The property was beautiful, and with the exception of the woman who checked us in, everyone was exceptional.

The women who checked us in was very rude and I think was upset that I used booking.com after asking her the rate of one night stay. She never gave me the rate, told me booking.com was cheaper. She then continued to stall checking us in, she was waiting for the reservation to go through. I informed her I had an email confirmation after about 15 min, waiting, she then confirmed it was in her system . Every other person was very friendly.

I like to do my hair, put on make-up in a mirror. The only place to do that was the bathroom so essentially two could not be in the bathrrom at the same time. Maybe a make-up mirror? Extra outlets?

The cleaning staff’s did good with cleaning the first 2 days with the trash and towels after the that it said we put do not disturb tags on the door which we didn’t. And the trash weren’t taken out to be removed on the third day. But we leave tip after we leave. But overall love the stay.

The Hotel hallways and rooms were not what we expected. They are really simple and basic. Everything needs upgrade, bathrooms are small and needs upgrade as well

Location is very good. Hotel is very dated. Tiki Bar is pretty good - good live music. Google search recent crime near and around this hotel before making a reservation. We used Credit Card points to stay here. When I checked in, I had to initial and sign what daily rate was (which points covered). I specifically asked if all charges were covered (resort fees). And I was assured all charges were included and covered. There was no mention of a daily parking fee when I checked in. Nothing. We check out and there is a daily parking fee that will not be waived. I was not provided any information when checking in on additional charges and specifically asked.

The staff was very friendly. Quick to solve any problems or needs that arose. The staff at The Porch was extremely friendly. Great food!

Based on the site information you would think they would have updated the property as a whole - the rooms are dated and every corner has rust or is a buildup of gunk. There are no balconies or windows so the air is damp and stale. Our ac whistled the whole time we were there too. Proximity to the beach is great, but not worth the money to stay in a hotel that seems to never thoroughly clean the place.

We are a beach hotel family we come here all the time. It's so convenient the beach the pool and the tiki hut all right there. You don't have to go nowhere

The Resort is old and it shows. Rooms, Hallway and common areas in need of cleaning. The pool was extremely warm due to weather. The pool is too enclosed by cabanas and does not allow for an ocean breeze. Restaurant price was high. Waite staff and Bartenders need to be friendly and courteous.

I love this resort! I stayed here twice this summer. The pool area is so enjoyable, the beach is just steps from the rooms, and the staff are so kind! I have met many nice guests who were also staying at the resort. It’s great!

Terrible experience. Make certain to read all reviews regarding the state of this facility and take this into account prior to booking. The building/rooms are outdated. We had a 3 night stay king bed, ocean view. We arrived at 2am to be given a queen bed, ground floor, parking lot view room. Completely unacceptable. Save yourself the headache and stay at Sonesta down the road.

Everything is convenient. The beach is just outside the door. The Tiki Hut was jumping everyday. Only negative is that everything closes down at 10 pm. Otherwise a truly delightful vacay. Room was spacious and clean. Staff was responsive and friendly.

Our room has rust on the shower bars and floor coming up in bathroom. Rusted chair and rust on the floors where the chair stained the floor.

The tiki hut was nice and had decent food . Drinks were good.

Old and in desperate need of remodeling. The hallways were musty smelling and dark with old paint. The rooms had out of date decor, no blankets, extremely loud. House keeping only brought towels and did no bed making.

Property location excellent and Tiki hut and coffee shop and porch to eat right there. Pool was nice . The cons was my room 420 near elevator and ice machine and no view plus the bathroom in need of renovation . The tub was clogged the first night but second day issue resolved but tub very grungy looking with its enamel coming off and orange growth near bathroom door . Luckily no carpet and wooden floors. For $1500 for 4 nights it was not amazing just an ordinary hotel . The staff were nice and did what they could to help you out with issues like my bathtub .

