Wasn't able to check in. Waterside and Booking.com are in an argumentative state. When I checked in the agent said the Booking vitual payment card wouldn't work. Booking agent Omar called them; they could not resolve the issue. Booking refunded me and recommend another resort. I could have paid again to stay at Waterside but did not want to enable the problem.

I am extremely disappointed with my experience at this hotel. On the second day of our stay, we discovered multiple roaches in our room. The infestation made us feel uncomfortable and unsanitary, and we no longer felt safe staying there. Because of the condition of the room, we had to immediately pack our belongings, check out early, and cut our trip short. What was supposed to be a relaxing vacation turned into a stressful and frustrating experience. Cleanliness should be a basic standard for any hotel, and unfortunately, this property failed to meet that expectation. I would not recommend staying here until the pest issue is properly addressed. We spent time and money on a trip that was ultimately ruined by conditions that should never be acceptable in a hotel.

Die Suites müssen einst sehr liebevoll und aufwändig geplant worden sein..und dann scheint etwas passiert zu sein. Besitzerwechsel oder so? Jedenfalls wird nichts mehr gewartet oder gepflegt. Das Personal ist maximal lustlos. In 2,3 Jahren kann man hier nicht mehr hin, wenn das so bleibt. Dann ist es abgewohnt. Die Küche ist minimal, beinhaltet schon unverschämt dürftig ausgestattet. Sehr, sehr schade, denn wie gesagt: eigentlich hochwertig und schön geplant!

Küchenausstattung, abgewohnt, wird nicht gepflegt und in Stand gehalten. Gegenüber gibt es eine sehr laute ( und schmutzige) Bar. Bereits Mittag geht es los mit Musik und abends schon mal gerne bis Mitternacht

Absolutely awful welcome from the staff. So bad that we almost cancelled on the spot! He was genuinely the worst staffer I've ever met at any hotel! He made us feel stupid for turning up there... Then tried to charge us when we had already paid the full amount. After confirming and proving we had paid, he didn't even apologise. We were early for check-in due to bus times and he made us wheel our suitcases to the pool. Honestly left a horrible experience.

The stairs you have to walk up with all your luggage, the bathroom shower had big cracks in the floor and the dirt kept running into the shower while bathing. The bed was so hard I have to make an appointment to see the chiropractor.

DONT RISK IT ON THIS PLACE.So the property is damn near perfect. Beautiful units first bed is within a foot of walking in door. I reported th3 tv didn't work upstairs on the first day and they said they would fix it. When on the third day nothing has changed from no signal I walked to the front office where the once smiling in my face welcoming people are now saying it is fixed and .It was never broken and they said they sent someone twice the other day and it was neve broken and that lie was called out and they then blamed me for breaking the TV. I told them it’s the upstairs to give the. A chance to admit they didn’t check the correct tv. I was there the whole day except two times running down the street .so they lie and accuse their customers of being the problem and dishonest with a pure face of distain and the displeasure of being called out for not telling the truth and pure disrespect. The last of this finally crossed the line so they implied im stupid, liar, a sabotour of the TV I asked them to fix all while speaking down to me using the partial part of my first name as if we are family or friends. No mr no sir and no ownership of responsibility and poor service on top of dishonesty and such. If the price for this nice no longer fish smelling unit wasn’t under 200 nigh and nice id given zero stats instead id say warning don’t risk having to deal with similar time ruining people who dislike you for the color of your skin or for having to do work or what may have you. Ocean reef club or others is the way to go. the thing just told me they cant accept the review in all caps but it's only part of it by mistake.

I liked the location and being on the canal.

I should have booked through the hotel instead of booking.com. To make minor changes was complicated and pricing was better. Booking.com will match prices but that was complicated.

We were looking for a last minute stay in Key Largo. We booked this on Expedia and found it to be very nice and clean. I would definitely stay there again. We had a suite that was very reasonably priced. Two beds and two bathrooms and a kitchen and A beautiful view on the water could be found. This was a great stay!

Location and layout

Needs some repairs to screen door, blinds, new mattresses and bedding.

Everything was great, but I suggest more places to relax indoors. The bottom room should have a pull out sofa as a second bed option instead of walking directly into a bedroom.

I am beyond disgusted with the lack of humanity and professionalism shown by Waterside Suites and Marina. We were hit with a massive, life-altering family emergency and needed to either cancel our stay or simply shift the dates. I understand hotels have policies, but this wasn't a "change of heart"—it was a crisis. The most infuriating part? They are ghosts. Phone: I called multiple times at all hours. No one ever picks up. It just rings out or goes to a generic voicemail that clearly no one checks. Expedia: We attempted to mediate through the app, and even the Expedia agents couldn't get a hold of anyone at the property to authorize a change. It is terrifying to think that a "hospitality" business can just take your money and then completely vanish when you need to speak to a human being. They don't care about their guests; they only care about keeping your deposit while you're dealing with a tragedy. If you want a hotel that actually answers the phone or shows an ounce of empathy during a family emergency, do not book here. They will take your money and leave you stranded in your darkest hour. Absolutely pathetic.

