First time here and we felt welcomed straight away. Easy to find, parking was available. The rooms were clean and tidy. Very comfortable and we will definitely come back

Good location for our need at the southern cross hospital. Easy and close, big room, comfy beds, nothing too fancy just a good hotel for a short break. Car parking was also on site which is excellent.

Our room window opener was broken so window was unable to close, shower was slippery, shame as this was a fabulous hotel pre Covid, shame really.

Beds were comfortable. You paid for what you got. Good price. Location was great!

Shower was not running properly. Only the middle spouting was working so it was more like a hose than a shower. No television access - only digital services such as YouTube, Netflix etc. One of the lamps above bed was not working. Hallway smelt like someone had spewed - smell was gone the next day so it was cleaned quickly.

Attentive staff. Polite and approachable. Matthew gave a great welcome and directions over the phone when we arrived after 5pm. ample parking. quiet. central The bath!!!!!

There were no mattress topper available for the hard beds. Staff provided me with an extra blanket instead. They made up the room but left all the dirty dishes in there. I couldnt find any dish washing liquid in the communal kitchen to do the dishes. These dirty dishes stayed with us until checkout. stayed 2 nights. The washing machines in the communal kitchen were leaking. A puddle formed from the washing machine to the oven.

The location was perfect. The king size bed was nice to have. Great parking area. Easy access driving in & out onto the street. Room was nice & warm.

No plates or cutlery. No face wash cloth for ladies to wash face. Only one teaspoon to share. Could hear people next door having sexual activities. Noise from street traffic as our room faced the road. Cigarette burns in the curtains.

There was nothing we liked about our day. It was terrible and very stressful and upsetting.

When we got to our room, we found it very unclean and unsanitary we requested a new room which had apparently been cleaned we were told. It was in the same condition as the previous room, we found dust bunnies Everywhere! There were cobwebs on the walls. There was a pubic hair next to the microwave and sugar all over the bench. We had tea stains in our cups. There was a burnt out light above the bed that had melted and was full of dust and was unsafe to use. Our bedsheets all had stains on them and were not clean at all, yuck!!! The mattresses underneath the protector were mouldy and the one roll of toilet paper we had had been wet with something yellow and had dried and was all crispy. We are very upset about the whole experience and very disappointed. The staff were not helpful as they just said they were fully booked, not interested in customer care at all. The pictures on the website do NOT match what is actually what u get...

Bed was very good with great pillows. Double glazing on street front room was nice and quiet.

Lights not working in Room, Spa Bath not working, RCD tripped in circuit board. Disgusting dirty carpets in reception, exhause from Restaurant Kitchen right by front door so entrance and reception stunk of cooking oil. ( even leaving in the morning )

Shower didn't work properly, it dribbled and flooded. It looked as if the room had not been refreshed.. Sheets not changed. Only half a roll of toilet paper. Coffee and tea not replenished. Insufficient glasses and no cutlery or bowls and plates. Bed was hard. We had stayed earlier in the year (different room) and the room we had then was great, but this time it was not good. Will think twice before booking again.

Good central location, staff we saw were pleasant, room was a good size, easy parking and free, bed was pretty comfortable. Ok for a night.

Found reception area unclean and had a strange odour, this was also in the hallway on the floor we stayed. Room had a musty old smoke smell that stayed even when opening windows. Hairs on floor in shower and bathroom floor, long light in bathroom didn't work so bathroom was dark. Sheer curtains had several holes that look like cigarette burn holes. Let reception know.

Staff were friendly enough, good location for me, and was not too expensive.

Lift was not working. Some lights not working in room. Generally felt like the place was not well maintained

The location was excellent. Close to the sporting clubs and about 10 minute walk to Newmarket shopping mall.

The communal kitchen was not clean. It was hard to find a clean bowl and cutlery. The laundry facilities, also in the communal kitchen, were in continuous use by the staff washing sheets and towels and they didn’t want to let patrons use the machines. I used the two cups in my room to make coffee and they were never replaced the whole week.

Filthy! Bathroom was ok, but some towels stained. Bed was ok linen clean. Carpet was disgusting, stained and sticky in the living-kitchen part. Kitchen poorly equipped and not at all clean. Entry glass doors dirty how hard is it to keep those clean!