Outdated needs upgrades in rooms , being beachside it should have tv integrated with Netflix, YouTube. Microwave is very needed.

The hotel's staff is not very kind. A good number of them aren't very friendly or smiley. The room I stayed (516) in had mold in the air conditioning vents, and I have allergies. Can you imagine?. For the price of this hotel, it should have been more cleaner.

No hot water for the week, even after switching rooms. Carpet in some of the rooms- you have to request no carpet. Tubs didn’t drain properly. Great staff. Very accommodating for our troubles. Unfortunately the building is just older- 50+ years I believe. The amenities, restaurants, pool and beach access was 10/10. With updated rooms and plumbing, we would be back. Unfortunately, I just have to feel clean while in my room- and I felt gross the entire time! Outside the room- amazing!

The hotel was very dark, bathroom tub was dirty, behind the bathroom door was filthy. Water pressure was horrible and water was not hot at all. There was an odor coming from the sink that made me nauseous. There was construction going on during the middle of our stay that was a major inconvenience. At check-in there was only one person working but lots of staff walking around causing us to have a very long wait for check-in. Ice machines were not working on my floor which was another inconvenience.

We had booked a balcony room but the AC was out in 20 of the 25 balcony rooms so we were downgraded. However they did give us a $400 room credit

Room smelled muggy, everything was damp even with the AC on. First day everything was restocked, but after that had to go asking for toilet paper, coffee/ supplies. They only changed out the towels, there wasn’t any vacuuming or cleaning in the 7 nights we stayed.

The property is convenient and easily accessible. Security is always a plus for my family. We felt safe. We didn't experience any issues with parking.

We didn't have to leave the hotel. Security was present but not lingering or intimidating. The restaurants on the property was clean with no long wait. The staff went out of there way to accommodate us.

Inside building was warm. Room temp was fine. Toilet running off and on. No cable during stay. Floor was wet in a spot. It was in a high traffic area. The facet in the bathroom blast water when you turn it on. Something is not right with it. Staff was great. Lobby personnel was great. Had trouble getting into the gate for pool. Prior to our stay, I read concerning reviews online and reached out to front desk staff. Tanecia couldn’t have been more accommodating and sensitive to my concerns/needs. Overall, my family had a great vacation and we were comfortable throughout our stay. This is an updated Holiday Inn motel. The pictures online are deceiving. Not a bad place, but not up to my standards and had I know. I would have paid a bit more to stay somewhere else.

We booked last minute. Stayed a few nights. The rooms are basic but fine, not fancy. Very beach. You go here for the location. The staff was nice, people around were friendly. Location is great! It is one pool that is heavily used. Dirty by the end of a busy day. Lots of kids. Nice atmosphere. Overpriced food. But it was fine.

Located right on Coligny Beach, Beach House Hilton Head was truly designed to accommodate fun in the water, whether pool or ocean. Food and drinks are delish, and common areas and rooms are clean! Bike rentals, cabanas, and live music await at the island's only independent resort.

1. The room had a strong odor of wet dog upon arrival. 2. After the room was cleaned the following day, it remained musky, and the carpets were saturated with water to the extent that it soaked through my socks. 3. There was no hot water available at approximately 4:00 PM on the day we checked in, nor at 7:00 PM on Sunday when I attempted to shower. I reported this to the front desk shortly after our arrival. 4. The resort pool was closed early in our stay due to a hygiene issue. We checked in on Saturday for a 6 days, we checked out on Monday and went to another Hotel. We are still awaiting a refund

We enjoyed our stay and really loved the location.

We felt the hotel does money grabs which comes of greedy and tacky. I paid to stay but to have a poolside lounge chair we had to pay for a reserved seat. I get paying for a cabana but this is just not right. Pool side seats should be first come first serve, not something to charge a guest for.

I enjoyed the location, the view was behind the tiki hut but we love the access to the hut. We had a great time. Besides the refrigerator not working and a drainage issue in the shower. Which maintenance did respond asap..! And fixed the problem. Great time! Great time!

