The breakfast was subpar and the fruit selection they put out was insulting, bruised and mushy fruit. The bathrooms were dirty and had mold on the ceiling.

Unfortunately, there were a number of issues during our stay which significantly affected our experience. When we first arrived, our room had a strong sewage smell, which was unpleasant and unacceptable. We were moved from room 604 to room 610, but unfortunately the patio door in the new room would not lock and the smell of sewage was also present. This was a serious security concern, particularly as we were told that being on the first floor was “not an issue”. The lock was eventually fixed the following day, but we should never have been expected to stay in a room where the patio door could not be properly secured. The cleanliness and housekeeping standards were also disappointing. The rooms were not as clean as we expected, and basic supplies were not consistently replenished. We were only given one toilet roll per day, the shower soap was not refilled when it ran out, and there was no drinking water provided in the room when we arrived, it was late and the shops were closed, we were advised to drink the water from the tap. The pillow provided was also extremely small and uncomfortable, we asked for another pillow but only 1 was provided even though there was two of us. On our final day, we asked for two additional towels and were simply told no, which was very disappointing and made us feel that even basic requests were being treated as an inconvenience. Overall, there were too many issues with the room, cleanliness, housekeeping, security and customer service for us to feel that the property provided the standard we expected for the price we paid.

We stayed at Vacances on night five of our road trip through France, Switzerland, Italy and Monaco. We arrived late in the evening after a long journey. At first, we found it a bit tricky to locate the reception because we weren’t sure where to park for check‑in. Once we managed to find it, we received a warm welcome from the reception staff. They were very helpful and approachable. As our car has low suspension, we were kindly offered a road‑level parking spot instead of the underground garage, which was much appreciated. The hotel also has its resident pet, Crystal, a rabbit who lounges on the grassy patches while guests walk by. The location is perfect, right between Monaco and Nice, which was exactly why we chose it. And the view from the breakfast room is spectacular, you could sit there forever watching boats go by.

As it was dark and raining, we couldn’t see much of the outdoor spaces, but our room turned out to be very spacious in , fact, two separate rooms, both inviting, even though the décor is quite dated. The bathroom especially feels like it needs a bit of an upgrade. The shower is VERY compact; even our 10‑year‑old daughter felt quite tight in it. It’s a shame, because the bathroom itself is spacious, with plenty of room to fit a larger, if not double, shower. In the morning, we headed to breakfast. The restaurant again felt quite dated, and the tables were all on slightly different levels, even though they were the same type, they were just wonky from age. We wanted to sit outside in the fresh air, but the tables hadn’t been cleaned, and there was NO kitchen or waiting staff in sight to help. Breakfast was OK, with a decent amount of choice, but don’t expect thrills. The quality was also quite basic, nothing that made us go “wow.” For a one‑night stay, it’s perfect. For anything longer, we’d look elsewhere.

Address on booking.com is far from hotel, so you need to find this hotel on the map to come. Breakfast is awful: nothing to eat there, bad scrable eggs, pieces of old meat, the only good was croissants. Coffee was impossible to drink. NO hotel beach. VERY COLD pool without heating. No pool towels. Dirty territory.

This is one of the worst properties we have ever encountered. We checked out immediately after seeing the room — we didn’t even bring our bags inside. There was black mould in several areas of the room, accompanied by an overwhelming smell of dampness. Beyond the mould, the room was filthy, with cobwebs, dirty air vents and bug traps visibly laid out. The photos online make the rooms appear renovated and well maintained. I can assure you, that was absolutely not our experience. We genuinely felt the standard of the room was equivalent to a Motel 6 — if you know, you know. The customer service that followed was equally disgraceful. When we raised the mould with the front desk, we were explicitly told that there were no other rooms available and that they could not approve a refund at 8pm because the manager was not there. Given that there was no alternative room to move us to, we left immediately and paid for alternative accommodation elsewhere for the entire week. The hotel is now refusing to refund our stay on the basis that we supposedly did not give them 24 hours to “resolve” the issue. Resolve it how, exactly? We had already been told there were no other rooms available. Apparently, they expected us to spend the night sleeping in a damp room with visible black mould while waiting for a manager to arrive the following day. Completely unacceptable. What makes this even more concerning is that our experience does not appear to be an isolated incident. While there, we spoke with a woman who was visiting a friend at the property. She told us that she had stayed at this same hotel approximately two years earlier and had also checked out immediately because of mould. We have photographs documenting the mould and condition of the room, and Booking.com attempted to contact the property multiple times regarding our complaint. I would strongly recommend that anyone considering staying here read the negative reviews carefully before booking.

