The location is great for Headingley Stadium
I'm being very picky, but everything is a little dated
Good location. Large comfortable family room.Quiet.Friendly staff. Fans supplied.
Decor was tired. Room was clean but dusty with lots of cobwebs.
Lovely airy and bright room, leafy area and good breakfast.
Nothing of note
Breakfast was great. Staff were friendly & approachable.
Price was more than I expected.
The whole stay here was fabulous, friendly staff, clean and comfortable rooms, great breakfast and wonderful easy parking at the hotel. It is in the heart of Headingley so great for accessing the local shops, cricket ground as well as city. Highly recommend for staying in Leeds
Nothing at all
Aesthetically pleasing, comfy
Further away from centre than had anticipated but good buses and easily findable
The bed was clean and comfortable, there were good-quality clean towels and the breakfast was excellent. I really enjoyed breakfast and the staff were pleasant. The hotel itself is a lovely characterful building
The room could have been cleaned more thoroughly. There was dust on the cups, cobwebs behind the bedside furniture and I found a random tablet on the floor, which I left where it was as I had no idea what it was. The shower also needs attention as the water pressure was very poor and it was difficult to get properly warm water. Oh, and there was a ghost although admittedly I’m not sure what the hotel can reasonably be expected to do about that one 😂
Great hotel , exceptional staff.

The staff were very helpful and friendly Free parking and breakfast included Main building was clean and well presented
We were in a separate building, very dated. Could do with some maintenance Lovely additions of kitchen facilities but no crockery or cutlery
We have stayed here on a few occasions and never fails to give us a great stay. Staff are great, rooms are very clean and comfortable. Lovely buffet breakfast. The hotel is in a fantastic location with free onsite parking. Highly recommended.

Good location for Headingly Stadium. Friendly Staff. Good Breakfast. Comfortable room.
Room was a good size.
Not enough tea and sugar in room for 3 people. Breakfast not very hot and looked like it was on display for a while.
This place is very cosy. Has very comfortable beds and is very quiet. If going to the rugby this place is very close. Staff are friendly and good variety at breakfast. Family run business which is even better 😊
Nothing
Friendly faces, breakfast always great plus paul and Tracey fantastic
I like staying at this independent hotel which has character and a personal touch. It is clean and comfortable and a brilliant location; right in the middle of Headingly yet in a quiet, leafy streets. I always stay here and will continue to when I'm in the area.

Great location, very central but tucked away.
Pulita ed accogliente
Really well looked after property, clean , great staff , provided exactly what we needed
Everything was great
The hotel, although a little dated, has a lovely, quaint charm. The staff are warm, friendly & professional. Comfortable bed , lovely and clean room and bathroom with a really good choice for breakfast & well cooked. Would definitely book again , but would probably book one of the larger rooms next time.
The room was a little warm for us, we prefer a cooler temperature, but would probably be fine for others. This is just personal preference.
Comfortable, great location, very friendly

Location.
Very dated, needs a good clean and redecorated.
It was lovely, and the staff were excellent and very friendly.
The room was very large, with big bed. The breakfast was great and the staff were very friendly.

Location excellent for cricket ground and restaurants. Good bus services.
Breakfast was ok, but could be better with minor changes: fresh fruit, plain yoghurt, nicer bread and better bacon, sausages.
We stayed one night to visit someone in Headingly. The hotel is well located, very close to the centre of Headingly, yet in a quiet neighbourhood. The room was large and clean, with a very comfortable bed. Breakfast was a perfectly cooked full english, with gluten free sausages and hashbrowns by default - good for me. We were allowed to check in early and park the car in the car park for the whole day (expect 30 pounds plus in Leeds centre). All in all a perfect one-night stay. We would definitely come again.

