Rooms Boutique by Annie's

Near beach

I loved the balcony and the view to the beach. My rooms was excellent. I would like to return.

Super recommended

Good place to have night life, next to ocean, place to eat, excellent service, secure, free parking

Excellent

The property is super excellent, just one detail should be more attentive to the snakes because I found one under the carpet in the balcony.

Great

30 seconds walk to Combate Beach and restaurants. Good rooms, great staff and service. Highly Recommended!!

Lugar perfecto para disfrutar de playa Combate.

Stay was good. Upon arrival we were helped immediately. The view was great. I would suggest adding a microwave. And have a streaming service (e.g., Netflix, Amazon) readily available.

Rooms are clean and nice. Great view of Combate Beach. Places to eat nearby.

Excellent location, very good service.

Excellent location, great service !!

Close to Poblado Boqueron; very clean, staff very friendly

We thought this place would be a relaxing beach stay but between the next door restaurant workers yelling outside after hours. Cars blasting music or neighbors outside partying it was less than restful. The place was ok but we were kept up most the nights

Spent 5 nights here during a couple week trip to the island and solo. Shower was the best shower I had in PR. I was never bored between the music playing, the beach and navigating the places to eat/drink around the area. I like to beach comb and walk and the area is made for that. I’d def stay again and will.

This was a great stay . Definitely will be returning. Luv that the beach was in the back yard . It was quiet. Food was good.

Muy bonito a segundos de la playa , limpio y con restaurante .

Great location!

Excellent location. Beautiful deck and good privacy. Does lack amenities such as kettle, dish cloth, dish soap, hand soap. 4 white towels for 6 days with 4 people... Loved proximity to Cabo Rojo. Reqlly emjoyed our stay and super market only 3 minute drive.

Everything was excellent

Great place, very clean, everyone was nice and helpful. The room was very nice.

Very comfortable and amazing sunsets

Great place to stay!

We loved this location! Sweetest views of the ocean. Great food around but some close at the start of the week. Beautiful Sunset escapes!

Very nice place ! Great service

Thanks for averting

Loved it

Very nice place have a blast on my Birthday!

Found this place at the last minute and it worked out great. Close to Cabo Rojo and good for the area. Great beach with good eats around and right at Annie's. The shower water pressure was the only bad thing. Hot water heater on the line so it just trickled out. Otherwise we were very happy. Close to the Pink salt flats and the Rojo lighthouse. Traveling to buye bay beach was amazing. Combate is good but buye is the best ever. Clear and like a bathtub with zero waves.

Everything good

Perfect for a weekend scape!

Beach house near condado. No transportation taxi or uber . Rent car in san juan and drive .

Great view of El Combate Beach No hot water. Otherwise good experience.

The room was immaculate! The hotel is beside a beautiful beach!! The only little thing was a rooster that crowed all night every 5 minutes… but hey.. you are in PR

We are so lucky because we had refrigerator * No hot water for shower * No cleaning * No front desk * No Fresh Towels * No Trash Service I really disappointed in there because every day I have to wait 2 hours for fresh towels , room isn’t good condition noisy, dirty , even isn’t possible hot water for shower every time , when you go outside of room the restaurant which is same owned with room has huge trash dumpster and smells unbelievable, if you want to eat something at restaurant( same owner ) you don’t have any exclusivity you should wait min 30 min and they employees talking , laughing with laudest voice you can hear them In conculation I don’t recommend this , if you want to try your chance it up to you

Right next to a great beach. Room was renovated. Loud outside from restaurant and beach but very quiet inside room. Can't beat stay for the price. Will be back in the future.

Great place to unwind! BEWARE! Book directly with the property owner's. We booked balcony rooms as shown on the photos via Expedia and received no balcony rooms (makes a world of difference at this property!). Owner's were the most accommodating and made the balcony rooms available to us (extra charge added to Expedia $$ - NOT the owners problem! Expedia add is misleading) Advice: Book directly with the property owners. You are not saving money booking via Expedia

Construction was being done on the property. Restaurant was closed. Smell of trash at entrance was unbearable

Room was clean and comfortable Staff was friendly and helpful Downstairs restaurant food is very good!

Just above Annie's place restaurant, steps into the beach area. Overall a good place to stay.

Dont stay here. There are no amenities, no extra pillows or blankets, no towel for bathroom floor. Its the BARE minimum. Its not a boutique resort at all.

Only liked the view. Disliked that even though we paid more than the regular room we stayed ladt year, the room was dirty, shower in disgusting conditions, sink ploged, table broken, towel and toilet paper rack broken, floor dirty, bed covers & sheets dirty stained.no garbage bags, unkept feck.

