Provider-sourced guest reviews.
The hotel is in a good location for the town. It comprises a historic building and a later‑era accommodation lodge. The room we booked was a very good size, with an interior balcony overlooking the town and sea. Most of the staff were very nice. The hotel also has a garden patio where you can sit with a drink from the bar.
There is a faded grandeur to the historic building and garden that could be enhanced with some financial investment — though I appreciate it’s always easy to spend other people’s money. My final point is not a criticism and wasn’t an issue for us, but the hotel is not suitable for anyone with mobility difficulties, and there is very little they could realistically do to change that. Breakfast, that we purchased as an add-on, is ok but very basic. If you can get up and about before breakfast there are some pleasant cafes just down the street.
Excellent size room and very comfy bed. Clean. Friendly and helpful staff. Lovely garden and free parking which was brilliant. Would definitely stay again Reason not given 5* as no hot food on site, but did have kettles in room. But close to many eateries, so great location for visiting Swanage in general, just away from crowds, but near enough that you can get easily to facilities.

All was very good
Don’t know
An astonishing building with interesting grounds and view over the town and bay. Wonderful lavender lined path to the accommodation we used.
Shower over a bath. Personally, I prefer a walk-in shower which I feel safer with at my age.
It’s location
It needs updating And a lift put in
Excellent stay,super staff
The location was good, but there are many places in a good location
Very tired and old. Very expensive, £200 a night excluding continental breakfast. They do live pricing. If you book through Booking.com they won't put you in a better room, even if there is one available at a much lower price than you paid.
Location was good for enjoying Swanage.
Overpriced. It badly needs updating and some investment on room facilities. The bathroom was poor with a mixer tap shower with little water pressure and the floor was grubby around the edges. No hot breakfast available. We booked in advance as we were attending an event and found ourselves in the smallest rooms in the hotel at much higher cost than were offered for the upgraded rooms on offer nearer to the time. We would have appreciated an upgrade with the tiny rooms given to us on offer for last minute guests. It seems we were penalised for booking in advance and for using booking.com.
For me not a great choice of cereals, bread etc I am gluten free, my husband felt the same not much choice for the price{ not gluten free}
Great location
Very tired and in need of maintenance
All of it
Zero
Didn't have breakfast. Disappointed no cooked breakfast available
Location
A little out dated.
The location is superb and massive car park
Shame they didn’t do hot food for breakfast
Friendly staff, excellent location, beautiful historical building and gardens
Was a bit pricey for a weekday but it's the season.
No air conditioning
The location .. beds were so comfortable.. and very clean room
Nothing
Nothing
Everything
Building and location.
Everything. The mansion is amazing and we liked the fish pond.
Location good, did not have breakfast we thought £9 each for a continental breakfast was a bit over the top after paying £200 per night for the stay. Room was acceptable but looked dated and the windows needed a good clean as they hadn't been done for a while. Staff very friendly and the bed was brilliant. All in all fairly satisfied.
Location
Breakfast definitely needs improvement
Location excellent breakfast good
The bathroom needs a little attention
Location good and had parking
It’s very dated needs a few things doing we usually stay in hotel but was in lodge this time it’s not very clean and very basic room said see view which I paid extra only seen if hang out window which the receptionist said and laughed, never have breakfast when we stay here it’s not good.
Was in the centre of town and could walk everywhere we wanted to go
Comfortable room, lovely public areas and beautiful grounds
The room, the location and loved the superking bed.
Lack of a full breakfast.
Main hotel was pleasant looking , however I was placed in Louisa Lodge as I had the smallest single room. Was cleaned but incredibly hot ! Great location - only a 5 minute walk up the hill from the beach/shops
Was incredibly HOT ! No fan or AC and the hardest bed known to man. Bathroom was a wet room with curtains which did little to prevent water going everywhere. Luckily didn’t take clothes in there or they would have got soaked! Didn’t see many residents so wondered why I wasn’t in the main part of the hotel.
Location was perfect for our reason to be in Swanage Breakfast was very poor quality
Sadly no availability to lunch or evening meals
Large, comfy room in great location.
