The rooms were smaller than depicted in photos. The AC was not functioning well and was super loud as it was 40C heat while I travelled there. The comumunication was not good with the host of this property: he changed the entry code without notifying me or my sister and we were locked out for some time. We also had to keep requesting toilet paper, new towels, and garbage disposal without cleaning staff entering on daily basis. Note: this is not a "boutique" hotel so the service and quality is not up to par. It's also located right near the biggest bars and clubs in Sayulita so it was very hard to fall asleep during our stay in town.
Location was perfect. The pool area was really pretty. Really cheap.
Loud at night, right near bars. We had to continuously ask for clean towels, toilet paper. Then they changed the front door code without telling us, so we were effectively locked out in the rain as there is no front door staff. Cockroaches. Smaller rooms than depicted in photos.
It was so close to everything. Town square, clubs and the best tacos anywhere.
Very low water pressure and you had to cross your fingers to have hot water long enough to finish one’s shower lol
Maravilloso ambiente
Perfect location directly in the downtown core and near everything. Nice pool area. Bed was sooo comfy.
Room was a bit small and I had the tiniest garbage can ive ever seen with no replacement bags to switch it out.
I enjoyed the decor, the helpful doorman/security, the proximity to bustling nightlife and the responsiveness to my question about the wifi password since its not posted anywhere in the room.
There was a huge gaping hole in the wall which allowed mosquitos in when it rained all night so I got ate up, it was uncomfortable and the room couldnt stay cool for long even with the AC running probably because of the hole. Also, I selected this hotel because it said there was a TV in the room, but there was not and I had to use my phone so good things their was free wifi. The room itself is decent if you just need a place to sleep and bathe, but the most important things should be addressed immediately or just change the listing so that flaws are clearly stated and people can decide if they want to take their chances or not. The high rating on this site which made me select this location may be too generous. A solid 3.5 - 4 would be more accurate.
Good location. Nice people very helpful. Really good breakfast.
The noise outside of the hotel during the night.
Location
There is a mold problem. It’s obvious and made me feel sick
Our room was nice and clean. The location was unbeatable, right in the middle of everything. The staff were great. At night the bars and clubs surrounding the hotel are extremely loud, we brought earplugs and that helped a lot.
The location was excellent. The property warned me that it could be noisy but I didn’t notice. The beds were extremely comfortable and Anna was very friendly.
I would have had a very unpleasant experience if I had to stay in room 8. It was very small and you couldn’t open or close the bathroom door. Luckily the ceiling was leaking on my bed so I was able to switch rooms.
The location was as central as it can be. The staff was so friendly and responded so quickly on any questions.
Can be noisy because of the location next to the bars.
Was in the middle of everything!! Short walk to the beach, restaurants and bars all around. Staff are so nice we extended our stay several times. Pool is very relaxing
Can be noisy on the weekend. Just go join the party 💃🏻
Staffing/ owner was great!! Place is very near all places.
Friendly and intimate place.
Some maintenance needed.
Great location
Loud music
Unless you plan to stay awake until 4 in the morning every day, DO NOT stay here. There is obnoxiously loud bass music coming from multiple bars/clubs right around the vacinity, including a club that this hotel owns right above (the manager states that they have no relation, but it’s called the same name, no idea how not related). Other than that dealbreaking factor, you get what you pay for. Minimal amenities for a cheap price. Nice location to go to the beach or hiking. I’d recommend staying further away from the town square
The location is right in the square , is easy to move around. The pool is nice and refreshing nevertheless small The service is good Rooms were clean Warm water in the shower Bed was really comfortable
Noise Room was too small No breakfast or any kitchen appliances No fridge No parking Night is a bit expensive if you consider you don’t have any of this
Buen trato, muchos detalles, buena atención, solamente mejorar el Internet
The whole place is pretty nice.
The rooms are too small, and you don't have enough space.
It is very noisy with a nightclub upstairs. Sleep in the day and early evening. Great location near the church and plaza. Nice fellow guests. No windows! But clean 😊
Really cute, bed was super comfy.
The room didn’t have a safe and wish that a beach towel was included. Also couldn’t get any hot water.
Beautiful

Great location, right next to an amazing chocolate shop and a quick walk to the beach.
