Room and breakfast.
The Dinner was average. The price for dinner was high even before quality considerd.
Fab location, room was beautifully decorated, lots of thoughtful amenities and nice clean. Breakfast was excellent, and the bar looked great also.
The bathroom door could do with being replaced, as the shower can spray directly onto it, which has caused the paint to chip and the door to become slightly warped. It looked a little untidy compared with the rest of the room. There was also fairly loud music coming from the bar each night, and we thought we could sometimes hear it in the morning too. It sounded like EDM, which felt a little out of place for the setting — we were on the French Riviera, not in Ibiza! Our room was also situated directly below the restaurant, so we could occasionally hear chairs being moved around above us, which could be quite loud at times. That said, these were relatively minor points, and everything else was great.
Beware! The hotel (including its hallways and lobby) smells of sewage. I would not advise staying here. We were offered an upgraded room, but, to be honest, I'd rather that the whole hotel just not smell like horse manure than get an upgrade. There was also a nasty mold issue in our first room. I'd also like to point out that the photos of the hotel pool are misleading. It's a dipping pool, not a swimming pool. Something to keep in mind if you are considering booking.
location is amazing, staff are super, cleaning service is outstanding
the building is old so expect to noise when someone walk, door closed, elevator sometimes could take time during peak hours. room service need improvement especially during summer season
Beautiful building and well-appointed rooms. Great location walking distance to beach areas and restaurants. Lovely rooftop bar and restaurant with plunge pool.
Staff - very friendly
Smell, total lack of storage, cleaning not perfect
La gentillesse du personnel, l' emplacement, tout ❤️
Oh rien
The location is spectacular. The staff is very friendly and helpful. We appreciated their ability to speak English. Kim in the roof top restaurant and downstairs was so wonderful. She provided great service and had such a friendly manner. Our concierge was also helpful in planning our boat day.
The room was a bit smaller than I expected, and the AC never really seemed to get cold, but it was manageable.
Room was well furnished, clean and comfortable. Good breakfast although a bit expensive. the hotel located in a quiet street but a short walk gets you to the beach and the city center.
Won't call it a pool just an oversized jacuzzi without the jets.
€670/night for a room that smells like a sewer! This hotel promises luxury; in reality it smells like a public toilet. The smell followed us from the lobby (poorly masked with potpourri and a giant bouquet of lilies) into the elevator and straight into our room. Our shower drain backed up and FLOODED the stall, bringing debris up with it — disgusting. The sewage odor pours through the AC vents and permeates the entire room and bathroom. It was so nauseating we couldn’t sleep. Opening the windows to let the room air out didn’t do much. Avoid room 314 at all costs, although based on other reviews, many rooms have this issue. And the “luxury” hotel? Stained hallway carpet, peeling paint, damaged bathroom walls, and a toilet paper holder literally falling off the wall exposing bare paint underneath. This hotel is styled for Instagram and nothing else — in person it is neglected and falling apart. We paid for a partial sea view room. A small view of the sea was possible from the balcony of you crane your neck. I complained to the front desk about the sewer odor in our room and asked for a partial refund. The agent completely ignored my complaint, didn’t ask a single question, didn’t offer to call a manager, didn’t apologize — I was persistent in expressing our experience and eventually he just said he’d “make a note.” That’s it. Like he was hoping I’d get tired and walk away. I paid 670 EUROS for that treatment. This is not a one-time fluke — other reviews describe this exact same sewage smell going back YEARS. The hotel knows and does nothing. Beautiful location, completely ripped off on price. Never again. Edited July 13: - I sent an email notifying staff around 11:30pm while I was staying in the hotel, not after I departed. - I was informed at check-in no other rooms in my room class were available and I would have to wait until 3:30pm check in time for my room. Even if other rooms were available to move to, I’d have to pack and re-pack my belongings at midnight to change rooms which would be an extreme inconvenience when we had to wake up at 5am flor our flight the next morning and needed sleep. - The employee at the front desk spoke English perfectly well when it came to collecting my payment. But when I explained my concerns to him he conveniently didn’t understand. I asked for a manager and he completely ignored me. I then translated to French that my room “smelled like poop” and he blankly looked at me and said he’d note my account. So, I’m not surprised to read your comments below claiming you weren’t notified when your staff pretends to not speak English and completely ignores complaints. - your staff responded to my email on July 3 saying they would do an investigation and get back to me. It is now July 13 and I’ve heard no reply. - I expect a reply to email by July 16, or I will escalate the situation to your corporate office and my credit card company. I stand by my review. How dare you charge €670/night for rooms that smell like sewage and staff who ignore complaints. I paid a 5-star hotel price for a 1-star experience.