In our experience, the condition of the property was unacceptable, the response from management was appalling, and the subsequent refusal to refund us after we were effectively left with no habitable alternative room has made the entire experience even worse. The best thing that could happen to this hotel is for it to be demolished and rebuilt from scratch.

La chambre est correct, bien agencée. Une belle terrasse avec du mobilier exterieur confortable. Bien insonorisée. Les wc sont séparés de la salle de bain. Le petit dejeuner et les repas sont proposés sous forme de buffet. Du choix, de la fraicheur, de la varieté. Le personnel trés serviable et agréable. Petit + pour Hugo.

Nous avons rajouté une nuit quelques jours avant notre arrivée. Par téléphone, la réceptionniste m'a confirmé que nous resterions dans la même chambre. Or quand nous sommes arrivés, la réceptionniste nous a declaré qu'il faudrait rendre la chambre à 10h et qu'il nous serait attribué une autre chambre. Le lendemain, nous avons rendu la chambre comme convenu. Notre future chambre n'étant pas prête ( à priori la réception avait signalé ce changement de chambre à la gouvernante pour que nous ayons notre chambre le plus rapidement, en début d'apres midi), nous avons laissé nos bagages dans un salon sans surveillance et avons profité de la piscine, nous avons pris notre repas sur place puis sommes retournés à la reception en attendant de pouvoir faire notre chek-in. Finalement la chambre a été prête à 16h30 et d'autres clients qui arrivaient, eux en avance, ont pu prendre leur chambre avant 17h qui est l'heure normale du check-in. C'etait incompréhensible pour nous qui étions là depuis la veille au soir ! D'autre part, la salle de sport n'est pas entretenue.

Il posto non è adatto a persone con problemi fisici in quanto é troppo distante la camera dal ristorante dalla piscina e dal mare e ci sono scale ovunque. Lo staff non parla una parola di italiano. Il mangiare è strutturato malissimo e non mi è piaciuto.

Pour les clients qui se plaignent de la présence de fourmis dans les chambres, nous sommes dans un parc, il est normal d'avoir des animaux, il suffit d'avoir la présence d'esprit de ne pas laisser trainer de nourriture dans la chambre, c'est ce que nous avons fait et nous n'avons pas été embêté.

Parking trop cher et étroit (non adapté aux voitures modernes), accueil réception limite (manque d'explications dès l'arrivée - obligation d'y retourner plusieurs fois pour avoir d'autres infos capitales), cabine de douche trop étroite, personnel du restaurant dépassé (on doit se lever pour se servir nous mêmes en sel/poivre - eau - huile, etc... et réclamer les réassorts), terrasse petit déjeuner en plein soleil (pas de store) et salle intérieure véritable fournaise, manque de personnel à la piscine pour discipliner les gens qui plongent ou qui réservent les transats dès le matin), solarium à l'abandon, nourriture très médiocre pour le prix. On a l'impression qu'il manque un manager digne de ce nom pour cette catégorie d'hôtel. Un très court séjour suffit. Décevant dans l'ensemble vu les tarifs

Our ground floor room was excellent with a terrace as I have some difficulty with stairs. Email response excellent before we came from Nathan. The gardens are superb with many areas to sit in sun or shade. Excellent pool. Situated on coastal path to Cap Ferrat or Beaulieu sur Mer. Breakfasts and snack lunches very good. All staff on site were very polite and helpful.

Would prefer slightly more stable steps down into the pool. We arrived in the dark and missed finding our block sign 200 in the dark. Maybe larger bath towels changed each day as folded up damp during room service.

Ants everywhere, nobody properly cleaned anything despite asking numerous times.

Incredible location - panoramic view - great value for the area

We really liked the surroundings, the view, the nature, the greenery, the swimming pools, and the location.

The property is presented on Booking.com as a hotel, but it is actually a bungalow-style resort. Because of this, we were not prepared for this type of accommodation. If this had been clearly stated in the description and shown in the photos, we definitely would have arrived better prepared. Since we were travelling with children, this would have made our stay much more comfortable. Unfortunately, the cleanliness was far from satisfactory. Also, if you bring any food into the apartment, you will soon have some uninvited guests — ants, and lots of them.

The location is wonderful and extremely picturesque!

We had no WiFi for the entire week despite numerous attempts to resolve it, the reception staff were unable to help and informed they would speak to the technician but to no avail. The room was also infested with ants! We ended up leaving early.

