At first we thought eek it’s very small & compact but it worked & we enjoyed our stay. The shower was excellent & powerful & just what I needed. Beds were small but again it worked. Everything you could think of was provided. Great location. Buxton was a fab town & great location to use as a base or even passing through. The hosts Paul & Sarah were just so friendly & chatty too plus the breakfast was everything 😋
Just a little small but like I said it still worked.
Compact and tidy BnB units, everything in excellent condition. Very friendly and knowledgeable staff. Big, tasty breakfast choice.
We had a lovely one night stay for our wedding anniversary. Booking was simple and communication great. We were greeted on arrival by Paul and allowed to park our car on site a couple of hours before check in. The location is close to the town centre so we had an afternoon looking around the shops and having lunch and then returned to check in. Again we were greeted by Paul and showed to our accommodation. The accommodation was clean and tidy and smelt lovely. Paul took the time to explain everything to us and advised of places to go for an evening meal. We were asked what time we wanted breakfast the next day and directions given on where to go for this. We had breakfast the following morning in the dining room and the service and quality of food was excellent. There was a wide selection, something to suit everyone! Overall a lovely stay in Buxton. We will definitely book again when we come back. Thanks Paul, Sarah and team.

Paul was a great host. The room was just what we needed. The breakfast was superb and set us up for the day.
Very welcoming and friendly hosts, who make some of the best breakfasts we've ever had!
Everything was great!
Good off road parking for motorcycles, friendly staff / owner, good breakfast.
Bed not the most comfortable.
Fantastic breakfast, lovely location and very friendly staff. Enjoyed thoroughly

Although it was a short stay we both loved the accommodation and the lovely couple running it the room was comfortable and very clean and our breakfast was yummy.

An absolute gem on the edge of Buxton! Hawthorn Farm is a gorgeous historic house, but what truly makes it special is the incredible hospitality from the owners, Paul and Sarah. They make you feel welcome the moment you step foot on the property. The rooms are spotless and character-rich, and the home-cooked breakfast in the morning is top-tier. A perfect base for exploring the Peak District!
Lovely property. Very clean and comfortable. Incredibly quiet especially considering how fabulously close to town it was. The owners were friendly and helpful. Breakfast was comprehensive and tasty. We couldn’t recommend enough.
Nothing
Outstanding breakfast. There was a wide range and the food was locally sourced.
Can’t say how much I love this place. Cozy room, kind host, nice breakfast, cute doggies, convenient location…highly recommend to those who ever travel to Buxton. I’ll definitely come back next time.

