It was not immediately clear on the website that you have to pay for parking. You have to scroll a bit to find that out. And it’s not cheap! There are cheaper options nearby. The breakfast was disappointing.

The breakfast was not that great, however as I travel a lot I noticed that this is widespread now most hotels do not provide a high quality breakfast,

Location was great, staff were extremely friendly and helpful, rooms were clean, breakfast area was tidy and the breakfast selection was good.

We stayed during the hottest period this summer and the air conditioning was terrible and the window did not open. This could have been improved. I understand why sometimes windows cannot be opened of course. But the air conditioning was like someone breathing on you and not an actual fan. Due to the time we stayed it was not worth complaining about as we got there late and were just there to sleep before continuing our journey to Scotland.

At the moment it is a little isolated from the city but awaiting the Eastern Quarter development to feel more joined up. It is only a short walk to the Victoria quarter and main shopping area but feels very run down and neglected, which it is! The new development will definitely improve this. Breakfast choices rather limited and always the same eg same peaches, yogurt etc. The option of poached eggs would be perfect as well as decaf tea although alternative milks provided was appreciated. Other visitors seemed to enjoy the waffle maker although its location caused queues in all other areas.

I booked the room for my friend Samuel after a drive back from Luton airport took way longer than expected, he said the female presenting person on the reception desk Sunday night around 2am was so lovely and accommodating, I would like to thank them for looking after my friend so well and showing such warmth and kindness.

family rooms are tiny and just about big enough for 2 people but definitely not 4.. The shower is very very low powered and like warm/cold water... no idea when getting ready for an event. no windows open allowing for fresh air

Very clean and contemporary. The staff were super friendly and helpful. The Breakfast was as promised plentiful and very nice, certainly sets you up for the day.

The area is currently undergoing regeneration as are large areas in the centre of Leeds, this will take years however there are some areas I would be wary of going into at night.

The room was very spacious

When we arrived which was on time for check in as we had to wait half an hour as our room wasn't ready which I don't think is acceptable when im paying alot of money .i expect to arrive and check in straight into our room .Also with if being the weekend that it was( carnival weekend) I think late check out should be rejected this will then prevent the lateness of the rooms been cleaned.

Room was very small - had expected 2 singles and double but was a small sofa bed and double. Very small room for the 4 of us. Room seemed rather tired and in need of refurb. Breakfast was underwhelming. Hot food was warm at best.

Had to wait 35+ in the lobby for the room to be ready? Paid before I arrived and room wasn’t ready for 35* minutes which is absurd when it was 11pm

Room smelt of drains. Gym was closed for refurbishment and I was told desk staff would offer alternative options but desk staff was very rude and offered no help at all.

We didn't stay as they had fault with the water to room an toilet wouldn't flush. So we left an booked into another hotel.

The Room was very small for four people, the room only had a double and single bed for four, we asked to change rooms but no alternative rooms were avaliable. The AC was broken so made the room very hot , no ventilation as the windows could not open, an air cooler was provided which was very substandard. Breakfast was average limited options. Overall a very poor experience and not worth the money, will not be booking there again , my advice would be to definitely avoid

Advertised as having a gym. There wasn't one

My room was very comfortable and clean. I did think the traffic from nearby A road would be a problem, but it wasn’t. Breakfast was overall good, fresh tomatoes would be better.

The tinned tomatoes and being a lone, lady traveller, I felt the local neighbourhood a little unsafe. And some herbal tea in the room would be nice😊

The location of the hotel with parking is perfect. The staff at the desk were really helpful with our needs. Good size room, clean and tidy. The breakfast was fantastic, kids really love the food, specially making waffles.. Bonita and Rashmi were amazing, they were really attentive with their guest needs during breakfast. We had great time, the place is highly recommendable.

it could have been better if the air condition in the room was much cooler its just blowing air like with an ordinary electric fan.

The breakfast could have been better as there was not a great deal of choice for cereal (only 3 available at the time). The croissants tasted very ‘doughy’ and bland and the glasses for the fruit juice were a bit on the small side.

The hotel is adequate for the price but I will look elsewhere next time I'm in Leeds. Staff, from reception to cleaners etc, were all friendly and helpful. It may also suit you if you need a car space on a budget.

It fell down on some pretty fundamental points otherwise - my bed was hard and lumpy and the breakfast was poor (especially the eggs - only weird tasteless scrambled as an option). The location isn't great - off on its own in a fairly grotty area.

The air con wasn't working in our room it was so hot, we went down stairs to tell the reception, they came up to the room and said of yes it is hot and gave us a fan which didn't work as it was just blowing hot air around..

1. Parking is £20 per night there are plenty of other parking around for half that price. 2. It’s quite a walk to the town centre if your in a wheelchair or can’t walk far you will need a taxi. 2. Family room is too small the sofa bed blocks way to bathroom. Very bad design for space. 3. Breakfast was too small not enough choice and extras like porridge. We ended up paying extra £55 for parking and late checkout.

Reasonable price and near town centre

Only had a tiny bedside unit and far to near the wall one one side off the bed, part of the wall stuck out and made it awkward getting out of the bed . Bit dangerous in the dark.

Very limited services/food on site. Minimal staff. Dodgy area, a challenge for families travelling for food after dark. Just Eat was allowed, however the driver called to say that we would need to collect outside of the hotel as they would be charged for a car park access, and the area is run-doen and unsafe.

Location was quite good. Staff were helpful in spite of several facility issues.

Air con wasn’t working in my room & took several phone calls to rectify. Parking cost of £20 was extortionate as just 20 m away it was only £10 for overnight. Breakfast was uninspiring & one of the coffee machines was set to just make hot chocolate! That was ridiculous when the hotel has 140 bedrooms!

It was the hottest day & night and the air conditioning did not work properly. It was set at 19 degrees - but there was absolutely no cool air coming through. The breakfast is basic aswell. Only fruit available were apples.