Staff excellent
Staff were very friendly and helpful. The room was more than adequate for our needs. The breakfast provided a good choice and was served in a very pleasant dining area.
Old world charm, lovely building, great location, breakfast and parking. Lovely staff. Oldish fittings but actually appropriate to the buildings. My favourite when I can afford it (good old dynamic pricing.....).
Lovely quiet location with parking, comfortable room, great breakfast and friendly staff.
Great location classy place very clean good breakfast easy parking Nothing wrong with this place
All good
Convenient location for stadium to watch cricket. Pleasant bar for a drink after dinner in Headingley.
Nothing really
Convenient to stadium to watch cricket, pleasant bar for a drink after an evening meal in Headingley.
Nothing really
Lovely period property, comfortable rooms.
Great location, very welcoming staff and a comfy bed. Decent breakfast. Old style, quiet, easy parking.
Shower was more a dribble, but that didn’t spoil our stay.
The location was perfect away from the main Street and surrounded by trees! Short walk to pubs and restaurants. The hotel felt special as soon as we parked up! Friendly welcome at Reception. Beautiful decor and paintings throughout. We booked a larger room and bed which was great! It was so relaxing at the hotel. Breakfast was delicious and well organised. All the staff were polite and professional. Definitely recommend and will certainly be returning again in the future.
The main public corridor lights were kept on during the night! I am a person who likes darkness and no noise when going to sleep.
Location to Headingley Stadium was perfect. 5 minute walk after a day of cricket. Room was large and comfortable for our family of 4. Big bathroom with bath and shower. Easy to find and park. Pleasant breakfast.

Good location with easy parking. Friendly staff. Comfortable bed.
The toilet was not clean when we arrived, which we later realised was something with plumbing when we came home to blood in it that wasnt there when we left! Room hadnt been cleaned thoroughly as we had leftover empty milk pots on the floor. Very mouldy bathroom.
Great location for what I needed, friendly welcoming staff, free parking and a lovely building.
Nothing really, but the breakfast could be improved - use real eggs for the scrambled egg and some fresh fruit.
Staff were very welcoming and attentive. Hotel room was clean and comfy beds. Great size room for our family. Breakfast was delicious!!!
Shower wasn’t the best.
Friendly and welcoming reception, good communication online, beautiful hotel, wonderful location and well connected to the center, good wifi, privacy, comfortable, spacious wardrobe, good breakfast, affordable, walking distance to a small supermarket, restaurants, and shops.
The room felt much hotter than it was outside. Fortunately there was a fan, but it was still a bit uncomfortable. Some solutions e.g. air conditioning would be great. On my last morning I was late for breakfast but still within the allotted time, arriving about 5-10 minutes before closing time. However, the hot food was already gone. Just a small criticism: there was still enough to eat. The room was never cleaned during my stay, but perhaps this is because I took the key with me during the day? It did not bother me much though, as I was not spending much time in the room generally. I did notice the note that on quiet days, cleaning personnel may not be there.
Friendly and hard working staff
Room was very hot and hadn’t been cleaned properly. There was a left over empty shower gel container in the corner of the bath.
Well appointed venue, great location and super helpful and friendly team!
A great spot that could do with small improvements like faster WiFi, usb plugs and better (more modern) tv.
Traditional feeling hotel
Bit dated, could do with a refresh
Izuzetno lijep i ugodan prostor, ugodno osoblje, korektan doručak.
Soba mi nije bila pospremljena u dva od cetiri dana, pa mi ke nedostajalo toaletnig papira.
great staff, clean room and plenty of parking, not far from city centre
Breakfast to die for - and a superb service to back it up
Wish there was a lift for the luggage, but understand there isn’t in the older style building
Friendly staff, character building.
Central to Headingley
Bedroom was small, overpriced for the facilities
Very welcoming - amazing room - great breakfast
Friendly run hotel, great facilities and excellent breakfast.

