We have visited this hotel 4 times now, yes its a tad pricey, but we have found it great every time, great rooms great veiw (sea facing balconies) great staff great food, good bar, its comfortable, not to noisy. You can walk down to the beach and stroll along past to Coffee hut or alittle further to the Cafe and on into Swanage. For us it just right, we get well fed well rested and well walked.
Didn't really find anything we didn't like
Very clean and tidy. Very attentive staff
Good location and facilities
Breakfast was excellent. Lovely sea views from our window. Very helpful staff. Good to have EV charging. Trendy 70's vibe - now very fashionable! and has been well maintained.
Vegetarian options for main meals not always ideal. An additional EV charger would have been useful during peak periods, and also better control of non-EVs parking in the charging space.
Wonderful views, spacious bar and lounge, food was very good. Staff very helpful.
Nothing to say.
Lovely sea view, clean room and great location.
I don't agree with having supplements at breakfast. This is not a cheap hotel and breakfast options should be wider without asking for supplements for different dishes. Some of the breakfast staff were not particularly friendly.
The view of Swanage bay is amazing, we have been using the Pines for over 30 years just for a few nights at a time! Breakfast is excellent now it is by buffet and I asked for a sea view on the ground floor which we got. Lovely to from room straight out into the garden.
The bathroom in room 8 is so narrow that my husband could not even stand face on to the toilet. We are not huge people as well. The shower space was good but I think people should be warned in advance if allocated this room.
Fantastic position with great views
Very friendly welcome and service, quality feel to everything, especially the plumbing, lovely-smelling toiletries, comfortable bed, glorious view
Tiny, shallow wash basin in room, barely deep enough to wash face... Having cooked breakfast on the breakfast buffet meant that the bacon was no longer crisp but had sadly become cardboardy, and I’d have liked more fresh fruit options rather than lots of tinned , but this is being picky.... Plenty of choice , and a delicious croissant!
All staff were friendly and very welcoming. The hotel was clean & tidy. Facilities in bedrooms were very good (except TV) Sea view. Quiet.
Internet TV poor - signal kept dropping interrupting programme viewing.
Great location and views from the garden, situated just outside of the main centre of Swanage
Reminded me of a care home, was obviously decorated and laid out to appeal to elderly people only, which as far as we could tell, were 99% of the people staying at the hotel. Wallpaper was peeling, decor was horrid, was very depressing.
The sea view of Swanage and the cleanliness were excellent.
Two of the staff were terse. The rest of the staff were great. The Duck dish needed a cutting sauce rather than a gravy with nuts. The breakfast toast wasn’t properly toasted, merely singed bread. Otherwise the food was good.
Very comfortable with superb views of the sea
Nothing
Location, roomy room, free parking, classy restaurant
Neighbourhood in quite poor state
A very relaxing stay with family. The hotel was comfortable, very clean and in a good location with a terrace overlooking the sea and a path down to the beach. The staff were friendly and helpful. Excellent breakfast too! Recommended.
The size of suite was as expected for the cost. The balcony views and seating made a huge difference to our experience. The bed was exceptionally comfortable and a credit to the hotel.
The water pressure in the shower could have been greater but this is an observation and not criticism.
The location was amazing. The staff were friendly, nothing too much trouble. Rooms spotlessly clean.

Amazing location just outside of Swanage main town area! The hotel is beautiful and the location couldn't be better on the cliff side overlooking the ocean. The room was comfortable and clean.
Location overlooked beach which was nice. Staff welcoming and friendly. Room comfortable and clean.
Food was poor in the restaurant at dinner. Very overpriced for the quality of food served. Breakfast was reasonable but nothing special. At £236 per night for B&B we expected a more luxury stay. It wasn't.
The most amazing sea views and beach access. Great breakfast with views again. Very comfortable and clean room.
Nothing to not like.
Beautiful location, and within walking distance of the town. Comfortable bed and good breakfast, and adequate parking.
The hotel is a no frills establishment, the staff seemed disengaged and the dinner was ordinary and overpriced.
Incredible view, helpful staff
Disappointing breakfast - little choice if you wanted continental (no meats/cheeses/) Dreadful sliced tasteless bread, limited preserves and cooked breakfasts not made fresh unless you chose certain things and then you had to pay a supplement. No ice available for water, which was lukewarm. Bed was too small, no fridge in room or ironing board.
The suite was amazing with fantastic views. Lovely staff, hearty breakfast and relaxing environment.
Being allergic to alcohol, a little more choice with non-alcoholic drinks at the bar would have been good.
