This hotel is run down, not kept up to date, and no better than a Motel 6 or the like. The pool is much worse than in the photos. I booked this on points for my partner who was traveling with her son. The first room had a terrible moldy smell and the TV was broken. The second room smelled better, but the TV was also broken! They were about to move them to a third room, but finally they got the TV working. Oh, and don’t expect to eat past 7pm - restaurant is closed.

The fridge was inoperative. There was a trip hazard with the carpeting tacking at the doorway. The staff didn't tell us that we would have to carry our bags up/down a short staircase after the elevator. While I am strong and could manage, other customers may have had problems conveying their luggage from the cart to the room.

Not clean. Bathtub plug didn’t work. Filthy around plug. Coffee maker did t work. Paper cups. Most expensive hotel on our 16 day trip but not worth what we paid.

I had a real issue with the staff at the desk upon check out. I was made to wait around near 10 minutes as others were helped seemingly much quicker. The desk attendant told me he listed me as a no show claiming i was a check in on the 4th when I arrived and signed check in on the 3rd. He showed he was the one who supposedly checked me in showing his initials on the top. He failed to show my signature which was on the agreement when I arrived on the 3rd. A second issue was the last night we requested a couple extra towels that failed to be brought after a number of hours when we needed. They were delivered promptly after second request though.

Like the proximity. The room was clean, and the front desk people were lovely.

There were no beach towels at the desk or in the room. Some of the kitchen supplies need to be replaced (knives need sharpening)

It has a direct access to a private beach area on Osoyoos lake with lots of free loungers and shallow waters best for kids and adults. They have big and spacious bedrooms with great lake views, balcony and big suites with full kitchen. They have indoor pool and hot tub.

I was given no information about where things were - a guide in the room would have been nice, I had to ask other guests how to get to the beach. A kettle would have been welcome too- not everyone drinks coffee and I don’t understand why have teabags if there’s no way to boil water.

Wi-Fi did not work, the ac did not work so they turned breaker off in room ( so hot or too cold) spiders, bugs on walls, cobwebs in windows. No restaurant and the breakfast was the same thing everyday, not always cooked. The exercise equipment was not working and the pool looked a bit dirty. Did not get the lake view like requested and payed for had a room with a high wall on a deck that had nothing on it so I left early and went to another hotel. However the manager did refund the remaining days I was booked , so that was nice .

Coming to this hotel for years . This trip July 1/2026 noticed the hotel is a bit run down . The breakfast area was not accessible for disabled persons. Informed the staff . However they seemed unconcerned. The beach area at one time had a nice patio lounge stye chairs etc . The area now is all scattered random chairs . Booked a specific lake view . Was given the opposite at check it . Strange how such a good hotel has gone into a low level accommodation style .

We had a renovated suite which worked really well for our family's needs. The room itself was clean, nicely done, upper level with nice view of the beach. It fit our needs perfectly. The property itself was aging and dated; overall the hotel needed an update. The parking lot cannot accomodate any vehicle over 6 feet, and the upper parking was very tight and not practical to park our pickup there. We parked on the street. We did have a long wait in the lobby for check in because another guest was losing their mind on the staff because they prepaid for a room via a 3rd party for a double queen and then wanted a upgrade without paying more. Despite my own frustration with waiting, I did observe the staff very patiently and factually take care of the angry guest. It bogged up the check in process quite a bit, but I have to give compliments to the way the staff handled the customer who was borderline abusive. In addition, although the breakfast was in a conference room, and just the standard continental breakfast (seriously not a single hotel cuts vegetables for breakfast), the guy running the breakfast brought my family alot of joy. He was playing music, had a big smile, and instantly his bright positivity was infectious. He was very attentive to everything in the breakfast, and did a good job with what he had to serve. My overall rating is that the hotel property is "okay", our renovated room was "good", and the staff are exceptional.

It is very tired and old. The bathroom is tiny with the basin in your bedroom so nowhere to place things in the bathroom. The door to the balcony didn’t slide easily. Breakfast was not good quality.

The location of the hotel is very good. Easy walking distance to many things. Nice to have free on site underground secure parking. Our top floor room had a nice view.

The room and the amenities for the cost per night are very much lacking. The free breakfast was very poor and the staff overseeing the breakfast were totally incompetent. Guests had to continually ask for items to be replenished. I would have expected more from a hotel chain charging such a high rate per night.

