It has been a month now and they still didn't transfer my deposit and they are charging me twice of this incidental charges which I have already settled during my check out. Both invoices having the same breakdown. The room provided stink and many water drifting from the ceiling. Instead of offering a different room they only sent their house keeping but couldn't help fix anything. I requested for cleaning and changing the towels and bedsheets, they didn't change anything, very dirty! Most of receptionist were not helpful but giggled a lot with foreign guys. If I will not receive my deposit it is stealing from a guest.

I had an amazing overnight stay at Seda Residences Makati. The bed linens were clean, smelled fresh, and were soft. I had a good sleep and woke up feeling refreshed and rested. I enjoyed my stay so much that I forgot to take photos of the room. The location is conveniently situated near restaurants, a hospital, and malls. The night view was stunning—it offered beautiful city lights. I will definitely go back!

I always stay at SEDA whenever I have office events because it’s super convenient for me. It’s definitely my go-to hotel, especially since it’s pet-friendly! 🐾❤️

This time the breakfast were very confused, divided in 2 salons with part of the food in one an part in other. I will try one more stay next month but if they do not return to serve the breakfast as before, in just one place, i will book another option

Front office staff and Ireesh from the bar. It was my second time here and I don’t remember her name at front desk, seems to be a supervisor or manager and she’s just excellent. Amazing guest service, nice room assignment and pride and courteous. She’s actually the reason why I chose Seda again, can’t stress enough how amazing the front desk staff is. Rooms are spacious and so beautiful. My fiance was taking a bubble bath overlooking makati in its beauty. Might cost a little more than other hotels but worth every peso

That it’s not in Cebu, I’d go and visit the rooftop bar from time to time haha

Excellent location, very homey ambiance, and amazing staff. Best part the adorable dog Chobo whom I love.so dearly. Shout out to my housekeeping staff, Jane, who makes my stay much, much comfortable. She consistently makes sure that the room is kept in optimum shape, extra neat, and the sheets are regularly replaced. She makes my life much, much easier!

Location at Ayala and Amorsolo corner makes this hotel an extremely convenient stay in Makati. Shopping, including a pharmacy and grocery, are easy walking distance. Greenbelt Mall is reachable by elevated walkway, out of traffic. Plenty of restaurant choices in the neighborhood. Misto Restaurant staff remembers us between business trips, always make us welcome with a smile and a good cup of coffee to accompany an ample breakfast buffet. Views from the 35th floor look across Manila to the bay, a pleasant place for drinks in the evening. Jane in housekeeping kept the room tidy, always asked how she could make our stay more comfortable. Good desk space, and we appreciate the kitchenette and living area with private bedroom.

Located in a convenient area, has plenty parking space, has a beautiful pool, has courteous staff, some pool towels need to be retired though. It's our first time to stay in this Seda but like the other properties, Seda Residences Makati's beds and linens were soft, very clean, and smooth. Loved the service apartment type of setup. Breakfast was varied and delicious. Coffee was good. Floors at Misto a bit greasy though, but over all has the same high quality food and menu as the other Seda properties.

Had to wait for two hours to be checked in. When it shouldnt as the check in time was 4pm and we were already there by 2pm. Disappointing check in experience

Copying & pasting the same review I wrote on Google: We loved absolutely everything about our stay, but the hospitality truly stood out. The staff went above and beyond in ways that made us feel incredibly cared for, from room service and couples massages in our room to all of the thoughtful amenities and little details throughout our stay. One of the most memorable moments was when I asked the hotel to help decorate a separate honeymoon suite for my son and his new wife. I had already provided some battery operated candles, fake flower petals and fairy lights and simply asked if they could help arrange them in the room because the wedding day was so stressful as it was i didn't have time to decorate the room myself. What they created was absolutely spectacular and went far beyond what I expected. It was such a beautiful surprise, even for me, and they even added a little cake on the nightstand for the couple. It was incredibly thoughtful and made an already special occasion feel magical. And personally, I have to mention the breakfast. I loved starting each morning with a cappuccino outside. Even though the weather was terrible nearly every day, having that little outdoor moment with such an incredible view with my coffee became one of the highlights of my entire stay. A truly unforgettable stay where exceptional hospitality, thoughtful details, and genuine care made us feel incredibly spoiled from beginning to end. I am so very grateful for everyone who made my first time in the Philippines feel like a home away from home. THANK YOU! 💖🙏

Felt so welcomed with the complimentary desserts. 2 bedroom suite was spacious with an open floor plan. Loved the breakfast buffet and the separate washer and dryer. Within a mile from major mall and stores. Service and personnel were all so kind and catering.

