Reviewed Sep 15, 2026We recently had the pleasure of staying at Casa Doña Susana, and it was a wonderful experience. This beautiful hotel offers the perfect blend of coziness and stunning beauty. Our room was very welcoming and cozy, providing a great space to relax. We also thoroughly enjoyed the hotel’s swimming pool, which was a lovely spot to unwind. A definite highlight was the food. We had delicious meals in the restaurant, which tasted even better thanks to the incredible views. Watching the ocean and the breathtaking sunsets from there was truly magical and one of our favorite parts of the whole trip. The beautiful location was made even better by the excellent service. We want to give a special mention to Antonio from the reception desk for his professionalism and welcoming attitude. He made our check-in and stay very smooth. We highly recommend Casa Doña Susana to anyone visiting Puerto Vallarta and look forward to returning!

El todo incluido aunque hay que moverse de hotel no es problema porque la zona es tranquila y bonita. La ubicación es grandiosa, todo queda caminando, recomendado.
Seria grandioso el poder hacer uso de la alberca de los arcos en cualquier temporada aún que sea temporada alta.

The bed was very hard.. The bathroom sink drain was broken. The way the hotel is designed, you could hear every door being shut. They need to put something on the door frames to soften the closing sound. This is an adult hotel, yet guest were not allowed except in the lobby???? I ran into a friend I had not seen in a long time. I could not bring them to my room? We are expected to sit in an unairconditioned lobby??? That is unacceptable. I will never stay there again. As an adult i do not expect to be treated like a child who can not make their own decisions. This fact needed to be in the hotel description before I booked it not after.

There was a rather big step up into the bathroom. We were disappointed that the very beautiful bar area at the rooftop pool was not open. Would have been lovely to sit and have a drink while watching the sunset!

El personal de recepción muy poco amigables, sali un poco tarde y me cobraron una penalizacion siendo que alegaron al usar el todo incluido situacion que no sali del cuarto, la comida era deliciosa en anteriores estancias hoy en dia bajaron su calidad de sabor e ingredientes para su preparación.

Para la opción Todo incluido, no sé si la recomendaría, creo que no. Al menos no en este hotel, y es que para las comidas y bebidas incluidas, había que ir al hotel los Arcos, ubicado a una cuadra peeeeeero, no tenías permitido usar la alberca de ahí!!! Entonces imagínense, había que comer y beber ahí pero para la alberca te tenías que regresar al otro hotel. Obviamente esto es una mala experiencia para el cliente. Sin embargo, una alternativa era pedir un camastro en la playa, una buena playa además, y ahí pedir tu comida o bebidas, eso compensó un poco lo otro. Si no toma la opción Todo incluido, supongo es buena opción, por la ubicación y un precio relativamente accesible

Reviewed Jul 10, 2026Rooftop area is really nice and quiet. Our room had balcony facing the a quiet street. We were able to rest relax and enjoy a peaceful vacation. When we wanted more action we would take a short walk to the malecón or to zona romántica bars and night clubs. We had a blast and every day met new cool vibes ppl. This hotel is adult only but you can also access all amenities of los arcos hotel . I definitely recommend this hotel for the zona romántica area.

Lo malo es q el todo incluido, lo q viene siendo comida y bebidas debes ir a las instalaciones del otro hotel para poder consumir, y aunque te dicen q puedes rellenar termos o así, es muy incomodo ya q si estas en la alberca hay q bajar 4 pisos, caminar media cuadra ir a rellenar, o pedir snacks y regresar. Y la comida del buffet estaba mala, en varias ocasiones tuve q dejar platillo entero porque estaba muy malo

The constant rain and the refridgerator was not very stable. It rocked a little bit when go to open it.

La piscine sur le toit, très agréable avec l'ombre de gros arbre. L'accès à la mer vraiment proche et la possibilité d'avoir une serviette et chaise compris avec notre hébergement.
Chambre très petite, pas vraiment de place pour les valises. Pas comme les photos. Le manque d'aide de l'employé du soir pour régler le tout alors qu'il y avait d'autres chambres standard de libre et plus grande.

Reviewed Jan 26, 2026La ubicación, a una cuadra de la playa y cerca de muchos restaurantes, tiendas, supermercados y parques, plazas, etc. Cerca de todo, en una zona muy caminable. La atención del personal, excelente, especialmente las personas del aseo. Habitaciones con refri y buen AC. Los desayunos buffet y la atención en el hotel Los Arcos, al frente del mar. Un rooftop tranquilo con alberquita, camastros y vista decente.
La habitación que me asignaron de entrada era traumática y claustrofóbica, sin salida, ventana o entrada de luz por ningún lado, tipo cárcel. Tuve que pagar extra para hacer upgrade a una más amplia y que tuviera al menos ventana hacia afuera o el exterior. El precio de las habitaciones me pareció un poco elevado para lo que obtienes. De nada sirve reservar con meses de anticipación para que te toque una buena habitación, si llegas tarde, te dan el tugurio o el cuarto de San Alejo.

