Provider-sourced guest reviews.
We chose a cozy room as we really just wanted a bed for the night. The room indeed, was very small. But it managed to fit in all that was required. The bathroom for the room size was fitting. It did have a decently sized shower and provided all that was needed with soaps ect. Really decent sized towels as well. We overlooked the car park, which is fairly small but the the views to the hills beyond wear lovely. Breakfast included in the price, was more than adequate and served by a very helpful member of staff. Some quirky and interesting art work around the hotel and a great position within the town. Overall a very pleasant stay.
Little to dislike about our stay. One small thing to point out was there were a couple of sticky marks which I managed to tread in with bare feet on the floor.... something accidentally missed by the cleaners I would think. Certainly nothing I would choose to complain about.
Fin beliggenhet, god frokost, fint rom
Det var litt kaldt på rommet
Very clean and felt luxurious for a small space. Clean and cosy.
The common areas were newly decorated and comfortable. Clearly the rooms are in the process of being renovated, so while my room was newly decorated and furnished, the bathroom was a little shabby and my friend's room was in need of a complete do-over with shabby furniture and a very small bathroom and we felt it did not meet value for money requirements. Staff also sat outside her room in the morning, smoking and laughing loudly, which was not appropriate.

Great central location with parking (Ringo), lovely decoration with some underway during our stay - wasn't a nuisance at all. Lovely shower! Nice bar and outside seating, great breakfast.
Could have been cleaner, few old webs and dust in lamps, drawers not wiped but the bedding and bathroom were pristine so its a minor grumble. Oh and the tea selection is great but needs more English Breakfast as we had to share a bag on arrival and a bag in the morning.
Location, friendliness of staff, good bar, spacious rooms and fantastic location, nice teabags and toiletries
Some areas a bit dated
The location
It was tired looking
Extremely pleasant room with great location, they’re working very hard on improving facilities, we had a great visit
The location. Breakfast was beautiful and staff friendly
Breakfast was excellent and location perfect
Cost plus extra charges for car parking
Breakfast was good
Not value for money
Everything was excellent staff were very helpful and all the facilities were beyond any criticisime. An excellent stay thank you John Bishopp
How friendly the staff were
The room was a bit outdated. The Curtains were broken, the carpet had stains on and the room did not have air con.
Very helpful staff, perfect location and breakfast was amazing.
Location was fantastic and staff were so friendly, really lovely room for a cozy overnight stay!
The room looked a little tired like it needs a little TLC but nothing that meant the stay was really affected.
Location /Staff Breakfast
Stair carpet needs replacing very thread bare in places Upper Hall ways need wall papering & good paint very poor condition . Glass Shower screen on the bath didn’t seal properly .Floor soaked with water
Good location
No restaurant room service or air conditioner
Location and views.
Clean, comfortable, really good breakfast and staff were really nice.
We didn’t have a mirror in our room and the cosy double was cosy but apart from that very good property.
The Breakfast was excellent and lovely service too.
It was not easy to speak with somebody on Reception, it was generally un- maned.
Superb Location, staff, breakfast, car park location, room was massive and comfortable.
They were doing some renovation in the afternoon so my baby couldn’t nap properly.
Great location, helpful staff and the hotel is nice overall
This might be a preference but we found the bed uncomfortable, the mattress was too soft and lacked motion isolation making it difficult to sleep with a restless sleeper.
Nice room very comfy bed, tea making facilities in the room..quite and a good sleep
The bar shuts at ten not good for guests who want a drink after being out all day..
Well situated and the staff were very friendly and helpful from start to finish.
Position of hotel
Noise in our room above small lounge from music playing constantly until late evening, also expensive drinks with slow service due to lack of staff
The room did not have any AC so that was a bit problematic in a heatwave.
Great central location, helpful staff
Looking in need of some tlc
- gute Lage - Charme
- keine Klima-Anlage
Where it was located and how cosy it was.
The room was a bit warm.