Location, breakfast & staff were great.
Arrived at hotel and given key to room. Headed up to room only for the door to be being propped open by a pile of dirty towels. Not a great start, but rest of the room looked ok, so my husband simply took the towels down to reception. Bathroom floor badly stained and just didnt look very clean... it was at that point I noticed a bug (potentially a cockroach) on the ceiling of the bathroom. This was mentioned to Reception who I think (at least I hope) organised to get rid of while we were out. Then discovered that the window in the room couldn't be closed either. This meant regularly being disturbed by planes- it's on the airport flightpath. We considered leaving, but alternative places were all more expensive then the £150 we paid for the night... all n all, not worth the price tag, wouldn't recommend & won't be back.
Great location and good sized room. Staff were absolutely lovely. Just what we needed for one night.
Shower had very low pressure but not a big deal. Also, breakfast was very early so we went elsewhere.
Beautiful property and perfect parking on site
Nothing everything was amazing!
Comfy bed, large room with livingroom separate so great value for money, AWESOME shower too
Few things need upgrading, just to make more visually pleasing without ruining the oldy world vibe
We booked room for overnight stay to catch the cricket at Headingley. The location is ideal, parking on site, approximately 10-15 minute walk to the ground. Breakfast was excellent, room was very comfortable.
This is more likely an issue with the Booking.com app. I booked the room via the app and specifically requested the room be made up as a "twin". However when we arrived the room was made up as a "double", staff said that there was no mention at their end of the room being a twin. This resulted in us having to separate the beds ourselves as only one staff member on. Not a massive issue and we resolved it, but it appears information is not being passed on.
Excellent location for Headingley Cricket. Nice size room and lovely breakfast.

