I had to go home
Excellent breakfast and excellent service Brilliant location to town and Cliffs Pavillion
The room abit noisy with the road outside, and people talking early outside
Modern very clean excellent breakfast very attentive staff.
Nothing
We felt very welcome and relaxed throughout our stay.
A little tired in the bedrooms
Meubilair in slaapkamer versleten, stoel waarvan bekleding gescheurd was. Bed zacht Echt geen 4 sterren waard!!!
One of the quietest hotels I have stayed in - even with window open. Very comfortable. Traditional cooked breakfast which was great too and good coffee.
I have nothing bad to say about the property, everything was excellent, breakfast wonderful
No comment
Staff were very friendly and helpful. The breakfast was freshly cooked and served hot.
Perfect location for easy walking to the promenade and town centre
Some dated fittings in the bedroom need upgrading
Good location and clean room
Was unable to get breakfast even though we were told it was 0700, yet at 0730, everything was locked and no one around
One night stay and very pleased with the room plus a great breakfast.
No TV remote. It didn't bother me too much but other guests may require the TV.
Beds comfy and bedding clean. Friendly helpful staff.
Rooms a little tired. Need some TLC.
Friendly staff. Facilities clean ,good food, in short all great
None
I needed a hotel for one night whilst visiting Southend for a Sparks gig at The Cliffs Pavilion. The Ilfracombe House was perfect. Very short walk to the venue. Car park at the hotel. Modern shower. Fridge in the room. Lovely big breakfast. Perfect!
Welcoming staff, clean, nice location
NA
Great location. Friendly staff.
Buffet breakfast was not hot
Cute and very English style
Toilet needed better cleaning. The toilet seat was dirty
Really friendly, lovely room, great breakfast
Great location for the Cliffs Pavilion. A budget hotel that offered a cooked breakfast, options for an evening meal and free parking.
Nothing
Great position Lovely breakfast Welcoming staff
Cleanliness and friendly staff
Would have liked air conditioning rather than a fan
Friendly, clean and good food
The staff were very helpful, friendly and efficient. It was also very close to the theatre

The property was lovely and clean, we had everything we needed. The shower was spotless, beautiful shower. Breakfast was perfect. Very friendly staff. Near the front.
The room was large very clean and comfortable Large windows lovely large walk in shower. I would have liked a rubber mat for the floor of the shower as I am old and balance not great.
All good breakfast good too 😋
This was the fourth time we have stayed here we have another night booked for next week Tuesday the 11th whenever we go to Southend we will always stay here Not only is it a great location for the Cliffs Pavillion the staff are lovely the breakfast is great and it's really good value for the money Also go to Olivers it's on the beach for lunch it's not far either and you'll not be disappointed
I couldn't fault anything it's so good there
Proximity to Cliffs Pavilion and seafront. Friendly staff and good breakfast.
Room very tired and needs updating but very clean
Service was good. Nice staff.
The state of the room - under the bed was unclean, dusty lights and the grimy remote control for the tv needs cleaning immediately.
Location is perfect for the a relaxed stay by the water Brilliant staff who will go extra mile for you Brilliant breakfast with all the options
Bar could open later for the theatre crowd
Great location staff were very nice breakfast was very good and the room was clean hotel a little old fashioned and could do with an update of furniture as it looks very old
Stayed here with my partner and little boy, the staff are all very welcoming and accommodating. The rooms are great with all the facilities you will need, great location very close to the beach front. The breakfast is lovely , would definitely stay here again and recommend to my family and friends
We stayed at the Ilfracombe House Hotel on the 20/21 July 2026. In short we will not return and could not wait to leave. Upon arrival we were checked in quickly and shown to our room (room 7). On the way to the room the stench of rot ways most evident. Fortunately the room did not have the same unpleasant aroma. The bed lined and towels were very clean, that however, is where the positives end. The view from our room was of overflowing bins outside the kitchen with all kinds of food matter. (A fox visited on our second night but left quickly). *The table in our room had a badly cracked glass top. *Light bulbs were missing from all the light fittings in the room. *There was mould on the bathroom ceiling. *Both showers heads, rain and handheld, were covered in scum/muck. *The shower door was coming off its runner. *The curtain rail stoppers were stuck on with cello tape and fell off, as did the curtains when opened. * Internet was not available in our room. *Breakfast was not cooked fresh. Full English arrived within minutes of being ordered. It was luke warm at best, with a congealed fried egg and awful hash browns. Small pot of tea was ok. It was very clear the breakfast had been pre-cooked and kept warm, it was inedible. We left early on the second morning and skipped breakfast as there was no way we could face what had been served on the first morning again. Whoever rates this hotel five stars does make me wonder what circumstances they live in. It is with regret that I have to be so damning of this establishment and I do not do so lightly. It is however, really unpleasant and how it has achieved a four star AA rating is mystifying. I would avoid staying at this establishment.