Great location
All good, no complaints
Breakfast was ok and the breakfast room had been well and recently decorated. Size of the rooms was excellent. Location in the centre of Rye was amazing. Evening at sister hotel The George was excellent.
Room didn't look like it had been dusted. Carpets had holes in them. View was onto the hotel car park. Patio was sagging and handrail was unsafe. Door to patio didn't have a lock, so our room couldn't have stuff left in it. Paint was pealing off the walls in places. Furniture was at an angle, old and mismatched. Sink in bathroom didn't drain. Curtains were torn and didn't cover the whole window. Had to book a time slot for breakfast. Had a special request for late checkout, as it was our 30th anniversary, which was not acknowledged at all. Felt like it needed a refresh all round!
Great room with a roof terrace (room 21) which has amazing views, newly decorated and very comfortable. Staff are all excellent and there’s a really good breakfast.
Quite a climb up a narrow staircase (but worth it for the room).
Die Lage ist fantastisch. Das Personal war ausgesprochen freundlich und zuvorkommend. Das Frühstück war fantastisch! Gemütlich und liebevoll eingerichtet! Einfach schön! Sehr zu empfehlen! Zentrum nah!
Absolutely stunning location unfortunately I was in a small double room , which was claustrophobic no actual air getting into the room was very dusty and the carpet was badly stained, The hotel Carpet on the stairs has also seen better days it is really a run down hotel and really needs renovation, there is also no lift , I complained to management to ask for a different room was told there was none available , unfortunately checked out early and I am waiting a partial refund, the car park at the back of the hotel is run by a management company and is extremely expensive,
Staff were lovely, breakfast was excellent.
The room was small and very dated. Not enough tea, milk. Shower tiles were broken and black around seal to bath. Door did not close well and room had a musty smell. Previously stayed was better room .
Hotel Très bien placé dans la ville

Location
Advertised as a Hotel/Bar but only offers 2 choices of white wine, Pinot and Sauvignon Blanc that’s not a bar. The hotel reception IS the bar. Our room was quaint but not clean, mould around the bath, no tissues, dust on the pictures hanging on the wall, bathroom shelf dirty. We paid £163 for the night! We were told the hotel is being updated but we didn’t get one of those rooms but room 18 overlooking the car park. I did complain when we left.
The room itself was really nicely done and had obviously been recently refurnished. Comfortable bed, clean and lovely bathroom.
The entrance from the car park and general communal spaces were rather poor, carpet peeling, paintwork rather bad etc. The balcony from our room just need a few extras as very wonky decking and nails sticking up. Can see that these guys have started to do the rooms but it is a real contrast!
The full English was very good. I ordered the kipper which I thought would be a proper fresh kipper, but in fact it was a heated packaged fillet. However the scrambled eggs which accompanied it were perfect
The receptionist was half an hour late arriving so we, and several others , weren't able to check in on time. There was no draft beer, and the chilled cans of Morreti soon ran out as it was a warm day. The bedrooms had a vast selection of tea but no spoons. The sachets of milk ran out at reception and so I was offered a jug of fresh milk which went off by the morning. I felt that the place was running with a skeleton staff and so the very good aspects of the hotel were offset by niggling criticisms.
Fantastic place to stay. Beautiful bedrooms set in an old property with lovely decor. Great staff and outstanding quality breakfast. Everywhere in Rye is easy to access.
All good.
