The property was well kept. Room was very clean, comfy, cozy and quiet - with all amenities needed. The included breakfast was very satisfying and cooked to perfection. Even though hot chocolate was not on the menu, was provided at request and most delicious. Being greeted at the train station was an incredible help after a long journey. Anna and Mark are great hosts - we were given a very warm welcome at check-in and they also dedicated time to chat with guests and offered invaluable travel tips around Cornwall. Rooms were clean and had everything we needed. Overall an excellent experience - would highly recommend!

Mark and Anna were brilliant hosts and have such a good knowledge of the area. The place is also very good if you are travelling around easy transport links. Parking is good. The rooms are very nice and clean with tea making facilities and mini fridge with water. I would recommend it to anyone.

This is an excellent property at a very good location. The host is very friendly and super efficient. The accommodation is very clean, modern and all the necessary supplies are provided. The breakfast option is very good and there is a very good vegetarian restaurant (The Bean Inn) within walking distance but it is very small, so pre booking is recommended. Mark and Anna have compiled a very good guide for all the information you would need for your stay and exploration. I highly recommend The Mustard.

An absolutely wonderful 5 night stay. From the warmth of welcome from Mark, the very clean, comfortable well serviced room, and the great breakfasts freshly cooked to order by Anna. Highly recommended.

It’s a very nice location to either Carbis bay and St Ives. Very friendly and I felt like a family accommodation there. Very friendly and well looked after to us.

Our hosts were welcoming, helpful, and attentive without being intrusive throughout our stay. Comfortable, immaculate rooms and generous breakfasts. Excellent recommendations for food and touring. Easy parking, quiet neighborhood and close to top rated restaurants. We were sad to leave and certain to return, should opportunity allow.

The Mustard Tree is a fantastic B&B, in fact we would go as far as to say it is the best we have ever stayed in. Both Mark and Anna are excellent hosts and nothing was too much trouble. The room had a nice view and was very comfortable. The property itself is clean, light and airy, and the breakfast room was very well stocked with all the usual options catered for. The location is excellent and a short walk down the lane, (quite a hill) takes you to the sea front, and half way down there is the railway station which takes three minutes to get to St Ives, and all the facilities that it has to offer. At the time of our stay the return fare was £2.20!! Oh, and the views from the train are amazing. Locally, there are a few eateries, all of which are within a short stroll and certainly worth a visit. All in all, this a first class establishment, and we would highly recommend The Mustard Tree to anyone looking to stay in or around the St Ives area in a friendly relaxed environment, we will certainly be visiting again next year.

Great location, clean rooms, lovely breakfast and helpful hosts.

Mark and Anna work hard to maintain very high standards in every aspect of the Mustard Tree. Our room was spotlessly clean, the bed was extremely comfortable, the fridge was topped up with water and milk every day and there were 2 comfortable chairs that could be used to look at the wonderful views of Carbis Bay. There is plenty of parking and breakfasts were excellent. The Mustard Tree is well located with a bus stop nearby if you want to got to St Ives and several restaurants less than 10 minutes walk away - we liked a vegetarian restaurant called the Bean Inn.

We stayed two nights in a very comfortable and spotlessly clean ensuite room with sea views. The B&B is a short walk from a stunning beach and close to the train station offering easy access into St Ives. It has a large airy dining room where an excellent breakfast is served with a great choice of freshly cooked food. The owner Mark could not have been more welcoming and helpful. We would thoroughly recommend, thanks very much for a brilliant stay!

IMPECCABLE SERVICE AND WONDERFUL FRIENDLY ATMOSPHERE. UNFORTUNATELY I SUFFERED A VERY BAD MIGRAINE DURING MY VISIT BUT WAS TREATED WITH EXTREME COMPASSION AND CARING WHICH WAS VERY MUCH APPRECIATED AND LESSENED MY WORRY ABOUT BEING A BURDEN.