My son had his best sleep yet. The breakfast was great. I really enjoyed the egg station, the omelette was so good. My husband on the other hand, enjoyed the breads and pastries, even champorado. It has been a while since he last had that, and being able to have it then was very satisfying.

Seda has always been our go-to hotel whenever we want to just relax for the weekend. Never have I experienced bad service in this hotel. From the security guards all the way to the room service crews, they are all accomodating! I'd say, this is the best hotel when it comes to customer service.

Location - Good location, many nearby food, Jolilbee, Mcdonald's, Lawson and Starbucks were nearby. Residences were near to the building mall so there were a few food restaurants selections there and within walking distance. Room - Very clean and I love that the toilet was connected to the other non-master bedroom making it convenient. There was also universal plug as I had forgotten to bring my adaptor. Staff - Super helpful and polite, they helped us to open the door and greeted us warmly.

Room service wasn't that good. Some of the things wasn't refilled when we used finish. Could be better.

Breakfast buffet area was very disorganized. It seems like you cant even enjoy eating and you can see all the dishes piling up in the side. Also in our first night we tried their bar and rooftrop restaurant, food was bad for the price pls dont try the sinigang na corned beef. After that me and my husband had some gut issues. Anyway food was not worth it for its price. And then I dont know why they clean our room even if we didnt press the “tidy up my room” button that was so weird. There was 2 stains in the sofa

Location is in Makati CBD which is very near to all good restaurants, hospital and other essentials. Room is spacious and very clean. We love that it was also quiet and you can really relax during your stay. Breakfast buffet is also very good they have a wide variety of food that you can choose from. All in all it was a great experience and we will definitely coming back.

Held our team planning conference at Seda Residences in Makati CBD. ​Location is great and the banquet team and event manager were incredibly helpful, especially with our paperwork requirements. Function room setup was comfortable, tech/sound worked fine, and they easily accommodated requests like extra extension cords. ​Food was presented nicely, though taste was average and portions felt a bit light—just make sure to clarify with them beforehand whether your booking includes actual refills or just a buffet-style setup, as ours wasn't refillable. ​The only area with room for improvement was the restroom upkeep. By midday, the facilities could have used some extra attention from housekeeping. A bit more frequent maintenance during full-day events would make a big difference!

Our stay at Seda was truly amazing from the very start until the end. I would like to especially commend Armie from Reservations, whose exceptional dedication made all the difference. She was incredibly patient, accommodating, and welcoming with all of my inquiries, special requests, and additional requests. Getting the chance to meet her in person truly highlighted just how genuine and warm she is. As for the room, it was really cozy, spotless, and well-maintained. All of our requests to the front office team were promptly granted, making our stay exceptionally comfortable. The overall service, location, and warm hospitality exceeded our expectations. Thank you to the entire staff, especially Armie, for making our experience so wonderful. We will definitely be back!

I stay in Seda Residences for 6 nights and I really enjoyed my stay. Location was great and yet staff are very warmed welcomed. I was welcomed by Mark at airport thru check in and room introduction. He also did farewell me and help me with luggage and my departure. Breakfast was great too, many choice of selections and international food. I was great by Catryn host at breakfast everyday and yet she remembered my preferences, not only her the team at breakfast are warm and welcomed too. Location of hotel also convenient Love it and would recommend this place to stay

We always choose Seda Residences due to its close proximity to our office. I always enjoy my stay here because it relaxes me after a day’s work. It is nearby restaurants and is easily accessible. I also love that our rooms have laundry facilities which help me a lot especially if I stay a week. Great service and I feel safe while staying here.

All the workers were really good people and always help with everything. Room with all the that you can need. The breakfast and the pool it's awesome. Great views of all the city. Very good location with a mall under the hotel and many restaurants. Everything was really nice. I'm sure I will repeat in future.