Ruime kamer ( sauternes )
Will try and keep it short, but there is so much wrong with this 1 star hotel. The pictures speaks for its self. Dirty, mouldy, worn out and poor service. We booked this hotel for 2 nights at £180 A NIGHT. I wouldn't mind if it was nice, but it's not. We go out for the day and get back thinking we will have a nice drink and sit in the beer garden...So we get a drink from the reception come bar and go to sit outside in the cool shade, but we are told, "NO you can't sit out here because there is a private function" you have to sit in the reception" Im a paying guest and you tell me I have to sit in the 4ft by 20ft HOT reception...Now this wasn't just the one night...NO, it was the same the next night. So the 2 nights we were paying guests we have to sit in a HOT reception....REALLY? And the same was told to several other couples. Now about the hotel....You have to park un the car park at the back of the hotel and pay £10 a day for the privilege...Oh and NOBODY comes out to help you get your cases to the reception along the dirty side alley up a lot of steps. Not good if an OAP, disabled and definitely not if you are in a wheelchair. So we start to go to our deluxe room on the top floor up the worn out dirty carpets and dirt and dust on every surface. We get in the room and it's HOT, not just from the sun beaming in, but because the heating is ON Oh and be careful of the heated towel rail....it burnt me it was so hot. I ask where's the air conditioning....he said "there is a fan in the cupboard" just what you need to blow the heat around in the room. We go out onto the decking area. Take a look at the deluxe room decking pictures and the comfortable seating...NOT. The decking is all loose with teip hazards and the dirty chairs had no cushions. And the decking below for other rooms really wasn't any better. Really needs a tidy up and painting...badly. The windows in the room are dirty and have mould on them and the shower water pressure is poor. The quilt under the cover had stains on it and looks like it has NEVER been washed. And dont get me started on the TINY COLD breakfast....that's NOT INCLUDED in the £180 a night...sitting at a sticky table. I could go on and on, but the pictures speak the truth. Going back to Rye soon, but will DEFINITELY NOT BE REBOOKING INTO THIS 1 STAR HOSTEL. Be interested to see the hotels....sorry hostels reply.
Great location. Friendly staff.
It was very hot and just a small fan in the room was probably not enough to keep it cool. The balcony area could be made a bit nicer. The outside seating area was also too hot for breakfast as the cover did not provide adequate protection.
Very tired and a lot of work needed, we stayed for our wedding night and was very disappointed
Curtains broken, tired room and building
Appalling! Do not go! I have never been to a hotel more in need of drastic refurbishment. Threadbare carpets throughout the hotel, our rooms (we changed from the first room which had an inch thick layer of furry mould around the fan in the bathroom, but it didn't get much better) both had stains and cigarette marks all over the carpets, bed throw and display cushions (revolting), black marks and large scuffs all over the walls and doors (filthy and sticky), broken tiles in the bathrooms, black mouldy silicon around the bath/shower, stripped, flaking paint on all windows and all over the balcony that looked directly on to the carpet. Walls so thin that you can hear your neighbours, clothes moths fluttering everywhere, bad musty smell, and only one person serving bar and restaurant customers and checking in hotel guests (he looked sweaty and totally overwhelmed). There was absolutely no redeeming factor. This hotel should not be open. They should close it down immediately while they undertake a full refurb. Charging anyone more than £50 to stay is almost criminal. Thoroughly unpleasant experience and we would have moved hotels immediately if every other hotel in Rye wasn't completely booked out at such short notice (and we tried everywhere to try and get away!).
Great location and comfortable room. Good breakfast choice and good food. Some staff were great and very attentive and helpful.
Bit tired and in need of an update and lick of paint on the outside. Some staff seemed a bit distracted.
Leuk knus hotel. Heeft wel onderhoud nodig. Leuke bar binnen loopagstand
Room and bathroom were exceptional! lovely big bathroom with deep bath which we indulged in.
Staff were friendly and helpful. Beds were extremely comfortable and room was very big / spacious. Lovely outside bar selling cold drinks. Hotel is situated perfectly in rye close to all local amenities.
We booked a suite and discovered that what appeared to be a king size bed was 2 singles pushed together, which we felt was disappointing. When discussing this with the staff they said it was the same in every suite. No food served at outside bar - only olives. Suite had outside balcony, however, the decking is very perished and could do with a refurb - especially the balustrade which was loose to the point of being dangerous. Although the suite was clean and tidy the interiors are well overdue for a refurb as well.
Staff were excellent and were able to accommodate our request for a walk in shower. Breakfast was very good with a small buffet style continental option plus a cooked choice with friendly service.