The front desk staff were the most disinterested and inhospitable front desk personnel I have ever encountered. Everything was a chore and check in and check out was a chore and a bother. Really need better staffing and/or training.

The staff was nice and I like the convenience of the room key being a bracelet. I also like that the hotel sits directly on the beach. The beds were nice and comfy. My AC was broken for over 2hrs once I arrived but they replaced it. The beach is beautiful and so is the tiki hut connected to the hotel.

The rooms were outdated. Once I checked in no one was there to valet (eventhough in the description they offer it) it was self park and no one to help with my luggage. Also there was no microwave in the room but a safe was. My door was hard to close and the deadbolt wouldn't turn to lock. My ac was broken for over 2 hours before it got replaced. The accommodations I asked for on booking wasn't relayed to the hotel( extra towels). The parking lot was a bit uneven in areas. It rained while I was there and certain parking spots were unavailable because they were flooded with water. The chairs in the hotel room were very hard with no cushion at all and also severely rusted around the legs of the chair.The toilet sits very low and when you flush the toilet bowl seems like it's going to overflow because of how high the water rises when flushing. Also the TV is kinda small for that size. Overall, it was a decent hotel but for the price I paid ($600+) for a Tuesday-Thursday vacation I expected better.

The room…extremely humid. AC worked good to keep it cold in the room but there was no fan or exhaust fan in the bathroom to alleviate the humidity in the room. Nothing ever dried in the room for example the swimsuits, the shower or beach towels. Beds felt wet every night.

Filthy with BED BUGS - RUN. I would give zero stars if I could. This is the most disgusting hotel I have ever stayed at in my life. A bed bug was crawling on my daughter’s pillow. An exterminator came and he said there were none (although I had kept the evidence). Didn’t even check the whole room or bed (but there’s “none”). Pictures attached. He said the big in my pic was squished beyond recognition. NO I DON’T THINK SO YOU CAN SEE IT. Regular bugs are not full of blood. This was DEFINITELY A BED BEG. We had to leave 2 days early because of this. Room was filthy. Never cleaned once. Bathroom full of mold, toilet was gross. Atrocious that this place is still in business it should be reviewed by the department of health. I asked for a refund they said they would provide one, but then had Amex call and they said they would refund 1 day. NOPE. I want a full refund. The vacation with my family was ruined.

The hotel and location and the Tiki Hut on the beach were great! Close to Coligny Square shopping and restaurants which was great as well, we could walk there! Great breakfast cafe as well. The only issue we had is that the pool (the one in the pic) kept getting closed down for cleanliness issues during the hottest parts of the day! This happened at least three times during our long weekend stay.

Reeked of cigarettes, flooding in the room, cigarette burn stains on the furniture, rude staff, pool was always out of service because the staff does nothing to maintain the cleanliness of it.

My room was not clean. Sand was still on the floor upon check in. I had to take a cold shower on one occasion. The bathtub did not drain well and the toilet was slow flushing.

We are extremely disappointed with our stay at Beach House Hilton Head. The biggest issue isn’t just the condition of the room—it is the complete lack of communication and follow-through from the staff. DAY THREE— still no hot water. The first night, I texted the front desk and didn’t receive a response for over two hours, at which point I was told an engineer was coming. No one ever came, and no one followed up. The second night, I went to the front desk in person and was again assured an engineer would come “right away.” Again, no one ever arrived and there was no communication. About an hour later the water became somewhat warmer (absolutely no where close to hot), but we were never told whether anything had actually been done. The room itself is also in poor condition. The air conditioner leaks 24/7 onto the carpet, leaving the room feeling damp and humid. The AC vent is visibly dirty with black spotting that raises concerns about cleanliness, and the bathtub is peeling and chipping, making it look worn and poorly maintained. I personally tracked down an engineer this afternoon to inspect our air conditioner. He called in someone to fix it right away. He alone is the only redeeming factor of this entire stay. None of these issues by themselves would necessarily have ruined our stay, but together they reflected a lack of maintenance and, more importantly, a lack of customer service. Being told twice that someone was coming, only for no one to show up or communicate with us, is incredibly frustrating. Hilton Head is a wonderful destination, but based on this experience, I cannot recommend staying at Beach House Hilton Head until they improve both the condition of their rooms and the way they communicate with guests.

