Die ganze Anlage ist wunderschön man kann diese nur weiterempfehlen. Großes Haus mit Pool alles perfekt. Wir hatten auch kleine Rehe zu Besuch.

The in unit laudry. The unit was spacious and fairly clean. The unit was also near to the places which we wanted to see.

Not much privacy for using the units own sauna. The unit was at the end of the block and, because it was the end unit, it was exposed to the street. No screens or anything to block the street intersection view. No warning this unit was visible from 3 sides so that we could have selected another unit, which offered more privacy. We had difficulty getting the main floor television to work the first couple of days. We could have used one more medium sized pot in the kitchen.

The location was fantastic just 5 mins to old town. The clubhouse was very nice and the pool area was clean and nice

The house was dirty…, i had to call the front desk to get the toilet cleaned again since it has pee stains. The walls in the bedroom and the tables near the bed were very dusty. The outdoor area we had was also dirty the hottub was clean but since the outdoor area was dirty we didnt want to use it and it was full of ants and lizards inside the net around the patio

Very clean and modern. Good layout and location

Not a criticism. Just no housekeeping for the duration of stay. Wash your own towels and bedding with the machine and dryer in the house so all good. And replenish your own toilet paper etc.

The location was tremendous and the space was enough.

The space wasn't so clean, it was dusty and the douche of the bedroom wasn't working correctly, and for warm and cold of faucets where confussing.

Very convenient for Disney attractions. The pool area was beautiful and when we couldn't find a spot in the shade, Anthony, one of the front office managers, gave us a cabana and had ice water and lemonade sent over.

I complied with with their advice to contact them ahead of time so they would know we planned on using the pull-out couch for sleeping so they could have the bedding there. We found no bedding available and had to call the office for it. Also, I felt the bathroom in the bedroom I had could have been cleaned better. I saw too many hairs on the floor and the vanity.

Comme à la maison,voir mieux 😅 Tous étais parfais. Autonomie totale. Nous avons vu des biches et alligator 🐊 Je reviendrais sans hésiter.

Truly enjoyed our stay. The hot tun didn’t work and some stuff was outdated but overall we enjoyed it.

Only the location and club house, and the landscape of the community

The house was not clean and was full of insects and cockroaches, especially in the bedrooms. Housekeeping refused to clean the house at all during our stay of more than two weeks, and there were no blackout curtains or dark blinds in the bedrooms. In addition, we were given a garden view instead of the lake view we had booked, which felt like a downgrade. Most of the front desk staff were unhelpful and refused several reasonable requests. For example, they would not provide soap for the washing machine or dishwasher, refused to provide extra toilet paper, denied our request for a late check-out even after a two-week stay, and were unwilling to scan just three pages for us. Not worth the money. The rent is expensive compared to the services provided. We would choose another, cheaper place next time. and more services available I would request for partial refund 50% from Booking.com

Es muy buena la ubicacion, ademas muy comodo y practico

We visited Regal oaks for a 2 week holiday, staying Jyly/August. Great accommodation, very spacious. Well kept grounds and social areas. Staff were very welcoming. Brilliant location, especially for Old Town Kissimmee and its bars/restaurants. Close to theme parks. We just used uber/lyft to get about with no issues. Zaks sports bar onside was great, although only open until 10pm. Lovely food. Only issue is pricing...advertise a price for a drink, then add tax and some staff automatically add a tip...never paid the same price for same drinks which seems a bit strange. Would return and recommend.

We really appreciated the natural surroundings of the resort. We saw lots of wildlife, including raccoons, deer, armadillos, cats, and we were even lucky enough to see an alligator. The kids loved the swimming pool, which was excellent. We didn’t have breakfast or dinner at the hotel, but we did enjoy a beer. Everything was perfect: the view was beautiful, and the staff were friendly and welcoming.

The only thing that could be improved is the fitness room. It is far too small for a resort of this size, and there isn’t much equipment available. As someone who loves working out, even on vacation, I ended up buying a membership at a nearby gym in Orlando. It cost me $70 for a month, even though I was only staying for two weeks. Of course, that was my personal choice because I really enjoy exercising, but having a larger and better-equipped fitness room at the resort would have been a great improvement.

Convenient and well located

The location was absolutely amazing! Great gated community with easy parking, lots of space and a nice pool. Check-in was easy, not as informative as I would like but it was OK. Restaurant staff (Bellagio) was very friendly and attentive, and food was great! The water slide closes a bit too early. The house was awesome! The outdoor area - hot tub was such a great thing after a long day of walking.

Rooms were spacious with comfortable beds, and relatively clean - lots of human hair though. What we did not like was the provided washer and dryer - not only they were very old, they were also very nasty. The dryer took HOURS to dry our small load of laundry. It had not lint filter and was just filthy.

It was a quiet area and easily accessible.

Not having enough bath towels, as we had 8 guests and not enough towels. When requesting more, we received a few wash cloths, but no more towels. Carpet upstairs needed to be cleaned, was pretty dirty. Would have been nice to have a couple of large pans to cook with and maybe some potholders.

Absolutely fantastic holiday only major problem we received a bill for $567-57 On arrival which we had not been told about which included cleaning & resort fees. This situation is on going and hopefully we are going to receive a full refund, I will update as soon as it’s resolved.

