old Town, surprisingly quiet at night and easy to sleep. Great and friendly staff who were very helpful and offer good advice on things to do. Would stay again.
We had a great time staying in Sa Bai Dee Chiang Mai. Staffs all are very friendly, helpful! Location is perfect, just next to Wat Chiang Man, and only few minutes walk to the Three Kings Monument, Wat Chedi Luang, and even further by walk to Wat Phra Singh. If anything to talk to, found some mosquito inside of room, so always keep windows closed! Sure, we will be back to Sa Bai Dee, and would love to recommend to friends!
Some persons (not all) among the personal didn’t act in a customer friendly way. They didn’t present all needed information, they forgot things and then blamed the customers. We was not happy and we noticed several other guests that was complaining as well. We was double rated (later payed back), we didn’t get the room cleaned and booking of taxi was forgotten when we should leave for airport 04:00 in the morning. Because of all this I can’t recommend the hotel. -Sorry, first time ever....
small boutique hotel in the center of Old City, very convenient and within short walking distance to most interesting places in ChiangMai. Staff are super friendly. will certainly recommend this hotel.
Friendly staff, great location, good breakfast, spacious family room with two bedrooms and two full bathrooms at a great price!
Sabaidee had just completed renovations to their place when we stayed. The rooms were large, with comfortable beds. They still felt a little empty, but I imagine they will be adding more art to the walls to make things feel homey. The staff who checked us in were AWESOME, and also helped us plan our day. (We came for Loi Krathong, so Chiang Mai was very busy and we appreciated the advice). The best thing about this place was the location. It was so easy to get where we needed to go, and there were great restaurants nearby as well. The free breakfast could be improved. Otherwise great stay!
Good hotel overall. Nice room. Staff attentive and spoke fair English. Close to clubs and 10 min walk to markets. Big rooms. No safe in room. Safe in lobby was lockbox and would not trust putting belongings there. Restaurant was closed but many restaurants nearby. Good air conditioning. Quiet area.
The rooms at this hotel are large by Thai standards and the beds are comfortable. We paid AU$34 a night which was very good value as the hotel is in a good location in the old city and within walking distance to good bar's and restaurants. Admittedly the hotel needs renovating as the rooms could do with some work especially the bathrooms which need painting - mildew and peeling paint but functional. The staff are lovely especially Coco and Chew in reception who are very helpful, genuinely friendly and kind. There is tea and coffee downstairs but a kettle in the rooms would be better. Recommend for a budget hotel in a good location.
We needed an affordable rooms for 8 days and this was about all that was available. Beds are clean but floors are filthy. Moldy shower and one of our room smelled terrible. Maid service is useless so I used a bottle of bleach and cleaned the bathroom myself...just to get rid of the mold!
Booked two rooms. Moldy bathrooms. 1 so bad it took a Quart of bleach to rid smell. Housekeeping wouldn’t do it. Dirty floors. Terrible housekeeping. BUT-Clean bedding and towels. Mediocre staff. Fridge. No microwave or American coffee. Bad TV and lighting.
The property is dated. However, located of this property within the walls of the old city was the best thing about it. It offered easy walking access to lots of restaurant and night markets. The room was large and the bed comfortable.
Nous avons été très bien accueillis par l'équipe de l'hôtel. Celui ci est assez proche du centre historique avec de nombreuses visites et de nombreux commerces à proximité. Pas de petit déjeuner mais boissons chaudes à disposition dans le hall.
Clean rooms good aircon friendly helpful staff
Had I known, I would have done my long stay here...maybe next time.
Staff friendly room clean very good value quiet location
The room was large and bed comfortable. AC worked well and hot water was available in the shower. Property is in a great location in the old city. It's a walk up so be prepared with your bags as there is no help. It can be challenging communicating with the night staff. There is no restaurant and ordering in can be difficult.
The location is good. The attraction places can be reach by walk. The hotel staff is very friendly and helpful. There was a surprise on my birthday. The hotel staff was brought a small cake and send to my room for my birthday. That was a great moment for me during my holiday in Chiang Mai. Thanks you Sabaidee Chiang Mai for my great moment stay in your hotel.
We booked into this hotel as a group of 10 taking 5 rooms, On check in our room smelt damp but we were so tired so we accepted it. The hotel is quirky and i noticed the bathroom was not tiled and the walls had damp on them and the showers had wires on show which in my eyes makes them a death trap. On the second day we went out to a temple and came back about 4pm and as we entered the room we were overcome by the smell of Raw Sewage. I went downstairs and told the receptionist and she said she had 3 rooms with the same problem but had no room to move us to. I told her we could not stay in this room and she agreed and called the owner. The owner said they would refund 1 day from our 3 day day stay as it was 4 pm and they could not rent the room that night. I said this was unnaccetable as i could not stay in the room through no fault of my own as it was stinking of the worst smell imaginable. I spoke to the owner and she was adamant- No refund and she was so rude. I then told her i would call Booking.com to sort this and she then relented and refunded about 90% of my money due. We went around the corner and checked into The Vista hotel which was 20% cheaper and better altogether. Do yourself a favour and book eleswhere as this hotel is smelly with terrible customer service and the rooms are well dated. The owner is so rude it is unbelievable. Customer service and fair play is not shown here. Oh i forgot to mention there is a building site going on directly behind this hotel and you will be woken up with lots of noise at 7am. Literally 5 metres from my window.
Big clean rooms with nice shower smooth bed, ac and great wifi. Super friendly and helpfull staff. Stayed her for 6 weeks. Ther's a nice breakfast garden and kitchen times are 6am to 2pm. This is price/quality top! See you next year.