We were SO lucky to get a room here over the August bank holiday. I don't know where to start with what a great experience it was. We checked in on Friday and were able to have a chat with Mark who told us all about the local area and how to get about. It was so friendly and relaxed and we felt at home straight away. It was lovely to be able to walk down to Carbis Bay and eat in some of the lovely restaurants that were literally just across the road. We were sad to leave and will be back. Also - breakfast was absolutely spot on! 5 stars from us!

Fridge in room with milk provided in the cutest of milk bottles .the breakfast was lovely with a great range of options to choose from , the hosts go above and beyond to make your stay as comfortable as can be , this bed & breakfast should be a 5 star not 4 .

We had a very last minute booking and it was a blessing in disguise. Mark and Anna were so welcoming. Mark was very helpful with local information. We had a very comfortable and clean room with the bonus of a fridge with fresh milk and chilled water. I had 3 different breakfasts which were all delicious and the fresh berries in the morning were just lovely. Carbus Bay is a little oasis with its beautiful beach away from the bustle of St. Ives but within a short bus or train ride to town centre. We really enjoyed our stay with you with the bonus of guaranteed parking! Many thanks to you both.

We stayed there for one night it was a last minute booking and Mark and Anna couldn’t have been more welcoming. We had a five o’clock start on the morning so were a little tired so they said come make yourselves comfortable and made us a very much needed cup of tea. The room we had was lovely and clean with everything we needed and the breakfast was amazing only using local produce, we will definitely be back in the future couldn’t recommend this bed and breakfast enough. After looking at places to stay in st ives , I chose to stay at the mustard tree, and a wise choice it was , I couldn't fault anything about it, it's a little bit out of st Ives but I think that's a good thing , st Ives is easily accessible by bus outside or the train station a few minutes walk away, there is also some places to eat and drink around a few minutes walk away, mark the host is very helpful and the breakfasts are large and delicious, the rooms are spotless with some nice added touches

I had a wonderful stay at Mustard Tree. The welcome was so warm, the environment was beautiful both in the house and in Carbis Bay. St Ives is a beautiful train ride away! The perfect mini-break. Thank you very much.

We stayed for 4 nights as a family of 5 on the top floor. The room was bright, airy and clean with a great view of the sea. Breakfast was delicious and served very promptly by Mark and kids enjoyed it everyday! Location wise it was brilliant - 5/10 mins to Carbis Bay beach, station and local food places. Carbis bay beach was beautiful - water sports for the kids and some nice great places to get food. All in all i'm glad we stayed here and not in St Ives as it was very relaxing and a lot less busier.

We stayed at the mustard tree b and b for a couple of nights and it was just lovely - Mark and Anna are very accommodating and helpful! The room was spotless and the bed was super comfy, the breakfast was the star of the show with fresh and local produce! Carbis Bay beach is only a short walk from the residence as well as the train station where you can grab a 5 minute train to St Ives. Would definitely recommend 10/10! Claudia and Jack

The best Bed and breakfast that we stayed in during our travels. Wonderfully efficient in all aspects of management and such kind and thoughtful hosts. We would definitely recommend staying there. Very clean and well organised

This place is wonderful. I only stayed 2 nights but 2 weeks would have been so good. Apart from a very minor issue that the owner rectified quickly, it is great place to stay. Breakfast options were varied and the cooked breakfast was up there with the best.

Stayed here for 3 nights with my husband and 3 kids (13,11,9) to see the sights in Cornwall. Arrived late at night but was able to get into our room smoothly with a lockbox key and was greeted by Mark in the morning at breakfast. Owner was very responsive to messages and provided helpful advice of the area, made to order breakfast was delicious, room was clean and tidied while we were out and the location was easy to find and centrally located for our activities. Property has parking lot, which was fantastic as parking is a little challenging in this area. Our room had a view of the ocean and had good cross ventilation with window and skylight windows open. Small fridge and enough storage space for all our things and was very comfortable.

The Inn is lovely. Near to the beach, walking trails and train station for St. Ives. The room was pleasant enough, perfect for what we needed. Mark is very helpful.

The innkeeper is an excellent resource for information about the local area and all of England! The breakfast was delicious and we left in the morning well prepared for our adventures - good night's sleep, great breakfast, and lots of ideas.