Breakfast was a little disappointing
Situation perfect, did not use dining facilities. Room very nice
A cooked breakfast
I didn’t partake of breakfast as facilities in room sufficient. Breakfasts on previous visits have been good. Receptionist very welcoming and accommodated a change of room to avoid so many steps and make carpark nearer. Peaceful garden with a Grecian feel to it. Interesting old ruined buildings and greenhouse. I look forward to future developments….a small theatre for the production of plays or opera, a lido style swimming pool or a croquet lawn. The possibilities are endless!
Nothing, I was very satisfied.
Beautiful old building excellent friendly staff nothing too much trouble. Only negative is that the hotel is very tired bathroom could do with an update!
Wasn’t anything we didn’t like apart from it could do with a bit of tlc
Continental was available.
Good location ,breakfast and safe parking
Lovely building great staff very near to everthing
The breakfast was very nice with plenty available - the waitress kept the food items topped up and readily explained use of the coffee machine etc. Very pleasant garden restaurant which was immaculately clean. I fully enjoyed.
The only thing that could have improved our stay, due to the extreme weather, would have been air conditioning in our rooms.
The continental breakfast covered everything, and was a reasonable pricd
Not great
Great location, good value and helpful, friendly staff.
It was in an excellent position but in need of much TLC
As above. It was in need of renovation
Clean, comfortable, quiet, parking on site, good breakfast
Very clean and lovely location and character
Bed very hard but personal preference.
Good location
Friendly staff. Great location.
Room needs air conditioning.
Good location. main hotel was a nice building from outside, but run down and dated inside. We were put in an annexe. Our room was nearly £500 for two nights and below the standard you’d expect from even a Premier Inn. Two floors but sparsely and poorly furnished and depressing looking. The shower wouldn’t change temperature, the toiletries weren’t replenished by housekeeping.
There was one very nice member of staff (Sean) but the poor chap was running both the bar and the reception desk when we arrived, and by the look of it the whole place.
Fabulous building being carefully restored.
Nothing comes to mind.
An Enchanting and Grand Coastal SanctuaryOur recent sojourn at the Purbeck House Hotel and Louisa Lodge was nothing short of extraordinary. Nestled in a breathtaking coastal location just moments from the sea, this magnificent property possesses the majestic architectural splendour of a historic castle. Local lore suggests its origins as a tranquil nunnery, adding an aura of timeless charm and fascinating heritage to the entire estate. We resided in a meticulously appointed, ground floor accommodation within the Louisa Lodge. The quarters were remarkably airy, providing an exceptionally comfortable and pleasant sanctuary. Each morning commenced with a delightful continental breakfast that was both remarkably nutritious and thoroughly delectable. The hotel grounds are a lavish, picturesque paradise. During the daytime, the vibrant gardens are populated by playful squirrels and charming songbirds—complemented by the enthusiastic presence of the local seagulls! As twilight descended, the estate transformed into a magical sanctuary where we witnessed majestic deer, badgers, and foxes roaming freely. What truly elevates this establishment to a superior standard is the unparalleled hospitality. The staff members are incredibly accommodating, genuinely amiable, and consistently surpassed our expectations. Even the housekeeping service was absolutely flawless. While officially designated as a three-star establishment, the sheer elegance and sophisticated ambiance make it undeniably worthy of a five-star classification. It is a wonderfully opulent retreat that we highly recommend.
Does not apply!
The welcome from reception. The room was well thought out with everything that was needed. The lounges and bar area are great. Grounds are pleasant with seating available. Its close to the centre of town.
The change in the breakfast offer. Whilst I understand the reasoning to stop offering a cooked breakfast I feel the continental breakfast is adequate at best, many of the items offered being of a basic or poor standard. At the very least tables should be laid with cutlery and napkins. Also it’s a shame that there is no background music in the bar or lounge areas. This could be provided at a management agreed level and of a genre that is suitable for a hotel of this type.
Sea view was a stretch
Location very central. Staff very friendly and helpful. Parking plentiful.
very good stay feel welcome here good friend
good service
Very old beautiful hotel and lodge in a perfect location close to shops and beach. Very friendly people. Stayed twice now and hope to get back Very soon
Nice big room, very clean and tidy, good location, easy free parking, more room lights than normal, plenty of power sockets.
