A beautiful family home, full of warmth and character we always look forward to returning, We feel so welcomed by Alison who is an exceptional host. From the luxurious comfortable beds, quality towels and the amazing breakfast, every detail makes for a truly delightful experience. We couldn’t recommend it highly enough and feel fortunate to have found such a wonderful place.

I felt very welcome as soon as I arrived, the hosts were very friendly but not encroaching in any way. The converted barn is beautiful inside and out with a great garden, and local walks through vineyards. The room was much bigger than I expected and tastefully furnished, all flawlessly clean. Breakfast was in a very classy dining room, with the breakfast itself exceeding expectations.

A lovely, very characteristic English country location, with rooms equipped with a beautiful bathroom (with both a bath and a shower). An excellent breakfast is served based on your preferences, with choices ranging from a classical English breakfast to delicious fresh fruity yoghurt. Everything is designed to bring you to rest and happiness.

The host Alison was very welcoming & helpful with local knowledge, the peaceful settings allow you to relax the moment you arrive, our well equiped and comfortable room in a beautiful Barn coverted property just added to the very enjoyable stay, A fantastic breafast ( the best ingredients including some home made ) is served inside or outside, The whole experience was beyond our expectations, our two nights should of been more because of this grand B/B location lends itself to being ideal to explore the area,

The photos don't do it justice - the house is like paradise! It has a lovely laid back feel but still full of charm. Absolutely spotless. White fluffy robes in the wardrobe, a big basket of clean white towels. Our room was spacious and beautifully decorated. We had breakfast served outside as it was so hot, and it was delicious. A huge spread with a savoury and sweet course. We were so sad to leave! It's a hidden gem.

The stay was just as we had hoped. The hosts were friendly and welcoming. The room we had was ideal. Towels were soft and fluffy. The bed was a little soft but still comfortable. Due to the extreme weather the hosts had installed a fan to keep the room cool. Breakfast was served in the outside barn, this was our choice and it was an enjoyable experience. The breakfast was hot and adequate. We would be willing to recommend this B&B to our friends and would certainly like to return when we are in Kent and need a room again.

Perfect in every way. Had a really good sleep on the very comfortable bed. Not to soft not to hard. The room was large and had a beautiful view across to the fields and walks across the road. Breakfast was delicious a definite 10/10. We ate outside in the sheltered area. Lovely sounds and sights of birds flying over the area. The garden was a delight. As were our hosts. We were made very welcome.

I loved absolutely everything about North Downs Barn. The welcome was very warm, my room was spotlessly clean, very comfortable and completely charming. The setting was exactly what I wanted: a short walk from the village, and a short drive from town, yet it gave the impression of being miles from anywhere, in the depths of the Kentish Countryside. To have a delicious breakfast in a traditional barn with swallows nesting in the eaves, looking out over the beautiful garden, was very special. My only regret was that I stayed for just one night! I would love to have stayed longer and will definitely do so if I get the chance to return .

The house is fantastic and very clean, you can see the care in every detail. The room is very comfortable and spacious. The location is very good, in a quiet and rural area and very close to the motorway. Very friendly and professional owner. The breakfast is superb, and the scramble eggs the best that I had!!

I loved this property! I spent the night there on my way to France. Looked after very well by the hosts and I was also allowed to park my motorcycle in the garage, giving me added peace of mind. The spacious en-suite bedroom was superbly appointed, in keeping with the rest of the property. Breakfast was fantastic, thank you Allison! Perfect hosts, highly recommended.

The room was very spacious and the decor was spot on. The bathroom had a very large separate shower with 2 shower heads, the room was very spacious with twin basins, the owners had really thought about the decor of the rooms of the barn, and it felt really warm and comfortable. The breakfast was wonderful and the owners were really friendly. I would highly recommend this property, the price was excellent and well worth every penny. For travellers the property is in easy reach of the M2 and the M20 and the high speed eurostar.

A lovely room in a lovely building in a lovely part of the country (we spent the day walking from Otford. Alison and Paul were wonderful hosts who couldn't do enough for us. There was a technical problem with the booking, but they bent over backwards to sort it all out.

It's right next to The North Downs Way. My room was very spacious and had a comfortable bed. The WiFi was excellent as was the breakfast and packed lunch.

We filled in a questionnaire for breakfast and the food was produced on time and cooked to perfection. The room was beautifully decorated, but we could have done with a fan as it was very hot. In fairness we didn’t ask for a fan, but feel sure one would have been provided had we asked.

The welcome was very brief and hard to take in as we had had an arduous journey with lots of hold ups.

Beautiful barn, very comfortable room and bed. The hosts could not have been more welcoming. The breakfast was superb, plentiful and freshly prepared. The whole place was extremely well decorated with every comfort available, The ensuite was hotel + standard. Very luxurious. A perfect find.

The property is really beautiful. The breakfast was exceptional - my husband said it is the best he has had anywhere! The hosts were lovely.

We found the room rather small - although the bathroom was spacious. We might try to see if there is a larger twin room - or maybe two rooms - another time.

North Downs Barn is an exceptional place to stay. The setting is stunning, the barn itself is beautifully maintained, and there’s plenty of parking. It’s also perfectly positioned with great restaurants and pubs only a short 10‑minute drive away, I’d highly recommend Bartellas in Meopham and The Butchers Block in Burham. My room and the bathroom were absolutely ideal: spotless, spacious, finished to a very high standard, and the bed was incredibly comfortable. Fresh water, coffee, and biscuits were provided each day, which was a lovely touch. The breakfast is legendary, genuinely one of the best I’ve had while travelling for work. There’s an excellent selection, including options prepared the night before and left in the room. On my first morning I had to leave early and couldn’t sit for breakfast, so Allison kindly prepared a packed lunch (sandwich, crisps and fruit), which was hugely appreciated. Host Allison was outstanding throughout, friendly, approachable, extremely helpful, and great with communication both before and during my stay. I highly recommend North Downs Barn and will certainly be staying again whenever I’m working from our Kent office.

There was nothing to fault. The door lock on the room was a little tricky at first, though that may well have been user error. The driveway angle is slightly tight if you’re driving a larger vehicle, but again this felt more like operator error than anything else. Overall, no complaints whatsoever!

My whole experience at North Down Barn was amazing , Alison Catered for all my needs . I had a long day at work and Alison assured me i could order in some food and have it in my room . The room was perfect and very comfortable , I slept like a baby. The breakfast in the morning was to die for , There is plenty options and all locally sourced ingredients . All in all a great place to stay and i would highly recommend it to anyone!

Good location for the wedding i was attending and stunning venue both externally and internally. Alison was extremely helpful allowing me to check in at 1pm. Alison was very friendly throughout my stay. The locations was perfect as it was close to towns but was also remote, it had lovely walks and Alison showed us a great walking route. The breakfast was lovely, fresh and had a great choice available. The property was beautifully kept and clean and felt very cosy.

Beautiful location, laying in bed in the morning looking out at tolling hills. The B&B itself is absolutely stunning, the hosts have paid great attention to detail throughout. Super comfortable large bed, had the best night sleep. Exceptional breakfast, (particularly the eggs) with a great selection of items to choose from. The hosts are a lovely friendly couple and very accommodating. Will 100% stay here again, I highly recommend this B&B.

This is like a five-star quality BnB for three-star prices! The barn conversion is spectacular - huge rooms, beams, high ceilings. The furnishings are the highest very quality, very comfy beds, soft towels, comfy seating, great shower. There's also a gorgeous lounge area with a real fire, piano and sofas. The owners are kind, hospitable and accommodating. I just had a light breakfast but it was very nice.
