Stayed at King Studio, Very Nice and Clean With Open Space. Love that there is Free Parking and Check out is at 12 noon

The location is perfect. Rooms are large, clean, really well appointed. Staff are.mega helpful. Breakfast is great.
Nothing to dislike
The scenery was amazing. The free breakfast was amazing, and the staff was great. The rooms had everything we needed, it was clean and loved how easy it was to change the temperatures.
We did have a power outage the last day there, I think having a back up generator would have been nice. Since the room got dark really fast since there was an overcast, but everything else was great.
Front desk workers were friendly and helpful. The room was spotless and very nice.
We enjoyed the location and easy access to our destinations. The breakfast would’ve been better except they ran out of some of the food when we came to eat.
Location
Clean, convenient, value for you money.
The breakfast was good. The dinner menu, I didn't like, it was all Asian style foods and no kids menus available. The menu was very short and no healthy options for individuals on specific medical diets ie low fat, low sodium, no sugar.
Finding parking was never an issue. Great location for our weekend activities. Clean property
Hyatt House Bellevue exceeded every expectation. From the moment we arrived, it felt peaceful, welcoming, and genuinely comfortable. After long days of exploring the Pacific Northwest, it was the perfect place to come back to and unwind. The hotel was clean, quiet, well-maintained, and the staff was consistently friendly and helpful. It truly felt like a home away from home. This trip was filled with wonderful family memories, and Hyatt House Bellevue was a big part of making it so special. I wouldn't hesitate to stay here again and highly recommend it to anyone looking for comfort, convenience, and exceptional hospitality.
Nothing really.
This Hyatt property punches well above its weight. For the cash/points price, I didn’t expect much — and I was genuinely impressed. Pros Location: It’s about 20 minutes from downtown Seattle, which ended up being perfect. I enjoyed the Space Needle, Pike Place Market, MoPOP, and the pier rides, but I also wanted easy access to Snoqualmie Falls, the small town, and the casino buffet. From this hotel, the falls were only ~25 minutes away (versus 45+ minutes and heavier traffic from downtown). I also spent an afternoon at the Museum of Flight — highly recommended — and the location made that simple too. Amenities: For a property at this price point, the amenities exceeded expectations. There’s a bar/restaurant area, an indoor pool and hot tub with comfy touches (pillows on lounge chairs), a laundry room with plenty of machines, and abundant parking. Breakfast had good variety and was well stocked as long as you don’t arrive at the very end. The gym is a decent size, and rooms include a fridge and microwave — perfect for late‑night leftovers. Value: Everything is included. No nickel‑and‑diming. Free hot breakfast, free parking (which alone saves a huge amount compared to downtown hotels), and even two complimentary water bottles per day. Cons These are minor, but worth mentioning for balance: Ice machines aren’t on every floor; It is located on the main floor in the laundry room. The front desk will give you an ice bag, which helps. No water dispenser, though the daily bottled water is appreciated. My husband noted the hot tub jets could be stronger. Overall I was very happy with my stay and would return in a heartbeat. Highly recommended.
Great hotel. Nice, clean, and well-kept rooms. There is even a small kitchen if you need it. Breakfast is decent, and it is a great location to just hop on I-90. Friendly and helpful staff as well. This is our go-to hotel when visiting the Seattle area.
Cleanliness
Noise from outside and hallways.
Zarah was extremely helpful at the front desk and so friendly. Best breakfast I've seen at any hotel.
We had a very pleasant experience at this hotel. We were greeted warmly. Check-in was smooth. The room was modern and comfortable. We would this hotel to somebody who needs a place to stay in the Bellevue area.
I like bacon more than sausage but it was good and great variety. Location was great, especially for what our trip needed. LOVED THE ROOM!!! And gym!
Nothing! It was great
Great, clean and very nice small hotel with good amenities (free breakfast, pol/jacuzzi, gym and free parking). Very easy (15 minutes) to get into central Seattle.
Everything besides the pillows
The pillow were so flat, they felt like you are sleeping in a pillowcase
Location is excellent for us. Customer service is great. Very comfortable hotel to stay at.
Food could be a little better.
Convenient location for access to I90 & I405, to Issaquah and Sammamish/Redmond plateau, to downtown Bellevue, Kirkland, Redmond. Staff always friendly and helpful. Lots of parking around hotel and in free garage. Breakfast has more variety in entrees daily than other similar hotels. Scrambled eggs are one entree same each day, but made as looks and tastes like made from real eggs, not like others made from powder. Bar is convenient for adults to catch sports or have a conversation. Would be better is dining and bar area has sound reduction tiles on walls. Really loud at breakfast. Everything always works in rooms and the hotel when we visit a couple times each year. Rooms are clean and small kitchenette is appreciated. Many outside restaurants of variety of food and level of casualness within 1-2 miles. Factoria Mall within 2 miles has big box stores (Target, Nordstrom Rack, etc., small stores, a number of restaurants, and the largest Asia grocery store in the state
I love the location. Kinda the middle of everything for someone visiting. The staff was very friendly and welcoming. Hannah was very kind and professional. Kudos to her
The only thing I didn’t like is the room I originally paid for wasn’t available when I showed up. Although I was late by a day due to weather I still expected to get the room I paid for. Instead I had to rent another room which was not a part of the budget.