Great location, easy walk into the town centre. Great hosts, very friendly and helpful. Wonderful breakfasts and very accomodating of our plans with timings etc.
Nothing to mention, all round good experience.
It was clean and the bed was comfortable.
We really enjoyed our stay and found the guest house comfortable, but we were disappointed by the situation regarding dogs. Although the property is described as dog-friendly, we were told on arrival that dogs aren’t allowed in the breakfast room. As our rescue dog has separation anxiety, we would never leave him alone in the room, meaning my husband and I would have had to have breakfast separately. We appreciate that the property does state online that dogs aren’t accepted in the first-floor bedrooms, but there is no mention that they aren’t permitted in the breakfast room. It would be helpful if the information could be made clearer about exactly which areas are dog-friendly, so guests travelling with dogs know what to expect before booking. As a result, we chose not to have breakfast at all and left early, as we didn’t want to leave our dog alone or have breakfast separately. This also meant we didn’t really get the full value of the room rate, as breakfast was included but we felt unable to use it. Aside from this, we had a lovely stay and would have happily enjoyed breakfast together on our final morning if our dog could have joined us.
Beautiful guest house, Paul was very informative on the area and places to go. Breakfast was great with locally sourced food.
Nothing
The breakfast especially the fruit bowl and the pancake are delicious.
The room is slightly smaller than we expected but it's ok as we just stayed for one night.
Very helpful staff
Difficult to find
Location was great for us as we have family nearby Paul and Sarah were very friendly the breakfast they offer was way above or expectation clean and comfortable accommodation
Nothing
Very welcoming host, a comfy room and an excellent breakfast.
Entrance wasn't exactly as on sat nav but called the host who talked me in with no problem. Parking adjacent to the rooms which is great. Location is only a 10 minute walk to the centre of Buxton although there is a fairy steep hill to be aware of. We had room #6 which is compact including access to the toilet itself and two small single beds so adults on the larger side may need to bear that in mind. Shower was spacious with good water pressure. All supplies eg tea, coffee, shower gel, all well received. A good breakfast menu and cooked fresh. Very welcoming host.
As mentioned, the beds were small singles and thus quite narrow when used to a double or similar. The headboard was also not fixed to the wall so did 'bang' a couple of times when turning.
Rooms clean, great breakfast and friendly owners.
Posizione strategica, gentilezza dello staff, camera pulita e confortevole e colazione ricca e gustosa
The room was very clean with ample tea and coffee and biscuits. The shower was spacious with plenty of nice soft towls. The bed was extremely comfortable. At breakfast there were plenty of options and it was top quality and delicious.
We couldn't fault the accomodation the only negative was the steep climb back from town, for somebody with poor mobility it would have been a struggle but apparently there were plenty of buses.
The tranquility of the accommodation. The breakfast was delicious.
Everything about the stay was excellent. Location the food the property was super clean and the owners where so friendly nothing was to much trouble And the weather was good also
Wish we could have stayed longer
Un’esperienza: casa tipica inglese del 1580, pulitissimo, colazione tipica inglese preparata al momento ottima. Proprietario eccezionale.
It had a great location. The friendliness of our hosts was excellent and the quality of the food and service was second to none.
I stayed at a time when the weather was very warm and I did miss the rooms being cooler. Maybe some kind of mobile air-con unit would have helped.
Great location to visit Buxton and the rest of the Peak District. They served the best breakfast. Their oatcake is amazing! The room and bathroom were clean and had all the important necessities.
Nothing really. The mattress was a bit too soft for me, but that’s a personal opinion.
Great location. Room had everything we needed. Hosts were great. Breakfast was very good.
Full of character

The owners are true hosts.
Unendlich süßes kleines bed&breakfast. Sehr sehr zuvorkommende Gastgeber! Jederzeit wieder :)
The bedrooms are located in individual converted barns giving guests the impression of more privacy and and the more unique experience
Nothing in particular
Beautiful. Great location. Fantastic hosts. Fantastic cooked breakfast.
Ambiente familiare! Camera comoda e fresca. Grande doccia. Colazione 5 stelle! Ampia scelta e tutto fresco preparato al momento! Parcheggio direttamente davanti al cottage.
Excellent accommodation & fabulous hosts. Superb hospitality. Great breakfast & care taken with an allergy requirement.
Breakfast is excellent.
Very cosy and clean apartment. Well furbished with all the necessities. It’s within walking distance to the city centre, yet quiet and nice environment. The stay is inclusive of a fabulous breakfast - cooked upon order. The host, Paul, is super friendly and helpful. Would definitely recommend to anyone who loves to stay at a nice cottage.

A very warm welcome and an excellent room. The hosts are very friendly and gave us ideas for our evening meal. Our bed was really comfortable and there was a good supply of tea and coffee etc.
Nothing
Very comfortable beds and a lovely breakfast. We enjoyed our stay.
The building is charming, historic and the location was lovely. The owners were really welcoming and helpful and the breakfast they provided had loads of options, it is also freshly made/cooked to order. The room was tidy, clean, comfortable and best of all dog friendly. couldn't have asked for more
The hosts were very friendly and helpful and had a good knowledge of the area that helped us to decide where to visit. The breakfast was fantastic. The room was comfortable and I liked the different choice of biscuits in the room and shower gel and shampoo that were far more suitable than the tiny containers that are usually found.
Nothing
Very friendly hosts. Easy check in. Easy to find. No issues. Cleaned to perfection. Shower gel and towels provided. Lots of coffee choices in the room and a chocolate bar & biscuits given. Large breakfast choices and nice toast!
Doggy next door was barking at us coming in and out luckily he then only barked at 7am. The toilet door was really noisy in the night and woke other guest in the room up.
Beautiful building and lots of character