The only nice thing was the location.

Felt like I was ripped off. Booked a pet friendly king room balcony with water view and breakfast included on the Booking app. Neither the pet friendly nor the breakfast selection never made it to the front desk. The suite had a pots and dishes that were very dirty and the bathroom shower was in pretty sad state.

Over all fine, except the rooms on the west side of the hotel get the shaft in regards to views. The whole hotel has lake view, beach access. At the west, butt end of the hotel, you get trash view. Literally. These rooms should be discounted and they're not. I usually love coming to osoyoos to sit on my balcony, but with the view of yesterday's reno garbage, broken patio furniture and cinder blocks, it was ruined for me. We asked them to make it right and they told us it was impossible. Not impressed.

Definitely needs renovation. Beach area needs work. AC not working in many rooms. Front staff and housekeeping staff and supervisor very good. No response to messages sent through booking.com app.

I'm editing this review which I first left as not a bad place even while a Reno was happening but, after not getting my security deposit back and I did no damage in the room, I would not recommend dealing with the front desk employees if you book through another agency. Booking.com was sent a complaint and holiday inn was sent an email and a phone call. No replies!!

The work out room was dirty and the treadmill (only one) did not work. The elevator was dirty and the construction workers carried dirt throughout the hotel. We booked to include breakfast and found out when we arrived that the restaurant was under construction so therefore we were out of luck. I was then advised to go to Booking.com to request a refund as they were not able to do so. In the end, I was reimbursed, but not happy.

The hotel needs updates, such as the pool and gym area as the equipment was broken, old or simply not in use. The rooms as well as the lobby need updates and a thorough cleaning.

We had a very disappointing experience during our recent short vacation. Unfortunately, our interaction with the front desk staff member (I don’t recall his name) left us feeling uncomfortable and disrespected. His behavior toward my wife felt inappropriate, and when we requested assistance, the response was unprofessional and dismissive. As IHG Diamond Elite members, we have stayed at many IHG properties and have never encountered this level of service. This experience was far below the standards we have come to expect. We hope the property owner or management takes this feedback seriously and addresses the situation to ensure future guests do not have a similar experience.

The bedsheets had stains of chocolate in one of our beds and the other looked like coffee stains. My impression was that the cover for the comforter were not changed. They changed after my request but it wasn’t pleasant to see those stains.

Breakfast was good. But limited options and the same food each morning.

The room location was not great. We were facing the parking lot near the front entry so lot of pedestrians walking right near our room with visibility inside

The hotel is filthy and the room was full of random furniture. There was obvious mold on the bathroom in the shower and the room was dirty. Room was over $300 and was gross. Seriously disappointed- would never stay again.

The lock off rooms give you no privacy. I could literally hear the conversations of people in the next room. They chose to stay up until 4 am and I got to hear EVERYTHING they did all night which was disturbing!!! The manager was accommodating and gave me a much better quieter room the next 2 nights. Be careful who is is you adjoining room

In the morning of our stay there was a lovely lady at the front desk who was very helpful. They also have a guarantee at this hotel, If you're unhappy, you can get a portion of your stay back.

The mattress in our room was broken, as in sit on the bed and sink down through the metal frame. It also made a horrible sound every time you moved. Very uncomfortable beds! It was squeaky broken springs. They only have a pay breakfast. A lot of wear and tear on this hotel.

Outdoor parking was difficult to get even though we had an Invalid sticker on show. Door to the room was very difficult to open, needed a little work on it.

We liked the area and view from our room but were disappointed with the breakfast. We were told when booking that it was ala carte but alas it was just your standard buffet offered at most hotels. And we paid extra for it!

We had a very nice room with a balcony. It was an excellent overnight stay.

While the location offers a short and easy walk to several restaurants, this isn't particularly impressive given that numerous other hotels in the area provide the same convenient proximity. It seems more like a standard feature rather than a unique advantage.

My room was overrun with bugs and spiders, which was unacceptable. When I raised the issue with the front desk, they sent cleaners who did a subpar job. Spider webs remained on the ceilings in the lights, bathroom, bedroom, and living area of our suite. The patio door handle was infested with spider eggs and left uncleaned. Additionally, the patio chairs and table were covered in bird droppings. The suite we booked promised a private balcony in its photos; however, upon arrival, we discovered it was accessible to every floor as well as to anyone from outside on the beach and grounds. To make matters worse, when we arrived, the patio door had been left open by staff; during our stay, cleaning staff repeatedly left it unlocked and open for anyone to enter. On our last night, my wife ordered takeout from the restaurant only to find that we were billed twice for it. This hotel is clearly falling apart and is not worth staying at again. Throughout our visit, many guests expressed similar concerns about how much this hotel's condition and cleanliness have deteriorated over recent years.