Staff were friendly and helpful. Location was ideal - quiet, yet close enough to everywhere we wanted to go (seafront, shops, theatre and train stations).
Furniture and decor was a little tired, but everything worked.
Such a lovely friendly and comfortable hotel in a great location. Will definitely be back
I always stay at the Ilfracombe House Hotel when I visit the Cliffs Pavilion and have done so for many years. The hotel is a short walk from the theatre. It's a friendly family run hotel and I always receive a warm welcome. The breakfast is very good as well.
The staff and location
Room missing a curtain so too much light got in. Door needs a handle, hard to open from inside room. Shower was working properly.
Room seemed nice when we checked in, - it was clean. Breakfast was fine. Close to centre of town rather than close to sea.
We had a late night and the key that we were given to get into the external door didn't work. It was wrong key. At 2.20am in the morning, this was not great. Poor attitude from staff regarding this - didn't sleep in the room in the end because couldn't access it. Did get a partial refund but no apology from them. The wifi was also rubbish - it only worked in the bar area. They should have checked that their keys worked. I ended up sleeping in my sons room (which we could get into) and therefore paid £75 just for breakfast. Expensive!
Absolutely lovely breakfast
Lovely room, friendly staff and a good breakfast. I have visited 3 times before, and will go there again.
No tissues in the room
Friendly staff, great breakfast
Room and shower were excellent, Although very hot as facing rising sun.
Breakfast was a little disappointing as although they offered cooked breakfast there was no fresh fruit to start just cereal,
Nice room , lovely stuff , delicious breakfast.
The courtesy of the owner.
Location within 10 mins walk to centre was great. Staff very good. Breakfast very good. WIFI available and Strong Signal. Free Parking with street permit. Staff very efficient and friendly. Shower good, bathroom facilities were OK. Bed very comfortable. Sheets clean. Having a Guest room with Bar.
Not much to dislike. Some areas on my room required a bit of attention, side of bed drawer not in place, Curtain one side dislodged. Quite old furniture and fittings but did not spoil my stay.
We throughly enjoyed our stay. 😊 We had a lovely room with a great bathroom bright and welcoming with all the facilities we needed and more. Bertie and his staff were wonderful and made our stay very special there was nothing that was too much trouble. Breakfast was delicious.... we stayed another night.
There was nothing not to like....
Staff and breakfast were great. Room was clean but small.
Having to carry large suitcases up stairs to a small expensive room.
Чистое белье.
Вид из окна на мусорные баки.
We had a lovely time our room was amazing with great facilities. We had had everything we needed and more. Bertie and his staff were warm and welcoming nothing was too much trouble. Breakfast was delicious we loved it so much we stayed another night. Paul and Nicola 😊😎
Had a great experience here. Staff are very attentive and friendly. Bedroom a decent size. Only couple of picky things one large and small towel for both of us and two very small bottles of shower gel. The breakfast was nice however portion sizes of the hot breakfast items was rather disappointing unfortunately.