Staff were extremely friendly and a great location with every thing you need
Friendly staff, hotel nice and clean. Loved the lounge area as well as the gardens had the most wonderful views. Would definitely recommend the breakfast too Rooms look recently renovated and of good size
The bed was a small double, could really do with an upgrade
Staff were welcoming and always polite. Our room was kept clean and tidy. Beach, shops, cafes, cinema, arcade, bars etc. reachable by foot (if you're able bodied), took us an approx 10-15minute to reach town for a wonder. The buffet style breakfast service (yogurt, fruits, cereals, toast, choice of English breakfast items, juices and hot drinks) started our mornings off well. Beautiful sea views from the back of the hotel and beach access via lots of steps.
Didn't bother us, others might not feel so comfortable 'sharing' a balcony; there was no balcony partition between our room and our neighbours. We stayed in a double room.
Spectacular location . Excellent evening meal menu. My room had been recently renovated, high quality bathroom fittings and well equipped.
My only minor criticism is that the bacon on the breakfast buffet wasn’t crisp having been sitting in the buffet dish too long.
Location and friendly staff
Nothing. All lovely
Amazing view and dinner was good
The receptionist was quite curt which upset our stay. The beds are tiny and if we were bigger than a size 14 I doubt we would have fit into the bathroom as the space between the shower door and wall is so tiny.
The view .relaxed atmosphere around the lounge & bar
Nothing at all
Amazing views and location with direct beach access.
Rooms are a little dated but it didn’t matter because the views were so good
Breakfast was excellent could not fault it, room we had overlooking roof top so not good. Staff seemed a little sad , nobody really appeared to be happy , view from the garden very good looking out to sea nice place to chill out
The dinner menu was overpriced and not appealling , we ended up walking to town about 20mins ,nice walk and had tea close to sea front worth the walk

Spacious room, clean, bright and modern decor. Lovely shower room. Delicious breakfast and friendly staff.
With windows open in our room, smells from the kitchen extractor fan filled the room. Cleaning staff seemed to meet outside our room and were quite loud before 8:30am.
Staff were lovely Room had a lovely view Easy to park
Bathroom was too small. Very hard to move in Bed was too small
This is the 4th year we have stayed here. The hotel enjoys superb sea views and has a beautiful safe sandy beach with its own stepped access. The breakfast is very good and evening meals varied and generous. Staff work hard and are always friendly and helpful.
Position, staff were excellent, very accommodating for our accompanying dog. Easy on site parking. Fantastic breakfast!
Can't think of anything
Amazing Hotel, Service, Comfort, Space and The Food Was Lovely. Beautiful Seafront Hotel, We will be back!! 😊
Goog location
Location
The staff were all very friendly and happy to help. Great view from the room over the Bay
Rooms could do with a fridge to keep drinks cold. Shower would suddenly go scalding mid-flow
Beautiful location and comfortable room
The property was lovely but was more for older people who didn’t seem to enjoy younger families.
The location and lovely sea view
The bar prices were a bit expensive
Location and possibility to move shortly on teh beach. Breakfast was excellent
The bathroom was very small. The shower was so cramped that it was impossible to stretch your arms out. The bathroom window opened onto a balcony shared with another room, which made the situation uncomfortable in terms of privacy for everyone.
Great location just out of the town centre but next to the sea. Steps from the hotel garden go down to the beach below the clifftops. Good restaurant at the hotel so we had dinner there each night. Our room was spacious and had a balcony (not facing the sea). Free parking at the hotel which has a large car park.
Coffee at breakfast was only available from a machine. However tea was served from a pot. The buffet was reasonable with a choice of hot food.
Location was very nice , rooms were very clean .
Beautiful location and lovely staff! The hotel itself is lovely and has everything you need for a well rested break! The location is perfect, short distance from the town but fair enough away for a peaceful location. Some photos attached of the view from our bedroom and the gardens, perfect for a drink in the evening or afternoon tea!
Nothing!!!
The amazing views from the bar area and outside seating. Buffet style breakfast was lovely.
The view from my room, not the best.
Beautiful location and staff very friendly
We saw there were rooms on the site for 60 pounds less than we had paid with sea views! Maybe we should have waited and booked last minute.
Fantastic location and view. The team was friendly and pleasant. The food was good.
The bathroom was a bit small and cramped. The bathroom door needs replacing.
Location
Not much. Was just a very pleasant hotel.
The view from the hotel garden is amazing, and the access to the beach at the bottom was great. The staff were helpful with our children.
The overall feel of the hotel didn't match our expectations for the high price. The decor is mismatched, there's no consistent theme throughout. It felt cheaply renovated. Everywhere is carpeted, and I'm not sure how clean the carpets were. The staff service whilst friendly was lacklustre. No visible manager. The breakfast buffet wasn't fresh, a lot of fatty fried foods. Disappointing evening meal. The garden area needed work - broken old wood fences, areas of soil without shrubs/flowers. The room was small, uninspiring and very hot. We spent as little time in there as possible. After reading the reviews of others, we really expected more. Maybe it's just down to what we like from a hotel, however having stayed at many family hotels before, this was a big disappointment. The hotel attracts an older generation. Swanage itself was also a let down, however we enjoyed travelling to beautiful Studland beach and Corfe Castle.
