We had an absolutely fantastic stay and couldn’t fault a thing. The room was lovely, spotlessly clean and very comfortable, with an excellent modern en suite. Breakfast was amazing — and the black pudding was genuinely incredible! Definitely one of the highlights. What really stood out, though, was the service. From the moment we arrived, everyone was so friendly, welcoming and accommodating. We requested a late check-out, which was no problem at all, and even though we completely forgot to submit our breakfast request the night before, the team couldn’t have been more helpful. A genuinely wonderful stay with fantastic hospitality. We will definitely be staying here again the next time we’re in Perth. Highly recommended!

Bad, zu klein, zu eng.und nicht mehr in Ordnung für 3 Personen. Punkte 1,5 von 5. Zimmer ist kein Familienzimmer, Klappbett ist drittes Bett, Punkte 3 von 5. Daher war der Preis mit ca. 270,- Pfund, UK pro Nacht deutlich zu viel. Es ist nicht einmal so richtig Lage, aber dem 1 Km kann man dann laufen. Zu dem ist Perth nicht wirklich ein Hingucker als Stadt.

Lovely B&B with comfortable rooms and a fabulous breakfast! Our family of three adults were challenged to find lodging in a single room, but Sunbank House had rooms designed for three! Very comfortable room & amenities! Conveniently located with restaurants just a short walk over the bridge, which included a beautiful view of the river and Cathedral, which made the walk that much more enjoyable! Breakfast was a treat! More choices than other B&Bs, with pancakes, smaller portions, and more! Great portions and delicious food! Perth is a lovely town outside of St. Andrews and Falkland, which provided easy access without the extra expense and crowds!

Excellent location, comfortable room with a fabulous shower. The breakfast is a a pre-order but that worked extremely well for us, everything was cooked to order and really tasty, served immediately..hot 😋

Maybe offering a light snack of soup & sandwiches in the Lounge/bar area would solve guests having to walk into the City for food..not a criticism just a personal suggestion.

ottima posizione in quartiere residenziale al di là del fiume rispetto al centro storico (raggiungibile a piedi), che la sera è un po' decadente e desolato. la struttura è elegante e con begli spazi comuni, e la camera era dotata di tutto il necessario, letto comodo. buona colazione.

lo staff è composto da una sola persona, che dunque non può avere alcuna flessibilità rispetto agli ospiti (ad esempio: farti appoggiare in camera le valige prima di pagare, anche se arrivi dopo un viaggio in macchina di 10 ore e pur avendo prenotato con booking, che garantisce a priori tutti i dati.. compresa la carta di credito; all'interno della fascia oraria prevista, non obbligarti a fissare un orario preciso e inderogabile per la colazione, anche se sei in vacanza o hai necessità di partire a una certa ora...). la proprietà dovrebbe decisamente considerare di implementare lo staff, almeno in estate / l'ingresso del parcheggio non è segnalato su strada, e poiché la strada è ad alta percorrenza, abbiamo perso l'entrata ben due volte.. inserire la segnaletica sarebbe una gentilezza, soprattutto per chi non guida abitualmente a destra / la nostra stanza era piccola e al piano terra, bagno minuscolo, ok per una notte sola, non oltre.

Zowel foto's als reviews kunnen behoorlijk misleidend zijn! Wij verwachtten in een landelijk viersterren hotel aan te komen, maar het was een soort B&B aan een drukke doorgangsweg. Zeker geen 4 maar maximaal 3 sterren waard. De ontvangst was lauw. We hadden een standaardkamer geboekt en kwamen terecht in een armzalig, donker kamertje waar je je gat niet kon keren. Het bed was smalletjes. De badkamer was klein en de douche levertje een slap straaltje water af. Van kamer veranderen was niet mogelijk. Een zeer teleurstellende ervaring.

Sunbank House was an amazing experience and the owner was very friendly and helpful! We’ll definitely book it again the next time we’re visiting Perth. Wonderful gardens to see and great location for hikes. Close to the centre of Perth. A lovely bar in the Sunbank House, where we enjoyed good whisky’s!

Friendly welcome on arrival. The room was immaculate and the bed was one of the most comfortable I’ve ever slept in. There was lots of hot water and a good powerful shower in a spacious bathroom. The breakfast was exceptionally good, fresh quality produce.

Reception entrance and area didn't give the best impression and looked a bit 'tired' but once passed this, all other areas were very well presented. Our room was very clean and comfortable with everything needed for 1 night but it was very small and if we had been staying longer it wouldn't have been big enough. Shower was very under powered. High price for 1 night.