This was our second stay here after visiting from the UK 6 years ago. The location on the canal is superb, across from some fantastic bars and in a busy area full of restaurants and diners. The terrace off the kitchen overlooking the canal is great for people/boatwatching, as is the shared pool which is flooded with sunshine all day.

Pretty views from the balcony

We stayed in suite 105 and were very disappointed. The last time we stayed here our rooms were spotlessly clean and everything was great. This suite has a floor with very significant water damage. The floor is lifting and spongy to step on in spots. Neither TV worked with a remote issue downstairs and not even a picture on the tv upstairs. Kitchen cabinet doors and baseboards were very dirty. The loveseat had strange water stains and we put a towel down to sit on. The ice machine was broken. I could go on but this was a huge disappointment as we were so happy with the place the last time we stayed!

We were very disappointed that there is no recycling facility for glass, metal and cardboard , this is particularly disappointing in an area of outstanding natural beauty , where care for the environment is paramount in preserving the beauty and biological diversity for the future. Please can this be addressed ? This was the only concern that we had about our stay but it would affect our decision to recommend or return to waterside suites .

On the surface this place is great, and we loved the location. But the room was quite tired and tatty (e.g., broken blinds allowing people to see in, sticky floors). We would have been fine with this if not for the price, which really didn't reflect the quality.

The location right by the marina. The 2-storey apartment was clean and had everything we needed. Would certainly refine we and wouldn’t hesitate to stay again.

This is a spacious rental. Downstairs has a sofa with flat screen tv, bathroom and full kitchen with a balcony overlooking a waterway. Upstairs is a large bedroom with a full bathroom. Everything was clean and comfortable. Wish we had been staying longer.

We would like to say a big thank you to the staff as they were super friendly and welcoming , the accommodation exceeded our expectations, the private balcony was great as was the pool , this will definitely be our place to crash when visiting key largo again in actual fact this was by far the best place we stayed while travelling through the keys .

The unit was clean, spacious, and recently renovated. Having a balcony looking out over the marina was a nice plus.

The kitchen was very sparsely equipped. That said, the wonderfully responsive staff responded quickly to every request for needed items. The music from nearby Sharkees could be quite loud late into the evening.

Prostorno stanovanje v dveh nadstropjih. Zgoraj spalnica s kopalnico. Spodaj dnevna soba, kuhinja in wc. Kuhinja ima izhod na velik balkon s pogledom na kanal. Na drugi strani se nahaja lokal, ki ima zvecer glasbo (tudi glasbo v zivo). Nama je bilo fajn, da sva lahko v udobju balkona/stanovanja uzivala tudi v glasbi. Glede na to, da je stanovanje prostorno in primerno za daljse bivanje sva bila razocarana nad opremo v kuhinji.

Zelo slabo opremljena kuhinja. Ni bilo niti enega noza za rezanje. Obrnila sva se na receptorko, ki pa je dostavila le en manjsi noz za mazanje, vsekakor neprimeren za rezanje.

There was tile damage in our room in a primary walking area from the living room to the kitchen.Could be a trip hazard! A bar with an extremely active party night kept us up most of the night. Loud, hollering and disruptive to sleep. Our TV in the bedroom did not work so there was no way to soften the noise. Forget opening the window and enjoying a breeze! I did speak with staff about the TV and she informed me that she had already moved one traveler for this reason. Said she would “check it” when we returned from dinner. This stay was supposed to be restful. It absolutely was not. I understand the bar is another business, but inform guest so they can make that decision. I am out of several hundred dollars, a nights sleep and a day of fatigued travel. Not fun. And then the housekeeper stood outside our door for well over an hour on the day of departure on her phone. How is that for “Get out!”

We enjoyed our stay at Waterside. Comfortable and clean, right on the canal. Spent most of our time on the balcony overlooking the canal, watching the boats come and go, and the iguanas were an endless source of entertainment. Well located in Key Largo and close to many attractions.

We were woken at 1:00 AM with bugs crawling in our bed. I went to the front desk. We initially wanted to go to a different hotel, but did not find one near us. The Inn did move us to a different room, however this took until 3:00 AM for us to complete. We could not sleep because of the experience, we were creeped out. I told the desk we expected a refund and they said since we used Hotels.com they have to issue a refund. That began a 3 day circus of phone calls, sending pictures etc. The initial response was the Inn denied the refund stating the bugs were not there before we got there, we must have left a window open. That did not occur. We explained that there were 3 stages of bug life in that unit; larva, adult bugs, dead bugs and shedded wings were all present. The room was infested with bugs. They did not make this easy for us but I wanted to prove a point and I had to spend 3 days during my vacation to finally get a refund. Never use a 3rd party to book a hotel, it only complicates the transactions.

The rooms have 2 levels. There’s living room and kitchen downstairs. The couch downstairs makes into bed and then the main bedroom is up stairs. If you have a friend that snores you can get away to another bedroom

Clean and close to everything. Friendly staff and guests, and our dog enjoyed making new friends too. We were directly across the canal from Sharkey's Grill, and you may hear the locals having a great time from your room at night (we checked out that place for lunch, and recommend it as well).