Disappointing that there wasn’t an evening restaurant and bar service was restricted. The parking system is complicated and involves downloading an App. Some areas are in need of a little TLC
Loved the location. Staff helpful and a great breakfast.
We have stayed a few times and decided to spend a couple of nights for our 25th wedding anniversary. However, this time we stayed in the smallest room, even though my husband had tried to up grade the room weeks before.
Great location, stunning building and easy access to town/nearby attractions. The bed was comfortable and the room was clean/well presented. Instructions to find the car park were clear, and there were plenty of spaces when we arrived (although they did fill up quickly!)
The room was WARM - it is a heatwave in the UK but a fan at least would have been appreciated. No fridge in the room (which, to be fair, wasn't promised) but meant we couldn't keep items cool. The bar did happily provide us with an ice bucket though which did the job. Staff were professional, but rushed running the bar as well as providing front desk services. Breakfast was a bit manic with only one staff member available and a full dining room, the black pudding was dire (I think the oil they'd deep fried (?!) it in was very old!).
the pictures on website is deceiving the decor in the room was nice but old the location was good the breakfast was okey
the room wasn’t clean at all the mattress was terribly old & uncomfortable
Lovely room and nice breakfast. Carpets worn on the stairs and drinks expensive.
Drinks were expensive. Not keen on streaky bacon for breakfast.
The hotel was located close to Rye town centre. Our room was comfortable, clean and tastefully decorated. Staff were friendly and helpful. Breakfast was excellent.
Glass shelf over handbasin was a hazard. Bathroom was short of shelf space.
The Lookout is in a great location with its own private car park. A wall in the hotel is dedicated to the buildings history from its days as a school up to present day. It was previously a five star hotel and you can imagine how grand it once was . Unfortunately the hotel is now very tired and is in need of a total refurb which is likely to cost a considerable amount of money, However apart from the expensive refurb items (new carpets throughout , new furniture , redecoration etc.) some far cheaper things could be done to greatly improve the place. Clear up the back passage from the car park , replace the mouldy door mat , wash down the outside paint work etc etc.would make a big difference. The staff were friendly and the breakfast was good . Wr enjoyed our stay but its a shame the hotel is so tired .. In contrast the sister hotel The George is excellent and worth a visit.
Heerlijk bed, prachtige kamer.
Wij komen terug!!
Good location. Lovely and cosy. Clean.
Some things could do with updating. Like the stairs carpet - very worn. And double glazing on the windows.
Overheerlijk ontbijt.
Good location
The parking app was not working well for us which may have been due to a problem accepting US payment. The staff on duty was great and put the parking fee on his account and we reimbursed in in cash. Also be aware that a lot of the smaller hotels in UK don’t have air conditioning and they do use small fans and open windows.
The hotel was beautifully decorated, the staff were very friendly and helpful and the location was super convenient.
The bathroom is in need of a bit of an update.
Breakfast was good and great choice and the location was lovely. Room was too hot to sleep 27c we were given to fans but still it was too hot. Corridor outside our room 2 was cool. Made the stay not enjoyable, hotel needs a lot of repairs and up grades would not recommend.
Amy on reception tried very hard to help but clearly she could not control the over heated bedroom. Position of the hotel.
Locations was good
Staff were inattentive. Parts of the hotel could do with an upgrade and some effort made particularly to the balconies. A plant maybe? But absolutely dire night on account of the extremely loud heating system. I thought the hotel might actually explode!!! Do not stay here if you want to sleep
Whilst it is a lovely property it does need the decor refreshing and changing of bedroom carpets as ours had cigarette burns on it
Staff were very friendly and helpful. Hotel was in fantastic location in walking distance to most things. Room was clean and bed was comfy. And breakfast was delicious.