Location was central Room was clean bathroom good size Shower was lovely
Coffee and tea basic choices Biscuits would be nice option
Very friendly staff room was clean and comfy, breakfast good Great location
A handle is needed on door as very heavy to open ,my Aunt couldn't open it Wifi up and down
Bed was very comfortable. Room was clean. Breakfast was great. Staff were very friendly. Short walk to the theatre.
Our room was very hot & the fans provided weren't adequate at all. The public areas need sprucing up, as did our room. Furniture very old & needs updating. Bathroom also needs attention. The window in the bathroom had sticky film on it to prevent people from seeing in & that really needs replacing. No glasses provided in the bathroom. I think the price was a little steep considering the standard. One of the lights in the room didn't work. I didn't report this as it wasn't really an issue, but things like that really should be checked when the room is cleaned.
Very friendly staff. Good breakfast and service. Room pleasant at first glance. Fan provided. Room clean. Nice location and very quiet and peaceful. Free parking either in hotel carpark or in street after 9pm and before 11am.
Because the shower cubicle has the controls at the back, and the only shower head is overhead, it is impossible to reach through and set the pressure and temperature without getting a blast of cold water. Also nearly impossible to have a shower without getting hair wet. Inside shower cubicle, the top has come off the handle, leaving a sharp edge. Door to toilet area - handle broken. Dirty towel had been left on the back of the room door. I didn't actually notice it until the second night as I was just in and out before then. Two plastic glasses were propped on the pipes in the toilet area and just kept falling on the floor - not hygienic. Hairdryer had been stored with twisted cable and didn't work anyway - only the cold button worked, not the rest - I always carry a small, emergency one, so I used that. I think that for the price, it's not up to standard. Although the welcome and the breakfast were nice, I wouldn't stay again.
Good location, friendly welcome and good service. We had a luxury double en-suite, room 3 which had a good size TV although signal wasn’t great but that was ok because we were out most of the time. There was a comfortable settee and a fridge. It was a good size, great shower and mostly clean. Breakfast was included, good portion size. There’s was a selection of cereal offered as well as cooked full English with selection of eggs. Fruit juice was also on offer. I would definitely stay again.
I would have preferred to dish up myself instead of table service and fresh fruit would have been nice. Please clean the dan in the room as it’s very dusty 😁
Staff very pleasant and keen to care for you. Breakfast traditional cereals and cooked. I just booked a single room for 2 nights because I wouldn't be there much. It was £100 a night. It looked nice at first, but... - broken handle on door into toilet/shower area - in shower cubicle, door handle top had broken off leaving a sharp edge - shower was overhead only with control lever at back of cubicle, which meant it was impossible to reach through and adjust pressure and temperature without getting soaked with cold water. Also very hard to shower without getting hair wet. - dirty towel had been left on the back of the door. - hairdryer had been put away with cable twisted, and it didn't work. Parking was free. Friendly b &b but below standard, sadly.
The property was in a good location for the beach, pier and theatre . It was clean, comfortable and the staff were all very nice and friendly.
Nothing really. The car park is rather small, but there is ample parking in the road outside for which the staff will give you a permit. The room we were in was very hot because it was so hot outside and we were at the top of the hotel . That is not the fault of the property, but the small fan in there wasn’t overly helpful. We were very glad we brought our own hand held fans because we needed them all the time we were there - just to advise others that if there’s a heatwave, it would be advisable to bring an extra fan or two.
Clean and big room
Staff fabulous. Breakfast was good. Location very good
Beds too small. Uncomfortable. Place needs modernisation and cleaning.
The whole experience was brilliant, the staff were very helpful and accommodating the breakfast was very good. The room was well laid out and worth the money paid for the stay. I even asked where i could park my car the next day and the young lady said i could leave it in their car park until i left.
There was nothing I didnt like
The staff are truly lovely. Breakfast excellent. .
The beds are small. The need to step up into bath to have a shower is dangerous in my opinion. The TV did not work in the 2nd bedroom we used. Windows were all dirty. It is not suited for today's market.
Size of room was excellent , staff very friendly , breakfast was very good
Room could have been a little cleaner
Location
Small facilities for Breakfast
The hotel was classic old school style British vibes. The staff were really friendly and attentive. It was affordable, had parking available and very close to the seaside.