The hotel is situated under a bar (also owned by Amaia), and it was nearly impossible to sleep due to the noise. We both wore earplugs and pillows over our heads and still could not sleep. We were quite surprised with the size of our room; it was very small and cramped, with no windows and one door that opened into the lobby. I'm grateful we were only there two nights because staying any longer would have been uncomfortable. There was no way to refrigerate our food, but the worker loaned us a small cooler. The outdoor area looks much larger in the pictures, but the pool was nice and secluded, though small.
It was impossible to sleep there, because all the noises from bars reached the room.
It‘s super centrally located, in the middle of town, that comes with it‘s ups and downs… The garden with the pool is very cozy and welcoming. Comfy beds & pillows, free drinking water available in lobby area.
The general noise from the square and the club above the hotel I could deal with, but during my stay there would be fireworks going off at night as well as at 5.35 AM, and then again at 5.45 and again at 6AM for 4 days for an approacing religious celebration. Not the fault of the property of course, but that was definitely a downside of being square adjacent.
great location, well insulated from the night noises from the bars
We booked based on swimming pool and it was empty.
Perfect location, loved the pool and the rooms were very cute
The room was not as shown in the listing. Not even on the hotel property. Very deceiving and completely different than the photos, Unit was offsite not part of the listed hotel. One photo was extremely edited and an angle was used to make unit look better. We did not stay in the room due to safety issues. Window did not close and could be access thru street level. Also construction was happening next door. There was no wall or fence between this studio and the property next door. Overall horrible experience. We are eating the studio unit giving to us. The hotel we have no idea what it looks like or it’s amenities since we were not able to stay in the property described in the listing.
"a bad taste in my mouth." As another review summarized well, there is a large and loud club that they own, which sits directly on top of the hotel. In addition, they won't allow refunds, don't have onsite staff (a weird whatsapp message system for check ins), no amenities, no parking, and they claim to try to get in touch regarding the A/C going out in the suite I booked (spoiler, they didn't contact me). They put us in two tiny rooms last minute, and I didn't have a choice for one night's stay comped. It's insane how pricey it was given the other rates in town at much better places (it was double), but I used my capital one credit on it. Avoid Amaia all together and go somewhere else. I hope you guys refusing any sort of reimbursement is worth a bad review to you :) .
Firstly, Expedia needs to indicate that this property owns the nightclub above it making for an impossible nights sleep. This tidbit was only mentioned by the hotel after booking… it’s criminal, really since they have a no refund policy. The rooms were tiny and smelled of mold. No windows or ventilation. The noise from the club upstairs was unbearable and the rooms closest to reception had walls that were paper thin.
loveliest rooms, so comfy
As many others have said, the hotel actually has a bar/club attached so it is completely impossible to sleep until it ends at 3ish. May only be weekends though. Street noise wasn’t a problem but guessing it’s a gamble which room you get. Cleaner and receptionist were super lovely though.
The staff were such amazing, and sweet people. The town is right there and it’s such a central location. Such a peaceful area , and great pool. Will be going back to this hotel everytime I come to sayulita.
The reception and cleaning people are wonderful, lovely people. It’s a cute place with smaller rooms and quaint courtyard, but the hotel also owns the night club above. My TV was rattling due to the heavy base from the club above. Music goes until 3:30 am … you can literally Shazam songs from your bed at 3:15 am. Unless you are coming to party Thursday to Sunday. I wouldn’t recommend. Hard to vacation on 4 hours sleep.
Wonderful centrally located hotel. Great for short trips. My niece and I stayed one night. Be aware this is a very loud area. This was not a concern for us but if you are looking for a quiet area, don’t stay here. I can’t wait to visit again.
The staff was amazing and the pool was nice.
The room had a small sewage smell the first night which was hard to sleep through.
I had high hopes for this property as I’ve spent much time in Sayulita. Unfortunately I was very disappointed. The VERY loud thumping “music” goes on until 3:00 AM. Earplugs don’t even help! I’ve never experienced anything like it! DONOT stay here unless you’re out until all hours and don’t care about sleep. There was No ONE around once I was check in.. ran out of toilet paper with no extra in sight.. was lectured at check in about not getting the towels too dirty.. it goes on and on. I was booked to stay 7 nights and left after 3 nights. Forfeiting my 4 nights lodging because they would not refund me. Terrible experience… I do not recommend this place and I’ve never left a bad review.
It is located in a very centrical and convenient place, but may be noisy at night in case you are sensible about this. Decoration is super pretty and cozy. And most important the staff is super friendly and willing to help.