Great location, but the hotel does not match the photos or descriptions. While I appreciate that Rye is a historic town with older buildings, the condition of this hotel was far below what we expected. There is no pool, despite what the listing suggests. Much of the property feels worn and poorly maintained, with threadbare carpets, chipped tiles, and sinks in several bedrooms. Staffing is also a concern — there was only one person on duty during the day and no staff available in the evenings. This made things difficult, especially for older family members, as there was no assistance with luggage. Basic amenities were lacking. We were unable to get cold drinking water, and there are no mini-fridges, water coolers, or ice machines anywhere in the hotel. During an extremely hot week, the cleaning team left all curtains and blinds open, causing the rooms to overheat to uncomfortable and potentially unsafe temperatures. Some simple training and attention to guest comfort would make a big difference. The “balconies” are actually small, rotting wooden decks overlooking the car park, which was disappointing. Additionally, be aware that parking in the hotel’s own car park incurs a daily charge because it is managed by a private company. Overall, the location is excellent, but the hotel itself needs significant improvement to meet the expectations set by its online presentation and the costs.
The location, breakfast , size of the room.
The hotel is runned down, the room was dirty and dusty, every where you look it's in a poor condition, carpets are dirty and there are holes in the curtains. It's a sham because the location is really good.
Good Value Nice Breakfast On site parking
The hotel is a little tired in places
Great location, nice clean place , very helpful staff , nice breakfast
Very steep staircase to carry luggage to the 3 floor
Room was beautiful and spacious
Communication - Telephone didn't work to call the reception from the room. Lookout Rye don't answer the telephobe when called from my mobile. Open and honest about parking charges on booking. I found out about the parking charges, just before arriving. Found an ant in the bedroom. Breakfast was ok.
Romantic
Breakfast was plentiful and good. Location was good to walk around town.
Located in the centre of Rye, convenient, but fairly quiet
Geweldig ontbijt
The property was brilliant and the manager was a lovely guy who served a good happy hour . Breakfast was one of best breakfasts I have had at a hotel and the service was great . Our only negative was the en suite in number one was not of the quality we expected for the price of the room . It was very dated and the taps were loose and dripped and the shower unit was also loose badly needs a bit of tlc . But overall it was an enjoyable stay .
Emplacement : idéal, dans le centre historique Petit déjeuner : bien copieux (continental et english), bien servi, dans une salle lumineuse Le Happy hour de 18 à 19h : vin et fromage (two for one !!) L'accueil : très sympathique et aidant
The location was great , close to where I want to be plus the restaurants & shops nearby
Had to pay for car parking !! Stayed for two nights Would be lovely if guest had free parking
Loved everything. Staff were excellent. Location is perfect. Accommodation really quaint and well appointed.
The cost was overall value for money. staff were helpful and friendly. Breakfast was the only meal available at this hotel and was adequate.
To park at the hotel was a faff, you need to set up an account with a car parking company. Also if your staying for more than 1 night you need log into account each day to update your parking. It does however, allow you to pay for parking should you go out site seeing as the car park company operates various street parking. The staff were very friendly, but it did feel at times more staff was needed and would have provided a better experience for guest. In the hotel important places were clean ie: bathroom and bed, but the hotel and furnishings in places looked tired and in need of a refurb. The outside also looks somewhat in need of attention. Hopefully a refurb will take place soon as this hotel is in a very good spot in Rye. The sister hotel appears more modern and serves evening meals.
Well situated in centre of Rye , minutes from anywhere .
Seemingly building external scaffolding improvements afoot an old historical building with character ..
Excellent location size of the room great unfortunately very tired and shabby the curtains were more holes than anything the decor mismatched dated with pain peeling definitely not worth price charged especially £10 to park in their own car park
location, breakfast and staff
No twin bed on arrival. we had to wait for the double to be altered. Room not clean, torn curtains, worn out carpet.
room location breakfast
car park is not included and shabby, stairs and hallways shabby
Plenty of Electric sockets and mirrors in room. .Nice power shower. Good location . Lovely Breakfast.
Worn/tired/stained Carpet. Dirty Purple cushion covers on bed. A Lock missing off the bottom of the French doors. Broken rubber seal on shower screen. Dirty/dusty Orchid plant on table.