The location was within easy walking distance to the town and facilities. The hosts were friendly. Breakfast was lovely. Accommodation was lovely. A good place to base yourself in the Peak District for walks etc. A lovely stay.
Nothing.
Excellent location and fantastic staff. The breakfast was outstanding, with a very personal touch and dishes tailored to individual preferences. You simply have to try the oatmeal pancakes – they were delicious!
Lovely cozy little room.well equiped. Near to the town. Delicious breakfast and Paul even topped up our mugs for the journey Nice areas for the dogs
Bathroom too small but no room to expand. Parking a bit of an issue as someone had parked rightoutside our room so as there was a step down my friend who has mobility isses had to use their car to help her down off the step.
lovely host and charming place. Super breakfast.

Very accommodating host. Lovely venue. Gluten-free options.
Breakfast was particularly good, thanks so much, our stay was great!
Een frisse, schone kamer en een fantastisch ontbijt.
Niets
Quiet but close to town centre
Nothing
The property is well located for the Buxton centre and local walks. I liked the separate entrance to the room with a covered porch complete with table and chairs. Bed is also very comfortable. The hosts were lovely and the breakfast is possibly the best breakfast we have had at any hotel or guesthouse we have had. It is all freshly cooked and made to order with freshly made fruit salad on offer before the cooked breakfast is served.
No faults noted.
Super place and Paul and Sarah lovely and friendly! Great breakfast too Deborah and Mike
Nothing all good
20 minutes walk to Buxton centre, top of a hill. The breakfast was exceptional. Quiet area away from road noises. Very friendly and helpful hosts.
The wifi did not work inside the room and bad reception so not able to use phone unless going outside. A bit of tlc on the outside look of the property would be the only thing to make this place perfect. (Repaint the doors, windows and refill planters with compost and add more flowers.)
What a hidden little gem! Absolutely loved our stay from start to finish, Paul and Sarah were great hosts - friendly welcoming and helpful. The family room we stayed in met all our needs, was comfortable and clean and just charming! Breakfast was amazing, and the location is great. It was a short 20 min walk into Buxton.
Nothing, everything was great! Will definitely be returning if we come to Buxton again.
Hospitality, location for walks, cleanliness and exceptional breakfasts.
Nothing. All very good.
Friendly owners ,great breakfast . Good communication ,and local info . Lovely old house ,nice linen towels ,shower all nice and clean Great that we could stay just one night on route to Yorkshire
No complaints
An ideal base to explore Buxton. Beautifully kept. Comfortable bed and plenty of literature available for the area. Lovely breakfast. The owners were most accommodating.
Nothing really although maybe the outside chairs could do with an upgrade.
Lovely property, well equipped and very well decorated.
No issues at all. Dog friendly. However dogs are not permitted in the main house when having breakfast. Perhaps this could be mentioned in the booking details.
Paul & Sarah were the best hosts ever!
That I hadn't booked a subsequent night's stay there.
The hosts were fabulous. We stayed for my partners birthday so I made contact early about decorating the room and catering for his dietary needs. Paul was quick to respond and went out of his way to make the room look special. Breakfast was also great and the hosts double checked all ingredients with us, making us feel at ease and the breakfast enjoyable.
Great breakfast, dog friendly and only a shot walk into town
The warm welcome we received from our hosts Paul & Sarah. The property & location was great, with a very tasty breakfast to set us up for the day.

The facilities at the property are just fab! It’s our 3rd time here and we have enjoyed every stay. The welcome you get is fantastic and the knowledge of the area is always shared. The faculties are clean and welcoming, with parking on site easy. Location to the town centre is within easy walking distance. Ideal location only a short walk into town . Hosts Paul and Sarah were very welcoming . Only stayed one night but wished we had booked two . Breakfast very good . Would book again without hesitation .
Very well maintained and clean. Also very quiet considering its proximity to a busy road.
Dog friendly rooms but not allowed at breakfast.
Lovely comfortable stay with really nice hosts. Highly recommend.
Lovely place to stay. Been renovated to a high standard but keeping all the features of this character building. Parking on site and then an easy walk into Buxton. Owners were very friendly and helpful. Breakfast was delicious