The suites make for a comfortable stay. The breakfast was a pleasant surprise. Good value.
Nothing. The property is great- convenient, good staff, and takes care of guests.
Clean, attractive, convenient and good value. Will come back.
Great place to stay! We’ve stayed here several times and have never been disappointed. They have well appointed rooms that are very clean with a comfortable bed. We enjoy the pool, hot tub, and breakfast
It was very clean staff was friendly no parking fee and breakfast was delicious
Nothing everything was great
Excellent staff
Nothing
Make sure the rate you reserved is the one charged and your incidentals returned….neither happened for us. Hotel was clean.
The staff
Calling this place “Hyatt House Seattle/Bellevue” leads you to believe it is actually in Bellevue. Technically it is, based on zip code but anyone in Seattle area would refer to it as ”Eastgate/Factoria”. That is relevant because of communications using public transport as it is miles from Bellevue downtown and the LightRail.
Room space was great. The breakfast was also good with a good selection. No waffles though. We were not able to take advantage of the breakfast the 1st morning because we had to leave the hotel at 6:30 am.
The one issue I had with the room was the shower head was almost out of reach for me. I'm a short person and the head was way to high so taking a shower was not very pleasant.
The kids and my wife loved the breakfast buffet a the pool!
Location next to the free way was a little wonky but easy to navigate.
Понравилась что в номере было все , так же на кухне было все необходимое
Маленькое окно в номере в углу с видом на стену и немного улицы 🙈😔😅
This is a great extended stay hotel for the Seattle area! Although there isn't much within short walking distance, only a mile or so away - there is all the amenities! I enjoy the downtown Hyatt House at the base of the Space Needle, too. But the parking and relation to the freeways with this Hyatt make is so much more convenient.
Was in town for a trade show. Some staff here are amazing and made up for shortcomings. Other staff are overwhelmed and lack training to deal with challenges. Our room had a window that was completely frosted over. In other words you can't see out of the window. With five bags and gear unpacked, moving wasn't an option. This didn't really become an issue until the next day when I had to work from the room. Hotel is dated. Our room had a shower that sprayed everywhere. Was fixed but then limited direction making showering awkward. Our room had newer furnishings but drapes and blinds are dirty with stains. Hotel is noisy. Extremely noisy. Almost impossible to get a good night's sleep. Second day we tried to sleep in. Construction or repairs in hallway kept us up. Third night was so bad I contemplated checking out in the middle of the night. Security suppowedly visited the rook above us three times. Female desk member barked at me for multiple calls about the noise despite waiting an hour for it to get quiet. 11 PM and still not resolved. Likely a great Hotel if you are on the top floor. Positive notes... restaurant will do their best to accommodate special requests and servers go above and beyond to welcome weary travelers. Food was excellent two meals out of three. Second meal they were out of most items... settled for a single unseasoned pre cut and tough crispy chicken patty with white rice. Breakfast was always perfect with rotating options. Silverware often shows detergent stains. Housekeeping does an excellent job. Likely would have had better things to stay but we chose this Hotel for sleep after a 12 hour event that was physically exhausting and got very little. We really needed the second day to rest and couldn't so we extended our trip for another day and again, still no rest. As I write this review at 7:45 AM, still more stomping from the room above us. Better for families, I suppose. Definitely not good for business travel or anyone that needs to work from their room or values their sleep. All in all, an expensive learning lesson. Final note, Hotel rates are more expensive on the app. Could have saved 70 per night booking here. Hyatt name but not Hyatt quality.
Bit of an unexpected last minute stay, so I was quite relieved to get a room. Every member of staff were very kind and helpful which made things a bit easier. I rarely say this but this one of the cleanest hotels I've ever stayed at. I literally have no complaints about the cleanliness although I did not use the kitchen. The bed was incredibly comfortable, there were no annoying red lights from smoke detectors or clocks and the hotel itself was very quiet. No noise between rooms, but the windows could definitely use double glazing for street noise. However, I booked a different room the next night (another last minute decision) and that one was not quite as lovely. Still clean, but the heating system was rather loud at times and I could definitely hear freeway noise. If possible, request a room away from the south side of the building. One huge bonus was the free and ample parking which seems rare in Bellevue. All in all, a few minor inconveniences (which I did not bring to anyone's attention), but a solid stay overall.