It was mostly clean, just the toilet next to the pool is a bit smelly and not so clean. And I would suggest they use floor mats for the shower that are more absorbent since there is no door or curtain for the shower
It's unbearably loud at night. Like sleeping inside of a nightclub with pounding music & noise until 3am. The room windows don't open, no beach towels are provided. There is rarely anyone at the front desk. It was so awful I begged to check out early but the owner refused to refund me.
This hotel is beautiful. Yes, there is a club above but we knew this before booking, we had ear plugs and we were fine. Cute pool area, with table and chairs for eating or just hanging out. You are in the center of everything. 2 min walk to the beach and 100's of places to eat. I dont have enough words to say about Ara, the manager of the hotel. She was amazing. Super accommodating, kind and just super genuine. I reccomend this boutique hotel to anyone staying from 1 night or 2 weeks (like my husband and I did) We loved everything about this hotel and Sayulita.
Excellent service, very nice clean rooms, perfect location to restaurants, bars, and main beach. Since our arrival, Aracely the manager, and Maribel made sure to make us feel like at home. Thank you
Fantastic location, smart TV, fast internet
shortage of hot water at times
The location is excellent, you have everything walking distance.
There’s no mini fridge on the room, rooms are very small, the heated pool is only heated on the weekends, there’s water issues as we had a couple cold showers, it gets VERY loud on the weekends, you can even feel the noise vibration on the walls.
The location was perfect, and it was nice how tucked in the property was. While located in the center of town, it felt quiet and isolated inside the property. Everything you'll need is a two minute walk away and the beach is very close.
We wanted to like it, but we ended up leaving and not staying the night. First, the room was full of mosquitoes. I smashed four or five minutes from entering the room. Second, we were given the wrong building code. We were wet and tired from an afternoon at the beach and just wanted to get in. We finally got the code. Third, and what prompted us to leave, the water wasn't working. I had enough for a two minute quick rinse but my husband did not. We figured it would come back on so we got ready and headed out for the town. We return a couple hours later and the water still not working and they were filling a reserve area with a hose. Not the experience I paid for! We left and didn’t stay the night..
The location was 10/10
Stay here, it's great!
The staff was helpful, kind, and professional. The hotel is gorgeous—the pictures don’t do it justice. It’s clean and comfortable. The pool is heated and the outdoor shower is caliente. The location is perfect for nightlife, beach activities, dining, and shopping. I felt safe and secure. Anna helped me book a trip to the Isla Marieta. I will stay here again.
The property is beautiful! Super clean and our room smelled really nice. Simple room with a little mini fridge. There was water in the lobby and a little coffee maker if you choose to make tea or coffee. The only thing that was a little bothersome is the noise on the weekend from the bar next door. If you go out late at night, it shouldnt be an issue for you, but if you prefer a quiet stay I would consider carefully!
The hotel is directly underneath the Amaia club which blasts music past 3 am most nights. Sometimes people were directly above us, talking loudly, until 5 am. Even when the Amaia club was not open, nearby clubs would play music till 3 am, making it very difficult to sleep (even with earplugs/headphones). Even if you could drown out the noise, the bed would be vibrating from the music. This was not mentioned on the website. The hot water in the shower would only last for a few minutes at a time, becoming lukewarm but hot again if you left it running. The water pressure was not great. There are no windows in the rooms. Two of the rooms are connected to the reception area (people always talking outside your door) and not the cute little courtyard.
The space itself was wonderful. It's located in the heart of Sayulita and it's right off the main plaza. Everything was within a 15 minute walk. Being on the main plaza though it can be LOUD. For those with kids, you may want something a bit quieter but the staff was great.
Hotel had no water for toilet or shower. We were booked for 4 nights but first night we had no water . We would have chalked it up to a temporary problem but other guests said they had no water 3 nights in a row. Two other rooms checked out in addition to us. Hotel refused to refund our payment for the 3 nights we had to stay elsewhere
Amazing spot parking is the only issue but not a big deal for this spot. In the middle of everything so it’s easy access to all the restaurants and beach is really close so definitely a must stay at spot I will definitely stay here again.
Amaia is like a little oasis in the heart of Sayulita's town. Perfect for our mom daughter trip to be able to dip in and out of the action, bars, and restaurants. The staff is so friendly. I'd like to go back and rent all the rooms amongst friends.
