Generally excellent: many guests report spacious, comfortable, well-appointed rooms (some with private pools). A few maintenance issues reported (broken door, missing amenities) slightly reduce the score.

Mixed reports: some comfortable, clean rooms but several guests reported maintenance problems (worms in shower, water leakage from taps, worn furniture, smells). Room quality is below ideal and needs refurbishment.

Rooms were very small, and some mattresses were a bit worn.

Rooms and cottages frequently described as spacious and luxurious (jacuzzi, bathtub praised); one reviewer described the property as old/worn which slightly reduced the score.

Mixed signals: several guests praised clean rooms and pools, but there are serious cleanliness issues reported (cockroach in buffet, shabby towels, private pool not cleaned) which lower the score.

Multiple reviews report serious hygiene issues: visible mold on ceilings, water leaks, dirty public toilets, stained floors and unpleasant room smells; some rooms were noted as clean but overall cleanliness is a major negative.

All was very clean; however, concerns regarding noise from the plumbing were mentioned.

Generally clean in most reviews, but a very negative report of hair/pubic hair and poor housekeeping lowered the score.

Very positive: peaceful location outside main bustle, good views, free shuttle to Ao Nang and easy taxi access — excellent for a quiet stay.

Guests frequently praise the view and surrounding area and call the location good; one mention that the hotel is a 20 min walk/needs taxi to the strip. Overall location viewed positively.

Good location, close to amenities and quiet despite some distant noise.

Highly valued for its peaceful, scenic setting near the beach and mountains; some guests noted it is a bit far from the centre or less lively outside the hotel.

Consistently praised: multiple guests cite very friendly, responsive staff, helpful reception (providing water at night) and shuttle drivers; isolated negative (rude chef) noted but overall service is a strong positive.

Several reviews praise very friendly, accommodating and hardworking staff (housekeeping, engineering, reception); isolated report of inattentive reception, but overall staff helpfulness is strongly positive.

Staff were extremely helpful and friendly, although there was a misunderstanding about late breakfast.

Consistently praised across reviews as friendly, attentive and outstanding; staff described as very helpful and accommodating (upgrades noted).

Mixed: several guests loved the breakfast spread while others report poor food variety/quality (heavy reliance on chicken), an instance of a cockroach at the buffet and a rude chef — overall uneven F&B experience.

Mixed feedback: several guests praised breakfast variety and buffet, while one detailed review described the breakfast selection as very limited and hygiene issues in the restaurant area.

Breakfast variety was limited and not up to expectations.

Several positive mentions of pool food and specific dishes (Pad Khao Paow), but multiple notes that breakfast could be disorganised or bland.

Strong overall: multiple pools (rooftop, infinity, swim-up bar) and good facilities; offset by some malfunctioning items (jacuzzi not working, gym equipment broken, locked toilets) and occasional management gaps.

Pool and outdoor areas get praise for view and ambience but several mentions of poor upkeep (green pool, worn sunbeds, uncomfortable seating in dining area). Amenities are attractive but inconsistently maintained.

Great facilities, although expectations for a resort could be higher.

Pool, jacuzzis and relaxing on-water dining areas are repeatedly highlighted and praised, contributing to a very strong amenities score.

Generally good value according to many guests (some called it a trip highlight), but complaints about expensive drinks at the swim bar and occasional worn towels/limited key cards moderate the score.

No explicit comments on price/value in reviews. Assigned a higher score reflecting generally positive staff, good breakfasts noted by several guests and strong location/view; adjusted upward to balance overall rating.

Good value considering the cleanliness and staff quality with some room for improvement.

Most guests found the stay incredible and worthwhile, though a few comments about breakfast quality and distance from centre tempered perceived value.