The location was good for proximity to newmarket & Broadway.

The dryer & washing machines were running ALL night on the floor below, so it was very hard to sleep...not quiet. 5 nights here was gar too long. The shower door didn't close properly so water leaked out unless I held it..not easy while showering...this was room 1000. Needs fixing. No welcome to room information about the shared kitchen with cutlery etc.

The shower head in our room was faulty. Reported it on our way out and was told that they were aware of it.

When I booked this I wasn't aware that it was a room with a full kitchen lounge area, so that was a nice surprise. It was a great size with lots of light. The AC was great too.

The shower door wouldn't shut properly - I'm not sure what the issue was but it was a little annoying.

TV was confusing to use to many applications

Bed was comfortable. Room was clean, bathroom was clean.

My first impression as I walked up to the entry door was not good. The glass was all dirty, not kept clean, the foyer spelt very dirty and of good smells, and was not presented cleanly. Could use a desperate carpet clean. Didn’t feel good about the room at this point of time. Small fridge in the room froze everything we’d placed into it, ended up throwing all our food items out. No toilet roll holder in the bathroom, looked like it was missing and not ever replaced.

The hotel is in a convenient location.

The linen was clean but the room wasn’t cleaned properly. There was a even takeaway cup under just under the bed that had been missed. The room could do with a deep clean. In terms of the entire establishment, it’s pretty run down overall, and on approach the first thing you see is guests laundry hanging in windows and the messy kitchen door wide open next to the main entrance. On entry the smell is stale and smells like food. Everything seems grubby. The plastic roses and plants have the opposite effect than intended. Staff was ok. When I mentioned the leaking fridge in my room—soaked carpet—no one apologised. Someone covered it with a towel no one even checked or offers any consolation.

Needed more light bulbs in the room

The location - Excellent (a 15 minute walk to the Newmarket train station) The room was a good size, and clean. We requested 100% Cotton sheets on the bed, and they were fitted - this made our sleeping much more comfortable in the hot summer night. The Air-con took a bit of figuring out, but we got there in the end - and it was good, too. Free off-road parking; and the car park we got was a good size - It had double paint lines so that there was room to open my car door wide (I have a bad back so this is important).

We had to go down to reception to ask for a second bath towel, and cup and saucer:-- when the rooms are serviced it would be good to have at least two of everything set in the room - especially as I had booked for two people. NB: The Manager was very quick to get the towel, and show me where to find crockery in the guest kitchen/laundry. I was able to get two large mugs which were better for us than cups and saucers - maybe put both cups and saucers, AND mugs in the rooms to give guests the choice?

The TV didn't work & neither did the 2nd one that was brought in. There was no toilet paper & no toilet paper holder. The cups were dirty. We were asked if the cleaner could come and vacuum after we had checked in. I won't be staying there again.

Although the Hotel has a restaurant we brought our own food due to special diets. The location is excellent, just a 7 minute walk to the train station (only 3 stops to Britomart central station) and there are bus stops close by

Parking is abysmal during the evening, as there is a restaurant and if you go out you will end up having to park in a no park zone (thankfully not enforced!). The duvet and towels were dirty (replaced with brand new ones).

Spacious room, quiet neighbourhood, easy access and on site parking

There was a large influx of people for the on-site restaurant on Friday night, which spilled out into the hotel foyer and was not managed very well.

Most furnishings shabby, stained and damaged. Even walls and doors bashed a bit in places. Mostly fairly clean (beds great) but noticeable areas missed or needing a deep clean- especially anything above shoulder height. Cutlery and crockery very sparse supplied and a bit chipped/scratched/cloudy glass with useful things like bottle opener and scissors absent.

The staff were very accomodating and helpful as we checked in late. The housekeeping staff were great.

The amenities werent great. The cooktop and dishwasher werent in working order I think it was due to the electricals as there were a few plug sockets on the same wall that werent working aswell. There wasnt many tea, coffee or sugar and no milk so we ended up just buying our own.

The photos on their website showed a big spa bath, there wasn't even a bath in our room. There was mold in the bathroom. We booked the room for 3 people, there was only 2 towels in the bathroom and no one at reception to request an extra one.