All good

You are right on the beach

Amazing location at steps from Combate beach and pier. The in house restaurant is excelente and the attendants particularly Gabriela provides an outstanding service. Although the area has a great night life, the room we had was very quiet and confortable. The check it service with the attendant was spotless and timely.

FROM THE MOMENT I GOT TO ANNIES BOUTIQUE ROOMS I WAS GREETED W ATTENTION & CARE BY ANNIES HOST/MNGR JASMINE - SHE SWIFTLY CHECKED ME IN & GUIDED ME AROUND PROPERTY THEN ESCORTED ME TO MY SPACIOUS SEASIDE ROOM , SHOWED ALL AMENITIES INSIDE RM THEN SCHEDULED A PRIME LOCATION FOR A FAMILY REUNION LUNCH . SHE WAS A HIGE ASSET DURING MY 4 DAY STAY , EVERYONE @ ANNIES TREATED ME LIKE FAMILY , WILMA MY SERVER FOR 3 DAYS WENT ABOVE & BEYOND IN ACCOMMODATING ALL MY REQUESTS LIKE A WAS A LONG TIME FRIEND , THANK YOU BOTH FOR MAKING THIS TRIP A FULFILLING / RELAXING EXPERIENCE.

Me and my family had an amazing experience, it was just wonderful. I will totally go there again. The person in charge was very nice and communicated everything. Totally recommend

If you are staying here just to put your things down then is a perfect place. Otherwise If you are planning in resting and relax this is not the place for it. Music is loud not only in this building but all around it you won’t be able to sleep until 4am.

Loved the location! Restaurant downstairs was awesome!

La ducha del baño cuando hay mas inquilinos sale bien poca agua.

The ocean was so calm great for swimming and water sports.

Very nice ambience. From the balcony you can see the view of the Combate beach. The restaurant is on property and food was great. Parking is on the first floor of the house and staff is onsite to help you get to the spot. It was a very busy beach and the noise is loud until about 11.15 PM. The garbage dumpster is in the front door so there is some smell but not too much as you stay in the back of the house..

Very nice place, will be back soon!!!

Nos encantó, excelente localización. El servicio fue magnífico y la comida estuvo espectacular. Muy cómoda la habitación y perfecta para vacacionar.

The property would work for 1-2 nights is horrible for extended stay. There is no staff present and no real contact person. The TV and internet were down we were only given 2 large towels and if you need clean ones you had to go to the restaurant downstairs with your dirty towels to receive more you are right on the beach but you cant go into restaurant wet the attendant at restaurant with the pink hair is rude. The only redeeming factor about my stay was the parking attendant for the restaurant she couldn’t have been more helpful and accommodating if it had not been for her allowing us to park in her blocked parking spots we would have had to park 3 blocks away she also allowed us to borrow her lawn chairs as this property did not provide beach towels or chairs even being located on the beach

This spot is unique who likes gorgeous wild beach. The restaurant is great (location/food/stuff/clean). Hotel is located on the top of the restaurant, it is 4 rooms only on the 2nd floor, very close to the bar (literally next door). Rooms are clean and it was a safe an enjoyable stay. I never had check-in/ check-out, key left in the door (worked really well, cos i arrived at 3 am), just spoke with girls from restaurant and got fresh towels. Cleaning at additional cost - $40.

Struggled with check-in since the bar was closed for remodeling. Contacting the owners was also a hassle, after knocking on room doors and calling multiple times we were finally able to get ahold of the management. There was also some construction going on, so it was a little noisy in the mornings. Aside from the struggle at first the room was amazing, we had a great time.

Beautiful view clean room

Horrible to get parking, the lighting in the bathroom very poor, the shower dirty, the entrance to the rooms dirty, with a bad smell and many flies since the garbage container gives to the rooms. The entrance door to the room is very noisy, every time the guest enters, he pulls the door. In short, the point for access to the beach is very good, the restaurant excellent food. But the points that I mentioned above have to be worked on urgently

Very good location ... in front of the beach ... Only two things that I will say were not good ... the mattress was terrible and no odor extractor in the bathroom ... We bought an inflatable mattress to be able to sleep and be comfortable .

Clean, Espacious (except bathroom). Excelent location near the beach. A surprise of $40US of room maintenance fee at check-in.

This property was super clean, smelled fresh, which is my number one priority on a place to stay. great room decorations and comfortable. The only down side was there was no specific parking for hotel guests. We had to park in surrounding areas, which was hard as ut is a busy local area and restaurant. So we parked where we would fu d space, walk, then had to go late to change the car to a closer parking space. The bed was not very comfortable and the shower water flow was weak, so took longer to wash my long, curly hair. But not a deal breaker for a fun, beach weekend. Also, the staff was very nice.