Lack of staff to address concerns. Our room was dirty,the floor had beach sand all over it, room amenities like the coffee pot, TV, phone broken,refrigerator did not cool 2 12oz drinks, NO hot water in sink or shower and the water pressure in the shower was poor. When we called to the desk numerous times no one answered and when we went to the front desk no one was there.When we went to use the pool, there was over an hour wait for the pool company to clean the pool because someone had vomited in the pool after getting drunk at the beach house's tiki hut bar. Upon checking out, I stood in line 10 mins and due to lack of staff, I was never helped bc I couldn't wait any longer and there were multiple ppl in line ahead of me. So I went to the front desk later that evening upon leaving the island and talked to the Assistant front manager who I addressed my concerns with and even emailed her all the issues we had and she assured me that someone would get back in touch with me to find a resolution to the issues as we spent 423$ for 1 night through Booking.com...less than 24hrs and couldn't shower that evening or that morning before we left. I emailed Kiki Usherwood, Assistant Front manager, again yesterday and received no response. So Im now letting Booking.com know the details of our stay since my concerns have gone unaddressed for 3 days now. I tried to allow the beach house to resolve their problems directly but they dont seem interested in doing that. So here's my review!

The location was great. The beach access, pool and local shopping area was great. The Porch restaurant food was excellent. Shout out to Shannon the bartender. She was very friendly and helpful. Ava, the pool attendant was also nice.

The room was a 3/10. Rooms need to be updated. I didn’t like the carpet in room. The bathroom shower pressure was very low at times. There was a gap in the door at the top.

The staff was so friendly we meet the young Beautiful manager and her family on a dolphin cruise and was offered free drinks at tiki hut. Everything was clean and comfortable great location.

Property was great, tiki hut was the highlight of the property. Note they will give you a hard time about bringing your dog to the outside tiki hut even though the entire facility is outside and generally attached to the hotel. We had a walk out suite that opened directly to the tiki hut and just outside the pool gate. The rest was just good enough. Nothing spectacular

Everything that was outside hotel like location, proximity to the beach, restaurants, Tikki bar, pool area, live music and interactions with staff was excellent. Clean sheets and comfortable mattresses. Internet speed was pretty good as well.

The state of the hotel itself could be rated max a 6. Definitely needs major renovation. At first glance the room seemed clean and fairly freshly renovated but once we used the bathroom, it became clear that it was just a quick update. While shower was working OK and the toilet was flushing, the bathtub itself had chunks of surface layer missing and the flooring was dingy and sticky. Bathroom fan was not working. Hotel had LVP flooring throughout so while in the room, we could hear everything that was going on in the hallway. There was major lack of soundproofing. The lighting fixtures and a quick paint job that was done in the hallways a while ago had paint chipping everywhere and did not feel welcoming at all. The AC seemed to be fairly new and worked well though so our review is really a mixed bag of really positive and really negative.

Staff! The Staff was consistent and great.

The pet fee. Booking doesn't tell you you have to pay it at the property. They problem is, when they sent me the welcome message, with other pertinent information a simple pet fee note, would've been appreciated. The other customers. This isn't the place for black and/or brown people. It was very uncomfortable and our daughter was accosted twice by two women one day and a group of teenagers the next day. We had to changed three of our four rooms over two times for various reason, dirty, smelly and moist.

There was a shooting on the beach on the night of fourth of july. Everything was closed down afterwards so our trip ended there.