The hotel has a very calm and relaxing atmosphere which we really appreciated. The spaces were always clean. Enjoyed the pool area, calm place for relaxing. Staff was very friendly and attentive at all times. I enjoyed my stay at Casa Doña Susana.
Pool towels have to be obtained from another hotel, at the beach. It’s very short walk. Not a big inconvenience.

Reviewed Jan 19, 2026The room type I requested at Casa Doña Susana was not available when I arrived, so they put me next door in Los Arcos Suites. The room was large with a sitting area, but the bathroom was small and old. The pool area was not very nice, and there was no breakfast option. The staff were polite, and the cleaning staff were very thorough. The room was well air-conditioned and quiet from street noise; however, a group of adolescents stayed who were very loud, slamming and knocking on doors and splashing in the pool late at night. If I return to PV, I would not stay in Los Arcos Suites, but I would prefer to stay at Casa Doña based on what I saw of the hotel and common pool area.

Reviewed Jan 4, 2026Beautiful courtyard, great rooftop pool and it’s wonderful that they are a sister hotel to Los Arcos Playa, so we could utilize the beach front there. Yummy breakfast!
Although the hotel was generally quiet at night, it was badly soundproofed, so you do hear anyone talking when they’re in the courtyard and there’s some noise pollution from the plumbing. King bed was nice but took up most of the room.

Some rooms are dated. I had two reservations - the first room had balcony and updated bathroom. The second was a standard king room with a stocked kitchenette with cook top, which was handy. The kitchenette and bathroom were dated. The second bed was pretty hard while the first was more comfortable.

Reviewed Oct 12, 2025Casa Dona Susana was very clean with comfortable beds, bedding and towels. Has a quaint Mexican charm to it, and would highly recommend. The only annoying part of the stay was a constant chirping coming from the lobby portion of the hotel. When inquiring about it, they said it had to do with a temperature sensor. Hopefully this’ll be fixed soon so others can enjoy a quite stay.

Reviewed Sep 19, 2025Upon the last day of checkout, the lady behind the front desk informed us we must bring our beach towels down and our plastic wristbands down and if we didn’t bring them down, we would be charged. This is how she greeted us to check out and leave after spending $650 on five nights of staying. We couldn’t believe it. If I owned a hotel, I would never treat a customer on what they owe me and if I don’t supply it, I’m going to be charged. I quickly checked out of that hotel and went to another hotel, to never go back there again. Completely disappointed.

I left my phone behind and I was at the airport scared and worried that I would not have it going back home. With just one call to the hotel they were able to retrieve my phone and send it to me via taxi to the airport. They did me a great service and will forever be grateful for that.

Reviewed Aug 28, 2025LIFE OR DEATH DO NO STAY HERE AND PURCHASE THE ALL INCLUSIVE PACKAGE!! Contracted E. COLI and SHIGELLA from the all inclusive restaurant buffet they had us eat at. This was followed by a 4 day stay in the hospital. My kidneys and liver have received extensive damage.

Reviewed Aug 28, 2025Customer service was great all services are great except the waiters for the most part they don't greet you they rush through they don't have time for you some of them and as far as the room upgrade they did upgrade us to a remodel room somewhat nice room smelled like if it was over humidity inside the room and stink our clothes yes they did provide us with an exchange of room another upgrade but like I said you look like rooms were just remodeled because they forgot to free inspect the rooms before they gave them out to the customers there were a couple of items wrong with the second room as well the shower head was loose when moving the shower spigot the sink faucet was also very loose when opening and closing the faucet handle that got fixed after it was told about and thirdly the restroom door to the toiletry was not screwed right on the hinges it was me seeing a lot of screws on the hinges and the door was hit on the floor and was hanging by literally three screws on three hinges after being there for half an hour and going to restroom and closing the door one of the screws fell off so now you only had two screws on three inches that was that was also brought up and got fixed other than that everything went well just one more thing they need to do something about their food they need to find a better chef with better taste this is my fourth time or third going to the same place Hotel and we've had the same problem maybe it's just us don't know but I think it can be fixed

El aire acondicionado que daba directamente en la cama y era un poco incomodo prenderlo y apagarlo continuamente

Reviewed Aug 13, 2025I had an amazing stay and experience at this property. I got the all inclusive package which was really convenient and worth the price! The area is perfect and very walkable. Right across from the beach and the staff were very welcoming/ helpful. You are constantly greeted and there’s always staff on the property even at night so you feel very safe. The pool on the rooftop was nice and secluded if you prefer more privacy after a long day to relax. There’s many restaurants near by in case you want to try different foods and the nightlife did not disappoint. I would highly recommend staying here!! I will most certainly book again in the future.

Reviewed Aug 3, 2025The hotel is very cute and the roof top is nice, but this is downtown so noisy. There is a lot of hotel noise and street noise which is somewhat expected in DT. The beds are hard! The staff is very friendly. The hotel smells like mildew and pool times are coming off. I’ve stayed here before and loved it, but they put all the money into the remodel of the bar and front and didn’t deal with mildew and room comfort. Overall, the location is great if you want to be DT and walk to everything, but next time I will stay somewhere else for comfort and quiet and hopefully won’t smell like mildew.