The room was clean and comfortable. the hotel was busy. I did find a note on my car about the space being for guests only and to contact the hotel. I wish they would have mentioned that at check in so I could have told them were I was parked, or they could have told me where to park.
Smoke alarm battery failed in the middle of the night. Woke us up and all of the neighbors. Ruined our stay. Regular replacement of smoke alarm batteries should be a routine part of maintenance.
Worst experience as dirty spoons and towels, no water bottles, not enough paper towels, very old utensils, not great breakfast
Area...clean.
Poor analog tv (rooms need smart tv) Fridge too small
The staff was very accommodating. The manager JL was very helpful. When we got into a room that was accommodating everything was fine. I would stay there again. Convenient location and decent breakfast.
Initially are room was not what we wanted. It wasnt equipped with a full size refrigerator we ended up getting moved but unfortunately was downgraded. I was there for medical reasons and needed to freeze ice. Some of the rooms where dimly lit, however the staff and the manager where a help.
My booking was cancelled before arrival Ended with nowhere to go, even escalated by the Police Because I told them I had a booking with Booking.com
The way I was treated
Watch out for noisy rooms with beeping devices in your room. Also be careful about alarms preset at early hours. Stay here if you don’t like to sleep well.
The staff was very responsive when we called to complain about the noise the heater/fan made when it was on. A person came up quickly and resolved the issue.
The noise from the heater/fan was very loud.
Breakfast area was clean
Nothing
The pool was absolutely disgusting! But other than that it was a nice stay. Breakfast was way more than expected. Staff was accommodating.
Good Pool Gym Bathroom access via room
Clean rooms and great breakfast bar. The beds are too high in ADA accessibility rooms and the shower floods the bathroom floor making it dangerous for people with mobility issues.
We had a great stay in November 2025 at Hyatt House Seattle/Bellevue. Staff was very kind and attentive. There was an issue with our toilet and it was fixed within hours while we were away. The hotel and room was spotless. There breakfast was ample and perfect. Plenty of parking and easy access to Eastgate and I-90.
kostenfreier Parkplatz im November Schwimmbad Frühstück für amerikanische Verhältnisse gut
Everything was good except mattress and pillows
The pillows are very soft and thin. They caused me neck pain.
Location
Size of the room
The property was clean, had great amenities and the quality was great!
Nothing that I can think of.
comfy bed, great breakfast, excellent gym, easy parking, exceptionally friendly and helpful staff
starting to show her age--frayed carpet in stairwell, paint chipping in bathroom
EVERYTHING
Loved everything about it !
Hyatt House is a clean, convenient location with free breakfast and a parking garage where you don't have to pay for valet parking. I have always had a good experience with this location.
The property was clean and beautifully decorated. The rooms were spacious and very comfortable. We slept well and enjoyed or breakfast. I would stay there again.
All was good
Staff was great.
A quick get away from the normal on Thanksgiving. I don’t get to spend one on one time with my husband as much as I use to and it was nice to have that time together during our stay.
Staff is very Friendly and helpful! I stay here once a month and have never had a bad experience. I forgot my headphones on one of my visits and staff found them and kept them safe.
It was clean and had a garage
It’s water pressure or lack there of one in the shower and the noise from the freeway
Very clean professional comfortable beds

Always a great place to stay when I’m in town for work. Staff is great and overall experience was top notch! They welcome you when you get there and always greet you in and out of the building. You feel like you are home.
Dear Hyatt House Management Team, I am writing to share feedback regarding my family’s recent stay at the Hyatt House in Bellevue, WA, in October 2025. Immediately upon our arrival, we found a letter placed under our room door stating that the water to the entire building would be shut off the following day (Friday, October 24) from 10:00 a.m. to 2:30 p.m. This came as a complete surprise, as we were not informed of this important service disruption at the time of booking or check-in. The unexpected water outage significantly disrupted our plans, and we had to rearrange our entire day to accommodate it. When I called to speak with the hotel’s Director of Guest Services, Jill, to discuss the matter and request some form of compensation for the inconvenience, I was disappointed by how the conversation unfolded. Rather than approaching the situation with empathy or a willingness to assist, I felt that my concerns were dismissed and treated as unwarranted. At one point, Jill remarked, “I’ve looked it up and you were staying for four nights. You mean to tell me this is the only complaint you have?”—a comment that I found dismissive and unprofessional. This interaction left a very negative impression, which is not something I have come to expect from the Hyatt brand. I hope that senior management will take this feedback constructively to ensure that future guests are notified in advance of any major service disruptions and that staff handle guest concerns with the courtesy, respect, and professionalism that Hyatt is known for.
Great place to stay while exploring the Eastside of Seattle. Easy access to freeway, free parking, free breakfast. Staff is professional and strives to meet all of your expectations. Comfortable room with nice views.
Great workspace. Nice and clean. Free parking.
Never had my room cleaned in 4 days
All good!