Good staff. Lovely bar and dining room
Pillow
Location was beautiful on the cliff overlooking the sea view. Parking was available and check in and out was easy and friendly. Bed was comfortable and everything was clean but dated.
The decor of the reception area needs decorating, it has so much potential to be fabulous and updated and the bedroom walls are thin, I heard the neighbours snoring through the night.
Amazing location, views and fantastic staff and service
Dated
Friendly and helpful staff, with good vegan and gluten-free options at breakfast. Free onsite parking, with additional free parking available on the road nearby. A great location for walkers too. The hotel is close to the bus route towards the Sandbanks Ferry and South Haven Point, where the marker for the end/beginning of the South West Coast Path is located. A comfortable and convenient place to stay in Swanage, particularly if you’re walking the coast path or exploring the surrounding area.
Could have had more vegan dinner options.
Great location, comfortable, quiet hotel. Staff very friendly and helpful. Breakfast was perfect and a lovely sea view.
Location and parking. Mostly friendly staff. Room and view were good. Bathroom great.
Bar and food prices. One of the receptionists was amazing. Helpful and happy. The other was the opposite. Room finish was disappointing. Carpets did not meet the wall. Pillows were like a bag of boulders. Light bulb blown in bathroom.
Views, breakfast, staff
Room is very basic, not air conditioned, not really value for money
I really enjoyed the food and service in the restaurant. Beautifully prepared My room had an amazing view
I could hear conversations of guests in the rooms Next door 🚪 abit noisy
The staff were exceptionally friendly, helpful and accommodating throughout our stay. The hotel was immaculate, with stunning views from the garden that made for a very relaxing atmosphere. The breakfast was excellent overall.
The scrambled eggs were a little too runny for my taste.
The location was good and ut made the experience better
I feel like the price is a little on the higher side.
Everyone and everything
Accoglienza, professionalità, pulizia! Colazione super!
Th Pines Hotel is a beautiful hotel with amazing views, grounds. The staff are amazing, a lady on reception recognised Edgar the collie I brought with me, as I have stayed at the hotel over some years with Edgar. I had the best time, and for once, I had a balcony and sea view room, rather than being stuck in a single room on ground floor that a border collie couldn't turn in!
Nothing
The sea view was beautiful, and the breakfast was very good. I also really appreciated all the coffee, tea, and milk they left in the room.
The room was too small with no fridge
location was great and breakfast was excellent
Fantastic location, quiet and within shirt walking distance to the beach and Swanage town centre.
We stayed for 3 nights and each night and early in the morning, we could hear, what sounded like, hoovering? In the room above us.
the view
nothing
It was nice
Frühstück und das dazugehörige Personal
Der Duschschlauch war undicht. Dies habe ich am Empfang gemeldet und war auch kein Grund für mich dies in einer Schlechten Bewertung einfliessen zu lassen.
Lovely hotel with fantastic views.
Balcony not very clean and black marks on clothing from painted chairs. But amazing views.
Stunning location, great rooms (fresh modern & recently renovated), very helpful staff & I loved the Green Tourism commitment.
Breathtaking views, peaceful, amazing stay
Nothing
The sea views from the breakfast room and communal terrace/lawn area were beautiful..the walk into town along the beach was lovely. Easy access to the coastal path directly from the hotel grounds..breakfast was superb.
The single bedroom was very small.
Peaceful place outside the city with wonderful seaview and nice garden. Very friendly staff, delicious breakfast, quite a large room. Free parking space. Plenty of beautiful places nearby. Fantastic place to relax.
-
Fantastic views clean comfortable lovely friendly staff fabulous breakfast.
Nothing
View from room was fab, location great, room nicely furnished and decorated
No air conditioning strong sunlight through windows heated the room up significantly
View from the terrace, restaurant and bar was stunning. Breakfast was excellent, and the afternoon tea was "out of this world" good. All staff were charming, friendly and helpful.
No air conditioning in the room or a fan. Luckily there was a cool breeze coming in through the windows when open but if we had been on the other side of the hotel I don't know how we would have coped in the unusually hot weather. If I stay with you again I will definitely bring a fan or two.
Had to send smoked haddock back as was not fresh, thats the only negative . We loved the steps down to the beach and had a wonderful early morning swim. Loved room 36 wigh amazing view. Dinner good and great window table.
Apart from above everything good
I like the view. It was clean and good service in the restaurant. The room was cleaned every day.
The bar shut early at night. It was expensive but that was because it was carnival week and I was a single person.
