David was a superb host and we felt so welcome as soon as we stepped off the motorbike, parking was great (no charge) from the moment we arrived he greeted us warmly and gave us a bottle of much needed water each (It was really hot) Pongo the lovely dog was also there to say hello, he was so cute and if you love dogs he will be your favourite! Eleanor, David's mother was really friendly a very lovely chatty lady, and baked something extra each morning for breakfast which was plentiful with a beautiful view of lake Como from the terrace. David gave us directions to the centre of town which took approx. 30 minutes via different walkways, harder going on return but that was an enjoyable challenge for us (we stopped for a cheeky spritz at the local Galicia on the way back) we would definitely stay again if we revisit lake Como.

Wij hebben het hier enorm naar ons zin gehad, de kamer was netjes en schoon, ons uitzicht was fantastisch ( uitzicht op het Comomeer en de bergen) en de beheerders waren erg aardig en behulpzaam, ook werden we iedere dag vriendelijk begroet door de lieve hond die daar rond liep.

The only set back was there was no air conditioning. It does cool slightly in the evenings and the shutters meant we are able to keep the windows open without bugs coming in.

Wij hadden een super grote kamer, meer een appartement en het zicht op het Comomeer was fantastisch. Heel propere kamer. Ook zeer rustig gelegen, heel vriendelijk personeel. Het ontbijt was in de tuin en was enorm uitgebreid. De eigenaar gaf ook geweldige tips op gebied van restaurants en bezienswaardigheden.

Beautiful views of the lake and the surrounding mountains. The owners are exceptionally kind and helpful. Parking available. Up the hill from Menaggio so less noisy and fresher air, particularly pleasant in the morning at breakfast time. Well sized apartment and access to beautiful garden.

Super accommodating hosts, recommended some great places to eat and visit, gave some really helpful advice on how best to get about the lake, a proper family run business that went out of their way to ensure we had a good stay. Oh, and must mention the home made cakes 👌

Lokalizacja super, widok z balkonu przepiękny, apartament duży, wygodny, czysty, wyposażony zgodnie z opisem, bardzo sympatyczny i pomocny gospodarz, miejsce parkingowe. Śniadania w pięknych okolicznościach przyrody z widokiem na jezioro. Blisko do centrum, ale trzeba dojechać samochodem lub autobusem.

Śniadania skromne, mało urozmaicone,podawane w specyficzny sposób, co również miało swój urok :)

Le secteur pratiquant des tarifs plutôt prohibitifs, nous avons trouvé cette location. Il y a beaucoup à en dire, déjà du fait que nous y avons passé une semaine, beaucoup n'y étaient qu'une seule nuit. Nous y étions alors que la chaleur était écrasante, la nuit notre enfant de 20 mois avait 32 degrés dans la chambre la plus fraîche, nous avions probablement 34. Je dis probablement parce que lui dispose d'une caméra pour la nuit avec un thermomètre, bien calibré je précise. Donc les nuits étaient difficiles, nous aurions beaucoup apprécié des moustiquaires aux fenêtres, à défaut de climatisation, car à la moindre ouverture, nous étions littéralement recouverts de piqûres (l'impression de servir de plateaux repas la nuit). Si bien que nous n'avions pas bien récupérés les premiers jours. C'est dur à dire mais, on s'y habitue... A cela s'oppose un contraste franc avec la gentillesse et l'hospitalité de David et sa maman. On s'y sent en famille, chaque matin pour démarrer c'est un moment privilégié. Toujours un mot gentil, un regard, une complicité. Également pas avare de bons conseils sur le coin, n'hésitez pas. Donc, je dirais, pour résumer nous avons beaucoup souffert des conditions météo dans le logement. C'est peut-être un point à améliorer. L'emplacement était idéal pour nous, vraiment à côté à la fois de Mennagio centre (ça grouille de monde) et de Val Sanagra, en totale nature. J'imagine que le même logement avec climatisation et piscine ne serait plus dans ces tarifs, donc je dirais, qu'il suffirait de peu pour le rendre vraiment impeccable. Dans tous les cas des moments inoubliables, avec beaucoup d'attention et d'humanité. Nous ne regrettons pas nos vacances, c'est donc l'essentiel !

Chambre du 1er étage, confortable et effectivement dotée d'un balcon fleuri avec une belle vue. Disponibilité d'un magnifique jardin bien équipé où est servi un excellent petit-déjeuner. Accueil très attentionné de l'hôte et de sa maman. Conseils judicieux pour deux restaurants typiques peu éloignés et même proche pour l'un d'entre eux, bien que l'usage d'un véhicule soit nécessaire pour y accéder. Et le chien Pongo est adorable.

Par une chaleur intense, probablement inhabituelle, la climatisation aurait été bien utile mais nous connaissions son absence.

David och Eleanor var fantastiska värdar. Man kände sig välkommen och bortskämd med både tips på utflykter och restauranger och goda bakverk till frukost som det där lilla extra. Rent och mysigt men vill man ha närheten till staden ligger det här en bit ifrån. Vi uppskattade trädgården, terrassen och utsikten!

The location of breakfast in the garden was beautiful overlooking lake Como. The room was spacious.

The location was good, but also bad. It was up in the hills, so a quiet spot, but it was also too far up hill for most people to walk from Lake Como. We drove down and parking was limited. It was suitable for our 2 day stay, but I wouldn't pick it again

A beautiful property, delightful garden and a wonderful breakfast including a tasty home baked item, served on the terrace with a breathtaking view, by welcoming family members.