Check in very smooth. Friendly desk staff. Hotel rooms in need of renovation, very dated. restaurant service for dinner very poor when trying to order a bottle of wine from the menu.

Being right on the lake and so close to town. Bed was comfy. The beach is clean and easy to get access.

Had issues on check in on the room reserved vs what we got. We ended up being “upgraded.” The kitchen supplies are sparse, the room was dirty, the bathroom had mold on the ceiling and the vent was filthy and looked like it was going to fall out. There was a box on the wall with cables and internet that was broke and being held closed by an ironing board. Overall the price we paid for a rundown room was disappointing even if it was an upgrade. There is also a restaurant onsite for breakfast they would only serve the buffet even though there were breakfast menus on the host stand.

Staff was great but condition of hotel is pretty run down and not what is pictured on hotels.com. feels like pretty misrepresented and not at the level of a typical holiday inn. Bathrooms have failing rusted fixtures and rings on the tub. It's not at all like the bathroom pictured. What you get isnt aligned with what is charged.

The morning breakfast buffet was awful. For $25 per person it was not worth it, I have had free continentals that were far superior.

Breakfast: Took almost an hour to get some standard breakfast, first it took 15 minutes to get the menu, then another 15 to be able to order, then almost 25 minutes to get simple french toast.. with 2 persons on duty, and a quasi empty restaurant, we would expect different performance. We took another option on the second breakfast. We do not blame the person, but some training would be beneficial

Overall is good. Just not many options of dining.

The view is quite stunning. It’s an older hotel and I would have been fine with it if not for one thing. I was traveling with a friend and when I booked it I got us a two queen beds room. About a week before we were to leave I got a call from the manager offering me a free upgrade to a suite with a king sized bed and pull out couch. I knew my friend had to drive all day and I figured it would be a nice gesture to give her the better bed and I could sleep on a sofa bed for one night. The sofa bed was the worst bed I have ever slept on. If I had any kind of back issues that bed would have caused serious damage. As bad as the bed was the service was even worse. After we had checked in and were heading to bed a few hours later we pulled out the bed to find there was no bedding nor was any in the room. Now we were not a couple and we had originally asked for two beds. They knew one of us would use that sofa bed. I went t to the front desk around 11;30 pm to find no one there and then proceeded to need to wait for almost 20 minutes to finally have someone come out of the back and could give me the bedding required. It was a very dissapointing experience, if they are going to offer a free upgrade they need to be upfront about how awful the sofa bed is, and they need to make sure all the bedding required is available.

Perfectly OK place to stay but seems expensive for what it is. Property decor is dated and dark. Nice enough room but there was mould in the bathroom. No atmosphere in the restaurant. Beach area littered with rubbish. The staff were very nice. Good location. Wouldn't pay this much to stay again.

Was okay

The first night we stayed we had no shower. It’s an old hotel, outdated and needs a refresh on the walls, floor, everything. The staff were very good. They upgraded us to a suite on our second night stay on our way home. Cleanliness in the suite was not wonderful, it was very quiet though! The shower worked in this suite but the shower head reall needs to be replaced or use car on it, barely and water coming out.

We stayed at the Holiday Inn in Osoyoos with our toddlers and unfortunately had a disappointing experience. Our first room had dirty sheets, and although we were moved to a different room, it still didn’t feel very clean. The ceilings and corners had spider webs and dust, which left a poor impression. Breakfast was included with our stay, but the service at the Sol restaurant was underwhelming. Our server seemed lost and uninterested, which made the meal less enjoyable. Traveling with little ones, a clean and welcoming environment is especially important, and unfortunately this hotel did not meet those expectations. I don’t think we would choose to stay here again.

Great location with easy access to a lovely private beach area. Staff were very helpful and friendly on check in. The hotel is dated but maintained. A bit more attention to detail in cleaning the washroom is needed.

Hotel is older and in need of updating. Walls are thin and rooms were overpriced for condition of hotel. Best part of the stay was the location, close to the beach. Still not worth the prices we paid.