Small TV (but adequate), would prefer a walk in shower - nowadays climbing into a bath to shower is outdated and dangerous for us pensioners. The room price was a little high.
Location good and plenty of free parking at the hotel. The garden was lovely. It is a converted Victorian house so plenty of character. My single room had a beautiful view of Swanage Bay.
I booked a single room which which was on 2 nd floor which was originally the servants quarters with no lift. due to the nature of the hotel it had lots of steps to the room. Do not book if you have mobility problems
interesting victorian hotel, sypathetically being maintained.Good location incentre of Swanage.
Decor in bar and lounge could do with updating to be more inviting whilst keeping the traditional features.
De ruime kamer met prachtig meubilair. Het ontzettend vriendelijke personeel!
Niks viel tegen. Het hotel is een oud huis uit 1875 (geloof ik) dus niet alles is modern, maar dat draagt juist bij aan de hele beleving.
No cooked breakfast available Excellent location
Historic building. Great location. Good value for money.
The grounds and history of the building.
The location was perfect for easy access to all that we wanted to do
No decaffeinated coffee in the room. Catering for a wedding blocked main pathway to reception. The welcome pack needs updating, some of the places recommended to eat in are no longer in business.
Lovely building in beautiful gardens. Very good breakfast. friendly staff.
Some of the furniture was past its best although the beds were comfortable.
Lovely welcome and a very handy location. The hotel itself and the grounds are impressive. Squirrels galore!
Beds were quite small and it was difficult to cool down the room. No air con and the windows only open very partially. But a nice big room with plenty of natural light and a big bathroom.
De prachtige locatie, het oude landhuis , mooie grote torenkamer.
Matig ontbijt
The location was great minutes walk up bars and restaurants in Swanage .
My room was in Louisa lodge , it was a single room on ground floor but was located next to a boiler room which made loud noises every hour so difficult to sleep
Lovely old building, but very tired
I didn’t realise there was no kitchen so no lunches or dinner, the breakfast ( not included) was only continental
Room was good, location was excellent
Lack of cooked breakfast
Staff were extremely friendly and helpful
No wifi signal in our room Breakfast could have been included in the room rate Felt like it was in decline
We had a booking problem, they sorted it quickly with no fuss, the staff are all just lovely. Simple hotel no frills but that suits us fine. Top location too.
Nothing really
Close to the town centre, great car park
Windows hard to open with open/close pulley (closed on our arrival in a heat wave!). Radiator on in the bathroom, shower hot hot - took a while to make it a bearable.
Beautiful small boutique hotel in a lovely village.
The location was excellent for the bus station, the town and the beach. The hotel has a lovely garden and terrace.
I couldn't access WiFi in my room.
The grounds were beautiful. The family room was very spacious. The staff were very pleasant and welcoming.
Was happy with stay
Great location, near to everything. Lovely comfortable room in Louisa Lodge. Very comfortable bed in the spacious room.
Breakfast was basic. Rooms need some sound proofing.
Location, car parking, breakfast and pleasant helpful staff.
No lift so carrying cases upstairs a pain
The character of the property - the staff was very friendly & helpful
A little old dated - I was staying in the building next door to the manor house.
A very nice hotel in an old building at the very heart of the city. In addition it has a very convenient free parking for hotel guest. Finally the receptionist was really welcoming and friendly.
The hotel building was impressive and the room was quiet and comfortable
We couldnt get the shower to run at the right temperature. More fresh fruit at breakfast would be nice
Amazing 19th Century building loaded with history, architecture and authenticity. Check out the book on the history of Purbeck House (photo below).
Maybe could use an update.
Good location in the town. A wonderful and friendly hotel with lovely victorian features. Very comfortable bed and the continental breakfast well worth it, setting us up nicely for the days travels.
Maybe breakfast could be included in the price?
Very good for a short stay. Only a short walk to the beach.
Large room in the Lodge. Lovely king size bed. Excellent continental breakfast. Very helpful staff.
No option of evening meal.