Amazing Accomidation for pets

Excellent stay! This beautifully updated townhouse was perfect. The downstairs living area, fully equipped kitchen, and half bath were so convenient — we especially enjoyed the balcony overlooking the marina! The upstairs bedroom with a king-size bed and full bath made it extra comfortable. 10/10 — would definitely recommend!

Staff is always friendly and they accept our service dog. The only negative point is that owner need to change plastic courting for privacy in the apartments, they are damage and that is privacy for customers.

This is the second time my husband and I stayed here. I could sit out on the back patio and watch the boats coming and going and I love the separate bedroom upstairs.

Everything was very nice. The room was very clean and comfortable. It was very close to really nice restaurants and there’s plenty of shopping. The office staff was super friendly and very nice. I would highly recommend!!

Our room was infested with bugs. When I spoke to the front desk they told me that because I booked with Hotels.com I have to contact them for a refund. The pictures are from the bed we were sleeping in. We woke up at 12:30am because we felt them in our bed. By the time we got moved to another room we did not get back to bed until 3am. This was not a restful night. The hotel denied Hotels.com permission for a refund stating that we left the windows open and that is why there were bugs in the room. We explained that there are 3 stages of bug life present Larva, mature bugs and dead wings shedded. The picture show this. You can not get larva, live bugs and dead bugs from leaving a window open (which we also did not do). This has become a blame game and a maze of calling for resolution after not sleeping last night and while on vacation.

Convenient location overlooking the waterway. Free parking was great. Apartment was clean and tidy, although door to balcony could do with replacing. Staff were welcoming. Swimming pool was a bonus.

The floors were dirty and the lights did not work at all in the living room area. The tv did not work. Otherwise everything else was good. Just needs a little improvement.

Hotel staff is awesome

Everything looked good and clean. However, we realized later in the night there was definitely a roach infestation in the kitchen. Also, we asked staff a few times for items and never received them and our room was not serviced daily.

Hotel was nice. Location and parking were exceptional. If you don't like noise, ask for a room closer to the east end of the hotel. Room was nice. Bed was comfortable. Shower was hot. Kitchen was sufficient. The only thing we didn't like were the hotel staff smoking up 420 at the end of the hotel while on duty. We watched them go from the office to the end and back to the office. It stunk. No one should be doing that while on duty.

Clean with friendly staff, right next to the marina and dive shop. Definitely will be staying again on next trip.

Looooved this property! So much so that we booked another night after the first (we were going with the flow on this trip). It was spacious, the bed was comfortable, the a/c was perfect (I always get hot at night but did not have that here. Huge win!). The balcony faced the water and we could hear live music playing at the restaurant across the water. Lots of iguanas on the property, as well as lizards (not inside though). The pool was small but pleasant. Very impressed with this place. Highly recommend!

Love the location and the room. Made for a great fishing trip with my son & grand daughter. Well be return in the near future.

Pros _ walking distance to Rainbow Reef Dive Boats . Updated interior , rooms are clean. AC is cold. Cons _ Sharkeys Bar's Band is heard into room. Under Condo covered parking is First come , First serve and NOT assigned to your room. Which your room is right over said civered parking. Grounds are Dirty. Front office smells like weed. Parking lot is poorly lit at night.

It should come with warning. Loud music from sharkeys bar and grill across canal. Kitchen no stocked for cooking. Had to go buy my on pan to make eggs. No kitchen towels or hand towels. A/C sounds like a freight train.

Property and suite were clean and well equipped.

I’ve stayed here twice with my significant other. The front desk is hit or miss with friendly service BUT the rooms make up for it. CLEAN and very spacious, every room has a view. There are (steep) stairs but some rooms have a bed downstairs as well as on the 2nd floor. We didn’t have an issue with the stairs but some may, we LOVE this location. Correctly booked a resort in Islamorada and regretted not staying here instead, will stay here next time for sure.

Quick overnight to do some snorkeling. Good location, very nice room, comfortable, clean, good price.

The pool was nice after a day of scuba diving. The bed was comfortable. The shower was hot and had good pressure. It’s inexpensive but the 8.8 rating and everyone giving it 10/10 is suspect. When we arrived there were a bunch of empty beer cans, cigarette butts and old towels on the deck. Just after check-in the front desk asked how things were. We informed them about the mess on the deck and they apologized, offered to move us but we agreed on just cleaning it up the next morning- three days later and a few reminders it’s still there. Getting coffee was a similar process but after several walks down to the front office and some e-mails I finally got some coffee for the room’s coffee maker as well as a soap dispenser for the shower which was empty. The hotel was mostly empty - they gave me the room that was as far away from the stairs as possible. The furniture down stairs was stained and worn. Keep in mind you will need to climb 1 flight of stairs to get to your living room/kitchen and another steep flight of stairs to get to the bedroom. The front offices smelled like marijuana. There is a kitchenette which was nice but very limited utensils, pots, dishes etc. Everyone seemed to be nice but unable to solve simple problems. It’s low priced and I’m a budget traveler, but I will try somewhere else next time.

Convenient to stay after travelling with a boat. Parking was good and walked to a decent restaurant, Docksiders. Staff was friendly and accomodating. Would stop there again.