J’ai adoré la situation, le confort, le personnel de la Reception était très bien. Point négatif : le ménage trop léger, une serveuse très désagréable, pas de réassortiment au petit déjeuner à une demi-heure de la fin de service. Mobilier vieillissant et mauvaise qualité des finitions.

Hôtel vieillissant. Et pas de réassortiment sur les fins de service. Petit déjeuner servi jusqu’à 10 heures et si on arrive à 9h30, il faut toujours réclamer pour avoir un réassortiments quand cela est disponible. Certaines serveuses sont très désagréables.

Nous avons payé le prix fort pour une semaine à 5 personnes, et malheureusement, le rapport qualité-prix est très mauvais. À ce tarif, nous nous attendions à un hôtel nettement plus qualitatif. Les parties communes sont clairement vieillissantes et manquent d’investissement. L’accès à la piscine depuis le bar était fermé, avec pour seule explication un problème technique concernant la porte, obligeant à passer par l'intérieur (belle excuse). Le petit-déjeuner est particulièrement décevant : présentation peu soignée, propreté laissant à désirer, produits de qualité très moyenne. Le personnel nous a semblé peu nombreux et assez peu impliqué, donnant une impression évidente d’économies réalisées sur les effectifs et le service. Dans ce contexte, nous n'avons même pas osé essayer le buffet dînatoire. Concernant la chambre, plusieurs problèmes viennent fortement ternir l’expérience : Wi-Fi inutilisable, et surtout une véritable invasion de fourmis. Nous n’avions pourtant aucun aliment dans la chambre ; elles étaient notamment attirées par les brosses à dents et le dentifrice. Ce problème est difficilement acceptable dans un hôtel de cette catégorie. Douches très petites par ailleurs, aucun frigo. Notre chambre était également proche de la voie ferrée, avec les trains clairement audibles, et assez éloignée de la réception et du bord de mer. Au final, nous avons eu le sentiment que cet établissement ne mérite pas réellement ses 3 étoiles, surtout compte tenu du prix payé. Le rapport qualité-prix est franchement mauvais et nous avons eu le sentiment d'avoir payé très cher une prestation qui ne correspondait pas au niveau attendu. Éventuellement, avec un tarif entreprise très fortement négocié, à moitié prix par exemple, l'hôtel pourrait constituer une base acceptable pour explorer Saint-Jean-Cap-Ferrat et la région, idéalement avec une voiture. Mais au tarif normal, nous ne le recommandons pas et nous n'y retournerons pas.

En general, el hotel es grande, tiene espacios verdes y la piscina, mas alla de que el proceso de acceso fisico es incomprensible, no esta mal. El desayuno adecuado.

Ademas de ser instalaciones antiguas, se nota muy poco cariño y atención. El estado de cuidado y mantenimiento general es lamentable. Humedad, telas araña y hormigas, elementos rotos y desuidados, algunos siendo peligrosos para los niños. En el sector del desayuno hace un calor insoportable. Los recepcionistas no son malos pero hay que sacarles la informacion a tirones. Muy pocas ganas de explicar las facilidades y aspectos generales del hotel.

The pool is lovely albeit no sun shades so pool empty from 1pm as it’s 100 degrees and you can’t shade from it.

We have stayed at the hotel before and love it! The gardens, pool and location are wonderful. The rooms are fine and rhe staff make up for any shortfalls there might be. We will be returning soon. 🥰

TOUT ! La situation géographique. Le personnel souriant et accueillant. Coup de coeur pour Nicolas que nous avons retrouvé à la réception et à Océane, toujours aussi enjouée. Un immense COUP DE COEUR pour Marie Fanette et Mehdi qui ont, à deux, abattu le travail de 3 ou 4 personnes. Avec eux, mes petits enfants ont chanté, pris la Bastille le 14 Juillet, fait du paddle, chanté à la soirée Karaoké, dansé et présenté un spectacle. La clientèle est polie et bien élevée. Par ailleurs nous avons le bonheur d'y retrouver des habitués chaque année !

Planned, and prepaid, to stay 4 days, left after 2! Location and view is great, everything else is truly terrible! Ants invasion in the room at check in. Told the front desk who sent cleaners the next day to no avail. Heavy smell of mold in the room and visible fungus in shower. Ants also all over the breakfast buffé. Abundance of pigeons and associated feces inside and outside the dining area. One of em took a dump in our yoghurt while eating. A boy threw up violently on the door and floor of the breakfast diner; they wiped the floor, left the door. Dried vomit still on the door the next morning. No refund with the motivation that ”you live in nature”, accompanied with a shoulder shrug, with regards to the ants. Even though shown pictures and video of ants in bed, bathroom, towels, tables, floors. The whole resort is in a poor worn down state and hasen’t been cleaned since de Gaulle was president. The staff is about as freindly and forthcoming as an airport security line! Undoubtedly the worst Hotel experience of my life this far. Avoid at all cost for a good time, but a must stay if conducting a case study in Hotel and service mismanagement.