Rooftop
Pool tiny, no shower facilities for an evening flight. Not enough healthy food options at breakfast. Lifts and toilets had no ac
Room was excellent we stayed in the Dleuxe room and it met all our needs, the staff were amazing. Even ensuring the right flowers and drinks were in the room to make the stay super special. The staff could not have done more 10 out of 10.
Loved the location, cleanliness, and kind staff
AC in the rooms could be improved
Very funky
The bar staff on the rooftop are absolutely useless
Staff was great, everybody super friendly and helpful. Breakfast was also very good, with something for everyone and in a nice location. The rooftop bar Quinto Cielo has a lovely view, the food is italian inspired, tasty and reasonably priced.
Not great value for money, rooms are tiny and a bit oldish, tv wasn’t working, the shower wasn’t properly functioning either. The pool is not really a pool but more a big jacuzzi and the spa area is limited to a sauna.
The staff were the best thing about the stay
The hotel felt tired and in need of some refurbishment. Our room was quite shabby, with scuffed and marked paintwork around the door frames, and the area around the coffee cabinet looked stained and worn. At first glance it appeared dirty, but it actually seemed more like it simply needed repainting and refreshing. Unfortunately, the scent used throughout the hotel wasn’t to our taste and detracted from the overall experience. On a positive note, the rooftop bar was lovely and was definitely the highlight of our stay, with a great atmosphere and a much more polished feel than the rest of the hotel.
I loved staying at the 1932 Hotel & Spa. It was like a sanctuary. Everything was impeccable - the decor, the cleanliness, the service. The location is perfect for being able to easily walk around town. The rooftop terrace offers an exquisite view. We spent time there enjoying drinks, lunch and being outside. Having the overnight hotel parking is a big plus. My room was small so next time I'll ask for a larger room. I'd love to return.
Excellent location! Walking distance to the beach. The front desktop were exceptional! Especially Kim in food and beverage and Brooklyn at the front desk
The breakfast was €32 per person… Which I thought was extremely overpriced...! It was a regular buffet with cookies, eggs, fruits, juices. We ate there once, and the rest of the two days we walked to nearby cafés.
Roof top bar and rest
Location is ok
Very charming cute property! Love the breakfast and upstairs bar/restaurant
Nothing
I don't write reviews as often as I should, but I felt compelled to in this case. I had such a terrible experience at The 1932 Hotel & Spa Cap D' Antibes and I want to make others aware. I prepaid for a room for two nights at this hotel May 26- May 28, 2026 that what was described as a 'spectacular' ocean front view room. I received a call the day before my arrival offering to upgrade me to a jr. suite on the first floor of the hotel for an additional 300 euros. Well, first of all, in my experience, an upgrade does not usually include an additional cost- that's why it is called an upgrade. The ocean front view was on a higher level floor. I initially agreed to the upgrade- I admit that. I didn't understand the person's accent very well. I called the hotel back within 30 minutes, once I had a chance to think about it. I explained that I wanted to keep my original room because I really wanted to ocean view and I didn't think paying an additional 300 euros was an upgrade, after I'd had time to think about it. The hotel clerk said she understood and would make the change back to my original room. I received an email confirmation that I had the original room again. When I arrived at the hotel, they did not have me in the ocean view room. They had moved me to the jr. suite on the first floor and wanted me to sign to pay for the additional 300 euros. I then went back and forth with the managers. Several managers got involved and basically argued with me and gave me different explanations as to why they could not put me back in my original room. Finally, they agreed to put me in a room that was the 'same type' as what I had booked. I got to the room, and it had a view of construction work being done. The room smelled like mildew and wetness. There were several dead bugs on the floors and the back of the guestroom door was dirty with dark stains. It was absolutely disgusting. I went downstairs to complain, and the manager was extremely cold. She was not empathetic. Did not offer to do anything at all.... certainly not move me to another room. Because we had a lot of plans over the next couple of days, my husband convinced me to just deal with it; we wouldn't be spending very much time in the hotel after all, he said. In addition, we were never told about the hotel amenities, they do not offer guests anything upon arrival, they did not offer their concierge services. It was just poor service all around. I would not recommend this hotel under any circumstances- it was a very bad experience.