The Break fast was excellent choice and hygienic
I feel evening bar should have music while bar open so we don’t have to go elsewhere
Comfortable room ... decent v=breakfast and a good location near Otley road but far enough back to be nice and quiet.
No air conditioning and was the middle of a heatwave but not sure would have helped that much ... please replace the flag outside (no issue with one but its really tatty so perhaps a bad impression), also the front guttering needs attention (again not critical but during a brief thunderstorm rain was pouring down the front of the building which again doesn't look great).
Location, comfy beds, friendly staff, free parking, beautiful building.
Fridge would have been useful.
Perfect location. Rooms are clean and beds are so comfortable making for a great night's sleep.
Breakfast buffet was ok, but that was it. Just ok.
Really lovely, traditional old hotel with a nice welcoming feel. Great location with on site parking. Very helpful, friendly staff.
Due to the heatwave our second floor room was quite hot, but there was a fan which did help a bit.
Hotel room and bathroom a little dated but clean and confortable, the fan in the room was a bonus
Couldn't fault it, staff were lovely
Room very comfortable. Love the history of the building. Location great - picking up daughter from university
All good thanks,
Large room, comfy beds, clean and large bathroom, good location for the cricket
Lovely staff, brilliant room. So helpful in every way
Zero its 100% great
Location and friendliness of staff
Very hot. Not the most clean. Mould in shower and cobwebs in room and an old tooth pick by side of the bed. Breakfast quite limited. Croissant wasn’t cooked properly. Apple juice very diluted. The room was extremely hot. Really could do with AC
Lovely building. Useful location for Headingley cricket ground, especially after the previously booked hotel cancelled our booking to favour the ICC. Close to good amenities. Respectful and professional staff. Peaceful location.
Horribly hot and airless on the 2nd floor, whilst cool and airy on the ground floor. Couldn't cool the bedroom (a family room) down despite opening windows as far as the security closures would allow and have the 1 little fan on full blast all night.
Very friendly small hotel. I travelled alone and stayed in the single accommodation here which was small double and perfectly adequate for my needs . The atmosphere was like staying at a large house party ! Partly the Yorkshire way but guests acknowledged and made to feel very welcome at all times. Plenty of parking and perfectly located for a quick trip to the high street (2minutes ) if needed.
Staff were fabulous- very helpful
I didn't like the fact that a conference taking place in Leeds that week made the room prohibitively expensive. So value for money was very poor.
I love it’s quiet Location, the staff are lovely especially the lovely man who makes breakfast. Very clean and well appointed. Nice sheets and towels too.
As I have hip and knee problems a lift would be nice but I love the stair case with all its historic facts up it. Gives me something to read when I have to use crutches.
I liked absolutely everything: the charming building in a leafy street, tastefully decorated premises, very comfortable and clean room with all the necessities and some extras, the very good quality breakfast (cold options and hot options, all very tasty), the staff who went above and beyond. My single room was of a very generous size. The value-price is great too.
Nothing to dislike, I thoroughly enjoyed my stay. Will stay here again if I come to Leeds.
Umpteenth visit. I like this old fashioned place with great staff.
Nowt.
Lovely location, excellent breakfast, helpful staff.
This may not be a high flying chain but this is a local hotel which makes me feel of how travel was when I was a kid. The hotel has character and the rooms are adequate and clean. Staff are excellent. My daughter studies in Leeds so I always use it when I visit as close to where she lives and parking is easy. I would highly recommend to anyone looking for decent hotel in Leeds
I honestly have nothing bad to say
Location perfect for Headingley cricket ground. I was there for the Yorkshire vs Lancashire T20 match. Headingley is just a short walk from Haley’s hotel. Room clean, breakfast very good, staff so friendly.
Can’t think of anything really. Room was very warm )better than being cold though!), but the fan helped.
Staff are friendly and helpful. Good breakfast with plenty of choice and vegetarian sausages are available to be cooked to order if preferred.
The shower temperature was a bit temperamental
Family room was very spacious and the decor was lovely
Great location for Headingley Cricket Ground and lots of places to eat nearby. Staff were very welcoming and helpful and the breakfast was very good.
Nothing. I enjoyed my stay
Great location, quiet, spacious, easy to get to
Great location in Headingley, friendly staff.
Bathroom dated
Lovely quiet location.
Excellent location, lovely friendly helpful staff , great breakfast
Lack of toiletries in shower - no show gel available, only shampoo
The breakfast was good. The waiter was very engaging and accommodating. Nothing was too much trouble. Location was close to local amenities. Bed was large and comfy.
The bathroom was a little tired and the shower had a crack in it that had been repaired badly. I had to ask housekeeping to wipe the wall between the sink as it was full of what looked like toothpaste splashes. It was sorted immediately.
Staff excellent, comfortable room
Was a lovely old house with the history of the house and occupiers displayed on the walls and printed leaflets about the house left available for guests to read
Was very comfortable and pleasing to the eye.
The ambience of the facilities is authentic to oriental building. Castle room four poster bed rooms a must . Staff so so professional, but you get individual touch. Can't recommend higher if in Leeds.
Sorry, 3rd visit can't give any negative comments based on our visits.
Friendly helpful staff and a comfortable classic and luxurious decor. The room was well-equipped, comfortable and luxurious. Breakfast was fairly good. The location was very convenient and central to Headingley, yet also quiet and secluded.
There was nothing that I didn't like. Some small room for improvement in WiFi signal and shower pressure, but these aren't complaints - just opportunities to be even better.
Lovely clean hotel with friendly staff & a banging breakfast!
I like the ambience , hotel is like a home rather than a hotel
The fact that we had to carry our suitcases up the stairs no lifts , although ,the staff helped carry Upstairs and brought them back downstairs. It's the summer, there should be a better cooling system instead of a small fan, I expect an A.C. should be iin place in the rooms
Warmth of staff
No lift
We found it absolutely charming. I'm sure that like many before us our visit was for a four-day County Championship match, and the proximity of the hotel to the ground couldn't be better. Plenty of car-parking and able to safely leave the car for the entire duration of the match. We had one of the turret rooms, which was huge with a large and very comfy bed. The staff were all fabulous from check-in to leaving, and a substantial breakfast set us up for each day's cricket. Plenty of eateries and drinkeries within minutes' walk, try particularly the De Baga Indian at the end of the road, Santorini's, and the beautiful New Headingley Club local to the ground. A cosy bar, with some great cricket memorabilia, for a nightcap on return and convivial chat with like-minded friends old and new. All in all, a superb four days (despite our Team not getting the result we wanted!) For a hotel to get the top mark it should be exceptional; and in our opinion it was. Yes, roll on next season indeed, presuming we're both still in the same division....