I spent 3 nights here and enjoyed a large room with AC. there was some construction going on in the back however for the most part it was quiet. one of the ladies at the front desk was super helpful and able to speak both languages which helped in booking my excursions. the hotel also gave a 10% discount on all excursions.
The Sabaidee Chiangmai Hotel is located in the north of Chiang Mai Old Town. Within 15-20 minutes walking, you reach almost every spot in Old Town. The rooms are clean and really big. We had a room to the back and it was quite quiet. But I think even the rooms to the front should be quiet as well as the hotel is in a small sidestreet. The staff is very friendly & smiling and always pleased to help you. You can have breakfast until 2 pm for only 150 Baht. Just the coffee could be better. It's really strong and not soooo tasty :)
My boyfriend and I had been in Bangkok for about a week before we got to Chiang Mai, and we were having so much trouble finding a decent bed! We went to five different hotels in the area with no luck(beds in Asia are notoriously hard) then we came across a review for this place, saying that the beds were extremely comfortable, so we thought we'd give it a try. I wouldn't say they rival western beds, but they are definitely the best we've had in Asia(without paying 5 star prices) The rooms are spacious, but they are bare minimum(which was fine with us) The staff was honestly the best part about this place- so so friendly! They went out of their way to make sure we were comfortable and were just so nice! Thai people really are the friendliest on earth! This place was amazing, we only planned to stay 1 night and ended up staying 4 more. You won't regret it! (Oh, and we only paid 850 THB per night. And it's right next to the Sunday walking market!)
Stayed here for 6 nights and loved this place. It was the perfect base for us in chiang mai. The staff are so friendly and welcoming, helped us out a lot during our trip. We stayed in a double room and it was perfect, huge and with excellent facilities. If you are interested in nightlife there is a bar area 5 min walk away, Zoe in Yellow, was the main one. Also lots of affordable food places in the locale. Can't recommend this place highly enough.
Stayed there for 3 nights and checked out on February 23rd. There were 4 of us (my parents, my best-friend and I) and we booked 2 rooms. Am compelled to write my first review here but waited until now as I wanted to cool down and be fair in my review due to a very bad encounter at this guesthouse. A staff (I believe is owner Mr Sam's daughter) is extremely rude. Our 1st morning my friend and I arrived for breakfast at 9.40am (Breakfast hour 7am-10am. But the cafe is open til 7pm according to signs at the reception). She made a big drama of looking at the clock and sighing as we gave her our voucher. 2nd morning was the worst experience I've had in Thailand. My father was down with very bad stomach flu. So my mum asked if its possible for us to bring his breakfast to the room for him. This lady suddenly scolded my mum and kept saying 'Don't you dirty my bed. Don't you dirty my room. I will charge you! No eating in room! I charge you!' I then rationalized with her. If they have a no-eating in room policy, why are there plates and cutleries provided inside the room. I also assured her we'll make sure my dad eats at the table and promised we won't dirty the bed. At that point she started shouting at the top of her voice 'you crazy! You know you crazy. Many people say they don't dirty but they make dirty. You crazy.' She then very rudely got a tray and started to bang breakfast on it and pushed it to my mum. And she kept saying 'baba bobo' which I understand is 'crazy' in Thai. This whole time my mum just stayed quiet and took the tray and suddenly the staff started shouting at my mum again 'make dirty I charge you!' At this point, I told her not to be rude especially to my mum and she kept scolding me in Thai and complaint to a staff who was in the cafe with her. She only stopped berating me to make a phone call and walked away from the cafe after that. From what I observed, Sawasdee owners have probably lost their passion for their job. Based on feedbacks written all over the walls at the Reception area they were probably the top guesthouse few years back. However, they now have many competitors at higher and lower price-points with new ones coming up almost every week around them. Putting aside the incident at breakfast, this guesthouse is really not worth the price you pay. It's quite dated and if you're really particular about cleanliness, there are dust-bunnies and cobwebs around the nooks and crannies. These didn't bother us though. If you wanted those cleaned up you could just request from the housekeeping lady who was very accommodating. The good points about this guesthouse are: - the rooms are big and as advertised (we got the rooms with balcony) - we found the beds comfortable - walking distance to tourist sites, temples and local food area. Sunday Night Market is just a 5-min walk away - very easy to hail a cab or songthaew from the main road (1 min walk) Would I come back to this guesthouse again? Seems like the guesthouse is past its heyday. With so many choices (higher and lower price range) literally right next door I would say no.
The rooms were large and had air conditioning. The TV reception was very poor and no channels worked, there was no safe, but I guess in Chiang Mai this is not really needed. The breakfast is a choice of muesli with yogurt or Bacon & Eggs - the food was good.
Well placed in Chiang mai old town but they need to modernise as the place it's getting old and not as nice as it could be. Mattress is comfortable and rooms have a lot of space. Breakfast was of bad quality and poor in quantity. Not a good value for money but potential is there.
For anyone planning a visit to Chiangmai, I might suggest confirming 1-2 nights lodging and if you are not happy, there are many, many cute, clean, and affordable options available. I knew I was taking a chance with Sawasdee, but I was hopeful. The shower was disgusting (see photos) and the ceiling and walls were filthy. We had a room with twin beds and one bed was comfy and one was a traditional Thai bed-uncomfortable! Lighting in the room was so poor I had to use the flashlight from my phone to read our maps. All of the windows were covered allowing no natural light in. I asked about changing rooms and was told I would have to pay more. When the room was booked, the only options were twin beds or single bed. I didn't opt for a substandard room. Enough said. If this place received a Trip Advisor Certificate of Excellence as advertised, I must question the certification or who is actually writing the reviews.
