The location is excellent

Great location and free parking just in the beginning of old town. Staff were amazing, especially as we had some heat problem in our room, they assisted us in moving to a different and better room. Beautiful breakfast

The decor a little outdated

The place felt deserted. The fine dining restaurant was empty on a Thursday night. The bar had no patrons. Very strange. Maybe lower the rates to attract more guests.

The distance from the train station was on the longer side. Due to local regulations beyond the hotels control we were unable to use the AC

The most excellent food, service, comfort and especially overall restaurant in Modena. They put a lot of effort and professionalism into the satisfaction of clients.

Posizione centralissima, struttura storica e curata nei minimi dettagli, staff accogliente e disponibile, pulizia eccelsa! Con l'aggiunta di una piccola fee hanno anche accettato il nostro barboncino, preparando la stanza con cuccia, ciotole e giochino annesso. Consiglio vivamente!!

The hotel and rooms are crisp, modern and very clean. A modern sensibility. We had a junior suite that was quite large with the biggest walk in closet I have ever had in a hotel room. Bathroom was large and comfortable with robes and slippers. Coffee and tea pot in the room.

These have to qualify as quibbles. Some may say the rooms are a bit spartan with only window treatments and mirror and bare walls, but it’s clearly an aesthetic choice. I liked it my wife thought it needed a couple of things on the wall. Carpet needed something under it in the suite area so it did not slip on the wood floor.

Our room was “sterile”. No art or decorations. Maybe this was because we had dogs with us.

Andrea was amazing!! He made us feel welcome before we arrived. I reached out prior to arrival and all my questions were answered. The entire experience at this hotel was over the top. We will return. It was difficult to leave because of the kind and authentic attention and exceptional service. The food for breakfast is fabulous. The dinner was excellent. Thank you, Gaetano, for the wonserful service and conversation. The best surprise is they have a master pastry chef and the breads, tortes, and baked goods are truly special. The fig and nut bread is worth the stay alone!!

The hotel staff were immensely kind and helpful. Not only did they they help us with anything we needed (from car parking to dinner reservations) but they even surprised us with a homemade cake for my husband’s birthday at breakfast that morning. Rooms were large and very clean. And the hotel itself is well situated, just a short walk to all attractions.

The only issue I had was that the mattresses were not comfortable - they were very hard which meant we did not sleep well.

Wir lieben das Bernini für die Lage, das wunderschöne Haus und den zuvorkommend Service. Wir haben diesmal über diverse Zimmer ein paar Kleinigkeiten vergessen, die uns der Concierge problemlos nach geschickt hat. War sicher nicht unser letztes Mal.

Unsere quietschen Badezimmertüre wurde leider nicht geölt, weswegen wir und nachts gegenseitig geweckt haben, wenn einer mal raus musste. Leider war das breit gefächerte, ziemlich kostspielige Frühstücksbuffet nicht wahnsinnig ansprechend. Der Obstsalat war lieblos zusammengeschnippelt und schmeckte nicht wirklich und jede Eierspeise ausser den im Wärmebad schlummernden Rühreiern kostet extra. Beim hohen Ausgangspreis eigentlich frech. Das geht besser, besonders bei fünf Sternen.

The location and service were outstanding — the entire experience was absolutely perfect. Everyone we interacted with was wonderful: the reception team, the breakfast team, the person who helped with our luggage, the elevator and car, and the added bonus of a free parking spot right in front of the hotel. Even the dinner recommendation was spot on. Everything was just excellent.

Fantastic hotel, perfect location for exploring Modena with 5 star amenities. However, it is the hotel staff that really makes the stay a 6 star experience! Special thank you to Andrea and Elbira for making our stay so wonderful. Look forward to returning soon!

This hotel is incredible. The room was divine with high ceilings, tall doors, and beautifully decorated (including the painted ceilings) to give the utmost feeling of elegance. Every detail is thought of in providing a wonderful stay. Having the mini fridge was very nice. The bathroom was amazing, including all the amenities. Thoroughly enjoyed the jetted tub and getting out into the luscious robe. I cannot say enough good things about Andrea. He was fantastic and thoughtful of every possible need. He went out of his way to provide incredible service. Absolutely recommend this hotel for the service, room, and location to many sites in Modena.

Very nice hotel, beautifully maintained with friendly, professional and incredibly competent staff, and good breakfast. The room we stayed in could do with proper sound insulation as we could hear everything happening in the street, and the room decor was a bit bare, it could do with a more generous sofa, a desk, a comfortable chair etc, but overall very pleasant

Staying at Hotel Rua Frati 48 in San Francesco was an incredible experience! I was in town for the Cosmoprof fair in Bologna, and choosing this hotel was the best decision. Just a 45-minute drive from the fair, it provided the perfect balance of convenience, comfort, and luxury. The rooms are absolutely stunning—spacious, elegantly designed, and full of character. The dining experience was outstanding, with delicious food and impeccable service. But what truly made my stay special was the amazing staff—warm, professional, and always ready to assist with a smile.and they have a valet parking! After a busy day, returning to this hotel felt like coming home—serene, luxurious, and welcoming. If you’re visiting Modena or need a great place to stay for events in Bologna, I highly recommend this hotel. I will definitely return!

Amazing place - fantastic hosts

While most likely in the top 2 hotels in Modena (the other most likely being Casa Luigia Maria), and certainly priced as such (I paid 1250 EUR for a night in the penthouse suite), and while the hotel is beautiful and charming in it's own way, I will not be back, and if I have to dine in Modena again, I will either try Casa LM or pay for a private driver to take me back to Milan afterwards. I'm a bad sleeper, and unfortunately only got 2 or 3 hours of shut eye here. The AC didn't quite cool down the room as much as I wanted it to, despite putting it at the bottom, It also made quite a lot of noise. My partner and I decided to sleep in different bedrooms, because one was too warm for me and the other was too loud for her (the penthouse had 2 bedrooms which made this at least possible). The outside church bells woke me up around 7 AM or roughly around that time (I was surprised they went so early), and unfortunately the upstairs neighbors walked quite loudly through their room, giving a loud bass sound. Mostly, the hotel has a very distinct smell. While everything is very clean, there is just this strong "old building" smell, and I'm very smell sensitive. This musty / dusty / old smell... some people may love it, like sleeping in a museum. But was not for me. Service was very friendly. They even called my room in the morning asking if they should keep the breakfast open a bit longer (as I hadn't showed). Very sweet. The hotel truly looks like the pictures, and I wouldn't not recommend it, it just wasn't a fit for me as a person, but my standards are ridiculously high (I was very happy to be back at Park Hyatt Milan next night). It definitely has a grand old charm, and I posted a room tour on IG, and all my friends were very impressed and seemed to love the idea of staying there. But it was not for me.