There’s no dedicated parking, and the lighting in the room is super dim. So if you need to do make up, you’ll wanna bring some sort of light apparatus. Other than that, it’s a nice, updated, comfortable room. Just watch stubbing your toe on the step into the bathroom! I think I broke my toe.

acogedor cómodo

Todo excelente , lo único tener más métodos de pagos aceptables y no solamente tarjetas de crédito.

This place is well locate, very cozy and the food is so good

Amazing place, beautiful view. Food, service, and friendly customer service.

Myself and I rented 3 rooms. They were all amazing, clean, comfortable, big, it definitely had all that you need. The food in the restaurant is one of the best in the area!! We will definitely stay again.

Rooms were pretty, but the toilet was dirty when we arrived. There was no parking available for guests staying in the rooms. We had to moved our car several times because it was blocked by other consumers of the restaurant. Really, really noisy. Walls were paper thin. The area to access the room was really dirty and smelly. The restaurant was amazing, along with the staff. The beach area, really pretty and has many accesible restaurants and bars.

Me gustó mucho., fueron muy amables y una habitación acogedora.

We were informed the restaurant was closed the day we arrived. Should ‘be been informed prior of checking in

There was no parking other than down about 2 blocks, the room was clean and we were booked for 8 nights, no communication, one roll of toilet paper, three towels, but the restaurant down below had great food, and it was a great view on the other side right on the ocean, the stairs leading to the rooms was right wherevthe kitchen door was where they dumped their dirtyvwater and who knows what else...nevertheless we left early and chalked it up as a loss and got another hotel

Uncomfortable mattress, it was imposiible to sleep in it!!! I left the day before because of this. The beach is not the best, it’s a bit dirty and it had a lot of broken glass. The food in the restaurant it’s a good price, a lot of food but the flavor is not the best.

Very good. The room was clean and the staff at the restaurant was very helpful and friendly. Just at the entrance of the beach so the location couldn't be better. The food at the restaurant is very good also. Very important to know; this place does not have a reception desk 24/7 (the reception is at the restaurant and has restaurant hours).

Localización privilegiada, con sólo bsjar las escaleras tienes un buen restaurante y una de las mejores playas de Puerto Rico.

It was good, nice room,

Excelente espero poder regresar!

Room was very clean & food at restaurant downstairs was great

Nos encantó el lugar. Excelente servicio. La comida del restaurante excelente también.

Nice place on a beautiful beach, look forward to staying again.

Visiting during the Covid19 pandemic! Most amazing place to be. Everyone in the town was just so friendly and helpful. Can't wait to come back to Annie's during better circumstances.

Perfect location, excellent food and drinks, friendly staff and cool/comfy bedroom

Do go to this place service is horrible, Never again

Best value in Puerto Rico! The Patriots have won 6 Superbowls in my lifetime.

Beach front hotel. Good restaurant under the rooms. But they open from 10am. If you wanna eat breakfast early , you need to go to the combate beach resort hotel which is 5 mins away from this hotel. No front desk. You need to go to the restaurant and find someone available to check you in. The restaurant is always very popular and busy . You will need some patience and luck to check in and out. If you want your room to clean you need to pay 25dollares additional when you check in. We stayed room #2. One night I felt water drop on my face. It was rainy day. My pillow got wet. I could not sleep until my husband put some paper on the ceiling panel. I was gonna call to the emergency number but it was a new year eve so I did not bother anyone.. So I am writing this review hoping the hotel will fix the problem. It locates such a wonderfull beach. Please make a front desk for the hotel guest in the future and fix the shower and air conditioner.

Not a 5 star, but good for Puerto Rico. Might want to bring extra towels - only got one washcloth and two bath towels. Also, no shampoo or conditioner there. Otherwise was fine. Great food, beach, sunset & music!

Vista espectacular, cuarto super lindo y limpio, comida riquísima y el staff super amable. La pasamos super bien, definitivamente regresamos.

This place is well located, clean, quiet, great service and has an amazing restaurant. The only draw back is no parking due to the popularity of the restaurant.

This place has exceptional everything!!!! Party 🎉Food Great beach and they really take care of you for sure!!!! Even if an issue does arise they find a way to make like it never happened. What an awesome way to enjoy some of your time on this Earth 🌏 Go to Annie’s Place & buy the senior man who parks the cars and controls the parking beers at night if you want some extra special treatment. What a great and friendly man!!!!! He made our stay over the top!!!!

Good for the occasion & very friendly

The view...ocean view.To loud at nighttime .No parking available.Food excellent