The breakfast wasn’t very good? My room opened on to the car park and was very noisy from kitchen staff arriving around 5:30/6am.
We enjoyed our few days at the hotel and would go again. Good location and very friendly, helpful staff
Position great, friendly helpful staff, clean and comfortable. Lovely breakfast. Good parking arrangement.
Very comfortable room and bathroom. Very good breakfast, good choices. Good to have parking which meant we could walk everywhere we wanted to go. Local information available.
Host was excellent, very friendly and helpful.
Great location near pier. Comfortable room. Good breakfast.
Nothing significant. Parking is on street but hotel can provide a parking pass.
Lovely staff it is just a bit tired in places
Bedrooms were clean and tidy just need a bit of a tidy up in places
Location, staff friendly, breakfast good.
There was stuff open left in the fridge probably from a previous stay, door lock was a bit iffy but they sorted it out for us. Water left in the kettle. A lot of noise from pipes from other rooms.
Excellent location
A little tired but very friendly staff.
Excellent value , good food well cooked .
Nothing to dislike .
This was amazing
This was amazing
Fantastic hotel. We have been visiting for several years. Never disappointed always top service and friendly staff. Rooms are excellent. Nothing is too much trouble. Highly recommend.
Friendly staff, good location, good size of the apartment and easy check in/check out.
The apartment is in a desperate need of a deep clean and just general refreshing. As soon as we walked, we were hit by a musky smell. I wasn’t brave enough to use anything in the kitchen. It did not smell fresh at all in there too. Everything just felt grubby, cracks and chips everywhere.. Fire alarm was broken and making noise, couldn’t be fixed so we had to switch off the whole electricity at the fuse. Noisy neighbours rowing and fighting for hours on the street. Not ideal when you’ve got a young child with you. We booked 2 nights but left after 1 night… I booked it based on good reviews but was hugely disappointed with the standard of the place. How it’s got over 8 is beyond me.
Rooms very clean & comfortable, staff friendly and attentive, great breakfast.
Lovely, traditional hotel, friendly and helpful staff
Would prefer to serve myself at breakfast
The friendly welcome The parking The reception ordered a cab for me several hours before I even booked in The room was very clean
Nothing
Great location, excellent breakfast, excellent service from start to finish. Not a modern hotel but comfortable and clean. A really enjoyable stay.
It was very close to the seafront. There were buses to nearby Leigh on sea and Westcliff not very far away. The room was clean and comfortable. The breakfasts were lovely.
There weren't any more ordinary evening meals available at a more reasonable price.
Good location, comfortable and good value
Room tired
Manager and staff were professional and friendly Table service at breakfast was excellent Bedroom was beautiful
Nothing. It was a great stay
From the moment we arrived to when we left we had an excellent experience. Everything about the hotel was very good and the service we received could not be faulted.I would not hesitate to stay there again and I will tell anyone who asks about our holiday what a great hotel it is.
Location
Expensive and poor value for money. Size of rooms & bathroom very small.
Lovely spacious room. Bathroom very good size with a walk-in shower. Excellent choice for breakfast. Great location.
Friendly owner bertie came to say hello 1st morning at breakfast. We stayed 2 nights. Loved the location in westcliff area of southend. Breakfast good choice of cereals yogurt some fruit and english . Bacon and sausage too salty for our palate but im sure fine for others
Location as we were visiting Cliffs Pavilion
Breakfast was just ok. No menus. No mushrooms! Waitress made toast in the dining room and just came and placed one slice on my husband’s side plate with her hand. Single cups of instant coffee made in dining room too. No self service for cereals although they were visible. All a bit of a mess really. The thinnest serviette I’ve ever had! My husband did not have one at all! Ketchup was all smeared under the lid - just unkempt really.
Friendly staff and perfect location.
Cleanliness - dirty behind bedside cabinet - pretty tatty and light bulbs missing. Breakfast very basic.
Location, friendly staff. Helpful good breakfast