My stay at the Mustard Tree was excellent and well suited to my interests for my visit to Cornwall. The inn is cozy and in a quiet, Carbis Bay neighborhood. My interests were in taking long walks to admire the seacoast and landscape, to learn about the art and history of the region, and to have some lovely conversations with other travelers and local citizens.

Excellent experience with exceptionally friendly and helpful hosts, who met us at the railway station. When we requested sandwiches one afternoon, they were provided free of charge.

Prices in St. Ives are off the scale while parking is also tough so it made sense to stay just along the coast in Carbis Bay. The Mustard Tree is a great option and the highlight of our trip was being able to take the Southwest Coast Path of a cold winter’s morning along the coast and into the spectacular seaside town. Mark as host could not have been more helpful, the breakfast was good and the whole place spotless. There is also the option of a short train journey into St. Ives.

Beautiful room with a great view. Run by very friendly people who even go out of their way to pick you up from the train station . I would recommend staying here to everyone.

A lovely B&B with great accommodation and a warm, welcoming and extremely helpful host! My room was clean, spacious and well appointed, with a comfortable bed and a good shower. Mark was very helpful with lots of suggestions about places to visit, and restaurants to eat in. He was kind enough to offer a lift to the station on the way out. The breakfast was excellent - the produce used was all local, and of very good quality. Highly recommended!

Owner was very helpful and responsive. Facility and room clean certainly functional for sleep. As advertised room small, no desk, shower cramped. Breakfast was OK, bread could be upgraded.

This B&B is fantastic - the location is great for Carbis Bay beach, St Ives centre, or for getting the bus to other places. The rooms were really nice, and Mark the host was truly lovely. I would really recommend staying here!

A group of us stayed here last weekend as going to a wedding near by. Really warm welcome, excellent local advice and even a lift to the venue. Fantastic breakfast and all rooms were spotlessly clean. Highly recommend!

we booked the top floor family room. View of the sea, plenty of space for us and 2 children. Very clean. Breakfast was just right. Mark and Anna were good hosts and I would recommend. 10 minute walk down to the beach. Carbis beach is lovely and would highly recommend going to the Ocean Sports centre while you are down there.

Very happy, definitely back again

I liked the location, very near to carbis bay station, just a 10 min walk, however walking up to the hilly roads to reach the hotel wasn't that convenient. we felt a bit tired. It's better if you have your own vehicle. Overall our stay was amazing, especially the breakfast. It was tasty and freshly cooked. I love the breakfast. I stayed with one of my friends and the room had two single bed, however the restroom was so small and the washbasin was in the room itself, which my friend did not like very much, it was slightly inconvenient, also the shower precision wasn't accurate, It releases suddenly very hot and suddenly too cold water, and always resets automatically once I paused it even for a second, So the bath was quite a time taken but not that bad overall. Apart from these minor issues, everything was good. The hosts are very welcoming and kind, they help their guests in every possible way. They suggested various means of transport to view the beautiful places in Cornwall.

We had a big family room which was very clean and comfortable and a view of the sea. Breakfast was very good, plentiful with lots of choices. Mark the owner was very helpful and informative with excellent recommendations for restaurants and travel. I would highly recommend The Mustard Tree for a stay.

Overall a very good stay. The host Mark was hospital and even offered to pick us up the train station. The room is very clean and the breakfast was lovely. The place is located at Carbis Bay which is approximately 30 mins walk to St Ives.

I enjoyed my stay at the mustard tree. The sea view from my room was wonderful. The room facilities were good especially the small fridge in the room ideal for keeping your drinks cold on a hot day. Wifi connection was good and so was the phone signal from the room. Owner was easy to talk to and very helpful. The tariff for this guest house is quite high but this is no doubt due to the high demand for guest house/hotel accomodation during the summer in this wonderful part of the world and probably also due to general inflation. My only complaint would be the room decor which is a dull grey colour. Cant comment on breakfast as im not a breakfast person!. Overall an enjoyable stay
