The hotel was excellent. Nice rooms and the hotel is in a great location. The breakfast was superb.

It was a beautiful building located in a very Central area. Handy for the beach and shops.

The hotel was in a perfect location, close to the Pier. The room was a good size with an amazing view. Breakfast was freshly made with many options and was delicious. The staff were very friendly.

We parked outside but it was a faff as you couldn't book ahead. Room was fairly small but very comfortable

We had such a lovely stay at this bed and breakfast in Southend. Everything was spotlessly clean and really well looked after, which made us feel very comfortable throughout our stay. The breakfast was absolutely amazing — fresh, delicious, and a great way to start the day! The whole experience was lovely, and we would definitely stay again and recommend it to anyone visiting the area. Thank you for a wonderful stay!

Nice convenient location and a warm welcome. The room had some nice treats and was a good size. Breakfast was lovely.

The room was at the top of the hotel up a few sketchy stairs and very very hot. There was a fan but it was fighting a losing battle. The shower was very low, and at 6'2" the head was at spam level.

Very good location, extremely close to the city centre and the seafront, absolutely perfect! Also, the hotel and our room was very clean and the staff were super friendly. The breakfast was also lovely. We stayed recently as we were attending a wedding and the hotel was faultless, absolutely everything we needed and nothing was too much trouble. Lovely old house beautifully restored with attractive personal features and little additions to enhance one’s stay . Spotlessly clean .The owners friendly ,efficient and delightful . Breakfast superb .

Great location. Free parking from 6pm to 8am on the road right outside the hotel. Delicious breakfast included in the price. Very good value for money overall.

Bathroom needed a bit of a clean up in the corners. Some rubbish was left on the floor too.

Lovely hotel and lovely, helpful staff who changed the room as I was with my elderly grandmother and we'd booked the top floor by mistake. Breakfast was excellent.

The location in proximity to the seafront and pier is excellent. The owner is lovely and very helpful, I stayed in the suite which was spacious and quite well appointed although I would have liked a small coffee machine.

I was travelling from Perth Australia so I’m used to the heat but some may struggle with the fact there’s no air conditioning especially in a smaller room. Having said that, there was a fan in my room but I opened the windows at night and the cool air blows the heat out. If you travel with large heavy baggage the stairs may be an issue but I had no trouble as I travel with two smaller cases. Southend seafront is a bit of a drag strip for cars at night but it wasn’t too big an issue .

The hotel was beautiful. The owner was very accommodating for my husband who has had two hip replacements. We were given the Balcony suite which was stunning.

We stayed with four other family members and we all loved the hotel and would highly recommend it.

Uroczy hotelik. Doskonała lokalizacja - 5 minut piechotą do plaży i wesołego miasteczka. Pokoik niewielki, ale czysty i wyposażony we wszystko, co potrzeba na krótki pobyt. śniadanie smaczne - angielskie. dostępność produktów bezglutenowych. Bardzo miła pani (właścicielka?) pozwoliła nam zameldować się trochę wcześniej i serwowała śniadanie. Polecam.

Lovely, friendly staff. We were given an upgraded room on arrival which was a lovely gesture. The room was spacious, clean and comfortable, with everything we needed. Breakfast was plentiful and tasty. We were also able to get a parking place right outside.

Beautiful, period property. Spacious room decorated very nicely with comfortable bed and sofa. There was a fan provided and a body of cooling spray which were very much appreciated given the heatwave we were experiencing! Located near the town and seafront, everything within easy walking distance. The cooked breakfast was excellent and accompanied a decent selection of other options including gluten free options.

Lack of lift may be an issue for some guests (but not me)

Die Lage ist wirklich toll. Wenn man beim Frühstücken am Fenster sitzt, schaut man aufs Meer. Ich empfehle, beim Zimmer anzufragen, ein Zimmer mit Meerblick zu bekommen. Wir hatten ein Zimmer zur hinteren Seite vom Haus raus. Aufgrund der Bilder von dem Inserat war mir nicht klar, dass das der Fall sein würde. Ich bin davon ausgegangen, ein Zimmer mit dem Balkon und Meerblick zu haben. Das Hotel ist total süß: etwas kitschig, aber schön alt und britisch. Ein schönes Erlebnis für Touristen, die den britischen Flair erleben wollen. Es ist toll, dass man vom Hotel aus direkt an dem schönen Park und am Meer ist, auch der Weg in die Fußgängerzone ist nur 100 m entfernt. Zuerst wirkte die Besitzerin etwas verhalten/ skeptisch/ leicht unhöflich. Später war sie dann aber total nett und zuvorkommend!

Can’t wait to stay there again and will recommend this hotel to my friends. Loved the fact you had your own front door key and room key. Star out on balcony at 6am having a coffee. Fabulous. Tea and coffee facilities in room, lovely en-suite bathroom and a beautiful lounge. Absolutely stunning.

Not the hotels fault but the boy racers trying to ruin their engines late at night along the sea front was a bit of a nuisance. When will these idiots grow up.

1. Having telephoned the property and explaining that I was disabled, we were put on the 3rd Floor with no lift. 2. Despite having been informed their was only street parking, all parking was taken by residents of other properties. 3. The nearest public parking was full, and is not that close for anyone disabled. 4. The greeting upon arrival, was, "Name,....3rd Floor" before simply walking off! 5. The property itself smelt heavily of cigarettes and in-particular Cannabis. 6. The room as per the property itself, gave the impression of a former local authority bedsit, for waifs and strays. 7. The en-suite was dirty, with hairs and stained areas of disrepair. 8. The carpet had not been hoovered properly as there were bits of cotton and cotton wool everywhere. 9. The property cannot be considered as a 'Boutique Hotel' on any continent, and was certainly NOT as described. 10. The Hamilton 'Boutique' Hotel, had a star rating of 9.3 (now 9.00) on booking and a cost of £162 per night, however, nearby properties, such as the Ship Hotel has a rating of 9.4 and is just £143 per night with breakfast included. The properties are so far apart in location, cleanliness , atmosphere and style the the Hamilton has clearly been over rated by around 5 points on Booking.com. 11. As soon as we booked in, so we booked out again, we ended up at the Premier Inn, which was around 400 % better all round and cheaper.

It was beautiful , both inside and out . The decor was very tasteful indeed . Everywhere was spotlessly clean with lovely little touches in the decor . A lovely atmosphere to the place . The room was extremely comfortable . Breakfast was delicious and served in a bright airy morning room and the host was very welcoming . The whole stay was an absolute delight and I would return anytime that I am in the area . Highly recommended .