The location is unique and amazing for a 3 stars property. The rooms are large and what you need for a vacation by the beach.

The bar area is dirty, even if 3 stars, it can be clean and tidy. It won’t hurt to give a coster with the drinks and ashtrays. Also the ground around the bar is very dirty. We didn’t use the restaurant cause it really looks like a cantin.

The best in this hotel is views. Territory good and green. Good pool but too much chlorine. Rooms big.

Most of personal is absolutely unprofessional and indifferent. Only one guy at the reception was quite adequate, polite and helpful. The room was not cleaned, only after complaining to the reception did the same guy wash and replace the towels. So if you want to clean your room go to reception) There is a problem with ants, but if you don't bring food to the room, there won't be any. The food is just terrible!!!! Don't take it, it's better to have breakfast in the neighboring cafes or restaurants, not on the beach, but in the area of ​​Marinoni Boulevard, there is real French cuisine. I recommend Le Café des Saveurs and Le Tempo - Beaulieu-sur-Mer. For a quick snack, GRAB AND GO, and also as an option, l'Hirondelle. The own pontoon (which is in the photo) is no longer there. The beach is not far away (about 400m), next to beautiful views, there is absolutely no shade, the water is quite dirty and a bunch of yachts (scrap metal on the horizon) really spoils the overall impression.

Niestety w pokoju było bardzo dużo mrówek faraona. Klimatyzacja działała bardzo słabo. Brak lodówki w pokoju. Śniadania bardzo ubogie, wybór słaby, głównie słodkie rogaliki. W recepcji bardzo gorąco [brak klimatyzacji], brak pokoju do przebrania się. Pokoje dostępne od godziny 17:00, a wymeldowanie do 10:00, jeśli masz wczesny lot i pojawisz się w hotelu przed 17:00 to nie ma komfortowych warunków do przebrania się czy odświeżenia. Jedynie ogólnodostępne toalety.

Poor staff management, willing give away rooms that they know the ac does not work, they overbook and won’t change your room. I needed to follow up several times to get it changed.

Property is old and needs an update. Rooms were okay but needed a deep clean. Showers had some mould and dirt in them. No fridge or kettle facilities. Staff weren’t very helpful. Location is okay. Breakfast was very bare and nothing was really nice.

Amazing location, 2 min walk to the beach,(and all the other beaches on Cap Ferrat within easy walking distance) Easy access to Nice,Villefranche,Eze,Monaco etc on public transport, bus stop just outside and train station 10 min walk, makes traveling the coastline so easy, and is very cheap, Hotel grounds are immaculate Swimming pool is also immaculate with stunning views Breakfast included was very good The room itself ( 2 adults,2 children) was clean and comfortable Air Con was a life saver,very refreshing Overall a great place to stay if you want a relaxing holiday or plan to explore the french riviera

Non sono praticamente riuscito a dormire per il terribile odore in camera, di fogna chimica e muffa. Ho avvisato anche lo staff della situazione, ma nulla è stato fatto. Ho chiesto di verificare la camera con me, ma son stato velocemente liquidato. Anche il Wi-Fi non era funzionante. Inaccettabile per il costo richiesto

Hotel très bien situé avec un vue magnifique sur la mer

Les jardiniers passent le souffleur à feuilles sous les fenêtres des chambres à 8h le matin. Cela ne semble pas déranger quand on en parle à la réception de l'hôtel. Cela reflète le sentiment qu'on a dans cet hôtel qui recherche à avoir un certain standing mais qui n'assure pas ce standing. Idem avec les pigeons qui rendent presque impossible d'utiliser la belle terrasse. On sent le personnel dépassé.

Posizione sul sentiero del litorale, vista dalla colazione. Stanza con balconcino, camere insonorizzate e bel parco nel complesso.

Lenzuola macchiate (vedi foto), check in dalle 17 e check out alle 10, parcheggio costoso 14€ a notte. Nessuna cuffia da doccia in bagno, solo un sapone per tutto. Piccioni che salivano sui tavoli della colazione al mattino