The rooms were a good size! Bathroom very clean and great size. Very nice shower. Loved the roof top bar and restaurant with awesome view. A roof top pool was a bonus.
The location. It was centrally located to the beach and small shopping area, on a pretty side street. Charming area.
There was a lot of night time noise on both of our nights stay. The second night was punctuated by fireworks at 11:30 pm which lasted for almost an hour. Loud partying and sidewalk pedestrian noise lasted for hours after that. The hotel and staff were lovely but the noise at night was not.
Location of room was not acceptable with building going on opposite. Room service was poor and food on rooftop very limited.
We should have been notified about the building work opposite as we booked in. More variety of food on rooftop.
Beautiful rooftop bar and little pool, fab for sunbathing and lovely spacious room for families and very accommodating to babies, with baby bath, bottle warmer and cot in our room ready for arrival.
Hallways could do with a little sprucing up.
Rien
Staff amazing
Rooms too small, no closet space
Veldig fint koselig hotell med fantastisk takterrasse.
Prima hotel in een mooi gebouw. Kamers en ruimtes waren mooi. Locatie midden in Juan-les-Pins is aangenaam. Ontbijt uitstekend.

Tilbaketrukket, men svært sentral beliggenhet.
Location, facilities and the room upgrade
Nothing
The staff were brilliant and you really felt they wanted to be there. Nice room with a small balcony and partial sea view. Good value for this part of the med. Fantastic breakfast choice.
The basement parking garage (in a separate building) has an incredibly steep ramp. Low vehicles without a nose lift (eg my Porsche 911) will scrape spoilers going in and out. The staff on check-in were aware of this and rightly didn’t feel comfortable providing valet parking. On street parking wasn’t an option (totally congested everywhere around) so we agreed I would drive the car in while a receptionist observed clearances from outside the car. This really needs highlighting when booking.
Fantaztyczna lokalizacja, swietny widok z rooftop, bardzo dobra kolacja...
It is a very nice hotel with good rooms, helpful staff, location. The view from the hotel rooftop is magnificent. Very good memories for our family.
The decor was lovely.
Nothing

A very nice trip along the seaside. Takes about 1,5 hours. The path is somehow narrow at certain passages and with many stairs. Be sure to take good footwear. Beautiful scenery along this path called " Le chemin des douaniers". Starts at Plage de la Garoupe. Good parkings there. Stop for a visit of Villa Eileen if the villa is open that day.
Room and location great
Tree cutting and building outside. Terrible noise early and not told by staff. Should have put us in a room round the other side of the hotel as it didn't feel the hotel was busy
The design, location The staff were so lovely and helpful
Nothing
We just came back from our 3rd stay at the 1932 Hotel & Spa in only one year - and we came back with the impressions, that we came as strangers, became friends and this time already came back almost as "family" as we so much felt at home at this beautiful property! The hotel made an incredible effort to present our 12-year-old son, who is a big fan of the hotel, a very individual and personal welcome suprise, which totally overwhelmed us! The hotel that originally was built in 1932 has been carefully restaurated by the new owner, maintaining its very special Art Déco boutique style. The rooms, especially 406-409 have had the most amazing view over the bay as always, only to be topped by the incredible rooftop terrace that hosts a small pool, sunloungers, a bar and a restaurant during the summer months. The view from up there is just incredible! Meals in the restaurant and the breakfast have been equally very good and the service was very attentive. The entire team made us feel totall at home, and especially the GM Alexander Gelegs took every opportunity to make our stay very memorable. We well be back for sure!
Staff super gentile. Posizione perfetta. Camera spaziosa e ben arredata.
Ottima struttura, in posizione strategica
Keine Ablageflächen im Bad
Excellent! The type of boutique luxury hotel that is excellent in all ways
There is noting to complain about
La literie ++++
Perfect stay. The team, the attentions and all small details well perfectly thought to make us enjoy our stay. A real sense of hospitality, genuine friendliness and attention to details. We will back again, the massages are great and price reasonable for this level of service. Thanks to all!
