Rooms were generally nice but mentioned issues with privacy and maintenance.

General remarks about the comfort of the rooms, with some minor issues such as room temperature.

Spacious Royal Level bungalows and thoughtful touches (daily chocolate) praised; some rooms had issues (TV not working, occasional cold shower, key problems) and parts of the property feel dated.

Many guests mention spacious, well-equipped rooms and pleasant touches (welcome chocolates, minibar); isolated reports of AC not working and some wear/need for renovation, but generally rooms are viewed positively.

There were mentions of cleanliness issues, such as ants and a blood stain on the bed cover.

Some reviews indicated issues with cleanliness, such as little flies in the room and a need for improvement in general cleanliness.

Generally praised: pool reported as always clean, rooms described as clean in multiple reviews; spa shows maintenance issues (fallen tiles) but overall guest-facing cleanliness was positive.

Several guests report poor cleaning practices (glasses left on terraces, dining areas not cleaned during service, pool-bar not cleared); other reviews note rooms as clean, but overall cleanliness is inconsistent and a notable issue.

The location was consistently praised as beautiful and well situated.

Commendations about good positioning of the hotel close to the beach and other amenities.

Very strong: beachfront location repeatedly praised; some guests found villa signage/location unclear, but overall location was a major positive.

Repeatedly described as exceptional/front of the beach, quiet bay and very good position — location is consistently a major positive across reviews.

Staff were described as friendly and helpful throughout the reviews.

Overall positive reviews highlighting helpful staff and exceptional service experiences.

Staff often described as very friendly and helpful (reception, gym staff), but there are notable service failures (slow/failed handling of a serious guest altercation, delays at Level reception and check-in problems).

Majority of reviews praise staff as friendly and attentive (reception, cleaning staff, waiters and cooks), though a few comments mention unfriendly staff or understaffing causing lapses; overall service is a strong point for many guests.

Breakfast received high praise, although variety at dinner could be improved.

Positive feedback on food variety and quality, though with some notes on pricing.

Strong positive: multiple reviews praise the restaurants, buffet quality, Terra Sana being pleasant and not crowded, and breakfast variety (coffee service, fresh orange juice).

Multiple complaints about buffet variety, repeated meals, mediocre or reheated dinners and poor cocktails; some guests praise the food and service at times, but overall F&B is frequently described as average to below expectations.

Hotel amenities were mostly positive, with a notable mention of a well-equipped gym.

Amenities were generally well-received, although there were mentions about some areas not being up to standard.

Mixed: good pool, many activities (padel, tennis, minigolf), gym included and decently equipped, but spa is in poor condition and gym ventilation/AC issues hindered use; app-based booking for amenities was unreliable.

Pools and proximity to the beach are highlighted positively and there are recreational options (table tennis, lobby space), but some facilities are described as ageing (worn sunbeds/umbrellas), scarce or in need of refurbishment; mini-club/animation noted as not functioning by one guest.

Some guests felt the pricing was high in relation to the quality and services received.

Most guests felt the value reflected the quality expected from a four-star hotel.

Perceived as weaker: complaints that Royal Level did not deliver expected added value, unclear drink billing to rooms, and some guests felt renovations/maintenance did not justify premium pricing.

Not directly quantified by most guests; implicit comments about needing renovation and mixed food/cleanliness suggest middling value, so assigned the target overall rating in absence of consistent explicit judgment.