Had everything we needed for our stay. Was clean on arrival. Hot tub was great. Also had a lovely view over the pond with fountain

staff was not particularly helpful. Made comments when we asked for laundry detergent that we need to supply some stuff for ourselves. no housekeeping or replenishment of towels or anything else in the townhouse

Lo céntrico del lugar

La limpieza dejó mucho que desear. La lavadora y la secadora con algunas partes oxidadas. La jarilla para hervir agua no la pudimos utilizar ya que estaba en muy mal estado por dentro. Los cubiertos, aunque asumimos que estaban limpios, estaban manchados. Muy mala limpieza en los baños.

I liked the location, the cleanliness of the bathrooms and kitchen

I didn't like that ther was no brooms to sweep. We couldn't use the hot tubs because it was not clean

Location was great, very near all attractions. House was very clean and had everything we needed.

Housekeeping and front desk did not answer phone or respond to messages. No extra trash bags or toilet paper, so we had to walk to front desk to get some.

Our most recent visit with our two sons and one of their friends was amazing! House was perfect, facilities have improved with the update of the bat to Zacs ( Some great cocktails and pizzas) and this makes it perfect place to stay but on top of this the location is amazing. Everything nearby Universal, Disney, supermarkets and restaurants. Then there’s old town and it’s less than a 10 minute walk from most houses. Enjoyed our trip so much were already planning our next visit

The townhouse was not very clean. There were hairs in the beds and in the bathrooms.

Not many kitchen utensils very basic but loved the hob kettle provided Ice machine did not work in fridge provided

Loved the location. It was at the end of quiet street. It was next to a small theme park, but that did not create noise issues. The pool, slides, and outdoor bar were great. The rooms were good also and the private hot tub was a bonus. Beds were comfortable. Price was great!

Really my only complaint was that I went to the desk to switch out towels and they told me I needed to launder them myself, but they did not provide any laundry soap in the room. Not a big deal. The walls were pretty thin, so if you have a disruptive neighbor, it could be a problem. We did not, though.

The property was great. Well secured. There’s something for the entire family to do, and it’s minutes for everything, Disney, Walmart, restaurants, shopping.

The cleaning staff needs to do a better job of cleaning when checkout comes. They are overlooking small things such as vacuuming. Also, the shower in the main bedroom is extremely too high to be a shower. Someone can fall trying to step that high up and over just to get into the shower.

Amazing hospitality!! Bellagio and Matt were the most welcoming people ever. 10/10 will be coming back !!!!

Nice resort everyone was so pleasant. The restaurant was great the pool area was great. Matt and bellagio at the bar restaurant area were very welcoming. Will definitely be visiting again.

The most deceiving front gate and check in area you'll ever see...

Was given 2 disgusting villas wit disgusting carpet. They won't show you the real rooms that you'll be staying in. The assistant manager was not only rude (bypassed me standing in line for 10 mins to help another lady that came in after me) she was argumentative about whether the carpet was considered dirty or just "wear and tear" in her words. I was initially told the room wasn't ready at 230pm only to come back at 415, check in and walk into not 1 but 2 dirty rooms with bags of trash piled at the front door. We switched hotels and was told by the assistant they don't refund for disgusting rooms. So if you're wondering whether or not this place looks like the pictures they advertise on booking I checked out and left! That should tell you enough

Close to Disney World

The carpet was filthy. Washer was broken and it took 3 days to get it fixed. Strands of hairs were on the bed and under blanket. The bedsheets weren't soft.

Very tired old and slightly dirty property. Real shame as I have been so many times. Facilities are good but also getting tired.

Everything was amazing! The condo was really beautiful, the club area was fantastic! The pool and its surroundings were great! 5 star club staff! 5 star staying!!!

Sujeira na escada, algumas manchas brancas pelo chão da casa, talheres sujos, microondas com sujeira.. já fiquei em Airbnb que tinham alguns temperos na casa, café, algumas coisas simples que fazem a diferença.

Very dirty with stained carpet and damaged walls. We did not stay and were told there could be no refund. Whole villa needs to be renovated.

I was greeted by a front desk employee named Aaleigha. She was kind, friendly, professional and went above and beyond to help my family enjoy our time here. What a start to a great vacation!

Pool area

Been here about 4 or 5 times since 2018 and year after year my experience hasn't been as good. Our Hot tub was extremely low with water and looked rusted..I called front desk and they sent someone to clean and fill with water, but it was back low 2 days later. I didn't have the energy to complain about it a second time. There are a few other minor things,.like maybe it should be a vacuum available for carpet or pull all carpet and have only hardwood floors. Easier for customers to clean. Washer was an issue but tooken.care of by maintenance

This would be our 4th stay now in Regal Oaks, and each year we have seen the quality/cleanliness dwindle. The main reason for the poor score is based on the state of the property we stayed in. The house was not clean, had long black hairs throughout the house, bugs everywhere, dirty surfaces, grimy bathrooms. It has not had a good clean in a very long time. It was that bad, I went to the shop and bought cleaning products and cleaned the house after 16 hours of traveling. Furniture looked like it had been taken from a charity shop The main reason we stay at regal oaks is because of its fantastic location, 10 mins to Disney, 25 universal, everything is on your doorstep! I had an encounter with one of the ladies on reception, the older larger lady, her customer service was awful! The food in Zac’s was poor, I wouldn’t recommend. Overall, wouldn’t stay here again unfortunately, a full refurbishment is needed and I can imagine very few people would return to the state of the properties