The location is just wonderful, especially in such great weather. Breakfast is good, especially the smoked haddock. The steps down to the beach were great for the fireworks display at the end of Swanage Carnival and it was lovely to sit outside with the sea right by you. It was especially nice to go to sleep with just the sound of the waves all night.
Nothing.
The hotel doesn't have kerb appeal but the inside is totally different. The bar and restaurant has amazing views across the channel. The check in was easy and efficient. The room were spacious with quality linen and comfortable bed. Plenty of storage and hanging space. The breakfast was good. A buffet or cooked to order option. My only suggestion is go for the cooked to order if you want freshly cooked eggs. Obviously it depends on how busy it is but eggs were a little dry due to buffet heat lights. There are steps down to the beach or if you walk down the road they is a slop for easy access to the beach. Plenty of parking and about 30 minutes walk into the main town along the seafront A great stay.
We have been staying at the pines for my entire life (I’m 33) and my parents long before perhaps 40 years total as loyal customers and now that my dad is elderly and has mobility issues we’ve had to move to staying in caravans. However we still head to the pines annually for lunch/ drinks/ casual bar food a few times during our visit. I have to say this week I was utterly disappointed. What was supposed to be a nice treat for our family on our one day all together turned into a nightmare when they refused my disabled father access to the car park, his badge enabled him to leave the car in the street but the unnecessary walk to and from really upset him and ruined his day. To clarify the disabled spot remained empty the entire day. They also wouldn’t let me park (8 months pregnant) so I had to leave without lunch as I couldn’t abandon my car anywhere within walking distance. There were two very rude members of staff ‘patrolling’ the car park and said I could not come in for lunch without being an overnight customer which left me upset and I walked away despite my father calling me to say the whole hotel was empty inside and it was more than fine to order bar food as a walk in customer. Had we been chancers trying to find a free parking spot I might understand, but local customers of 40 years to be treated badly, especially an 86 year old and myself at 8 months pregnant. We will never be coming back
Friendly helpful staff, good customer service. Great Location. Good food.
Location, the staff
The. Guests next to us, had a dog who barked late into the night and very early in the morning
Views are amazing. Large amount of free parking.
Breakfast buffet could have been warmer!
Fabulous views, excellent iced coffee, lovely staff, spotlessly clean. We only ate in the restaurant once but it was really good. Bit of a hike up the hill from Swanage, but that’s why the views are amazing.
We were in one of the holiday houses. Beautifully done out, comfy, all really good. Except that in the living room (which is upstairs) there are no blinds on the giant picture window. So sleeping on the sofa bed up there means being awake with the sun. (4am currently!) They’ve gone to great pains to have shutters on all the velux windows, but it’s fairly pointless given one whole wall is glass.
The location is excellent and the staff worked hard to make sure my stay was enjoyable.
It's such a comfortable place to stay so relaxing the staff are all polite and helpful
It needs a bit of money spent on a few areas that look a bit tired
This hotel is all about the view. Stunning and to be appreciated. Despite the ongoing refurbishment we found the ambiance of the hotel lacking. The lounge area is tired and disappointing. Welcome at reception was underwhelming to say the least. No proper greeting. We stayed in a suite with balcony which was okay but having stayed at hundreds of hotels, this one lacked any finesse. Our experience was that staff couldn’t even be bothered to say hello. They acted bored. Considering we paid £420 a night, the facilities and breakfast were poor. Decided not to eat there as breakfast was so mean. Very basic things provided. Asked if there were any more yoghurts, I was told, only what’s there. All toffee fudge. We could have stayed in the grand at Eastbourne and received outstanding service. Not here. Asked if we could have sourdough at breakfast and was told that it’s only available at dinner time. 🤷🏼♂️Don’t think she could be bothered. Outside there are chairs and umbrellas but again, boring. Why not supply some sun beds for guests to relax. It appears to me that management are out of touch. For me, outdated, overpriced and not worth the money.
Code to all of the amenities. Staff very friendly
Noisy in bedroom corridor. Heavy bedroom doors so slammed when closing!
The view from the room was exceptional. The room was stylishly decorated and comfortable.
The shower took a long time to get hot and was not very powerful.
Really lovely British hotel. Wonderful cliff top location at N end of Swanage - amazing coastal views with its own stepped pathway down to a lovely beach below. Excellent staff, very kind, helpful and great customer service. Bedroom and en-suite very comfortable, well equipped and newly decorated I think. Lovely large balcony with Downland views. Breakfast was very good although rolls and croissants would be a nice addition. We also had dinner there one night which was very good. The room , bar and dinner prices are quite expensive but acceptable when the quality is this good. On the whole I find UK hotels do not compare well to quality Spanish ones but the Pines Hotel is an exception. I would definitely recommend and we will revisit.