Fijne rustgevende plek aan het Comomeer. Eenvoudige kamer maar heel schoon en compleet. David was een goede gastheer. Hij doet enorm zijn best om je het naar de zin te maken.

Beautiful outlook and garden. Clean comfortable apartment with beds made every day. Plentiful breakfast. Friendly helpful hosts.

We did not have a car and hadn’t realised how far it was from Menaggio. Although there is a bus service it is not frequent so we sometimes had to wait a long time for a bus back. There are no local shops and as it is a bed and breakfast no cooking facilities so it was tricky managing to pick up food in town for dinner before catching the bus. There only seem to be three or four taxis in Menaggio which you have to book as we never saw one at the taxi rank or roaming the streets.

An excellent stay, excellent services, the owner is a special man, concerned with ensuring all your conditions, fulfilling your request. He helped us by transporting us several times with his car to various locations. The breakfast is very good and varied.

The apartment we stayed in had beautifil view from the balcony and was very comfortable and clean. The owner is really symphatic and helpful person. We would definitelly recomend this place to anyone 🔝🙂

Beautiful area. Views spectacular. C112 bus easy to get to get into town. Breakfast is wonderful. Hosts Eleanor and her son David are so kind and helpful. They go out of their way for everything. My apartment was great. Garden area was delightful. I had an awesome time was there five nights.

It was absolutely dreamy - everything from the views to the location, waking up to stunning views outside my window was worth every penny! The bed was also extremely comfortable and I slept like a baby. Everything was perfectly clean and it was in an amazing location, very easy to visit all the other towns like Bellagio and Varenna! David and his mom were amazing hosts, I truly felt right at home and could’ve easily stayed longer. As a solo traveler, I felt super safe - David and his mom were extremely accommodating! They always helped to make sure I knew how to get from point A to point B and back. He was super communicative and very helpful with everything I had questions about.

It is not in a super walkable location, so expect that you will need to book rides to get to other locations, but it was a non-issue as David made it very easy to navigate.

Nous avons aimé le côté familier et l'emplacement avec une vue magnifique sur le lac de Côme.

Nous avons tout apprécié ! Le seul petit bémol, je m'attendais à un petit déjeuner avec plus de produits locaux et faits maison. Les confitures, miel, jambon etc étaient comme dans un hôtel. C'est dommage.

Було затишно , по-домашньому, всюди присутня рука господині-вишиті серветки і подушки, милі деталі. Також були смачні сніданки зі свіжою випічкою. У нас був номер з видом на озеро, дуже гарний вид. Все було чудово!

I’d like to share my experience about the Balcone Fiorito hotel. It was exactly as shown in the photos. The hotel offers a stunning view and has a beautiful, well-kept garden. The room was spacious and comfortable. And most importantly, the owner, David, is incredibly kind and attentive — always ready to help with anything you need. I highly recommend staying at this hotel!

David & the staff were exceptional hosts! Breakfast was tasty and beyond our expectations. The room was incredible. We had a balcony with a breathtaking view of the lake. Definitely our favorite stay in Italy! Would highly recommend.

Ich hatte eine sehr schöne große Wohnung mit traumhaftem Blick auf dem Comer See und die umliegenden Berge! Der Gastgeber ist kommunikativ, supernett, interessiert und hilfsbereit bei Fragen, auch bzgl. Tipps zu möglichen Aktivitäten am Comer See und Umgebung, etc. Beim Frühstück wird sich sehr viel Mühe gegeben. Es gibt alles was man braucht und man geht gut gestärkt in den Tag. Eine Ausstattung (Mikrowelle, Wasserkocher, sonstige Küchenutensilien etc.) im Apartment ist vorhanden, diese habe ich allerdings nicht wirklich genutzt.

Wenn man vor Ort nicht viel (insbesondere abends) mit dem Auto unterwegs sein möchte, ist man auf einen nicht immer zuverlässigen ÖPNV (Buslinie C112) angewiesen. Das ist teilweise äußerst frustrierend und der letzte Bus aus Menaggio fährt bereits um kurz vor 20 Uhr. Das kann bei Abendaktivitäten (bspw. Essen gehen unten am See) zeitlich knapp werden. Wenn man das abendliche Treiben am See miterleben möchte, muss man zwangsweise das Auto nutzen, eins der wenigen Taxis nehmen (über die Verfügbarkeit kann ich nichts sagen) oder den Berg ca. 35-45 hinauflaufen (bei Dunkelheit nicht optimal, da nicht alles ausgeleuchtet ist.)

The property had a lovely room which was spacious and clean. Very well kept gardens, and beautiful view of the lake. Lovely restaurants within walking distance of the house. Left the car and went into Menaggio on the bus at the bottom of the road.

The location being away from the town centre was so peaceful and the views absolutely relaxing, especially at night with the twinkling lights across the lake. The breakfast was excellent too.

Having some tissues in the room would be good. We could also hear the movement in the room upstairs at times.

Sur les 2 jours passes le logement etait froid et humide le premiet soir car pas de chauffage. Le logement est propre mais le confort manque un peu demode un petit rafraichissement s'impose. Cependant l'accueil et le petit dejeuner reste agreable.