The hotel is located close to the centre of Perth, a shortish walk down the road after crossing over South Bridge. We walked there after arriving by train with small suitcases, and received a warm welcome. Our room was ensuite with a large, comfortable double bed, good blackout curtains, a comfy chair, with tea, coffee and biscuits provided. The kettle and mugs were found in a bottom drawer. An excellent, silent blade fan was discovered in the wardrobe. Breakfast choices are made the evening before, with a chosen specified time. Breakfast was taken in a comfortable dining room at a table specified for the room. We would happily return next time we visit Perth.

A minor point: I would have liked the choice of mushrooms in the non veggie options

It is a guest house or small hotel in walking distance of Perth center. The decor was classic with luxurious fabrics and carpet. The staff was pleasant and helpful.

The parking spots are a little tight, but I think that is typical in the UK

This is a nice and quite hotel, the room was what i was expecting, with everything that you require. Breakfast was amazing. Easy walk into the town centre.

The reception area feels a little dated and does not quite create the four-star first impression one might expect. On arrival, we carried our own luggage to the room and had to find our way there ourselves. While neither of these points is a major issue, they do detract from the overall guest experience. I have always believed that you never get a second chance to make a first impression, so front-of-house presentation and service are particularly important. A warmer welcome, assistance with luggage, and a more guided arrival experience would significantly enhance the perception of the property. Overall, this is a very good-quality guest house offering comfortable accommodation and expensive at £170 for one night, I would say should be in the more £125 range but it falls short of what I would normally associate with a true four-star hotel experience.

On arrival, there was no food available whatsoever, not even a sandwich. For a property describing itself as a four-star hotel, this was disappointing. I appreciate that the hotel only serves breakfast, but there was no room service or alternative food provision available. Given that this was a Saturday afternoon rather than an out-of-hours arrival, I would have expected at least some basic catering options for guests. While this may not be an issue for everyone, it does fall short of the level of service typically associated with a four-star establishment.

Diese Unterkunft liegt sehr zentral, für einen Stadtbesuch zu Fuß. In diesem Hotel,ist alles sehr sauber, geräumig und die Zimmer sind sehr gut ausgestattet. Tolles Bett,wir können nichts negatives erzählen. Auch das Frühstück war sehr lecker, es wurde komplett auf unsere Wünsche eingegangen. Wir können dieses Hotel auf jeden Fall weiterempfehlen.

Ontvangst was niet erg vriendelijk , de gastheer draaide later wel wat bij maar bleef erg afstandelijk. Centrum van Perth is erg vervallen met veel leegstaande winkels.

La habitación era muy pequeña. Me esperaba una habitación grande porque éramos 3. Además un hotel de 4 estrellas no debería tener una cortina de tela en un plato de ducha tan pequeño, la presión del agua, además muy baja. Una lástima estos detalles.

Friendly welcome, comfortable room, good views and lovely gardens. A bonus was the cosy guest lounge/bar with woodburner stove. Plenty of parking and only a short walk into the centre of Perth or to Branklyn gardens. Breakfast was very good.

We so enjoyed the location. It was an easy walk into town. It was a short walk to the Botanical gardens. Staff were welcoming and helpful. Breakfast was great. Bed was comfortable. Facilities were clean and easy parking.

A mirror on the vanity would be a great asset for those of us using a curling iron. The cord of the provided hair dryer was plenty long to use the long mirror but my personal curling iron was a little more awkward.

Ten minute walk to town using the nearby footpath across the railway bridge and island - a great way to approach Perth centre. We found it about a 25-minute amble to the railway station - dodgy knee...

A great position overlooking the river in pretty grounds and an easy and scenic walk into Perth city centre.

It felt a bit overpriced for what is essentially a bed and breakfast house rather than hotel. The rooms are quite cramped and the common areas on the small side as well.

Lovely large house. Our room had everything needed for a comfortable stay. It is near a road but you don’t hear the traffic due to the double glazing & good heavy curtains. We had a lovely view of the garden from our room (10). We made use of the guest lounge/bar during our stay. Staff were very friendly & helpful. The location is good, 10mins walk to the centre of town. We enjoyed excellent breakfasts.

Poor water pressure in shower, was just a trickle and difficult to shower. Poor quality breakfast, didn’t finish. Bad coffee, also didn’t finish. Lock on front door didn’t work, had to phone at midnight for staff to open the door.

The room overlooking the front of hotel and river was large, attractive and very clean. The king size bed and pillows were very comfortable.
